About this villa rental
This traditional stone villa was built in 2003. The villa is surrounded with 2000 square meters of natural plot with olive trees and garden. Its one kilometre away from the typical Greek village Megali Mandinia with panoramic view to the Messinian Bay and the impressive mountain Taygetos.
The 170 sq meter stone house has 2 bedrooms in the main part of the villa. Main bedroom with 1 double bed and second bedroom with 3 single beds. The detached tower has 1 main bedroom with double bed and bathroom in the first floor and double bed sofa in the ground floor. The villa conteins a big living room with 2 relaxing sofa's, 1 big armchair, 42" TV Full HD, dvd player and a nice fireplace. The fully equipped kitchen offers you all the necessary amenities that you might need for cooking.
The 8 meters swimming pool will give you relaxing and refreshing moments in the hot summer days.
In the village you can taste Greek typical plates in one of the three taverns in reasonable prices.
The beach Sandova and Akrogiali is three kilometres away and you can enjoy your time at the sea having a snack or a drink to the beach bar Hobo hearing good music.
Kalamata is a beautiful city 12 km away that you can find anything you may want, also a lively night life, supermarkets, museums, banks, restaurants.
From this part of Peloponnese you can make small excursions to ancient Messini that it has an impressive well reserved ancient monument with a stadium, theatre, columns and other. You can also visit the Messinian and Laconian Mani with the beautiful picturesque villages and the traditional architect houses.

Greece at its best. Sunsets. Sea. Privacy. Close to historic sights in all directions. Perfect for the days when you want to lounge poolside as well. Been coming to Greece for 35 years. I’ll be back.

We had the perfect stay at this gorgeous house - the view from the terrace was to die for!! Very quiet and private. You do need a car to get around and there are plenty of facilities a short car-ride away. The whole family absolutely loved it! If you have very small children, the pool area can be a little tricky as the surrounding walls are quite narrow and fairly high up. But for us it was perfect.

Great place. Out on the hills and not overlooked... you felt alone and had your own privaste place in the middle of nowhere. Shops about 10 min drive away. Pool a good size. Very quiet. Sunsets and sunrises overlooking the harbour of Kalmata absolutely out of this world

We’ve had an amazing trip. The house and pool were really fabulous. Loads of space for us all. Very comfortable beds. We loved eating out on the terrace in the evenings listening to the cicadas.
The local beaches were lovely and uncrowded.
Communication was perfect.
You need a car to travel around.

Lovely country-style villa - comfortable but not luxurious. Isolated giving complete privacy. Seven minute drive to nearest beach, 12 to mini market, 15 to supermarket. Large pool and patio. Could have done with more information concerning villa operation (water heating/wifi/pool) and local amenities and points of interest.

We have enjoyed staying in this cottage very much! Beautiful garden with a pool, the cottage is situated on a hill with stunning views on Kalamata Bay and the mountains.

Peaceful and Serine
Very traditional Greek Villa,peaceful and very serine,if relaxing and taking a dip in the pool is what you seek ,this is a perfect place!
It is remote so I suggest that you have a car,nearest restaurant is a twenty minute walk and you definitely need a car to get groceries!
I would recommend for future guests,that the caregiver does more than hand you the keys and leave,i as would have a book with the best restaurants in area and markets!I put my own hand drawn maps on bulletin board,also what to do if hot water goes out,internet and so on! If you know what to expect and are prepared,I would recommend this Villa,just need’s some better care by owner and caregiver,

Relaxing
Very relaxing location, the property isn’t suitable for young children or anyone with mobility issues. There are high walls and steps with no guards or hand rail, had a couple of small issues with the fridge and water supply, after texting the owner he didn’t even reply.

Perfekter Urlaub
Es war ein wunderschöner Urlaub. Nicht nur weil das Wetter super war, sondern auch weil das Ferienhaus für uns perfekt war. Bei der Ausstattung gibt es nichts auszusetzen. Es ist alles vorhanden was man benötigt, um sich wohlzufühlen. Einkaufsmöglichkeiten, Restaurants sowie Strände sind in wenigen Autominuten erreichbar. Ein schönes Ferienhaus fernab des touristischen Trubels mit phänomenalem Blick über die Berge und das Meer. Der Außenbereich ist mit Terrasse, Pool, Grillbereich und Garten sehr großzügig angelegt. Serafim hat uns erwartet und uns alles genau erklärt und wertvolle Tipps für Ausflüge gegeben. Vielen Dank an Serafim für die Geschenke und Getränke.
Wer Ruhe, Abgeschiedenheit und die Schönheit der Natur sucht, ist hier absolut am richtigen Ort - zu 100% weiterzuempfehlen.

Traumhaus
Für uns das Beste waren die Alleinlage (Ruhe) und die Aussicht die Bucht von Kalamata sowie im Hintergrund auf die Berge.
Das Haus selbst lässt keine Wünsche offen, Serafim war zur Schlüsselübergabe vor Ort, hat alles gut erklärt, netter und freundlicher Kontakt. Fußläufig, ca. 20 Minuten, sind Tavernen erreichbar. Insgesamt ist ein Auto notwendig. Die Umgebung ist vielseitig und wunderschön. Jederzeit wieder.

Toller Herbsturlaub
Es war wunderschön in dem Ferienhaus.
Eine traumhafte Lage, auf der einen Seite Blick aufs Meer, auf der anderen Seite Blick auf tolle Berge. Man kann das Haus auf google maps mit “Vista Avia Villa” finden.
Das Haus selbst : Schöner gemütlicher Landhausstil, liebevoll eingerichtet. Alle Fenster haben außen Fensterläden zum Verdunkeln und eingebaute Fliegengitter, die man runterziehen kann. In jedem Schlafzimmer ist eine Klimaanlage. Es gibt sogar große Badehandtücher. Was man aber wissen sollte, ist, dass die Bett wirklich sehr hart sind.
Das Wetter Mitte Oktober war super, tagsüber warm und nachts angenehm kühl. Wir haben tolle Ausflüge unternommen, sind auf den Berg zu dem Kastell, was man vom Haus aus sieht, hoch gewandert, waren oft lecker Essen und haben schön am Pool gelegen.
Wir hatten also eine tolle Zeit.

Tolle Ausblicke
Wir hatten eine sehr erholsame Woche im September. Das Haus mit seinen schönen Ausblicken und abkühlendem Pool lädt zum Verweilen ein und ist sehr gut ausgestattet. Man kann in der Nähe, wenn auch nicht unbedingt fußläufig, gut essen gehen. Ausflüge nach Kardamili, Alt Messene oder Kalamata sind sehr lohnenswert. Man kann von Avia aus vieles unternehmen, auch wandern wäre schön gewesen. Aber es war definitiv zu heiß. Das Haus liegt ganz für sich in einem Olivenhain. Wer es ruhig mag, ist hier richtig. Lediglich die Matratzen waren für mich zu hart und die Bäder sind etwas in die Tage gekommen. Trotzdem 5 Punkte, auch wegen der guten Betreuung vor und während des Aufenthaltes durch Serafim, den netten Vermieter.

Sehr schönes Steinhaus um mit 6 Personen, Freunden / Familie entspannte Tage zu genießen. Landschaftlich schöne abgelegene Lage zwischen Bergen und Meer. Auto zum Essen oder einkaufen unverzichtbar.

Got fresh fish and meat from Lidl and bbq'd a few times and saw every single sunset bar 1 due to 1 day of monsoon like rain but was refreshing as getting too hot!! Car is essential unless you are a donkey! A little private place that has its own driveway and seclusion!! Just keep the gate shut to stop neighbours just calling by. Unless you like people you dont know or unserstand popping in!! Loacation wise best villa we have stayed at in last 10 years!! Could do with some minor TLC here and there but it adds to the 'quirkyness' of it. Greece is Greece and thats why we love it!! Serafim, Elini and families have an excellent experience awaiting you!! Juli / August mit der Familie bei Kalamata
Das Haus ist ideal für eine mittelgroße Gruppe, die gerne ein wenig zurückgezogen ist und ebenso gerne Zeit am Haus mit tollem Pool und fantastische Ausblicke mit atemberaubenden Sonnenuntergängen genießt. Die Raumaufteilung ist ideal für 2 + 2 + 2, aber es wäre auch Platz für zwei weitere. Wir waren für eine Woche zu viert und eine Woche zu sechst. Weil der Pool tiefer ist, sollten eher Erwachsene oder Familien mit größeren Kindern hier absteigen. Der Ort eignet sich auch gut als Ausgangspunkt für Tagesausflüge. Der Strand ist mit dem Auto in ca. 10 min zu erreichen, weitere Strände in der Umgebung haben wir auch erkundet.
Serafin und Eleni, die Besitzer waren super hilfreich und nett bei der Begrüßung (Serafin war da) und auch bei Fragen und eventuellen Problemen haben sie sehr schnell und effektiv geholfen. Vielen Dank dafür!!

Great place to settle down
A great place, nice pool, great garden en fantastic views. Shady places to sit, as well as sunny places. We loved the balcony in the night. The host Serafim is great and came over from Athens just to welcome and give all the information. Strategic place to visit sites at Mani, Kalamata and Mystras.

Traumhafte Unterkunft
Das Haus ist in bester Lage, wir haben lediglich das Zirpen der Grillen gehört. Mit dem Auto sind Tavernen und Steinstrände in wenigen Minuten zu erreichen. Die Umgebung ist mit Blick auf Berge und Meer einfach wunderbar und bietet einen guten Ausgabgspunkt für viele Ausflüge. Das Haus ist für zwei Familien bestens ausgestattet mit Waschmaschine, Geschirrspüler und ausreichend viel Geschirr. Die Einrichtung ist sehr geschmackvoll. Lediglich die Matratzen waren mit festen Sprungfedern wirklich nicht bequem. Unser Gastgeber war jederzeit für uns zu erreichen und sehr angenehm im Umgang. Wir waren 14 Tage dort und nach einer Woche wurden sogar Handtücher und Bettwäsche gewechselt. Besonders genossen haben wir den Pool, der mehrmals in der Woche gereinigt wurde. Wir können diese Unterkunft wärmstens empfehlen.

Großartiges Haus, spektakulärer Blick und sehr freundliche Vermieter.
Ruhig gelegenes gepflegtes Haus. Toller Pool, Garten und Zimmer sehr schön und gepflegt. Einkaufsmöglichkeiten gibt es, man muss ein bisschen fahren. Tavernen und Strand in der Nähe, aber nicht wirklich fußläufig, vor allem nicht bei Hitze mit Kindern. Alles in allem ein herrliches Ferienhaus, volle Punktzahl von uns.!

Beautiful villa with a lovely pool. Fantastic and highly service minded owners. We spend 3 amazing weeks here. Perfect position for day trips to Kalamata, Kardamyli or Stoupa. Great beaches and tavern below on the coastline! We are definitely coming back !!!

Wir waren eine Gruppe von acht Personen und fanden ausreichend Platz in diesem wunderschönen Haus.
Etwas abgelegen fanden wir den optimalen Platz für Ruhe und Entspannung.
Wenn es zu ruhig und einsam wurde, dann sind es nur 20 Minuten nach Kalamata.
Wir haben uns sehr wohl gefühltund kommen gene wieder.

Wir erlebten in dieser Villa den schönsten Urlaub seit langem. Für uns 2 Erw. und 2 Jungs mit 8 und 14 Jahren das beste was es geben kann ! Durch den schönen Pool der Abends beleuchtet ist, haben wir das Meer, das nur einige Kilometer entfernt ist kaum vermisst. Das Haus ist sehr sauber und sehr geräumig. Der Vermieter hat uns gleich zu einem super schönen griechischem Laden gebracht bei dem wir uns versorgen konnten. Ein Mietwagen ist auf jeden Fall erforderlich. Es ist zu empfehlen diesen aber vor Abreise zu buchen, da wir erst nach 2 Tagen einen bekommen haben. Aber mit Taxi und unserem freundlichen Vermieter war das kein Problem ! Die Griechen sind sehr nett und wir haben auf ihre empfehlung hin ein wunderschönes Restaurant in Megali Mantinia mit super Aussicht auf das Meer gefunden. Super original griechisches Essen und fürstliche Bedienung ! Wir kommen jederzeit gerne wieder !!!!

This is a wonderful accommodation with beautiful views over the sea and the mountains. The veranda offers shade against the sun. The private swimming pool is a treat. The bedrooms are small, but clean; there is a fine kitchen. The living is large, but because of the beautiful weather we spent most time on the veranda. Apart from the usual outings, the environment also offers opportunities for hiking. The owners are very helpful.

The house was marvellous! we went there with my family, husband and two children. The house is very comfortable for the family needs, it supplies all the necessary things for well-being. It also has a very beautiful garden, where you can have breakfast and your evening coffee in the olice trees. It's a typical peloponnisian landscape! The hospitallity is exceptional. The landowner is so friendly! We would definitely reccomend it!

The house was marvellous! we went there with my family, husband and two children. The house is very comfortable for the family needs, it supplies all the necessary things for well-being. It also has a very beautiful garden, where you can have breakfast and your evening coffee in the olice trees. It's a typical peloponnisian landscape! The hospitallity is exceptional. The landowner is so friendly! We would definitely reccomend it!

Very nice house with great pool and fantastic view
The house is easy to find - coming up from Kalamata (about 12 km, approx 15 min).
The house is situated in a very nice and big garden with many olive trees.
The view from the terrace is fantastic, one can see the Kalamata and the whole bay. In the evening we always enjoyed the sunsets - the sun goes down behind the bay, reflecting in the water.
The terrace is quite big - 4 quite new deck chairs plus additional chairs offer plenty of room to relax and as the terrace points north, there was plenty of shade during the day (quite necessary for southern Greece!)
The house has a big living room, kitchen and two sleeping rooms. We stayed with three kids and had enough room without also renting the tower (that would have offered additional sleeping space) The one and only small criticism that we have was the bed in the main bedroom - we found it quite hard, but that is - of course - a subjective comment
The pool was as shown in the pictures - quite big, spotlessly clean and warm. As a nice touch it is illuminated in the evening. Water depth from 1,30 to 2.10 m, so really nice to swim
The owners were very nice and forthcoming - everything was explained very well and every question we had was answered promptly.
The location is also good in regards to activities - lots of things one can do and most of them just one hour drive.
We are thinking about going back next year and I would recommend this to my friends!
