This charming farmhouse restored in 2012, was formerly a small cloister dating back to 1700. It is located in the middle of an olive tree grove dominating the valley and the city of Lucca, which lies only 11 km from here. The owner is an interior designer, this is why interiors are refurbished with care and attention to details, using original Tuscan furniture and aiming at the perfect ease of the guests. The days in Lucca will be particularly agreeable thanks to its many attractions and points of interest: the sightseeing of the town, its unique city walls, churches, squares, museums etc. For those who love the sea, in 30 minutes you can reach the sea-side resorts of Versilia, Viareggio, Forte dei Marmi - all renowned for their huge golden shores. For mountain lovers, in only 30 minutes you can be in the Garfagnana area and walk through its ancient villages. Take a chance to visit the cities of art and the most characteristic places of Tuscany (Pisa, Firenze, Siena, Cinque Terre) that are near to Lucca and easy to reach. In case some day you do not want to go anywhere, you can enjoy the impressive terrace, which is definitely the peculiarity of this house, offering the possibility to stay outside in complete relax. Ou family, ranging from our 6 and 9 year old children up to their 80+ year old grandfather,had a lovely stay in this beautiful accomodation. The house is very charming, but also has great modern facilities like a fully equiped kitchen, window screens against mosquitos, lovely rain showers etc. The view is as amazing as you might dream. The kids had a lot of fun exploring the lush garden while we had drinks on the patio. The road up the hill was a bit scary the first time, but as Massimo promised we got used to it. It is comfortably close to Lucca, Pisa, Florence, the beach, the mountains...would love to come back some day and would absolutely recomm

We are a Dutch family with two teenagers and stayed two weeks in this fully restored traditional Italian villa. The house is fully equiped and feels like home to stay. The very friendly owner makes all efforts to give you a perfect holiday and is very helpful in any way (places to go, restaurants, etc.). He speaks good English and is very responsive in his communication.
If you are looking for a spot to relax and want to enjoy your privacy, then this is the place to go! The villa is located close to Lucca (15 min drive) and ideal for day trips to Pisa, Florence, Volterra, Siena, and many more.
We loved the outdoor area (veranda and garden) with a georgeous view on the valley and Lucca. But also indoors there is everything you need and all in perfect condition. The road up the mountain is a bit challenging (narrow and steep at some points) but you get used to it quickly after a few runs.
We can highly recommend this place!

We had a wonderful time at Massimo's beautiful home on the hillside. Fantastic views, absolutely gorgeous in the morning and at night. The home is impeccably clean. We were very comfortable and didn't have any complaints. We took great trips from this location, to Lucca, Cinque Terre, Volterra, Pisa, Garfagnana, Florence and Carrara.
We ate at the suggested restaurants and loved them. Like others mentioned, the drive to the house is thrilling and does get easier every time you do it. Tuscany is one of the most beautiful places I've ever seen. Don't hesitate to plan this trip. I cannot wait to return.

Planned this trip with my two siblings and my sister in law and we are so happy we chose Massimo’s Villa!
Massimo is a wonderful host and went above and beyond to accommodate us on a very late arrival time due to some airline delays. We should have arrived at 3pm but due to delays and being rerouted through Rome we did not arrive until 1am.
Massimo’s suggestions for restaurants and winery visits were on point and setting us up with a Chef to cook dinner for us at the Villa made for a very memorable evening. Would not hesitate to stay at this property again! 5 Stars!!!

The two of us and our dog spent a wonderful week in Massimo's house, with a change of scenery guaranteed. The house is surrounded by olive trees and is completely immersed in nature without being isolated. Massimo was extremely kind and available, with very good advice for visiting the region. We just had a problem with the hot water and he came the same day to fix the problem. I would recommend without hesitation!

This place is just wonderful and Massimo is THE BEST host. The place doesn't have air conditioning, but don't let that put you off. We stayed there when it was unusually hot and it was still cool enough inside to sleep. The windows are all fitted with screens, so you can have the window without worry of insects getting in. The house has everything you can possibly need. Loved it. There's not a thing we would change!

We `ve had a fantastic holiday in Tuscany, the house and furnishings are fantastic and Massimo is a perfectionist and do everything for his guests.
Therefore we pass the time completely carefree and could enjoy our vacation.
Even his tips are priceless and made sure we are able to see things outside of the tourist guides.

We really loved our stay at this Tuscan farmhouse, we did not want to leave. The setting was perfect, up in the hills overlooking Lucca just a few miles distant. We had various family members coming and going throughout our stay. There was plenty of privacy for all with three bedrooms and three bathrooms. There is wonderful shared spaces to enjoy, the views from the terrace were spectacular. We were able to enjoy afternoon aperitivo as we relaxed in the setting sun. The full kitchen allowed us to make many meals from the treasures we found while roaming the countryside. The place was very clean and well set up, we were able to meet our host Massimo and move right in.
The house is located perfectly, we could leave the house and be in the city walls of Lucca within 20 minutes. Groceries, gas, and pharmacies all within 10 minutes or so. From the house we drove to Pisa in 30 minutes, Lido di Camaiore (beach) 35 minutes, Florence a little more than an hour by train or car, Siena, Pienza, Arezzo 2 hours or less by car. Being so close to Lucca we really got to know the city. It’s easy to cover on foot, and there are many very good restaurants, and a great, more relaxed vibe than the more touristy cities in Tuscany.
Our host Massimo was terrific, in fact the best we have encountered. We felt like valued guests. He even helped sorting out a parking ticket for us. Recommended a private chef for a special dinner that we loved.

We had a great time at this house. Everything was as good or better as expected or hoped for and we even got lucky with the weather in november and had lots of sunny days.
One info that might be useful for families with big cars: The house is located quite remotely on a beautiful hilltop. The last part of the road is sometimes narrow and if you have a big / long car (as we do) you have to take your time to get to the top ;-).
All in all we couldn't have wished for a better house!

Everything was perfect from beginning to end, and the variety of options made this vacation special. Sightseeing and shopping in Lucca or Pisa, swimming in the sea, hiking in the nearby hills, enjoying restaurants in neighbor villages or simply staying on the amazing terrace, this place has something for everyone! Hilltop with amazing views
We found this property on short noticed and it was pretty amazing. The view of the valley towards Lucca was spectacular. We really enjoyed the house and terrace. My only comment would be that it would be nice to have some kitchen stables available as the store is not close and who thinks they need to buy salt/pepper/olive oil. Other than that it was a great house. Winding road is not for everyone but once you do it a few times it's not too bad! Mossimo is a great and informative host.

Lovely stay in idyllic location
Lovely week in an immaculate property with stunning views. The house was very clean and well equipped. We enjoyed the spectacular drive up to the property as mentioned in other reviews. I guess it depends on what you are used to, but we had no problems driving to the property in a normal/largish family car. Massimo could not have been more welcoming and was very generous with his time explaining about the history of his delightful property. A wonderful week and we shall be back!

We absolutely loved this house and the proprietor. He was helpful and welcoming and the house, once his father's, has been redone with comfort and beauty in mind. If you treasure quiet and convenience, you need to stay here if planning a Lucca trip.

We stayed for nearly 2 weeks in Massimo‘s cottage in the hills above Lucca. Check-in and checkout were simple, the house itself was very clean, well equipped, with beautiful furniture and lots of very personal items.
The heating was working immediately without any problem, an additional firewood was already available for our use. Once or twice we needed some assistance by Massimo, and he always was available with his valuable support. Sunrise and sunset offered magnificent views, and during daytime many touristic attractions and the beach are easily reachable.
Overall we had a great time in the house and we intend another vacation there, then probably in spring or autumn, when the temperatures are a bit higher.

We booked the house for 12 days in october. It is a perfect hideaway for those who are searching for tranquillity. Absolutely clean, very well equipped, cosy and desingned with a passion that you can feel allover in the house. Perfect location to discover this part of Tuscany (Lucca, Pisa, Pistoia, Florenz, the Apuan Alps, the mediterranian coast...) with a great view over Lucca. Absolutely quiet. The road towards is small but practicable (and leading to a hideaway you cannot expect a highway ;-) ), the civilisation not too far anyway.
The owner Massimo is very obliging, decent and friendly.
Furthermore in these times of Corona we made the experience that the Italians are careful and take the situation very serious. So we would definetly recommend the house. Gracie Massimo!

We loved our week at Massimo’s property in Tuscany. Communication with the host was excellent, thorough, and helpful while not being intrusive. The view from the property is gorgeous. The wine, pasta, and olive oil a nice touch, and the house is equipped with everything one could need. While staying here we visited Lucca, Viarreggio, Pisa, Prato, and Pistoia. Wonderful
My husband and I and another couple stayed at Massimo’s beautiful property for a week. The pictures actually don’t do it justice. Sitting on the patio with our spritzes looking at the mountains and Lucca was my favorite thing. We did day trips to Lucca, Pisa, Barga and the coast easily. We thought about visiting the Cinque Terre but were worried about crowds. Massimo suggested Porto Venere instead and it was perfect. No crowds, beautiful little village on the coast. We would definitely stay here again. Massimo is the perfect host.

Lucca Hillside Paradise
Our 2 weeks stay in the house nestled in the hills just outside of Lucca, was an unforgettable experience. The house is exactly as advertised. It is fully equipped, clean, roomy, ( 4 adults with room for more), with a large terrace that is the perfect place for meals or evening happy hour(s). The views from the terrace alone, are a definite highlight of the property. Massimo was attentive, accessible and helpful throughout our stay. Upon our arrival, we discovered he had left us pasta, bread, olive oil and wine to enjoy on our first evening. The property is located within reach of Cinque Terre, Pisa, Florence, and many Tuscan vineyards offering wonderful wine tastings. Thank you Massimo for all your help and hospitality.

Fantastic!
Massimo’s house is set in beautiful, hilly countryside, with a sobering drive up to it. The house has fantastic views overlooking Lucca from its covered terrace where we sat every evening despite the few days of rain.
Massimo was very helpful and met us to take us where the house is . He also gave us information about the area and suggested a few places to visit.
The house is tastefully decorated and to an excellent standard with all amenities necessary.
We were particularly mesmerised by the fire flies in the evening.
I would recommend this property and I’m sure we will be back.
