Set in secluded landscaped gardens just 300m from the beach with stunning sea views and only a 5 minute walk to local shops and restaurants, this luxury villa is fully air-conditioned, with free Wifi and accommodates up to six people and is the perfect location to relax and get away from it all.
The property is set out over two floors with a spacious open plan kitchen/dining/lounge area with modern furniture and fittings. The master bedroom is on the ground floor and contains a king-size bed, en-suite shower room, and patio doors leading separately out to the pool. Upstairs there are two further bedrooms. The second bedroom has two twin beds and french doors opening directly onto a large private veranda with a shaded area and comfortable sofas for you to enjoy the magnificent views. The third bedroom has a double bed and a balcony giving magnificent uninterrupted views from the Akamas National Park on your left to the harbour on your right.
The mature, landscaped gardens offer both shady and sunny terraces and a large entertaining patio with a set of table and chairs both under the shaded pergola by the BBQ and another set of table and chairs overlooking the pool. The 8m x 4 m pool is surrounded by a large sun terrace with sun loungers and areas of shade for you to relax and swim in privacy and comfort.

The open plan living/dining has been furnished with highest quality contemporary furniture. There is a L shaped sofa and coffee table. Flat screen satellite television, DVD player and CD player. Patio doors open onto the sun terrace and the pool with Roman Steps. Air-con is charged at the local daily rate for the living room area but is free for the bedrooms
Cleaning/Towels/Linen/Maid service:
High quality towels provided for both inside and outside use.
Mid-week maid service is provided free of charge on multiple week occupancy where the communal areas cleaned and bed linen is changed.

Views to the Akamas peninsula and towards the Baths of Aphrodite less than 5 km away are spectacularly set-off by stunning sunsets whilst relaxing on the sun terrace or the roof terrace surrounded by landscaped gardens. A large private swimming pool being 8 metres by 4 metres is provided for the exercise fanatics amongst you, whilst a separate outdoor dining terrace provides for the full al-fresco experience, simply use the huge built in barbecue provided, alternatively just soak up the sun on the sun loungers provided. The villa has a private drive that is gated and the car is parked under its own pergola. The pool is cleaned twice weekly and maintained by a local firm. There are sufficient sun loungers for all as well as tables and chairs to eat alfresco, if the sun is too much then just pop into the shade of the pergola which shelters the BBQ and dining areas.

Great villa, excellent location.

Just returned and overall had a wonderful time. Location of the villa exceptional. Walk across the road to the beach amazing and 5 minute stroll to the harbour with fantastic bars and restaurants. Outside seating spaces great. A lot of shade if you want it. Be aware, pool not heated and end of October was cold. The sea was warmer! Bring water shoes as beach is stony.
Issues:
Roof terrace was big selling point. There was no furniture making it unusable.
Showers need descaling as water went everywhere. The pressure was good, showers could have been pleasant. We did not always have hot water.
No DVD player and TV did not work. Not a problem for us but if the weather had been bad or we had small children this could have been a problem.
Biggest issue was lack of information. We arrived late and did not expect to be met. No one appeared during our stay. We had no contact number to get in touch.
No instruction manual for the villa. Nothing about the hot water, how to work anything or how the villa should be left on departure. We got cold at night and only on the last day I found spare bedding. If we had an emergency then we had no idea who to contact.
Contact with the hosts was poor. I had to chase key arrival instructions. They arrived on the way to the airport. Very stressful. These instructions stated sockets were British 3 pin, had already packed our European mosquito repellents and no way of using them. Contacted hosts about adaptors and still awaiting response.

This villa has been fantastic for our stay in Latchi. It was spotlessly clean. Great size for the 5 of us. The location was perfect. Only a short walk over the beach which we did every day and a short stroll to where the restaurants and shops are. The pool was lovely and warm. Cleaned twice during our stay. Due to the lateness of our flights we were able to check out later on the last day which made our stay that much more enjoyable. Would highly recommend.

Really enjoyed our stay. The villa lovely.
Had a problem with the pool which was sorted straight away. The location is great, a short walk to the harbour which we did most days for coffee and the views. The restaurants we went to all very good. Went on a sunset boat trip to the blue lagoon which was excellent which included food and wine. We will definitely be visiting again in the same villa.

On the upside the villa is within walking distance to shops, supermarkets, some very good restaurants and a comprehensive water sports centre. The sandy beach is opposite the villa, although getting into the water is difficult due to boulders and stones beneath the waves. Previous reviews have mentioned the noisy road. This is true and can make conversation difficult in the garden. However, we did not find it a problem indoors or at night.
However, turning to the villa itself, in our opinion this does not warrant the "luxury" title. It is in dire need of some money invested in it. For example, the pool liner is very old and worn and, as a consequence, has a dark green build up all around the waterline which is very off-putting (algae or not, it looks unhealthy). The garden is mostly laid to gravel with stone slabs and boulders. Watering hoses criss-cross the gravel which sit too proud and can cause a serious trip hazard to young children. The usable area in the garden is just a small area of artificial grass under the sun loungers which gets hotter than the tiles in the sun and also has several red ant nests within it. The pool has large 60-foot trees either side of it which means actual hours of sunshine within the garden are limited. There is insufficient seating in the living room if the villa is fully occupied. When we visited (end of September) it got quite cold at night but the beds were only covered by a single sheet - the agent looked for blankets and couldn't find any and only got some to us the day before we left. The 20cm gap in the shower surround (mentioned in other reviews) still remains and still causes flooding in the downstairs bathroom meaning towels have to be used to mop it up otherwise it too becomes a trip hazard. There are bits out of the kitchen floor tiles although the kitchen itself is well equipped. The Welcome Pack is non-existent. For those who are relying on it for essentials you will receive two bottles of water filled from the tap (Catherine told us she did this) and a handful of tea bags and little Nescafe sachets that you get in hotel rooms. We had a problem from the first night with the noise from the Water Pump which is on the roof. The Management Company's answer was to turn off its circuit breaker at night! Doubt it will get actually fixed.
All in all, Latchi is nice but would not stay here again. Nicer Villas are available. Unless the owners start giving back a bit to their customers.

We’ve stayed in Latsi many times so we know the area well. This is the first we have stayed in this villa, or on the strip of villas opposite the beach. We had a great time and highly recommend the area and the villa. The villa is spacious, well equipped and great value. It is in a fab location close the beach and lovely bars and restaurants. The road by the villa can be a bit noisy but it didn’t bother us and it didn’t spoil our time when pit by the pool. Communication with the owners prior to our arrival was very prompt and informative. And Kathryn was very helpful when we arrived. Definitely a villa that is worth staying in.

Location excellent, Villa in dire need of update and repair
This villa is in an excellent location but near to a busy road which was noisy during the day.
We arrived on 4th May late afternoon. There was no welcome pack as described in the listing. The bed in the downstairs bedroom was extremely uncomfortable with springs digging into your body. We were told by Kathryn to put a duvet on the mattress.
The en-suite shower cubicle doors in the downstairs en suite would not close (by at least 20cm) so that water leaked onto the bathroom floor. This was reported to the management company immediately who acknowledged the problem and assured us that the maintenance man was aware and would deal with the issue. Despite chasing them to fix this, after our 10 day stay no one had been. It was clear that the whole cubicle and shower tray ( which was cracked) needed replacement.
One of the pool upright lights was broken and standing at an angle with screws on the floor, the cover for the electrical internal pool lights was broken and the wires were covered by a stone at the pool side.
The garden irrigation system was uncovered leaving hoses standing proud and a trip hazard which was dangerous. One of our party was visually impaired and this was a real concern. It would be very dangerous for children playing in the garden.
The umbrella in the garden was broken and would not open.
The villa next door was being completely renovated with workmen hammering and banging from 8 am almost every day and there are a number of villas on the same road which are also being renovated.
Overall we were extremely disappointed with the villa which is described as a luxury villa. It is in dire need of an update and repair. The management company were woefully inadequate in dealing with the repair issues that we raised at our very first meeting.
I hope for the sake of customers who have booked this villa in the future that Alex and Rita and their management company take heed of these concerns.

Lovely villa, minutes from good restaurants, beach bars, shops, boat trips, & mountain trails.
Paphos Waterpark also a short drive away for a great day out for kids.

Beautiful Latchi
A very happy stay here, Catharine came Tuesday morning bang on time, and gave us a couple of pointers on the villa which made a difference, told us information about the local area, again very useful. The information about the property on the web site is accurate. We all would be more than happy to stay here again and will be looking to come back Feb/March next year, with thanks Martin.

9 days in Latchi
Just returned from a wonderful first break since the pandemic.
Villa absolutely as described and photos accurate.
Management and staff on hand if needed but left us very much to enjoy our stay in peace.
Rooms, facilities, kitchen, quality of linen and towels etc all great.
Pool area lovely, although the one very small issue was that the pool and surround had quite a lot of debris (possibly from high winds?) when we arrived. Pool man did visit on day 2 and subsequently twice more so not an issue going forward.
Some may find the noise of quad bikes and motorcycles from the main road annoying although it did not worry us.
Best thing about this property is the location - wonderful beach and sea views and just 150 yards stroll from the bars, multiple restaurants and shops of Latchi - pharmacy too for return Covid tests.
We ate out every evening and never got bored with plenty of variety and quality.
We can definitely see ourselves returning.

Fabulous property. Perfect location in quaint town right on the beach. Very nicely furnished and equipped.... e.g,. bosch appliances. Very responsive owner and local management company (who printed some documents we needed and promptly brought them over, and also purchased a large pot after our request). Highly recommended!

Fab holiday
We loved this place, ideal for a stroll into Latchi harbour in the evenings to have a meal and a few drinks (and an ice cream!). The villa was lovely, one of our group did find the road 8n front of the property noisy but it didn’t bother all of us. Would definitely go back!

Luxury in Latchi
What a perfect place for a holiday. Great villa, brilliant location and super weather. The owners, Alex and Rita are responsive and helpful and they have a great network on the ground to help with anything you need. The villa is walking distance to the local bars, shops, restaurants, beach and marina of Latchi and is only a short drive away from the main town of Polis. There are great places to visit close by and you are in striking distance of many other major attractions with Paphos under an hour away by car. The only downside was that we had to come home.

Fantastic
Such a great location. - yes the road is a little noisy sometimes but the sea being on the other side of it more than makes up for it!! The villla has everything you need and we enjoyed staying there so much that we extended our stay. Latchi is a friendly little village with great restaurants. We hired boats from George’s Watersports and walked in the Akamas National Park and the gorge - beautiful views and scenery. We will definitely be back.

Fabulous villa in the sun
Wonderful villa which had everything we needed. First class fixtures and fittings .A very short stroll to the local bars and restaurants which were great . We didn’t really eat in at all , here for a week and ate at a different restaurant every night .We loved them all from the cheapest local beach restaurant to the more upmarket restaurant in Polis . We came late in the season ( end of October) which was a little too quiet for the teenagers , and shorter daylight hours meant less time in the sun and pool . The villa has a fabulous terrace area on the first floor which we only used once due to the short days , but I imagine it would be a wonderful place to have your wine watching the sun go down . We absolutely loved the area and if we were to return we would come Earlier in the season and would definitely choose this villa for it’s amazing location .
We had to call on the local agent on one occasion who dealt with our issue immediately .
Couldn’t fault anything - the only thing I would say is that there is a hair dryer in every bedroom which I hadn’t realised ( either it’s not listed in the property description or I’d missed it !) I brought my own from home and needn’t have. We are pretty well traveled but hadn’t visited Cyprus before and were very impressed

Great Villa
The villa was as advertised. Spacious, high standard of cleanliness, comfortable beds , pool & grounds well maintained.
The local agent was extremely efficient and helpful - sorted out a problem with T V immediately.
Slight issue with road noise at times but the location is so good that we felt this was the only compromise.
All in in all, a most enjoyable sunny week. Thank you.

Perfect location
Lovely property with pretty gardens and good sized private swimming pool. Ideally situated across the road from the beach. Restaurants, bars and shops all less than 5 minutes walk away. Useful information pack and basic amenities on arrival which was appreciated. Information and contact leading up to our arrival was very good and timely.
Local villa management company (Latchi Luxury Villas) responded immediately to any queries we had (the iron at the villa was defective and they replaced it the same day).
A few people mentioned road noise at the villa and it is true that the road is very close but we expected this and we didn't find the traffic noise to be a problem.
Would highly recommend this villa!

Summer in Latchi - return visit
This is our second stay at this property and we are delighted that our visit was every bit as wonderful as the last time.
The house is very well appointed and we loved the little upgrades that have occurred since our last visit. New outdoor furniture ( and the welcome addition of a parasol) and new beds are great. We would like to see another parasol added as it was difficult for more than two of us to lounge together by the pool in the shade during the day. And maybe a little side table or two out there for our drinks - but now I’m being really picky!!
We spent long lazy days by the pool. The kitchen is well equipped for preparing breakfast, lunches etc and we had a fabulous BBQ with fresh fish and made our own souvlaki! All washed down with some lovely wines bought on a visit to the Vineyards.
Latchi was a little busier than before and we enjoyed many lovely meals at a variety of harbour/beachside venues after pre dinner drinks on the roof terrace (fresh limes for G&T anyone?). It really is the perfect place.
The team who manage the house are very helpful and we felt very welcome - we will surely return.

Beautiful Latchi villa
Just returned from fantastic holiday in Latchi with our family.
Great communication with Alex and Rita from booking to arriving at Riviera Beach villa and follow up visit from Andrea who was very helpful with regards to villa and area.
The villa is situated across road from beach and a very short walk from Latchi harbour with many bars and tavernas.
The garden and pool area were fantastic with bbq area for evening meals.
Everything needed was at the villa with clean tidy well appointed kitchen and lounge and comfortable air conditioned bedrooms . Views from upstairs terrace were fantastic, great place for evening drinks .
Thoroughly recommend this villa to spend time in and use as base to explore local area .

Fabulous place
We come to Latchi every year to visit family and this is the best place we’ve stayed in. Welcome was great, villa is as shown and spotless and it’s a short hop to the harbour - walkable for the disabled member of our party - and 100yards to a beautiful, quiet stretch of beach. The only tiny negative is the road between the road between the villa and the beach is noisy at times and we arrived on a Cypriot bank holiday so the music from town could be heard until the early hours. It didn’t bother us so will definitely return next year.

A fantastic holiday in a beautiful villa
We travelled as two couples to this lovely villa in May/June 2019. The villa is in excellent condition and as both the double bedded rooms face the sea it was ideal for two couples. The pool is brilliant with easy access steps and with the beautiful weather we used it lots. The beach is just across the road so is great to pop over for a dip in the ocean.
The location of the villa is brilliant with only a short walk to Latchi marina where there are lots of places to eat and watch the world go by. There are also shops and a supermarket which we used often. We did hire a car for 1 day to go down to Paphos and Coral Bay which was really busy but we were pleased to get back to Latchi and our lovely villa.
There are lots of glass bottom boat trips but we hired a boat twice to go and swim in the Blue Lagoon and along the coast. A definite highlight for us and George's Boat Hire were excellent. We also went out on the quad bikes which showed lots of lovely sights of the Akamas national park.
All in all a great villa in a lovely location which we would definitely recommend and hope to come back to.

Wonderful
It's hard to know what I can say that's not already been said. This villa is in the perfect location especially if you love sea swimming, it's just a short hop across a quiet road to the beach. It's also very handy for the bars and restaurants without being too close that it gets noisy.
The villa itself is well equipped with quality appliances. It's large enough to easily accommodate six adults with plenty of outside seating both in and out of the shade.
Rita was a great help both before we set off and while we were there.
All in all a very special holiday at a very special villa. We certainly hope to return. Thank you Rita.

Great location, Fantastic accommodation
This villa had everything you could hope for. Choice of sun terraces, around the pool or on the roof terrace. Three comfortable bedrooms all with en-suites. Fully fitted kitchen for dining in, BBQ for dining in the garden, short stroll to choice of restaurants for dining out. A stones throw from the award-winning beach Private parking (although we barely used the hire car). We recommend and look forward to returning.

Fabulous villa!
We recently returned from a fabulous holiday staying at this beautiful villa to attend our daughter's wedding. The villa is in a gorgeous spot overlooking the beach with a short stroll to some very good restaurants, Porto Latchi and Y&Ps in the harbour were particular favourites. There is also a nearby restaurant/cafe on the beach where we had some great lunchtimes. The villa is extremely spacious with all equipment needed and the three en suites are a definite bonus. The ground floor bedroom opens up on to the pool area - what could be better! The rooftop terrace is a must for early evening drinks or late night star-gazing. The owners were extremely helpful with a personal touch. Many thanks Rita for your support, particularly for the wonderful wedding. Highly recommended!

Fantastic villa overlooking the sea
Well appointed villa with excellent accomodation and super views overlooking the sea. We would love to return again. Weather was superb and the pool was really appreciated by us all. Ideal location within easy access to local bars and restaurants.

Beautiful Villa
Loved the villa, so spacious and comfortable. So many different places to relax inside and out no matter where the sun is. The pool was a little cool, but then it is only April. Could not fault it for cleanliness and equipment ( although there was no oven proof dish. ) Plenty of good restaurants within walking distance - we would recommend Porto Latchi.
The downside for us was the noise from the nearby road particularly of the rental quad bikes on their way to the Akamas Penninsula, and we wonder how noisy it will be in high season when all the local bars are open.

Amazing villa, perfect location, lovely place
The villa was beautifully presented with high specification fittings in a perfect location.
I loved sitting on the roof terrace in the early morning sun, listening to the waves crashing on the beach, enjoying the amazing sea view.
It's only a couple of minutes walk to the harbour with all it's lovely restaurants and the beach is literally across the road.
The pool was freezing, the low sun meant it was in the shade for most of the day but the sea was warm.
Latchi is lovely but was very quiet with many of the restaurants empty in an evening so it did lack atmosphere. I believe it is right at the end of their season, the locals said it was busy up until a couple of weeks ago.
The sun set at 5pm, something I hadn't considered, so the English TV was great - you can only play cards for so long!
There were a few cloudy days with thundery rain showers which is only to be expected at this time of year although the locals said it was more than usual. Most days the temperature was around 22 deg which was perfect.
We did the Aphrodite Nature Trail - don't be fooled by the term 'Nature Trail' - it's a long, steep climb (we managed to do it the wrong way round) but it did lead to amazing views and made you feel like you'd earned you're tea.
From a correspondence point of view, Rita was extremely helpful and always replied to emails quickly. They accommodated our late checkout request due to night flights. We also had a welcome visit from Chelsey who helped us get the most out of the area.
The negatives are all down to the time of year, the villa couldn't have been better. Maybe a visit earlier in the season is required to see Latchi in full swing.
All in all a lovely relaxing holiday.

Excellent
This magnificent property is exactly as described. Steps from the sea and minutes to the restaurants and shops of Latchi, its position could hardly be better. It is well fitted out with an abundance of crockery, cutlery and kitchen equipment. The pool is an adequate size and the property itself if well maintained. Highly recommended

Real Luxury, great location
This villa is just stunning. It's spacious, spotlessly clean and a real delight to be in. The fixtures and fittings are very good and it is very well equipped. The garden and pool area are delightful. The terrace is a little oasis of cool, much used as it was often 35+ degrees outside. The location is wonderful. Quiet at the villa but literally five minutes walk from loads of lovely restaurants and a delightful harbour. We normally do lots of sightseeing on holiday but it was so relaxing, we stayed in and just relaxed in beautiful surroundings.
