The proprietor was very warm and friendly, and the property was comfortable and cozy!! The fresh made breakfast was tasty. We would stay here again if the need arose.

Love the charming quiet neighborhood and the sweet Victorian home with all the traditional decor and the great selection of Christmas decor. To top it all, what a great breakfast! Love both Trisha and Rebecca. Trisha cooking and warm greeting. Rebecca for hosting our breakfast and charming us in conversation.

Everything. The hospitality, the rooms, the owner, and the feeling of being in your own home. The rooms were very clean, and the beds were comfortable. Communication was excellent. I will definitely stay here again

Super quaint property a little off the beaten track but worth the detour.
A little irritating to be greeted by a small piece of paper advising us to ring the owner especially after a 350 mile drive.

Our room was comfortable and clean, and we enjoyed relaxing out on the porch. Tricia served a wonderful quiche and homemade cake and fruit for breakfast, as well as some oatmeal for my husband who doesn't eat eggs. A very pleasant stay!

The house was decorated in a fun spring decor, the yard and the flowers were blooming, and the neighborhood was lovely and felt very safe! We parked right in front and it was easy to use the code to get into the house. Our room and bathroom were spotless (as was the whole house), and the bedding was incredibly soft and comfortable. Quality body wash, shampoo and conditioner products were available in the shower. There was a ceiling fan, and the windows could be open to provide fresh air. Breakfast was delicious, and we enjoyed the other guests at the breakfast table. We would definitely return here!
I really have no complaints. But one tiny suggestion. In our room's bathroom (top of the stairs, first door to the right), it would have been super helpful to have a sturdy hook on the wall on the right side of the sink. This would provide a spot to hang one's toiletry bag. Other than this, everything was perfect for us!

After our first stay, we immediately booked again as we knew we will come back to Lodi a week later. The breakfast was amazing, The owner was so helpful and gave as great advice where to go. We highly recommend the place.

Location was perfect in a quiet neighborhood but still walking distance to town. wonderful historic home was clean and beautifully decorated.
Had to park on the street. it would be nicer to have off street parking.

this was a lovely place to stay! I was on a very long Phoenix Arizona to Portland, Oregon road trip in a UHaul truck! The street parking was plentiful and she even let me park in her driveway overnight. I stayed in the downstairs room with the clawfoot bath tub. It also had a shower! What a treat after driving all day. It was an easy walk to the many lovely restaurants (and I even found a hair salon to get my hair done!). It was my first trip to Lodi and it was a beautiful place to stay!

The hostess was sweet. The house was cute, especially porch and front yard. The bathroom in our suite was very nice and clean.
The coffee was Kruieg 😩. Sub standard for a Bed and Breakfast. Fresh coffee would be so much nicer for your guests as well as offering fresh fruit perhaps. The shower toiletries were also sub-standard brands. Lastly, the bedroom suites could use some sprucing up. They were clean but decor lacked upscale quality factor that one would expect in a Bed and Breakfast.

The home and staff were exceptional
We had an impromptu birthday drink and dessert when they heard it was my 50th and even allowed us to store our baggage while in town after our stay
House could have been cooler but it was very hot outside and I like it cold when I sleep so that's just a preference for me

Delicious breakfast. Within walking distance of downtown and numerous restaurants. Beautiful location with old, large trees and gorgeous old houses. Enjoyed talking with other guests at breakfast.
It was quite warm at night and we were a bit uncomfortable sleeping (we're used to cooler temps at night). There was a fan in the room, which helped. Air conditioning set higher than we'd like and we didn't realize it until quite late -- didn't know how to adjust it.

it was extremely clean, and very charming! We sat in the front yard tords the evening with a glass of wine, which was very peaceful.
I wish they had amenities such as a hot tub or pool?

The home is gorgeous. The bed was comfy and the bathroom is beautiful and very clean. The breakfast was delicious. Water was available for the entire stay. It is a short walk to lovely downtown area with shops, restaurants and wine tasting. It was a great experience and we would stay again.
I have no recommendations for improvement.
