Fabulous location. We walked everywhere. Wonderful updated room with a comfortable king sized bed and a desk, table with chairs, mini fridge. Breakfast was great - quiche, pancakes/french toast, bacon/sausage, pastries, fruit, yogurt, cereal, juice, coffee. Friendly and helpful staff.

The breakfast options were plenty with both cold and hot options. Definitely substantial and delicious, and a great feature that some places don't provide.

The location was great! Our room was comfortable and very sound proof-we never heard another guest while in our room! The breakfast was wonderful and the attendant in the breakfast room was so nice.
Some of the furniture in the room needs to be replaced. I wish there was water and ice available at all times or even a vending machine. I wake up early and there was no coffee or water and the Keurig pod caddy was empty each morning.
Maybe replace the bottles of water each time the room is cleaned..? Housekeeping walked into our room without knocking when the privacy sign was on the door while we were relaxing in bed…and she just looked at us confused for a bit-very awkward!

Excellent location; the kitchen/dining room staff were very professional and hospitable. The rooms were pleasant although greatly varied in quality and needed a few updates.
We arrived to discover that the management had given away 1 of our 2 reserved rooms to another party (even though we had confirmed the reservation by email and phone) and they tried to talk us into taking a room at one of their other building of much lower quality. We were traveling as a family and it was unacceptable to us to be split up and we paid to book at the nicer "Manor" rather than the House. I had to show proof of not only the reservation but also the correspondence and my phone log! The evening manager remedied the issue and put us together in one of the owner's other buildings (they run 4 inns of different value/quality) but we'd have to go to another building for breakfast and we also move the next day into our originally reserved room (it was a 2 nt stay!). The day manager was VERY rude (not only to us but other guests too) and inhospitable - apparently we were not the only guests with complaints. When other guests complained about legitimate issues, the responses he'd exclaim "what do you expect when you visit Newport in August" - well what we and other guests expected was to get what we booked ! Also furniture had stains and breakfast is served in a basement.

My daughter’s BMW was hit by another guest who left the scene - causing over 2K In damage. No cameras in their parking lot. Ruined a celebration stay in Newport.

Nice breakfast. Good choices. Staff helpful. Nice front porch. Parking was easy and plentiful in lot. Price was good compared to alternatives.
The rooms/facilities need updating or more accurately, renovating. Windows would not open. AC unit loud. Shower doors very hard to open/close. No wine opener in room or apparently on site.

Great location, comfortable beds but no utensils in the kitchen.Breakfast for the amount we paid could have more variety but overall was good. Free parking right next door big plus.

The breakfast was horrible and would have liked more info from the front desk . Was not told how to check out and I asked ahead of time for an earlier check in and when arrived at 2pm was told that I had to wait until 3pm and then the next day I saw people being shown to their from at 11am.

We stayed on a very nice and big top floor room. It had everything we needed. All rooms had TV, it had a kitchen, a huge shower and very comfortable beds. Free parking.

The breakfast was good but a little variety from day-to-day would have been nice
I really hate to critique anything. It was a wonderful old home in a great city and well located. Everything went smoothly. But I must be honest and say, for anyone else thinking of staying there, that for me the room was simply a little bit too small. Now I'm a big guy, so take that into account. And you expect smaller rooms in centrally located areas. But I would not choose to stay there again because I personally need a little more room in my room.

The suite was spacious and comfortable. Breakfast was delicious. Parking was behind the building and very convenient.

The room was very clean and spa tub was perfect!!!
I wish there was more options of food and I wish I could serve myself in a buffet. I didn’t feel comfortable asking someone to serve me, while she is starring at me with a look of “What do need”. Body language is very important, and even with a thank and please in a sentence, if your steer does not imply the same, people can actually feel discomfort with ask for something they paid for.

The room was fine and the bed was very comfortable. It was very clean.
Someone in a nearby room had his/her television on ALL NIGHT LONG BOTH nights that we were there, which was VERY annoying.
