****palace Umberto****is a historic building (1700 d.C) of great value lies in the medieval village of Poggiardo, among the best in the Salento, near the sea of Santa Cesarea Terme, Castro (3 KM) and the golden beaches of Otranto (KM 10). Behind the palace is a garden enclosed 'secret' and intimate, with a beautiful swimming pool set in white stone of Trani, with Jacuzzi. A pool is a citrus that acts as a natural umbrella and relaxing on comfortable beds. The old structure has a strategic position within each day you can choose a different beach of the most beautiful (140 km of beach). Inside you will find comfort, nature and confidentiality; out of the Baroque Piazza offers folkroristici events, festivals, exhibitions, musical concerts, wednsday markets, caffè and restaurant walking distance, bakery, folk dances of pinches, parties with fairy lights, nightlife, workshops, old chemist, airdress, etc. .. . Beautiful home. It was beyond our expectations. Host was gracious, readily available for any concerns, and was able to make our stay as comfortable as possible. We had a wonderful time in a beautiful historic palatial home situated in a beautiful village. The gardens are beautiful and the pool was fabulous and perfect end to each day.

Great communication before our holiday with the property owner, met us upon arrival. A whistle stop tour of the property which is huge, split across three floors and a number of rooms.
The first thing I would say before commenting further is that Poggiardo is amazing. Our party comprised of 6 adult adults, an 18 year old and 15 year old and two small children and we wanted a location to suit all. Poggiardo did not disappoint as we stepped right from the property into this gorgeous little town with bars, pizzerias and restaurants galore and only 15 minutes by car to the beaches. Drive around Puglia and be sure to be wowed by sun drowned, glittering beaches, water parks and much more.
Palazzo Umberto was beautiful upon first impression but upon closer inspection, needs a great deal of maintenance work. We had to argue considerably with the owner after days of the electricity cutting out up to 12 times a day. This was because of not enough power being supplied to the property, as confirmed when an electrician was called to the property. Eventually, she agreed to pay to increase the power.
The furniture is tired and weak, the recreation room featured in the photos is unusable due to considerable damp and the foozball table is broken. The owner would benefit from adopting the attitude of other property managers I have rented villas from in the past by including linen and towel changes into her price. We did not receive this service.
The property has huge potential to be a great place to stay but needs a lot of work. We hope that this review will encourage the necessary changes.

I had a fantastic stay in November… the house is extremely comfortable… I loved the living room where it could also be enjoyed with a very velvety view of the ancient village. Under the house excellent restaurants, bars, winery, butcher ... and an excellent breakfast at the table with just 2.50 euros ... Pasticciotto and Cappiccino what goodness !!!

Wonderful villa in the heart of Poggiardo
We had a fantastic stay at Palazzo Umberto. The property is enormous, with three relatively self contained sections / apartments within a private and secure compound, in the very centre of Poggiardo. The facilities were great for us (travelling as 2x families plus friends) - lots of garden space for kids to run around, lovely pool area, different courtyards to relax, comfortable bedrooms, plus a wonderful terrace for outdoor dining. We also loved the character of the property - the age, charm and history of the building is retained (with decor to match); while still having all the modern facilities for an extremely comfortable stay. Location is excellent too - Poggiardo is a nice little town, less than 15-20min drive to the beach, some lovely restaurants and cafes, and Wednesday market also worth checking out. Maria was a wonderful host too - check-in was super easy and thorough, with good communication and advice provided throughout our stay.

Amazing villa
We stayed as 2 families of 4, there was a huge amount of space and the outside areas were fantastic. We spent a lot of time chilling by the pool and there is a large outside eating area with barbecue where we spent lazy evenings eating gnocchi and drinking Italian wine. There is a pool table and ping pong table in the basement which the teenagers enjoyed. Maria was the perfect hostess, there were fresh figs waiting for us on arrival and she gave us some great recommendations, we especially enjoyed the portici doc pasticceria for breakfast, delicious pastries and caffe leccese. Plenty of room for parking and lots of interesting places to explore in easy driving distance. All in all a great holiday, highly recommended villa.

A beautiful house
This is an amazing and beautiful house with a huge amount of space inside and out with a large garden, terrace and orchard, in a premium location in Poggiardo. Having parking was really great - even if we did get blocked in by neighbours a few times! Our holiday did not get off to a good start though. We had asked a month before to postpone to next year as our flights were cancelled, and the UK govt had still not lifted the advice not to travel. We were told no, and also no return of our deposit, only to see the cancellation policy changed on the website two weeks later to full refund with 2 weeks notice, by which time we had paid for more flights. Maria is very friendly and helpful and provided some of the things missing from the inventory (microwave, beach towels), also some local info. There is no hot tub - there are 4 jets in the pool, there are no kayaks/canoe or boat. The house was expansive and lovely, except the smaller ground floor bedroom which was very damp and smelly - the supplied dehumidifier did not solve the problem and the air conditioning did not cool the room. The bathrooms were very tired and need updating - not the standard you would expect of such a grand house. 3 out of the 5 showers were dribbles, 2 were hand held and so not actually showers. There were no shelves or units to put your toiletries so they went on the floor. We were not offered clean towels or sheets during our two week stay. There was some issue with the noise - a dog on the next building roof barking all night and the cigarette machine in the square playing music all night. Maria told us the gardener would come on Monday but he came several times without warning, put in the pool cleaning machine leaving us not able to go in the pool sometimes up until midday. Also someone came in and took the recycling when we were out, helpful yes but not a comfortable feeling. The restaurants have gardens at the back which made for a lovely evening meal, Cafe Borghese was beautiful . Ristorante Ozium staff were very friendly. Caffe Italia was our daily coffee fix and Deborah was very friendly and served fantastic coffee and juices. The market on Wednesdays is fabulous - clothes, shoes, bags, food, homewares. The location in town was great, in the historic centre, but NOT 3km from the sea (which would have been walkable). Be aware the local beaches are rocks or concrete jetties and very crowded; the beach pic in the details is not local.

Wow
Wow, this place is AMAZING! It's absolutely huge! Three distinct levels which worked well for us as three families. The pool was lovely, but freezing cold at this time of year! It's in a great little village which had all the essentials, and only a drive away from beautiful beaches and bigger towns. Only stayed a few nights, definitely would have stayed longer if we could!

A wonderful three weeks
This property is beautiful, with thick stone walls and high, arched ceilings, located in the center of a charming and friendly town, and close to all the spectacular beaches of southern Puglia. We were six adults and all very comfortable in the palazzo. We especially loved the Wednesday street market that stretched for blocks and began just outside our door. In fact, everything we needed was a short walk from the house: butcher, baker, coffee shop, great restaurants and a supermarket. Highly recommended!

Beautifully restored Winery
We are family of 10 and found that each of our children and their family had their own private spacious accommodation complete with their own kitchen.
The Palazzo has been restored to a very high standard and Maria’s attention to detail throughout is perfetto!
Maria is extremely friendly and welcoming and nothing was too much trouble.
Poggiardo has everything you could possibly need, cafes, bars, grocers, fish monger and butchers. The market on Wednesday is vast, the fresh groceries and bread were wonderful.
The people are so kind and friendly.
We have visited the region before several times and there are lots of stunning little towns inland and by the coast.
A week isn’t long enough!

Salento Perfection
Our family group of 12 had an amazing two weeks in this unique historic property right in the heart of Salento. Poggiardo has plenty of character and is perfectly placed to explore the coast line, as well as Lecce, Otranto and Gallipoli. It also has a fantastic supermarket and bakery. Maria was a great host and assisted us with various bookings and other requests. Highly recommend Bar Portici, Vini Menhir Salento, Lievito Madre and Cafe Borghese. The house is perfect for groups who would like some independence as each level has seperate kitchens and bathrooms. We would certainly like to return one day. Grazie Maria!

Charming, comfortable and unique multi-generational family stay
This is a special property that is laid out like 3 separate units on 3 floors, each with own kitchen/kitchenette and bathrooms and living areas. I wasn't very sure from the description about layout but here it is: ground floor = large open plan living/dining area with full bath, open to a double bed (no door to separate); door to another bedroom and full bath off the main bedrooms, kitchen with small fridge/stove/sink. Entrance opens to pool/courtyard; 1st floor = Entrance off outdoor dining verandah overlooking pool (covered), very functional full kitchen, dining room , living room, 2 bedrooms off living room, 2 bathrooms; 2nd floor = enter from stairwell off main kitchen, up several flights of stairs, main sitting area, closed bedroom/bath, kitchenette, open to rooftop.
Overall, beautiful, historic-feeling but well-renovated property with thoughtful layout and architecture, suitable for all ages (just be careful of open pool, wasn't an issue for my kids), sunshades over pool are helpful in heat, very clean, Maria was very responsive, remember the deposit in cash and cleaning fee, internet worked well, air cons were useful at night, there are some safety gates by the several sets of stairways, orchard is pleasant; Poggiardo is an adorable, quiet, non-touristy town but was a great point for us to explore the areas within 30 minutes or so- beaches, scenic spots, Otranto, Gallipolli, Lecce. About 1 hour easy drive from Brindisi airport. Wednesday market was at our doorstep. Several nice restaurants for when you don't want to prep at the kitchen at the house. Recommended and our family of 9 (from age 2 to 66) were all happy for the week.

Perfect family holiday
We rented this property with our four grown up children and their partners and had a lovely week enjoying this spacious palace. It was perfect for 5 couples and we enjoyed being right in the centre of Poggiardo with bars and restaurants on our doorstep and a well stocked supermarket a short walk away. Once inside the deceptively large grounds it was peaceful and quiet and we spent many happy hours lounging by the lovely clean pool. Off road parking behind automatic gates was a bonus. Everything was well maintained and Maria was most helpful both during the booking process and in responding promptly to any queries we had during the week. It was a great location for exploring the Salento region - we visited an olive mill, winery, sea caves and beaches - and a great property for an extended family holiday.

Great stay!
We had a great 6 night stay at Maria’s beautifully renovated property. Poggiardo is lovely and well located for day trips to explore all of Southern Puglia. Maria kindly provided restaurant recommendations, and we thoroughly enjoyed the 3 that we tried:
La Piazza, Lievito Madre, Bar Portici.
As there were only 4 of us, we didn’t make full use of the vast amount of space available, occupying only 2 of the 3 floors, and spending most of our time outside; the pool area and patio on the first floor were perfect for enjoying the lovely weather.

Fabulous villa in real Italy
What an amazing villa in the central piazza of this beautiful small town, in walking distance to some lovely restaurants and a fantastic supermarket offering fresh produce. The pool area and garden were stunning. Plenty of space for 12 of us to enjoy sun bathing, swimming and sitting relaxing. When the sun moves away from the pool you can still enjoy the sunshine on the roof terrace. All the bedrooms are generous and very comfortable. A great location to explore the towns of Lecce, Otranto and Gallipoli and in easy reach of the rocky eastern coast and sandy beaches to the west. Maria, our host was amazing and always happy to help with lots of useful information about the area. I would highly recommend this villa.

Great property, Poggiardo is beautiful and the locals welcoming
Beautiful renovated winery, vaulted stone ceilings, huge rooms and various terraces on which to eat, BBQ, watch the sun set, look out onto the town square and enjoy the hustle and bustle of Poggiardo. There is also a orange garden and pool. Located in the centre of the Poggiardo, everything you need is on your door step, including friendly cafes and restaurants. The standard of food is excellent. Maria was on hand to assist when ever needed and made out stay even better. Would definitely visit again.

Such bliss...
We spent most of the summer of 2018 at this amazing home in Poggiardo. It makes an outstanding home base to explore Salento!
First, Poggiardo is a perfect town to call "home" in Salento. The people are welcoming, the town is not pretentious or touristy, most things are walkable for your daily needs. You can easily have coffee and pastry, explore local streets and shops, fix lunch al fresco at the villa, and then dine out deliciously in any number of great restaurants just steps from your door.
Then head for the coast -- most of Salento's beaches are an easy day trip. Do you want rocky pools or sandy stretches? Maria can answer any particular questions you have. There are many free beaches within 30 mins as well as numerous "Lido" establishments that offer a range of amenities for a fee.
The nearby towns are breathtaking. You can wander happily for hours with some new charm around every corner. We especially loved Castro and Lecce. Most have great choices for Salento cuisine -- with crazy fresh ingredients from the nearby sea and farms. We even made a day trip up to explore Trulli country -- also amazing. The driving is easy and parking is manageable for free or for a small fee (paid at a kiosk with cash or card).
The house is more amazing than the photos show. It is spacious, and it offers everyone someplace to relax. Maria and Andrea have done such a tasteful job throughout. We frequently had a houseful (including children) and made the most of the pool and all the outdoor spaces.
Maria and Andrea respond immediately to questions or concerns you may have. They are committed to being great hosts and sharing this spectacular part of the world with visitors.
Stay longer than you think you should. There is so much to enjoy.

Beautiful
We had a week in this amazing house, 10 of us comprising parents and adult sons, daughters and partners. The house is really beautiful, historic, and very well cared for and very special. We loved the outside space, it was perfect for us - the large terrace where we ate breakfast, the large patio beside the pool where we did our yoga each morning, the pool and pavement around it to sunbathe and the garden where we chilled and played boules in late afternoon. It was great to be able to walk out in the evening to a choice of bars and restaurants, and to explore during the day if we wished in cars for which there was also plenty of parking space on site. A fabulous house in the centre of the town, and Maria was so helpful and kind. A beautiful memorable time for us in Poggiardo.

Super Villa and excellent hosts - Will definately return
We had a great stay in Poggiardo, the villa is beautiful and split over 3 floors - ideal for 2 families sharing as there is lots of space and several kitchen areas. The pool is a great depth for swimming and also for children and the sails provide great shade.
The owners were really welcoming and gave us great advise on local resturants and cafes, they also recommended a local company for a super boat trip.
The Villa is in the centre of this beautiful small town and has all you need, a supermarket is walking distance, a couple of pharmacies, several great places to eat and an amazing coffee shop/ice cream bar.
There is the biggest street market I have ever seen in the town on a Wednesday and you can buy everything here. Other days there is a butcher, a fish monger and a cheese and cured meat shop in the town.
Within a short drive are some beautiful beaches and sea caves to explore.
There is plenty of secure parking, bikes to borrow, table football and a pool table. You could never be bored here.
We will definitely re visit.

Beautiful house and a very friendly owner
Lovely house and an extremely friendly welcome from the owner. They even delivered Danish pastries to the morning coffee Sunday morning :-)
We only have a few things to notice.
No heat in the house when we arrived and even after the owner had turned it on, it did not work well. There were also several days with problems with the hot water. Often there was not enough hot water for everyone to get a bath.
In addition, all garden furniture needed a good cleaning and oiling.
These few things meant that the house does not fully live up to the impression you get when you read the description and see the pictures.
