About this cottage rental
Watch an amazing sunset over the ocean from your veranda at this lovely casita. The beach is only a 2 minute walk.
This very private casita is completely separate from the main house. It has a small kitchen complete with mini fridge, toaster oven and 4 burner stove which is separate from the bedroom and off the patio.
The spacious bathroom has double sinks and an outdoor shower surrounded by palm leaves. A large double closet holds your belongings.
As it backs on to the jungle, wild life is rich. You may encounter animals such as lizards and will most likely be awakened by the loud voices of chachalaka birds.
The house is custom built by renowned local architect Estela Mendoza and is located in one of the nicest areas of San Pancho.
The town's main street with variety of restaurants and stores is a 10 to 15 minutes walk along the beach or cobble stoned road.
The hillside location provides a cooling breeze and unforgettable tropical ocean views.
Easy access and parking for your car inside the gates.

Beautiful sunsets and beach walks
We fell in love with San Pancho and the family who hosted us. The accommodations were perfect for a retired couple who enjoy nature. Hearing the sound of the waves at night ranked right up with the spectacular sunsets from the porch, watching the whales breach and the surfers ride the waves. The apartment has steps and it’s on a hill so fitness is necessary. Golf carts are available for rent.

Beautiful View/Great Hosts
This is my second stay at this property and the hosts are always very welcoming. There is a great view of the ocean from the front patio. The guest house is always clean. I really appreciate the outdoor kitchen attached to the patio, and the outdoor shower. The shower is tucked away out of everyone’s sight. The WiFi was really good this stay which good WiFi is hard to find in San Pancho. The house is on the north end of town so I recommend renting a golf cart. My wife and I walked last time, and it was manageable, but we rented a golf cart this time and it gave us an opportunity to clean up at the end of the day and then go back into town for dinner.

Great casita. Clean and modern. Jungle and ocean views. Can hear the surf. A tad isolated so need transportation to get into town. Friendly and accommodating owners. Would stay again for sure.

Lovely Casita in the jungle yet very close to the ocean with view.
This would be a bird lover's paradise and much appreciated by those who like to take long strolls on the beach, or who like sitting under palm trees watching & listening to the waves crash. I could hear the waves at night from the bed, as well. The size of the studio is perfect for one or two, with a small, fully equipped kitchen. The local decor is colorful and cheery. The grounds are lovely with native birds constantly entertaining. And the owner's hospitality is very gracious yet with a sense of giving you privacy.

Quaint in a charming town
Bring your hiking shoes when you visit this lovely charmer. It's out of the way and that's a good thing, but you'll want to walk down to the beach and into town, requiring good footwear. The casita has everything you need - so very lovely. Owners are great! Loved getting to know a different part of San Pancho, which is a town you should visit if you haven't already. Only downside was slightly blocked ocean view since neighbor put up a palapa on top of his house, but hey, you're still looking at the ocean and in two minutes you are at the beach. You can walk to town, but it'll take 20-30 minutes through a lovely but hilly section, or use the beach route and go barefoot right into the town square via the sand. A lovely, lovely spot!

San Francisco stay
Beautifully appointed suite tucked away in a very private setting. The bird life was incredible! Construction next door took away from the peacefulness. Roger was a very engaging and attentive host. Good luck with the WIFI Roger! We were without it during our whole stay. Although the ocean view was okay, the website depicted a wide open view which was important to us when booking. In fact there is a large thatched rooftop that blocked most of the ocean view. Very disappointing. We love San Francisco and will certainly be back!

Perfect spot to relax
Beautiful comfortable casita with fun private outdoor shower, and pretty landscaping, a lovely place to relax. The beach was a short walk down the hill (longer walk or short drive to the beach-front restaurants). The driveway was steep but manageable, and worth it for the view. Outdoor kitchen was well-equipped.

Amazing Host and an Amazing House
I had an amazing stay here. I requested flowers be ready for my wife when we arrived. The host Roger had some local flowers on the nightstand when we arrived which really made her day. The house was impeccably clean and the view was amazing. I really enjoyed the outdoor shower. It has a 3/4 wall so you have some privacy. My wife is a little more modest than I am and she chose to shower when the sun was down. The location is perfect. It is at the end of a road so there is no traffic. It is also a short 15 minute walk to the main street or you can go directly to the beach at the bottom of the hill of the property. There is also an amazing rooftop bar at the bottom of the property. The prices there are a little higher than restaurants in town, but the food is more upscale and worth the price. Roger was never in our way but was always around if we needed advice on making plans. The wifi is not great so do not plan on doing your homework like I was. Roger let me do my homework in the main house which had a better wifi connection. The wifi problems are not because of the host, but because wifi is hard to come by in San Pancho and the wifi speed is slow. There is lots of construction going on in San Pancho including nearby this house. It seemed to bother the host more than I. The work being done is done so only during working hours. I will recommend this place to my friends who travel to San Pancho frequently and I plan on staying here again. * A couple of travel tips if you have never been to San Pancho.* I missed a tee time at a nearby golf course. My Iphone switched times and was not set to the time zone that the locals follow. Make sure you set your watch to local time. San Pancho is a very laid back town that is crime free and safe to stay in. I was amazed at how clean the city was and how friendly everyone is. I speak almost zero Spanish and was able to navigate the city easily. My last tip is to avoid going over to the nearby town of Sayulita. I was not impressed. The town of Sayulita was crowded, dirty and the chaos was overwhelming. I am glad I got to see what it was like, but I could not get out of there quick enough.

Casitas de Ava is a wonderful retreat! Miho and Roger are charming and caring hosts.
Off the beaten path but a few minutes walk on the beach to get to the main street vibe of San Pancho. Waking up to the mauve sky of sun rise with the pounding wild surf will stick with us for a good long while. Highly recommended. Thank you, Roger and Miho!
