A beautiful, well equipped ground-floor apartment, in a quiet secure residential development, our goal is to make the apartment a home from home, so you can relax and enjoy your break in comfort.
Ideal for couples, groups or families who want easy access to the city, plenty of space (120 sq meters) in a peaceful environment.
10 – 15 minutes walk from the east end of Princes Street, with private parking.
A short walk to Edinburgh's many attractions, some things to mention, Holyrood Palace, The Parliament, The Castle, The Playhouse Theatre, Botanic Gardens and Princes Street.
We are proud to have achieved the Scottish Tourist Board 3 Star Award as well as Category 3 access for residents with mobility issues. We have welcomed many guests with varying requirements over the years.
The apartment is the perfect base from which to explore Edinburgh and Scotland.
Large, bright, clean, well equipped kitchen, there is a dish washer, washing machine/tumble drier, gas hob, electric oven, microwave, kettle, toaster, filter coffee maker and a Tassimo. You will find a good selection of pots and pans, casserole dishes and oven trays. We supply tea, coffee, sugar, bin bags, dishwasher tablets, washing up powder.
Separate dining area, with a table and six chairs.
Peaceful lounge, 2 new leather three seater sofas, 3 armchairs, TV, Sky, DVD, WIFI, iPod docking station.
Master bedroom, king-size bed, en suite with large shower unit.
Two further bedrooms, both with twin single beds.
Family bathroom, with large shower unit, sink and toilet.
All bed linen and towels provided.
2 Kids cot, a high-chair, pram, plastic bowls, plates tumblers etc available if required.
Gas central heating provides a warm and welcoming atmosphere all year round, along with instant and constant hot water.
Wheelchair access, stool and suction hand rails available for shower, Parking space, Category 3 access award for guests with mobility issues from the Scottish Tourist Board. Assistance dogs welcome, there is a park to walk a dog one minute away. I am happy to provide a water bowl. There is a magnifying glass. I have details of a mobility shop that hires out scooters, chairs etc as and when required.

Perfect flat for the 6 nights we spent in Edinburgh as a family of 5. Enough space that we could not only sleep, but properly live there. Had everything we could have wished for, including a fully equipped kitchen and toys for the kids. Very proactive, responsive, friendly and professional host.

Edele’s apartment exceeded our expectations in every way. As this was our first family trip to Scotland, with kids ranging from 5-15, we were looking for a home that was spacious, comfortable, convenient and with important amenities (AC, washer/dryer, well stacked kitchen, etc.). All boxes were checked and more! The location was also impeccable as we were a very short walk to markets, restaurants and Edinburgh city center itself. We had a rental car so the included parking came in handy. Our Scotland trip created many memories, with staying at Edele’s place being part of that. We will be back!

We stayed at this property for my son’s graduation. The apartment was larger than I realised from the photos and walking distance to New Town (we got a taxi to the graduation). The property was clean and comfortable and I wished we’d spent longer in it. Communication with Edele was great when we had any questions.

This was a great flat in a perfect location in Edinburgh. Of particular note is that it has a huge kitchen and two beautiful recently renovated bathrooms. Edele was in constant contact with me to ensure we had a wonderful stay.

The property and host were wonderful. We were personally greeted upon arrival. The apartment was clean and spacious for 6 adults. The kitchen was fully equipped and the beds were very comfortable. We were able to walk everywhere and particularly enjoyed having detailed pages of information and recommendations. A gem!

From the first communication with Edele and through out our 10 day stay she offered my much guidance and help along the way. Unfortunately we never personally met but she offered to organize a taxi when my Uber app did not work, she brought us refreshed towels, instructed us how to use the washer dryer even though there were instructions included and looked into any other concerns we had. The home was lovely and comfortable and most importantly very quiet. We were not in the middle of the action but benefited by getting sleep. Edinburgh is a great compact town so even at the outskirts we were no longer than 30 minutes of pleasant urban walk to our destination. Military Tattoo and Fringe Festival was awesome the the county has the most welcoming and friendly people we have me in all our travels.
The Highlands, Isle of Skye and Lewis and Harris should all be part of trip to make sure you have really experienced the beauty of the country and the people.
Oh, and by the way, I got a note from Edele after we returned home that she was sending some clothes that I left behind. How is that for service!

Plenty of space to spread out for our group of 5 - the youngest being 8 yrs old.
Kitchen was stocked and we were able to make dinners easily, but within walking distance to restaurants and a Tesco Express. Owner greeted us and answered any questions we had.

Great cozy property - ground floor, easy access - plenty of room for 5 people. Walkable to CoCop, pubs, wide range of restaurants. Tram extension is huge plus - 5 min walk to tram stop, easy access from Airport all the way to Leith. Good mix of amenities - very clean. Great communication with owner. Would definitely stay again!

We had a great time in Edinburgh and Edele was a great host! The property was better than we expected and very close (15-20 minute walk) to new town/ Royal mile. Shopping for food / cafes and lots of thrifting a short walk away. We would definitely stay with Edele again!!!

After staying at a few other VRBOs in England and Scotland I was pleasantly surprised at the spaciousness of this flat. Everything was very clean and comfortable and the owner personally stopped by to make sure we were all set and answer any questions. It was quiet at night and black-out shades on the bedroom windows were much appreciated, too, as we where there near the longest day of the year! It is in walking distance to a main street with lots of good restaurants and bus/tram service.

We needed to be relatively close to the Edinburgh airport as a couple of our group had to fly out early one morning, and we also wanted to be able to walk to the main part of Edinburgh for a day in the city. This apartment is the perfect location for both of those. Since Edele provides parking, we were able to drive in and park at the apartment, but then leave our car there and walk to the city.
Everything was spotlessly clean, and the towels smelled so fresh and clean. We also appreciated that Edele provided shampoo and body wash since it's so challenging to pack those things when flying! A couple in our group appreciated the coffee that was also provided. The beds were so comfortable, and it's such a cute place. The layout allows for some to go to sleep early while others can continue conversations in the living room or kitchen without keeping them awake. Edele provides a wealth of brochures and travel guidance so that you can find many things to do.
This is a spacious apartment with everything we needed. We would have loved to stay longer!
Edele is super great at communicating, too! She's the perfect host!
