the location is perfect!! everything is in good distance the villa owners was so lovely and kind ! very good breakfast and very helpful if you need anything! the rooms are pretty basic but it’s a good price, location and on the beach so there’s no complaints!

Very spacious, friendly staff and clean. Went with a group of friends and we all enjoyed, because there is a big open space beachfront to hang out and have a party, rooms were pretty big as well especially the top floor.
The only issue was that shower water collects in the bathrooms, other than that all good

Mallik the receptionist took amazing care of us. She treated us like her own family and was sweet loving and always around to help for anything. She went above and beyond her duties and brought a smile to my face during every interaction. The room itself was large with two rooms, a large bathroom, and large balcony overlooking Kabalana, and air conditioning. Breakfast was delightful everyday and I couldn’t have asked for a better stay.

August 2022 low season, so was quiet. Which suited me to work and watch the ocean. First guest for quite a while, so somethings didn't quite work. Fixed straight away though. There is a generator, which is important with the power cuts. Some work going on to prepare for more guests. Good attention to keep me happy:)

The good part was the location, right in front of the beach,
but:
This place is about to fall apart. The sink is almost falling of the wall, chairs on the terrace have nails coming out, the flush of the toilet isn't working properly, to name a few.
We stayed with our 1 year old daughter for one week and they didn't clean our room once. We were not able to let her play by herself because some of the furniture had open nails.
This place ia absolutely not worth the money. We talked to other guests and they made similar experiences. One said that their room had a broken door and they couldn't close the room at all.
We wouldn't come again!

This spot is perfect if you want to roll out of bed and be on the beach. you really don’t get a better location. everything was clean and the breakfasts were so tasty (expect to try some local dishes). in a time when Sri Lanka is dealing with power cuts, Tharanga have a generator so you have power most of the time. the locals who own the place are incredibly hospitable and it was a pleasure spending time there. You can also rent surfboards or go for a lesson if you like. They also organise an airport shuttle that’s handy.
Be wary of the taxes and additional charges upfront, and then you won’t have an issue.

on the beach and nice view
the place was always meant to be cheap and cheerful but I didn’t expect there not to be a door on the balcony. we had our 10 month old son and acted as if it was normal that there wasn’t a door. just pull the curtain across. then they sent in lots of different people to look. but nothing was fixed.
on top of this the whole place was a building site.
The place should be condemned. DO NOT STAY HERE

Was Ok in the end.
The recepionist was confused and overbooked us, then tried to give us the more expensive room. After a long discussion she finally gave us the expensive room for the actual booking price. The room was supposed to be ready at 13.30 and in the end it wasn't ready before 16.00. Overall Ok, but very annoying side effects.

Great location, great for surfers, right on kabalana and the rock surfspot. Good basic breakfast but served till noon!!! Which is great for morning surfers, no rush to get of the water for breakfast.
Friendly staff. Quite rundown and in need of refurbishment. But then again, for surfers oke, good price for the location. For non surfing couples would go for a bit more upscale and cleaner.
Owner bit creepy. Is watching his guest on CCTV from remote area.
Found this out after couple of days. My kids had some local friends coming over a couple of mornings to surf and hang out on beach and hotel premises for the day. Owner then said he saw these kids on camera and wanted me to pay for them.
When I told him I was not to happy him peeping on us ( me and kids would undress from swimming trunks on veranda if we though we where private), I received a message from him full of racial slur and insults towards western people........ I understand he is in financial dire straits due to corona, but this is the same for hotel owners in the west..... My advise, book upper rooms, there are no cameras as I understood from the other guest.

Right at the beach and the garden is beautiful. The lady running the place is very pleasant and friendly. The breakfast is also good.
The place has seen better days and should be clean. I’m sorry to say that everything is in sort of decay. The place was very unclean, ants were running wild. No soap. The conditioner sort of worked but the noise was unbearable, so it was really difficult to sleep at night. Even the seaside apartments are open to the noises of the traffic. Money is requested upfront. Wish I could say something more positive about the place, since the people running the place seem nice, but it is one of the worst places I’ve stayed in during the past few years. Feel kind of bad for giving the place such a low score, but it’s just that the current score is not in correlation with reality. Oh, almost forgot to mention that the smell of sewers was a big issue in the room, couldn’t figure out what was the specific cause. All in all, wouldn’t recommend, I would search for a better place.

I love the location , it’s right on the beautiful kabalana beach , and the rooms are nice , have everything you need for a comfortable stay, hot shower, AC , mosquito net , fan , mini fridge .

Perfect location right opposite a good beginner’s surfing beach with many instructors and surfboard to rent. Clean room
Rooms at the back are noisy due to the road. prefer a front facing room.

Amazing location right on the most beautiful beach surrounded by palm trees, coconuts, and all the best Waves in the area. Super friendly and forthcoming staff, they will help you with anything you might need and make a really good egg and fruit breakfast with amazing black tea or coffe! Perfect for Surfers or Beach lovers. Totally recommend!

let me start like this to others to know as well.
when we arrived at the Hotel there were only two guys who looked at us(locals)in a weird way and then there next question was are you locals? He wasn’t happy with my answer saying yes we are locals . and he immediately called his Owner telling “did two locals booked a room? “ after the telephone conversation he was happy at all to be honest. then he asked the other guy to direct us to the room. we booked a standard double room with A/c,Hot water and we hoped that we might get other facilities which were mentioned in the site. trust me nothing was there
except the bed and two towels
they have mentioned there is an Electric kettle , Tv ,other toiletries etc.. nothing were there , it was just an ordinary room where they never gave us their wifi passwords either (as we so called “Locals”) .
I myself requested for a soap and they gave it with a greatest difficulty telling errr soaps might be finished..
and then the real problem began, they directly came to room knocking and asking to pay at the moment without delaying ( probably they thought we Sri Lankans would run without paying ,Lol)
there we no water (no hot ,no cold,nothing at all) till we leave the room next day. I tried to Call the owner several times ,who we contacted before reaching the hotel premises, refused to answer our calls. and finally he picked up and told that he will call us as he is busy at the moment, which apparently never happened.
so after having a bath in the beach we didn’t have water to shower and we didn’t have water to use the toilets , to brush or for anything .
Their behavior for Locals was hectic . owner of this place has to take immediate actions to these kinda things for it be not repeated again for any traveller who travels with hopes .
this is not like we are beggars who was looking for an accommodation free of charge but we pay our money and staying in these places hoping it would safe and happy place . but had to face these worst experience ever.

Waking up to the sound of Kabalana surf, beautiful view of the beach. Breakfast so fresh every morning served with a smile. My first floor room had a huge private terrace overlooking the garden and beach.

Amazing beach front property with absolute amazing service. If you are a surf lover this place is the perfect location with calm beach. Staff Lalinda is a super friendly human being and also the owner of this property. Enjoy your Srilankan stay in this magical place. 5 Star ⭐️
