About this cottage rental
Two acre lake front property facing west on the widest part of Possum Kingdom Lake. This area of Possum Kingdom Lake is referred to as the North End. It is very conveniently located to the Airport (less than one mile away) if you own a private plane, Local Restaurants (Boondocks, Bonitaville or Wildcatter Ranch are some of our favorites), Gas Station/Convenience Store and the local supermarket called the Trading Post. The overlook for the Morris Shepard Dam is about a 10 minute drive. If you look up Possum Kingdom Lake on the internet you will find all there is to do and the lake offers lots of hiking trails including one up to Johnson's Peak (the highest point on the lake with an almost 360 degree view of the lake).
The property has approximately 130 feet of shoreline with plenty of yard for the kids to run around. Weather permitting you will see some of the most amazing Sunsets in your life. At the shoreline the water gets very gradually deeper and has a 100% fine sand bottom, no rocks. Perfect to walk barefoot. When the lake is full the depth at the front of the dock is about 4 feet so if the lake is low you may need to anchor your boat away from shore. Extending from the dock is a slight channel so, by boat, when your leaving or approaching the dock you either need to head straight in or leave straight out for at least 100 yards before you should steer your boat left or right.
The property is very spacious with lots of room to toss the ball around, play badminton or volleyball. The main house, which we refer to as the Cottage, has two nice sized bedrooms, a full bath, washer, dryer and a combination living, kitchen & dining area. Each bedroom has a queen sized bed with a bunk-bed. The main living area has a 65" color TV with a great sound system which plays music both indoors and out. One of the two bedrooms in the Cottage has a small TV. The Guest house, which is more like a studio apartment, has a queen sized bed and a futon which opens up into a queen sized bed. The guest house has a full bathroom and a closet. Both the Cottage and Guest House have a toaster oven, microwave, Keurig Coffee Machine (Dunkin Donuts Keurig Coffee Cartridges included). The Cottage has a large refrigerator and a wine cooler, the Guest House has a small refrigerator. The Cottage has central heating and air conditioning, the Guest House just has two window air conditioning units and one of the two units produces heat also. With four queen sized beds and two bunk-beds you could sleep as many as 12 people. In the Cottage and the Guest House each has a roll-out bed which could accommodate two more people for a total of 14 guests.
On the property there is the Cottage, Guest House (Studio Style), large patio area with a grill and plenty of seating, a two car carport, a two car garage (which you will not have access to), a pump house and a boat house (which is used privately). The stove runs on liquid propane (which burns hotter than natural gas, FYI to all you cooks out there). The property also has one 30 amp and one 50 amp electrical outlet for an RV on the side of the two car garage. Water can be provided to the RV but no septic hook-up. If you do decide to bring an RV make sure you only drive on the gravel part of the property. If you venture off the gravel then you will likely get stuck in the sand. If the RV uses the property's electricity then it is an extra $30 dollars per day.
We have owned this property for 15 years now and it should have everything you would need to comfortably stay a week or a weekend (except for food and drinks). There are plenty of pots and pans, cups (drinking and mugs), utensils for eating and utensils for cooking, dishes/bowls and wine/beer openers. You will be provided with bathroom towels, toilet paper, shampoo & conditioner, soap (either Irish Spring or Unscented Dove) and paper towels. One big request that we have is that only toilet paper gets flushed down the toilet. This is a lake property with a septic system which can only handle toilet paper. If anything, such as a moist towelette (even if it says septic system safe) or any feminine hygiene products, gets flushed it could clog the system. For 15 years we have been putting only toilet paper and have never had a problem.
Also on the property are two paddle boards and two kayaks for your use. When using these water crafts a life vest must be warn at all times. A standard life vest will be provided for the average person but if you have young kids or non-average sized person then you need to provide a life vest which is specifically designed for their size and weight. If you would like to rent a pontoon boat you can try: "Naylor by the Water" or for jet skis or pontoon boats rentals you can also try: "Sam's Dock Possum Kingdom Lake".

Not included with this rental are: food, beverages, ice, beach towels, bug spray, sun screen, first aid, any personal items like toothpaste, deodorants, toothbrush, comb, hair brush etc., there is a DVD player and some DVDs. There is basic cable TV but nothing fancy like Showtime or HBO.

The bottom line, especially if you have young kids, is that you need to watch them. The water is only about 20 yards from the house. You can have a great time a the lake but you must always do your part to keep everyone safe.

Such a beautiful sunset, To start the weekend off. Beecher was phenomenal. Dock was awesome. The grass is well kept. The barbecue area and patio was awesome. Just a great weekend.

The property was perfect and so clean. The fully furnished kitchen and the outdoor cooking space were amazing. Sunsets on the dock were so amazing. Would totally recommend to anyone.

...as our go-to for our family reunions, which we hope to make an annual event. It's just about perfect for us. Plenty of room for those who usually wish to stay the night, lots of activities during the day. Canoe, kayak, ping pong table, games, TV, bbq grill on the spacious patio, a dock to enjoy the cool early morning hours with coffee. Clean and homey. Attached guest house for anyone who might want added privacy. To be any closer to the water you'd need to be in a boat. Mike was gracious to stay in touch with us and make sure we had what we needed. We couldn't make the wi-fi password work (probably operator error) but that just meant it was a good time to just un-plug! We would recommend this charming lake house if you're looking for a place for a group get-a-way.

The property was great for friends to get together with a good kitchen and grill to properly enjoy meals at a lake. The waterfront to fantastic, the water is nice with sand that makes for comfortable swimming. The stars like to come out at night and the host is incredibly kind and helpful. We had a wonderful time, the property is beautiful and well maintained. Almost everything you need is in that cabin. The view of the lake is great. I thought we could fish out there, but didnt realize the water was so low. We havent been to Possum Kingdom in years and forgot how low it can get. This property suited every need for me and my family of 8. The sunrises and sunsets were amazing while sitting out on the dock. Great Lake access with small sandy beach to lounge and play in. Backyard area was sweet being able to walk barefoot pretty everywhere. The yard games and canoe were very enjoyable. spent a lot of time under the outdoor patio area. The house slept comfortably and was very well kept and clean. The kitchen was stocked with all the essentials. Only thing Iâd recommend or suggest if it were mine, would be misters under the patio/walk area to help keep the concrete a little bit cooler. Will definitely be going back.

Well done on almost every account. The only thing missing was a small dog yard, but even without one it was great! Kitchen, baths, and bedrooms were all perfect for our needs. We had 6 adults, 2 teens, 4 younger kids and 1 infant and we were all comfy and occupied the entire stay!

We really enjoyed this property! The location was great, very quiet neighborhood, respectful neighbors, and our dog loved the sticker-free lawn. We especially loved being able to walk into the lake and play in the water. The view was amazing, and the yard was so nice to spend time in.
The house is old but well-maintained, so it has things like low ceilings and old cushions, but you can tell everything is kept very well. The kitchen was very well-stocked with dishes, pots, pans, utensils, knives, which came in handy for the cooking we needed to do. Everything was in working order and the new wifi was fastâwe could stream all our shows on the TV. The air conditioning worked great, even though it was over 100 for most of our stay. The washer and dryer were also really handy and worked great!

We took seven grand children to the house on the lake. It was everything that was advertised. There was plenty of room for everyone to sleep and play . There was green grass with no stickers all the way to the water so the kids could run and play without their shoes the patio area very shaded and comfortable and we cooked on the grill and use the fireplace for sâmores. I took my family of 6 to the lake and found this property was perfect, everything we could have possibly needed for our trip to the lake. Property manager was readily accessible for any questions. Check in process was just as described along with everything else. We will definitely be back.

We really enjoyed staying at this home. Everything was really nice, well stocked and clean. Mornings we took walks along the beach around the lake. Evenings were beautiful to sit outside and watching the sunset over the lake. The owner was very nice and helpful.
