This detached Villa is located on the exclusive Mediterranean coast of Protaras and is just a few minutes walk from the beach and amenities. This stunning villa is the ultimate holiday getaway. It can accommodate up to 5-6 people and is ideal for families, couples & friends.
The Villa benefits from its own private pool if you are searching for privacy, relaxation or poolside sunbathing.

Kitchen, dining room, lounge/ sitting room and downstairs toilet. Air conditioning. USB charging ports.
- Upper floor:
Master double bedroom with en-suite and shower. Bedroom 2 has twin beds. Balconies with great views from both rooms. A family bathroom with shower and WC. Italian marble tiles throughout.
- Outside:
Sunbathing and patio areas for dining alfresco or socializing.
Pool and patio illuminate at night. Property is fully enclosed.

Protaras /Pernera: Protaras is a small tourist village and offers an ideal holiday for families, couples and friends.
Its horse-shoe shape has over 250 establishments ranging from restaurants, tavernas, designer clothes shops, jewellery and souvenir shops. This area is 'The Strip'.
The bars and restaurants cater for all tastes and budgets. When dining out, you are spoilt for choice with many good quality venues to choose from: Cypriot, English, Chinese, American, Italian and Fish Bars etc. There is even a McDonald’s & KFC.
Many bars offer entertainment including tribute bands, karaoke or live shows and music. It is not uncommon to be able to see , Adele, Elvis, Rod Stewart, The Blues Brothers, Fire shows and Freddie Mercury all on the same night.
Children are welcome in bars, with some having safe play area's for the little one's.
Pernera has a main 'Strip' which offers the same package but on a smaller scale.

Larnaca is a traditional Cypriot town about 45 min drive. It has a picturesque marina and excellent seafood.
The Capital Nicosia is about 70 min drive away. It has many historic sites of interest, yet the atmosphere is very cosmopolitan with its stylish cafes and chic boutiques.
The Troodos Mountains are 90 min away on the Western side of the island where you will find traditional villages, breathtaking scenery, great walking trails, wineries and skiing in winter.
Protaras and Pernera are quieter during Nov - March but great winter temperatures during the day allow you to take longer walks, sit in sun longer and enjoy local company without too many tourists.

The directions to the villa were easy to follow and the accommodations was good. Unfortunately Cyprus was in the nMidst of a heatwave, and one of the air conditioning units wasn’t working, however Kimberley was great at getting this sorted. The pool was lovely and the covered area a god send. The area was nice and near a main road which was great for getting around. The information left by the owner as informative and useful. Nice touches like pool floats and cool bag and ice packs were also good.

This villa is amazing and Kimberley is fantastic she looked after us nothing was too much trouble I highly recommend this villa pool was great location spot on and Protarus beach is stunning thank you Kimberly I WILL be back next year my partner Paula has tears in eyes because we’re leaving I could stay here forever thanks

Good location,villa was clean and Kim made sure everything went smoothly including transfers from Larnaca.We had a great time with 2 teenagers plenty to do in Protarus and the beeches all within walking distance are fantastic.Thanks for helping to make it a wonderful holiday Kim

Stayed in July 2023, 4 adults. The size of the villa was adequate and the pool was good. Kitchen is relatively small on space which could be a challenge if you're planning on cooking a lot but the appliances were all up to date and a really good sized fridge for drinks and food. The barbecue was good and well used during our stay.
There are things in the villa that could do with modernising but overall it was a good base.
The location is great with Pernera a walk away and Protoras a short and cheap bus ride. Bus fare is 2.50 euros per person and coming home from Protoras the taxi was only 10 Euros so we would get a bus in and a taxi home.
Kimberley was really helpful with information beforehand and very responsive to messages when we were there.
I would stay again if looking for a two bed villa as it was everything we needed for our party for the two weeks.

This Villa is not as described. On our arrival we wondered why in the main the bedroom, the bed had been moved away from the wall, which was odd so we pushed it back against the wall where it should have been and is shown on the pictures. that night we were awoken by water dripping on us. This leak was coming from a faulty AC Unit which was constantly leaking when on. Instead of advising the owners they just moved the bed off of the wall. When we contacted them they pretended they didnt know anything about the leak although moving the bed away from the wall is a clear indication they did. They had someone attend the next day however they stopped the leak but the AC unit wasnt working as it should. Also on our arrival we noticed the pool was very dirty with dead bird feathers, loads of insects etc.. This pool should have been cleaned prior to us arriving but I had to spend 30 minutes cleaning it. Day 2 the living room, kitchen and the whole of down stairs was infested with ants. We hadnt paid much attention on the first night but there were loads of ant boxes inside the villa and powder poured outside and when we contacted the owner apparently there isnt a problem. I have pictures to prove there is. You couldnt eat in the villa because of the ants and how dirty it felt. We have to bring food on holiday due to our sons food allergies and eating out is very difficult but because of the ants, having food in the villa was impossible. I have numerous photos and videos of evidence. Two of the chairs for the table was broken so you could only seat 2 inside the villa when there was four of us. The villa was abandoned next door and it looked horrible (this isnt the owners fault but they could of advised us) I stood in the pool and a filter cover broke and have been charged £63 for standing in the pool??? this pool isnt even 6ft tall . We have contacted the villa and upon letting them know our disappointment they have ignored half the questions we asked and have since made lies about the state we left the villa in which is complete nonsense. I have used Home and Away for the last 3 years and experienced some lovely villas. we have stayed in the area numerous times in the past and have family who live locally. so we know the issues in Cyprus. THIS IS THE WORST VILLA WE HAVE EVER STAYED IN AND WOULD ADVISE ANYONE TO STAY WELL AWAY. I COULDNT UPLOAD PHOTOS OR VIDEOS UNFORTUNATELYThe location was great though!

The booking process was flawless and Kimberley was exceptionally helpful and replied promtly to all my questions. The handdrawn map of the surrounding area she provides is amazing and really helpful to get your bearings. The villa itself is lovely. On a small, quiet complex with similar villas. It's very clean and spacious. It's beautifully furnished and the beds are unbelievably comfy! Great nights sleep each night. Lots of nice little decorative touches throughout. The master bedroom has a useful ensuite and a little balcony at the front and the second bedroom has a fabulous extended corner balcony with contemporary furniture to catch the late sun and has little twinkling solar lights at night. The pool is really big and there are lots of inflatables . The pool area has the sun all day and theres a nice shaded area round the side and a lovely dining set on the patio off the dining/living area. This is the second time we have visited Pernera and we preferred being in this part as it was so close to the many restaurants, bars, shops and beach. A ten minute walk takes you down to Mojito which is a fabulous restaurant/bar serving the most amazing food and the service is excellent. A little further down nearer the beach is Blue Spice which we also loved. Lovely seaside setting, tremendous food, excellent service, wonderful live music at night and a lovely pool. Lots of little shops around selling the usual tourist novelties and groceries but also a big Lidl along in Protaras. There are lots of lovely beaches in this area that you can walk to. We enjoyed walking along the walkway between Pernera and Protaras discovering all the different little beaches. Zafeiros is a lovely water front restaurant serving great cocktails and food that we stopped off at most days.Highly recommended. Fig Tree Bay is beautiful but very busy. We preferred the little beach next to Green Bay beach a little drive along next to Cavo Maris Hotel on the way out of Protaras. Only 50 sunbeds. So scenic and peaceful. Konnos Bay also beautiful. We took a boat trip to see Famagusta and swim in the Blue Lagoon. We went on the Aphrodite but next time we are going to try the little authentic Shirley Valentine Boat which leaves from the Boardwalk. Hired quad bikes from Georges - highly recommend! Overall a truly wonderful holiday in a fabulous place!!!

AMAZING family holiday!!!
We have just returned from an AMAZING family holiday at Sommer-Villa for 11 nights from 20th June 2018.

We ate out every evening and each time was better than the last. Quality and choice of restaurants was tremendous.
Malmai Pub - service was exceptional and all round great pub grub and delicious Sunday Roast to make you think of home!
Kamakura - show cooking was entertaining for all the family but the food was also something to talk about, fantastic!
Lemongrass - Thai/Asian very busy but worth a visit
Many Taverns around in order to try the local cuisine.
Lidl also nearby if you prefer to self cater at times.
A visit to crazy golf and the trampolines were always welcomed by our girls after we filled our bellies.
Weather certainly wasn't disappointing, very very hot and Alex the ice cream van man timed it to perfection everyday to keep us cool!

Before arrival the help and information received from Kimberley the owner was unprecedented, and was perfect to make sure we could make the most of our seven night stay rather than spend the first day or so finding our bearings.
With regards to the Property itself, it was absolutely spotless and very well maintained, Kimberley was on hand to answer any questions we had, as were the extremely helpful property management company who are not only on hand to deal rapidly with any issues that do arise, but also go the extra mile to make you feel as welcome and relaxed as possible.
The location of the Villa is perfect, just a 10-20 minute walk from glorious beaches and restaurants & bars, but far enough away on the beautifully quiet estate to get peace and privacy.
All of the rooms are spacious and would be ample for a family, and so for two of us it was pure luxury.
Impossible to criticise and will be returning.

The villa was very well equipped, nice and clean, in an excellent location. The owners have thought of everything you’d need for a holiday with a few extras as well. Kimberley was so helpful throughout the whole booking process and the folder at the villa was extremely useful. We wouldn’t hesitate to come back.

We are a family of 5 with 3 children and we stayed at the villa for 2 weeks.
The villa was immaculate and situated in a quiet close which felt safe and secure and was nice and quiet.
It is a short walk to the strip and the beach and all local amenities.
The property was spotlessly clean. Jackie and Bob came a week into our stay to clean, change the beds and also change the towels. We paid them a small fee and it was so worth it. Being pregnant this helped me massively. Jackie and Bob were absolutely fabulous and available if we needed them for anything at anytime. Really friendly and made us feel completely at home. Kimberley the owner ensured that all our questions were answered leading up to our stay and even arranged for some surprises for the kids and a couple of beers for my husband upon our arrival. We were allowed to check out at 6pm also as we had a late flight home. This was priceless to us with the three children and we were so very grateful.
I would 100% recommend the property to a friend and would most definitely stay here again. We were sad to leave.

Lovely villa beautifully situated,outside space fantastic ,pool spotless ,outside seating area great,customer service was outstanding big thanks to owner Kim also jacqui&bob all their help.Diva restaurant at the end of protaras strip excellent,Great prices at Nicks bottle shop ,and water at the eco garage a must ,would definitely recommend this Villa .
