I did not like anything at all.
Everything was broken. I was given a room with a broken lock. I was switched to a different room, it was messy with beer bottles everywhere. The last room I was switched over to was clean but had a nasty carpet. There were things broken in the room as well. The only reason I didn’t get a refund was because I payed through booking.com and did not want to go through the trouble.

Mostly clean room.
No garbage can, no drinking cups available. Front desk guy said they were out. Out of garbage cans?

The green accent wall was lovely. Also, the lamp on the bedstand. Having a full size refrigerator was also a big plus.

I needed to cancel my rooms for a night and had to email when I got there no one could help me cancel a room so I wound up paying for a room I didn’t stay in!

The price. But should've been discounted considering our room was not clean
The trash in cupboards, the owner sending a message as I'm driving 6 hours to get there, that if I don't pay in 2 hours they will give my room to someone else. It was pay at property reservation... no toilet paper in bathroom. Fridge had spills in it, empty vodka and fast food trash in tv stand. Nasty brush and hair ties next to nightstand, huge stain on chair in corner. Lobby didn't open til 10a, and no one would answer the phone for help. Overall I'm just thankful there were no bedbugs, but I kept all our clothes we took with and left them in my shed for 2 days after and washed twice before bringing them in my house

The price and location.
The front desk person was rude to my traveling companion.
Before I made the reservation, I called and confirmed that my emotional support dog would not be a problem. However, when we arrived at the front desk to check in, we were told there are no pets of any type allowed and that we should have known that because there are signs posted all over the property saying no dogs were allowed and there is a $250 fine if we got caught trying to sneak our service dog into our room. I told them they should probably update their website so it is clear that absolutely no pets (even support dogs) are permitted on their property.
On our way to our room we passed a room with the door open just 2 doors away from our room. The room was very dingy, old, unkempt, and just didn't look like it had been cleaned in a very, very long time. It was obvious the occupants were hosting a party. They were very loud, had obviously been drinking, and people were smoking both inside and outside of their room.
When we got to our assigned room, we discovered the room key card reader had been ripped off the door so we had no way to get into our room.
Additionally, when I called the property to confirm the information I had seen on the website was accurate and to confirm that they could accommodate my special needs, I was given the same answers confirming the information on the website was correct and the information provided to me on the telephone was accurate. However, when we arrived, we were surprised to learn that everything we had seen on the web or that we had been told was incorrect. Sadly, despite all of the contradictory information provided to me or, more likely, my misunderstanding of the information, they could not refund or agree not to charge me because my reservation was non-refundable.

Location was good, breakfast was not included according to you, but a card in one room indicated it was. Since you indicated it was $15 a person we never checked it out.
The rod in the toilet paper holder was missing. The exhaust fan in room 127 was very noisy. Light in room 124 was attached to timer so light went off during shower.

The housekeeper was great and the maintenance was good.
No security, poor room conditions, and the owner didn’t understand English.

Love the house keeper, she was nice. Have her a scratch ticket for a tip.
I got bit by bed bugs ;-( I didn't get to really rest because I had to itch and couldn't turn my lights off cause it got worse. I'd like to have a partial back if possible. Other than that major hit, your staff is quite wonderful.
