This Lovely fully updated home in the heart of Fredericksburg filled with charm, character, and majestic simplicity. The large expansive porches are inviting and encourage travelers to enjoy a tranquil evening with wine and a beautiful sunset.
The 2nd master suite includes a king bed- pool table - darts - small kitchen- extra bath and is perfect for entertaining large groups.
One block from main street; you are a few minutes walk from great food, coffee shops, the town square that boasts several weekend events.

The pictures were accurate however general maintenance has been deferred. The property is for sale therefore I suspect not a priority for the owner. The main house door code didn’t work and that was a bit of a back and forth effort-really not the fault of the property owner. He promptly responded with an alternative code that worked. The thermostats were Nest system which is great-unless you’re not familiar. That took some unexpected effort. We were referred to YouTube. That was astonishing. He did check back hours later to see if we figured it out. The cleanliness was good, just basic supplies, like toilet paper, were lacking. The fifth person in our group had the worst accommodation. Because no virtual tour was available we did not know it was at the attic slope and access was through another bedroom. It was fine, just unexpected.

Perfect place for a girl trip. There were 6 of us so we each had our own room but there are plenty of beds if you have a big group and don’t mind sharing rooms. The house is a couple blocks off Main Street so we could walk downtown. Manager was quick to respond my questions. We had a great time staying here!

This is honestly the worst property I have ever stayed with using Vrbo. He charged me an extra $240 for 8 guest (there were only 7 but said he had to charge that for 8) He would not give me the information to check in until 4:01pm, Even after requesting when we were going to get it. The house had not been cleaned, there were roaches dead and alive through out the house. Even though you pay a cleaning fee they ask you to take the trash out, take all the towels to the laundry room and pretty much clean the house for them. Then after leaving I was accused of breaking a window that was already broken when we arrived. This property manger just wants your money. I recommend you do not stay here.

The place was PERFECT. Had about 12 ladies in their 60s staying there. Most beds were doubles, but there was a couch, a bunch of trundle beds, and a couple of roll away beds if anyone didn’t want to share. Super cute house a couple of blocks off Main. Owners were very helpful and communicative. Def recommend.

I have pictures, that will tell all you need to know. Owner refuses to address, just beats around and jumps around, would have been so much easier to "listen" and settle this issue. Dirty, has roaches, and needs attention. Curb appeal is nice, but open that door to a whole new world. Don't book, any issues will NOT be resolved with owner. What I was requesting was FAIR. jmg

Great place to stay with lots of beds and bedrooms. Kitchen well stocked. We had trouble with our wifi so the bedroom tv’s and Sonos would not connect. Owner gave a work around for our cell phones. Living area and kitchen is open and good for lots of people and gift giving. Campfire was wonderful as it was cold during our stay. We had an elderly person with us who was able to get around fine with his cane and primary bedroom on ground floor. Host responded quickly to any questions. House was clean. We paid for our extra people so we had plenty of beds for all 11 of us. we had a great Christmas here.

The property description is not exactly correct. The listing has 4 twin beds in one room which is in accurate there were only two. In addition to the description opportunity, the host didn't provide check in instructions until 20 mins after check in time. I was at the property waiting to have for a response, when normally that information is provided earlier in the day or day prior. The fire pit in the amenities was a nice feature we planned on using, be prepared to bring your own wood, and fire starters because none was on property. Also be prepared to have a visit from the fire sept as we we were advised the fire pit was too close to the tree and didn't have Appropriate covering on the pit. All together I would recommend the property as a place to stay for a group of friends just consider that you may run into the challenges we did. Also you have to park on the street there is no drive way. I hope this helps future travelers.

Worst experience
I have worked in a small business of 30 and in several large corporations with a diverse population. I have led teams and manged large groups but I have never seen a person more difficult to work with rhan this owner. A fan blade broke on the back patio. It was a new installation and the fan was not installed properly. The are struck the rafters and broke. The owner ignored the pictures I sent of the broken blade and broken rafter and still charged us for damages. I was standing at the back door when the blade went flying through the air scaring me and my 2 grandchildren. He is a narcissistic bully so beware.

Less than thrilled but it worked
For starters, I confirmed with the host the number of beds - he confirmed 2 queens & 2 kings in the house we rented. This was INCORRECT - the 2nd King was in a separate rental on the property but not part of the house we rented. We were able to push 2 twins together and make do.
The property inside was decently clean but could use a good sweeping of cob webs and dust bunnies.
Lastly, the a/c went out on our last night and the owner was almost rude about us literally saving his unit from burning up and letting him know. Not once did he apologize for our very HOT morning.
Overall the house was "fine" as we didn't spend a ton of time here.

cute house, great location
We were in Fredericksburg for my sisters wedding in March. We spent very little time in the house due to wedding events. The house itself was perfect for our family....plenty of beds and was clean. We had an issue with the doorlock and was charged to repair it without our consent. We did not break the battery operated front door lock. After multiple discussions with the house manager, we were still accused of breaking the lock and charged for the repair.

Cute house, great trip
We had a great time celebrating my husband's milestone birthday here with family, check in was smooth and the owner was quick to respond to questions. They had oversized yard games in the backyard which the kids loved. It was close proximity to Enchanted Rock and loads of breweries/wineries. The 5th bedroom is adjacent to one of the main bedrooms (it does have a door that closes) which was perfect for a "kids" room, there were two twin beds with trundles so they basically made a giant slumber party and told ghost stories at night lol. Overall, a good choice for a large group!

We were quite pleased with this house in Fredericksburg. It was very clean, well stocked and comfortable for our group. I really enjoyed sitting on front porch; in a rocking chair, with a nice breeze and an adult beverage. I would definitely recommend to others.

Nice Home But Beware of Host
The home was lovely and conveniently located. My group had a great time during our stay. It went down hill when the host charged my credit card for damage we didn't cause. I notified him during our stay that the shower head came flying off during my shower the first night we were there. I even sent pictures. He tried to blame this on me and was a bit of an a-hole about it like my party of middle aged, professional women were swinging from the shower head. A good host would have apologized for the inconvenience and asked if it hit me when it fell and was I injured. He is obviously not that guy. I've been renting properties through VRBO for many years and have never encountered a host blaming me for something that was clearly already damaged. Days after we checked out, he charged my credit card $125 and said "you are lucky the charge was not $300 which is the min cost to have a licensed plumber." His exact words. I had to escalate the matter through VRBO and was refunded my money. It was an unfortunate end to an otherwise very nice trip. Customer service goes a long way, so know who you are dealing with in advance.

Great visit to Fredricksburg's wineries and downtown area
Visited Fredricksburg last weekend to celebrate my wife's birthday with friends. The stay at this home was great. Close to main street and most things we wanted had planned. Home is very spacious and well equipped with most things you would need to feel at home. Only thing that was a little different than the description is the parking situation. There was only street parking available during our stay, but not a big deal for us. Otherwise, great stay overall. Would stay there again.

Girls Wine Tour Trip
A girl only Memorial Weekend Trip was planned to celebrate birthdays, family and friendship. The house was nice, clean and had plenty of room for our group. It was a little further to Marktplatz than what I had planned, but it was not a big deal. We enjoyed the walk and the weather was very nice after the rain moved on. Great food and shopping close by. Beds were super comfy, 3 full bathrooms were great with all the girls in the house. We were all comfortable and enjoyed our stay very much.

Dirty and broken
Upon arrival realized the property was not clean and several things were broken. Sheets and towels were stained and had animal and human hair on them. Kitchen was bathrooms dirty. Missing lightbulbs, broken small appliances, plugs not working and stained dining table cushions. Mattresses not comfortable and did not have two kings like listing states. Overall unhappy with this property!

Although we didn't need it, we were given the opportunity to check in earlier. We rented this property because of the 5 bedrooms listed, which technically there is 5 bedrooms but only 4 of them were usable. I contacted the manager/owner and was not treated politely, he suggested that we might have more people than we originally stated and would be charged for extra people, and the cameras would show the number of people. We were also given the opportunity to get a refund and find another place to rent. I thought that was a bit rude and I let him know we would make this house work and wanted to let him know about the 5th room being unavailable since they were doing repairs from the freeze. Having written all that, the house itself is lovely, very comfortable and had all the items we needed to make it a very nice stay. I would recommend staying here, if you need 5 bedrooms at this moment only 4 are available., check with the owner they may have that 5th room done. I would have given this a 5 star rating had it not been for the communication hiccups. I did communicate with the manager/owner after the trip and he did offer us an extra night but we had already left. The location is close to Main St and easy to find.

Spring Break in Fredericksburg
Dallas is a pleasant and helpful host. The house has a nice layout and modern appliances and bathrooms. The beds are comfortable. Location is close enough for medium walk to the shops on Main Street. The backyard is nice but maybe a bit small for kids to run around. The giant Connect 4 game is a nice touch. We would stay here again.

There is plenty of room for a big group. I came here with my husband while we're both working from home and it was nice that we could work on different floors. The king sized bed in the master room is very comfy! I slept really well on it. I could totally see bringing a big group here comfortably since there are multiple queen beds and bathrooms.I booked last minute and the host was very responsive. Five stars!

Charming (and large) wine country getaway!
This was the ideal VRBO: reasonably priced, centrally located, super quiet neighborhood, and extremely spacious. My wife and I felt right at home here, and IMO it's an ideal place to be during COVID, for anyone looking for a little getaway in Fredericksburg!

The house is walking distance to all the fun. It was the best that I could have expected. The girls raved over the house and how amazing it was. Communication was amazing. J had a question and it was answered very promptly. Best idea ever to book this house.

We had a lovely time in this charming Hill Country Home. It was spacious and had a great vintage feel. We had no problems and it was very well kept. The location was so quiet and close to downtown. It had all the luxuries of home. We would rent it anytime that we visit Fredericksburg
