The view is spectacular and the private access to the sea, plus the swimming pool, is a big advantage. It's a very quiet and peaceful place to relax with only the sound of crickets and birds. Moreover, the house inside and outside is very charmful and comfortable.
In the surroundings there are several beautiful and clean beaches.
Pyrgadikia is a few minutes drive, a calm traditional fishers village with a few excellent tavernas. For more shopping and groceries there is Nikiti, a 20 min drive.
The owner Agis is very friendly and helpful. Being a local, he can advise on all kinds of things.
The 2nd bedroom upstairs has pretty short beds, more suitable for minors. For our sons of 12 and 15 they were to short, so they used the beds downstairs in a living area which wasn't a problem.
The bathrooms are small and not very comfortable, but we were prepared for this because it shows on the pictures.
The pool area has only 1 sunbed. It would have been nice to have more.

I would like to say that usually I don’t write the reviews but this villa was indeed exceptional. we were 3 adults and a small child and before the trip we had worries how we can accommodate. nevertheless, the amazing host Agis was always in touch even before our trip there and answered all the questions, moreover provided super useful suggestions.
the location is just superb, we discovered for ourselves this amazing part of Greece and this exactly location. the main attractiveness for us is the quietness, we were able to sleep only with the sounds of the birds.
the villa itself and the swimming pool are very well preserved and arranged. we slept at the first floor while at parter we had a lot of room dedicated to the playground for our child.
the kitchen had all the utensils needed so basically we just needed to buy food for us. even though, Agis welcomed us at our arrival with the drinks and fruits, that was a very pleasant nice detail.
the swimming pool is also was our favorite spot. our child was sitting in the water half a day and I should say that this was possible due to the shade almost all day at the swimming pool.
I should say we didn’t use that much the private entrance to the sea, only once, because just in 5 min by foot there is a super quiet nice sandy beach with clear water.
to sum up it was unexpectedly good experience (we kept our expectations low travel long with 4 years old 😂). we wanted to stay more but needed to head home.
mosquitos are everywhere there, so be aware to put on some protection and do not open windows and doors without an anti mosquito covers. otherwise you will end up with some strange insects in the house.
also, as the house is old you need to switch on/switch off the heating boiler for every use for the warm water, this didn’t bother us too much, most of the time the water was warm enough and without boiler.

The location was exceptional with private access to the sea and the view from the terrace was fabulous.
The equipment was substandard for a supposedly luxury let. Two of the chairs on the terrace ripped and collapsed the people sitting in them and this had clearly happened before as there were similarly ripped chairs in the curtained private store. The alternative chairs were huge, metal and unwieldy and we ended up using a bench from beside the pool.
The pool had an unprotected sheer drop which was OK for us with well behaved children but could be absolutely lethal.
The beds were all uncomfortable and two of them were in the living room and the owner has possessions occupying a lot of the space on the ground floor and his fridge-freezer is noisily on in the living room.
Equipment in the kitchen was not abundant - only four mismatched wine glasses - and we often found ourselves lacking something.
There was almost nowhere to store our provisions.

First of all, the property’s main advantages are definitely the landscape, as well as the intimacy and quietness of the place, given by the beautiful well-groomed garden and surroundings. Another advantage is obviously the swimming pool, which is filled with sea water (really clean). Moving on to the house, which is very clean, not only has it got new, updated facilities, like the air conditioner, fridge, coffee machine etc., but we are also impressed by the authentic Greek-ness of the place, given by the traditional items. The people in the surroundings area (taverna Kapetanos), including the owner, were very kind and helpful, offering assistance whenever we needed.
We have nothing to complain about, really, so we strongly recommend this location to be taken into consideration, as it is a perfect destination for snorkelling, as well as relaxation, a perfect place to reconnect with nature. We are looking forward to return soon!
While it is a traditional house, the bathrooms are quite small, but it is manageable and it compensate in number.

The detached house in traditional style, with its olive trees garden and an amazing sea view, is a very special place, perfect to relax, enjoy the dreamy Greek weather and forget the time and the everyday fuzz.
The house is very good accessible by car, especially easy to get to from Thessaloniki airport. It is located close to the village Pyrgadikia, where one can enjoy a dinner out or do smaller purchases at the local store, but is far enough to not be disturbed by restaurant's noise.
The generous size of the property and its well chosen planting provide full sight protection from the neighbour houses, also at the fantastic pool area, so one can enjoy many relaxing hours in the sun in complete privacy.
A really nice add-on is the romantic path leading to a direct access to the sea, where one can sit on the rocks and enjoy the view of mount Atos at sunset. One should not expect a "private beach", but there are some really nice sand/pebbles beaches close to the house and easily accessible by car.
The house itself is furbished and decorated in a traditional style, very clean and fully equipped with everything necessary, starting with air conditioning in every room, new kitchen appliances, dishes etc., hair dryer, mosquito protection, a nice music CD collection.
Last but not least, Agapitos is a great and very professional host. His responsiveness is remarkable, he is always there for his guests via whatsapp/messanger and happy to help and provide answers to any questions one may have. It is obvious that he puts a lot of effort and love into the house, constantly making further improvements for his guests. Overall, we felt extremely well hosted!
The really small bathrooms combined with a toilet are good equipped and clean enough to fulfil their purpose, but really not the best, if one enjoys taking long showers. However, Agapitos shared his ideas on making significant improvements in this regard in the near future, so this shouldn't be a con then.

We’ve spent 5 nights at the villa. The sea salt water pool is excellent and combined with the incredible scenery, an overall experience we will always recall in mind. The villa is comfortable, completely isolated from the neighborhood and given the current conditions with covid-19, it is a great selection for holidays. The owner, Agapitos, was always available when requested, with respect to the health and safety regulations. We will definitely come back in future!

The villa is a charming, attractive property in a private, quiet setting looking out to the sea. It has a lovely pool and a short path down to the sea, where the swimming is beautiful. It is a restful and relaxing place to stay. Boat trips to Mount Athos can be taken from nearby Pyrdigikia. Agapitos is a friendly, welcoming and attentive owner, who made our stay comfortable and easy.
The kitchen utensils and internal hand held showers could have been a little better.
