DESCRIPTION:
This spacious brand new 3-bedroom 2 bath home was just built in 2017! It is just about a block to the gulf side beaches and is centrally located on Anna Maria Island in the city of Holmes Beach!
While the inside of the home is pristine, gorgeous, and beautifully decorated. The real feature of this home is there is tons of outdoor yard, deck & covered patio space with a beautifully landscaped backyard, heated pool with sun shelf, and grill. With the back of the home facing westward it is perfect for enjoying gulf breezes and sunsets from the comfort of your own deck and the pool gets tons of sunshine exposure during the day!
The inside of the home has a spacious open concept living, dining, and kitchen. The dining room table seats 6 and the large kitchen island seats 4. The kitchen is decked out with gorgeous countertops, wood cabinets and stainless-steel appliances including oven/stove, dishwasher, microwave, and fridge. The cupboards are fully stocked to every chef's desire perfect for making a meal at home and the refrigerator also has an ice maker in the freezer. The living room has a large screen TV with cable television, Wi-Fi, and phone.
On the main floor there are two bedrooms, one with a queen bed and the other with two twin beds. Each have closets and a TV. There is a full bath in hall with shower/tub combo. The second living floor is the entire master suite with a king size bed with luxurious linens and it's own private deck balcony with peek-a-boo views of the gulf. The master suite also has a HUGE walk-in closet and master bath with enormous shower and double vanity.
On the ground level floor there is a 2-car garage with additional space for 2 cars in driveway and bonus room with ping pong table and has sliding doors that open up to the covered patio and pool area.
The home comes with all the linens and towels you will need for your stay! This home is in a perfect location by being centrally located on the island and short walk to the beach!
POLICIES:
NO PETS. NO SMOKING.
Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.
Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.
This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.
GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!
BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.
POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.
PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date
Full amount due must be made at time of booking if check in date is within next 60 days.
CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.
Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

This is our second trip to AMI. It has quickly become our favorite vacay destination! The photos of this home were beautiful, but it's even more beautiful in person! It is also located in our favorite location of the island. For our family of 4, this home is perfect! The outdoor living spaces were so peaceful, and we loved the pool! We also love how short of a walk it is to the beach. 5 stars all around for this one! We can't wait to come back!

My family of 4 thoroughly enjoyed our week at Sunsets on Carissa! So much so, that we have already booked a week to come back next year.
Everything you see in the pictures and read in the description is completely accurate. This home is absolutely beautiful, very clean and well decorated. The beds are comfortable and the entire home is well appointed with everything you could possibly need for fun at the beach.
The pool was warm and my kids enjoyed taking a dip in the morning before the beach and in the evening after. Speaking of the beach - it is less than 2 blocks away and absolutely gorgeous with white sand and blue water. If you’re looking for a beautiful home on a quiet street that is close to the beach - look no further!

Everything was just like we had hoped. Very clean, conveniently located and the privacy to sunbathe was great. The only downside is I injured my back a week before our vacation, so being on crutches was not the best with having three floors to navigate. It certainly wasn't a fault of the property - just the clumsy renter!!!

This home was perfect for our AMI beach vacation. It is tastefully decorated, very comfortable, filled with sunlight, and a quick stroll from the beach. The high quality and very clean outdoor furniture was much appreciated as we spent most of our time on the THREE levels of outdoor space. The 2nd floor porch off the main living area felt very “Southern” and we enjoyed meals and cocktails while chatting with the neighborhood parrot :). The pool is perfect for sunbathing and the gorgeous landscaping is filled with palms making the backyard very private. The ping pong table was an added bonus as well as the high quality beach chairs, towels, umbrella, coolers, and wagon that were available to use. Can’t wait to rent this home again!

Carissa street provided an great two week visit for us. It’s just a few minutes walk to the beach and restaurants/shopping. If you’re up for it, it’s just a 30min or so walk to even more shopping and dining options on AMI.
The house layout was perfect - nice private suite on the 3rd floor, with two BRs on the kitchen/living room floor. Out back was perfect for BBQ and hanging out by the pool.
The host met all expectations - easy booking and always quick to reply (within 24hrs). If you’re thinking about a visit to AMI, give this place plenty of consideration!

We had a fantastic stay at Sunsets on Carissa. The upper level suite and pool area are particularly amazing. The property is walking distance to many restaurants, shops, and the beach.

Little bit of paradise!
Amazing house in an amazing location. Lived like lottery winners for two weeks. After a long two years without being able to travel due to restrictions this was the perfect getaway. Owners were brilliant to deal with and everything was just perfect.
A luxury bolt hole facing the sunset. Who could want more!

Family vacation
We rented this house for our yearly family vacation. It was perfect. The house was clean and the amenities were great for family’s of all ages. Great location and would definitely recommend for anyone looking to be in a great central location on the island while close to the beach. Beach access is close and easy.

We had a wonderful week at this home. The house was clean, well-stocked, and close to the beach. We loved the top floor private master suite with its own private balcony. The master had a very comfortable memory foam mattress. We’d definitely stay here again!

This is a great house for a family with multiple kids/teens. There's plenty of room for everyone. The location on the island is great; It's about a five minute walk to the entrance to the beach. The house was extremely well equipped from pool & beach supplies to cooking/kitchen needs.
After loading in, we realized the next day that the refrigerator wasn't working. Property management was VERY responsive. He came in, verified the problem and was able to get a repair technician to the property the next morning. The property manager even brought a few bags of ice to help us store our perishables in the meantime.
Definitely a great experience overall!

This is a great house for a family with multiple kids/teens. There's plenty of room for everyone. The location on the island is great; It's about a five minute walk to the entrance to the beach. The house was extremely well equipped from pool & beach supplies to cooking/kitchen needs.

Neighborhood- Our advice would be to really think about what vacation means to you and your group. We (a group of 6 adults) were looking for sun, relaxation and some time to “cut loose” a bit. You might want to leave your Bluetooth speaker at home because a little loud music doesn’t seem welcomed around your own pool, even during the day. This is really the only reason we gave 3 stars under the location/community section of the review. The location is 5 stars for beach access, cleanliness and ease of access to restaurants and shops. You’ll have to go to the Sand Dollar or the Ugly Grouper to find more lively adult fun. Ugly Grouper within walking distance and the Sand Dollar a short golf cart ride away. We highly recommend renting a golf cart. Fun way to run down to the public beach, site see and even made running to the grocery store fun.

Perfect family getaway
I am pretty particular about the houses/properties we rent for our vacations. This house and property turned out to be the perfect getaway for my wife and me and our three teenage daughters. The place feels like it is new and had everything we needed. The back yard had a tropical feel with a lot of privacy. The pool was a little smaller than I expected but was still a great place for us to spend time as a family. It also was a very short walk to the beach. This was our first time visiting Anna Maria. An overall fantastic experience if you're looking for a very nice home in a quiet place away from crowds and tourists...at least that was the case for us in December.

Family holiday
The property was great as was the neighborhood and proximity to beach and food. Loved the beach stuff available in the garage. Home was very well maintained and everything was as expected. Just a couple of things - the sun never got high enough in the sky to enjoy the pool (no sun in the backyard lower level) and a suggestion that the house come with some basic cleaning supplies. As we cooked it was hard to get things clean without kitchen spray of some variety.
Would definitely recommend the home and the area to others. Thanks for a great stay!

We loved our stay! The house was perfect for my husband and I and our 4 teenage boys. They provided plenty of beach supplies, kitchen supplies, and we spent some great time playing ping pong when we got back. It was a short, easy walk to the beach, and the wagon they provided helped get all of our gear there. The layout of the bedrooms and bathrooms was great and the master was a beautiful retreat. We can't wait to come back!

Best Thanksgiving
We loved our stay! The house was perfect for my husband and I and our 4 teenage boys. The property and home are gorgeous. Close to the beach, trolley, dining and shopping. Very quiet neighborhood. Absolutely loved the place.

We had a great week on Anna Maria Island. The house is a short walk to the beach. The beach is not crowded at all, plenty of room to social distance. The pool was refreshing after spending time exploring the area or at the beach. Lots of local restaurants and shopping. We will definitely be back. It was a great relaxing week away.

This was a lovely house and a perfect location. We have 3 young kids and it was a short walk to the beach. The beach wasn’t crowded and we always had plenty of room to play. The house was very clean and spacious. The pool was a perfect size. We will definitely be back!

We stay at a lot of rental properties, and this is one of the nicest we've stayed at. The house and the furnishings are all in great shape and look very new. Kitchen was well stocked and comfortable to cook in. Everything was very clean. And it was very easy to get to the beach, we had a golf cart but you could easily walk the couple blocks. All around a well maintained, beautiful house.
The house owners and property managers have nothing to do with nature, but nature is a part of your stay. Come prepared for mosquitos and have some spray. And the gulf side of FL can have red tide issues. Luckily it stayed south of us for our stay, but if you have respiratory issues, you'll want to research and consider red tide.

This was a lovely house and a perfect location. We have 3 young kids and it was a short walk to the beach. The beach wasn’t crowded and we always had plenty of room to play. The house was very clean and spacious. The pool was a perfect size. We will definitely be back!

The home is gorgeous and perfect for hosting friends and family. The kitchen, in particular, is stocked with everything a cook could possibly want. The view from the top deck is beautiful. The only thing that could make this home better is if it was right on the beach instead of two blocks away.

First time on AMI! Loved the space; with three children enrolled in virtual school we just had enough footage to spread. Top floor master bedroom and outside verandah was fantastic. The house is newer and one of the tallest in the neighborhood so privacy is great. The pool was nice, a bit small, but good enough for young children. Garage for two cars with beach chairs and toys available. Ping-pong table on lower level. Back yard landscaping is beautiful. We rented bikes and loved cruising the island. Lovely restaurants nearby. Lots of options to choose from. Beach is fantastic. The managing agency “Once Upon the Beach” owner, Nikki & Mike, are amazing; very attentive and responsive.

We loved this house, and had a great stay. Was perfectly clean upon arrival, had everything we needed and it looks just like the pictures. Was roomy and cozy all at the same time. Very short walk to a nice beach that wasn't crowded. Our favorite part of the house was sunset on the rooftop patio, and the very private pool/patio in the backyard.

We really enjoyed this house, it was a bit pricier than we wanted to spend but in the end we felt it was worth it. We traveled with 2 adults and 2 teenage girls and everyone had plenty of room & we had an empty bedroom we used for luggage, it would comfortably sleep 6 (more if you use air mattresses, etc.). The house is stocked with almost everything you need (no blender - thankfully we brought ours for morning smoothies). We had an issue with the air conditioning, it was reported on a Sunday morning and fixed on Monday. Everything is pretty new in the home, it looks in person as advertised online. Multiple options for eating meals (3 deck areas plus the kitchen). This was impt as we cooked every meal and ate in due to COVID so we put the kitchen to the test. Some of the pans could use replacing but we made due. Plenty of silverware, coffee cups, etc. Tons of beach items in the garage that we used to supplement our items. Maps makes it hard to tell .. it's VERY close to the beach. 7 houses down our street, cross a road, take a small path out to beach, 5 minutes max. We walked back and forth for restroom & snacks instead of lugging everything out, close enough for that, and then went back nightly for the sunset.We used the pool & grill and pool table room a LOT. The pool table room is not air conditioned, that's really our only complaint and in the Florida summer heat that room got over 100 degrees. With the noise ordinance that made it hard to play late at night with the windows & doors open to try to cool. We did anyway tried to keep it down, no neighbors complained, we often played until after midnight.The master suite is amazing, sitting outside is so peaceful, our daughter did her morning yoga on the master balcony daily. Tiny downside - there is no master bathtub.If we can afford it we will definitely stay in this house again, would definitely recommend. Only last thing I'd mention is the stairs in the house - there are a lot and we had to disinvite our parents who would have mobility issues getting in and out of the home. We did notice several on the beach have elevators but this one did not. We were fine but it's worth mentioning as my mother has parkinson's and while she can walk fine without a walker, she could not do those stairs several times a day so we had to tell her she couldn't come and that was sad. Same for my dad.
