About this villa rental
Sundowner House sits with an unparalleled view of the beautiful light blue sea. You can watch fish swim past from the patio– ideally done at “sundowner” time! The house sits 35 ft. above the sea and 25 yd from it, with beach frontage and safe swimming. Hoopers Bay is one of the most beautiful on the island, and extremely quiet. The house has three bedrooms, 1 with a king bed, one with a queen, and the other with twin beds which can be moved together to make another king. There is a mooring in front of the house, marked by a polystyrene buoy. This was installed in August 2022, and is a helix anchor point. All living rooms have fans, air conditioning and a full unobstructed sea view. In response to comments made by one tenant, we took on board what was said, and decided to give Sundowner a facelift, and the following renovations were carried out . The kitchen units, sink and bar were all replaced, and a new refrigerator/freezer bought. For the dining area, a new dining table with 6 chairs provided. All cracked ceramic floor tiles in the house were replaced. The master bedroom has a newly tiled floor, a brand new king size bed in 2018, whilst it's shower room has been completely renovated. It now has a walk in shower. The end bedroom has been altered, the wooden door to the outside has been filled in. The patio has 4 new sunbeds.
Please note, the HOUSE IS ON THE BEACH. I am frustratingly unable to get removed the note that it is a "7 minute drive to the beach".
Two paths lead from the house, which join up then take you to some steps onto the beautiful beach.
Exuma is one to the best bone fishing areas in the world, and it has some of the clearest and cleanest seas to swim, snorkel or dive in. Facilities are available in George Town to do all these things, and also hiring boats. Brochures have been placed in the house to help you in this matter.
The house has satellite WIFI using Starlink so is very fast.

One good suggestion from a renter is to bring with you a few paper products that are light and easy to carry, such as trash bags, detergent pods, tin foil, baggies etc as they are very expensive to buy on the island. My stay at the property on Exuma Island in the Bahamas was nothing short of extraordinary. From the moment we arrived, we were utterly amazed by the breathtaking location. Nestled in a serene and picturesque setting, this house truly had everything we needed and more.
The interior was impeccably furnished, providing all the comforts of home.
Each room was thoughtfully designed, and the amenities exceeded our expectations. Whether it was the fully equipped kitchen, the cozy living spaces, or the stunning views from every window, we felt right at home.
However, the highlight of our stay was undoubtedly the beach. It was, without a doubt, the best beach I have ever seen. The soft, powdery sand and the crystal-clear turquoise waters were simply mesmerizing. We spent countless hours soaking up the sun, swimming in the gentle waves, and marveling at the natural beauty surrounding us.
This property on Exuma Island offered us a slice of paradise that we will never forget. It was the perfect getaway, providing both relaxation and adventure. If you're looking for an unforgettable vacation, look no further – this place has it all.

Our stay at the house was fantastic. The house was clean, and its location was perfect, just a short drive from downtown Georgetown and convenient grocery stores. This central location made exploring the area effortless. Hooper's Bay, right in front of the house, was calm all week and clear, making it hard to leave and explore other areas. We enjoyed every moment and will definitely return!

Sundowner House was perfect for our family - lots of room, very clean and a fantastic location right on a beautiful beach. Having breakfast on the patio with a gorgeous view was the perfect start to the day. the location on Hooper's Bay is great - kind of int he middle of the island convenient if you want to go north or south. Close to the grocery store and George Town. Jenny the property manager and the owner were great at answering all my questions about where to go and how to get there. I highly recommend this house for a family or group of friends. it is a fantastic value. Would definitely go back.

The view was amazing. The house was perfect for us. The one thing i would suggest is that the walk way from the house to the beach have a railing. One of our guest could not go down, it was to steep with nothing to hold on to. We had a fantastic time and Geoffry gave us many suggestions of where to go and what to see.

House is on the beach and in a great location. Super close to the airport and grocery stores. The house is on a beautiful and very quiet beach. The house is stocked with snorkeling equipment, rafts, beach towels and lots of other items that are difficult to pack. We had a great time!

I chose this house because of its location on Hoopers Beach. It did not disappoint. The photos on the listing do not do it justice. Cute efficient beach house. The views are incredible. The beach is magnificent. Easy to find and centrally located to just about everything. Highly recommend.

My wife and I were making our seventh visit to Exuma and we finally convinced her sister and another couple to come with us. This is the first time we've rented a house and this one could not have been better. Absolutely perfect location. Close to Georgetown. On Hooper's Bay. Near a couple of stores. Perfect. If you want an ultra-modern, super ritzy house, this is not for you. It's a homey, comfortable home with everything you need for comfort. Everything worked. Lots of little home comforts - i.e. books, puzzles, kitchen utensils of all kinds, binoculars, swim fins and floats, etc. All little things that made you feel like you were at home. Highest recommendation. We'll be back.

My family and I spent a week and a half at the sundowner it exceeded our expectations. It is everything that the owner says on VRBO. Gorgeous beaches everywhere the beach at the front of the property is beautiful. The wildlife on Exuma is breathtaking. Must take a boat tour with Roberts island tours. They were great recommended by Jenny.

Sundowner house was the perfect place for our family of six. The view from the house was spectacular. As beautiful as the pictures are in the posting, in person it took my breath away. The owner and property manager were always very responsive to our questions. The kitchen was well stocked and the bedrooms were all very comfortable.
The walk to the beach could be a little steep for some people. We were ages 40 to 73 and were all able to do it. There is a grocery store within a 5 min walk of the house which we found very convenient. Our vacation was perfect in every way!

This location was absolutely perfect! Steps away from the beautiful beach and walking distance to the sea turtles. Host was amazing at communicating and was incredibly helpful on information when our flights on the way got delayed and we had to reroute. We will be coming back as soon as we can lol!

Wonderful stay
We had an absolutely wonderful stay for a little over a week at Sundowner House. The house is exactly as described. It was just perfect for our family of 5. The location is truly unbeatable. We visited practically every beach on Exuma and ours on Hoopers Bay was our favorite. The house sits up a little higher than some of the other beachfront homes and we were so grateful. The breeze kept the bugs away and the views of Hoopers were breathtaking- and it is just a few steps down to your private beach. The sea turtles are just a short walk down the beach. The homeowner and property manager were wonderful and kind - and more than accommodating. The home was stocked with everything we needed. The grocery was super close by and restaurants only 5-10 mins away. We would absolutely rent this home again. Thanks to the homeowner and manager for your kindness when our flight was delayed. You have a lovely property!

Hidden Gem
This trip was absolutely incredible! I went through a lot just to get it to happen with COVID, Airline cancellations, additional couples cancelling, but this house made it all worth it. It is the best view on the whole island. Incredible private beach with sea turtles, the best sand and the clearest water. The hosts couldn't have been more helpful. I really needed this trip after a rough year. The kitchen is well stocked, the amenities are everything you really need. By the way, wait until you check the cupboard before you by sunscreen and aloe, etc. everybody leaves their leftovers and they have a ton. The best grocery store and meats is only a short walk away at Prime Island meats and there is a pizza place right next to that. Liquor is a little bit longer walk in the other direction. We did just fine without a car. Took a cab to and from the airport and when we went into town. I could sit on that porch or on that beach for the rest of my life! Definitely a great find.

Overall good stay a little pricey
We had a good stay at the sundowner house I would say the kitchen need a lots of new things all the pots and pan are very very old and everything wasn’t clean we had an issue with the toilet Jenny sent a plumber right away but he couldn’t find the issue the toilet was very smelly. Otherwise the view was amazing the beach down is very pretty and 5/10 min walk from the turtle beach

My wife, three of our adult children and my son's fiance stayed a week at the Sundowner House. It is a beautiful property! Every bedroom and living room had floor to ceiling glass doors for awesome views of Hooper's Bay. We were impressed that every bedroom had its own full bathroom. It was nicely furnished and a spacious, well equipped kitchen. The location was also great with two groceries in walking distance. Throw in your own private beach and what more could you ask for.

We had such an amazing time at the Sundowner. The house is centrally located and was clean. It fit our family of four (2 teenagers) perfectly. The beach is a few step down the path and is one of the best spots to relax. We will for sure stay again!

Truly Breathtaking!!!
This was our first visit to Exuma ……. Oh my gosh, it was so much more than we ever could have expected. The Sundowner House could not have been more perfect, the views are spectacular. Jenny, the property manager was amazing. The washing machine stopped draining, and Jenny had a brand new one delivered the next morning. We are already making plans to return next summer.

Amazing location, great house, Beautiful Beach
We stayed at the Sundowner for a week and it was well worth it. The house is set on the most beautiful beach. The water is as clear and warm as a swimming pool. Not much current, so you can float and relax all day. There are friendly turtles to swim with just down the beach. The house was clean with air conditioning, and the most beautiful view. This was a one-of-a-kind private beach, we only saw about two other sets of families on the beach all week. The house has all the floating equipment, we brought some and left them. The host Jennifer was excellent and helpful. She answered all our questions. There is a great little grocery store about a block away (Prime Meats) with all the groceries you need. The islanders are the friendliest people you will also ever meet, very polite. We will definitely be back some day. Thank you, Geoffrey!

Perfect Location!
We just got back from a 7 day trip to Exuma and stayed at the Sundowner house. It was the perfect vacation! This location on Hooper's Bay is the best in Exuma! Close to everything and you can swim with the sea turtles right on your own beach. The people of Exuma were some of the nicest people we have ever met and Antonio Johnson was an awesome charter captain. We had gotten a lot of good information off of VRBO reviews so I wanted to help any future visitors as well. This house is fantastic and very comfortable! My only recommendation doing an international VRBO is to take a few paper products that can travel well - trash bags, detergent pods, tin foil, baggies, etc. Those items are very expensive there and would be super easy to take along! We love the island of Exuma and the people there. Sundowner is a wonderful place to experience it all!
