There were a lot of good things about the apartment:
1. A very convenient and safe location near Rittenhouse Square.
2. Very warm and welcoming staff, especially at the front desk.
3. Helpful housekeeping.
There were very inconvenient things, especially during a winter stay that was almost 2 weeks:
1. There was a heating problem in the building. My apartment was freezing cold in both the bedroom and bathroom, relegating me to sleep on the couch so I wouldn't have chattering teeth. I asked staff if the heat could be adjusted but they said it was a building-wide issue (and were themselves wearing coats and gloves).
2. The windows were all painted shut. It would be impossible to have Ingress or egress in case of an emergency. Not sure if this was code compliant, but it seemed scary.
3. No laundry detergent. No dish soap. No sponge. Small necessities that make an apartment stay complete.
4. I spoke to Seamus Gallagher (a member of management) about the issue with the heat. After spending $2500 to stay there, I was surprised by his rudeness and lack of decency. He even tried to gaslight me into thinking that raising these issues was my fault. : /

Location and staff were a highlight. Lisa at the front desk was friendly and helpful. The room is as pictured.
The room was on the second floor and had a lot of noise from the restaurant generator next door. The heating unit caused the whole room to rattle and shake, which did not make sleeping very easy. Not a good fit for light sleepers. Kitchen was ok for heating up small things but not for cooking a full meal, hotplate only.

i would change the pillows to offer a different option. one soft, one medium, something like that. that was my only discomfort on this stay.

Location was excellent, staff very friendly, especially Sean. Facilities were excellent, we would definitely choose ROOST again.

Everything was great. Slightly noisy but this is expected in city areas so not a complaint. Only a suggestion- May be helpful to have small kiosk of supplies ie: small container washing detergent/sachets etc. Only able to access large bottles from local supermarket.

everything. the stay was comfortable the staff was great. Sean and Lisa were so attentive while we were there. we were close to everything including shopping a target cvs for last minute small things. we discovered a great ice cream place near by and having a beautiful place to relax cook keep things refrigerated was so nice to come back to. even the other guests were a pleasure here and for the price you can’t go wrong.
honestly the worst of it is that there is no on site parking which is easily accommodated by nearby parking garages that aren’t very expensive at all. they also do disclose that there’s no parking before you arrive so I was prepared for that. beyond that there are some stairs to get in not very many but the person I was traveling with had a cane so it was more difficult. nonetheless when we checked in Lisa was there to greet us and she even helped bring our bag up the stairs. she was very kind and accommodating.

It's a bit noisy to have garbage trucks clearing garbage in the early morning everyday around 5~7:00 am.

The location was very good.
Hardly any power points and some didn't work. The shower had very little pressure. Lights and lamps didn't work. No amenities except very, very basic.

Wow what a gem!! We liked it so much we came back at the end of our trip - cancelling the other place we booked.
HUGE apartment, fantastic facilities - so much wardrobe space, having washing machine and drier was brillliant and the lounge was comfy. Filter coffee machine great too.
Staff super helpful -helped with our luggage as the steps are a bit of a pain.
Comfy bed, great shower, Honestly couldn't fault it.
Location was perfect for getting around - we walked everywhere and there was a parking lot literally next door our friends could use when they visitied.
Only the steps. But it's a period property and that's what you get.
Wasn't many and only to reception - lift covered getting to your floor.
Reception staff couldn't have been nicer or more helpful with them though.
