The property is very nicely appointed with everything you need in the kitchen. This includes coffee filters, some spices and salt and pepper (which is very convenient, especially of you are not used to VRBO). The host was very nice when we reported an issue with the Wi-Fi after TS Debby came through a week before. It was actually nice to be able to keep everyone's attention and not have to worry about watching TV or Tik Tok during family game time.There is plenty of seating inside and out. The outside is very private and has a beautiful view and access to the river. My daughter & son-in-law were fishing off the dock (didn't catch anything but still had fun trying for the first time). As advertised, there is a lot of natural wildlife and we all enjoyed seeing gators in their natural habitat. Highly recommended and would stay again if visiting the area from our home in the Tampa Bay area.

We enjoyed the home but most of all the screened porch. The grounds were kept up and the view was the bomb! We were able to check in early which was nice because we were traveling with live plants. I would stay there again!

My family and I had a great stay. The house was clean and the kitchen was great. We docked our boat in the back yard and were 5 minutes away from the ramp. Lots of good bass fishing on the river and my daughter caught her first fish off of the dock. I think the price was a little high, considering my friends got a similar rental in the area for half of the price. I also think they should add a grill for cooking, but overall it was a great stay. My teen children and I rented this home for a long weekend to visit my parents who have retired to a small condo.
The home is fully appointed. It was the most well-stocked kitchen that I have ever rented. and the kitchen is big enough to cook nearly anything. There is a great screened-in porch that overlooks a tranquil cove.
My son had a blast fishing off the dock, while his sister read/napped in a cozy reading nook.
If you are looking for a quiet spot to relax and unwind, this is the listing for you.

Kids had a blast on the dock most of the weekend and like most of commented, there is a gator that likes to come up and lay right under the dock. Too friendly for comfort, but has most likely been fed in the past.

This is a great home to get away from your busy lifestyle and just sit on the dock and enjoy the quiet, peaceful river. We even had a visitor everyday we called “Ally”the alligator. Close to food and parks. Would recommend for sure!!

Great location and plenty of space!!
The house was very well kept and there was plenty of space for my husband, myself, and 2 preteens. We loved the stay and would stay here again, however there were a few things that I feel need to be addressed
There was an alligator (Fred) that is very comfortable with humans that I would caution everyone to watch for. We did not feed him because it’s illegal (which also needs to be stated somewhere in the house), but I assure you that someone has. He will swim to within 2 feet of you (we were on the dock) and just stay there while you talk to him. If he sees you fishing, he will never leave and he, non-aggressively, will chase your line. Kind of like a giant lizard puppy that can bite your leg off. I think there should be more signs cautioning people with young children especially. He came over EVERY TIME we came outside, this was not an isolated event. We were unable to fish due to this.
ALSO, Being extra pillows. I’m glad I read other reviews about the pillows. They are sad and flat. I would not have been able to sleep had I not brought my own. The beds are firm but I slept great.
Like I said, I would stay here again, but if you aren’t a fan of wildlife, this wouldn’t be the place for you.

I loved this property and could have stayed longer. It was very relaxing. The house is large enough to allow for some privacy, yet still allowed us all to stay together. We were visited by Buddy, as we called him, the neighborhood gator. And as others noted, bring a pillow if you sleep with more than one. ;)

Lots of gathering space, huge kitchen, amazing wildlife views
We rented this property to have a place to stay near family for a memorial after my father died. It was the perfect quiet spot for family togetherness: the kitchen is huge, and the living room/great room area is spacious, airy, and furnished with lots of tables and seating. There's also a screened patio/lanai just feet from the river. While we were there, a large turtle strolled past the lanai literally feet from us and slid into the river, and we saw three sizable alligators in two days, including one that hung out in the weeds directly beside the property. A++++ for setting and family gathering space.
The downsides, since there were a few:
1. Posted information stated that extra pillows could be found in the front bedroom area, but we never found any. We really needed them because the pillows on the bed in the master were as flat as pancakes.
2. We wanted to look at a video slideshow one family member had put together (old pictures of my late father) by using an HDMI cable to connect her computer to the TV. The only remote available worked the Roku and thus the TV, but the actual LG Smart TV remote wasn't available, which made figuring out how to view her memorial video a challenge even for the most tech savvy among us.
3. The big one: There was a brief but powerful storm on the Saturday of our stay, and the lower driveway and road just outside the property COMPLETELY FLOODED. I had to wade through murky puddle water that was above my knees to cross the road to my car (I had temporarily parked along the grass to leave room in the driveway for an elderly relative who uses a rolling walker). The water had receded by the next morning, but we had a temporary Lake Cherokee Circle outside for a while. Some water also swept under the screened door into the lanai, bringing silt with it, though it was really the deep water in the road and lower driveway that posed problems when we wanted to drive into Dunnellon.
Overall, I would recommend this beautiful and well-situated house for any family retreat, but I would also recommend to the property owner/manager that they look into some kind of drainage solution to the potential flooding in front of the property, since storms are common in Florida in the summer.

It was a great stay. We are close to everything we needed to access. We loved the porch and the spacious of place. Everything we seemed to need was readily available. There was great attention to detail. Only complaint…bed pillows are too worn out and there aren’t any extras to be found. Please update the pillows and we might not ever want to leave…

Only issue was the standing water in the driveway approximately 6 to 8 inches. The wife's smaller vehicle almost couldn't pull in. It was the only area in the neighborhood that had the water pooling. Some draining issue. Other than that, everything was good.

Great house and amazing back patio with water view. Had all our meals outside enjoy ing the beautiful cypress trees and wildlife. Conveniently located near the springs. Also easy access to grocery stores & dining. Would definitely recommend and likely to return for another visit.

We planned a few days at Rainbow Springs so it was a fantastic location for our purpose. The house had everything we needed. It is a little dated in decor, but quite lovely otherwise with an incredible view. It was also very spacious for our group.

Fantastic waterfront property with a boat dock.
When I was looking for a property I wanted to take my boat and explore the Rainbow River and spring fed Withlacoochee river. This property didn't have boating info so I'll share it now. The was a boat dock less than a mile away from the house. We were able to drive the boat to the dock behind the house. The water was 10' at a minimum. My boat is 22' and navigated everything with ease. Now that info is done, the house was very spacious and clean. We had problems with the TVs but we didn't watch too much tv so no big deal. Everything was perfect and we didn't need to contact our host at all. There is lots of information about local food delivery services and guides of activities in the area. We will definitely put this property in our rolodex and stay there again :)

Im giving It 4 stars more so they only have 1 pillow per head and the beds were a little rough. Other than that, you have an amazing view to wake up to, you have everything you need, they supplied shampoo/conditioner/soap and hand soap and i thought It was a very nice touch! The house is huge and spacious. It was 8 adults and we didnt feel like we were tight or in each other’s way. Publix, walmart and other things are super close by so you can grab anything you need. Thank you so much for allowing us to stay in your beautiful home! We loved It and we made so many memories in a short time. Thank you!

What a view!
Very comfortable spacious home with a spectacular view. The large porch allowed us to enjoy the view day and night with out bugs! Kayaks on site would have topped it off for us as we didn’t have a vehicle to carry four but otherwise a great spot to stay.

Great location
We enjoyed our stay, beautiful river view and dock for fishing and watching wildlife. Large screened patio, rack to store our SUP. Nice central location to springs in both directions. Kitchen was redone and large with everything we needed. Unfortunately our only complaint was the cleanliness of the floors. Dirt, dust, hair along baseboards and corners.... a DEEP cleaning would greatly improve the property. The floor tile was older and chipped which didn't bother us, but my sons socks turned grey from walking around in them.
We blew a fuse during a storm and didn't have access to the breaker, but the property manager responded quickly and had it reset within an hour.

Spacious Riverfront Property
Very spacious riverfront home. We made full use of the large screened in lanai with amazing view of the river. Resident gator (we named him "Al") provided natural entertainment.

Perfect Spot to Isolate
This location was perfect for our “social distancing vacation.” We needed a little get-away, but didn’t want to be around a lot of people, and this home fit the bill perfectly. We didn’t even see a neighbor! The kitchen is well-equipped with everything you’d need to cook and serve a meal, even with some basic spices and oils and a coffee maker. The property was very clean, and we were told that a day was left in between guests for sanitation. But the best feature of this home is the back yard. The views of the river are spectacular, and the setting is so serene with the still, reflective waters and sounds of many birds and insects. One word of warning, there is a gator with a missing arm that has obviously been getting fed by someone, he swam over many times when we walked out on the dock with no fear whatsoever, and he even hung out under the dock, so beware if you plan on kayaking, etc. Rainbow Springs State Park and the KP Hole are only 10 minutes away if you’re looking to swim and tube. The spacious house has plenty of seating and comfortable beds, it was way more than what was needed for our family of three, but it was nice to have all of that space to ourselves! There’s also access to a really nice shaded trail leading into town.

Great for an all girl trip!
We are ladies in our 60s that travel together a couple of times per year. We always use VRBOs.
This one was great for us. We spent a lot of time on the screened porch and dock. The wildlife viewing was spectacular.
The kitchen was well stocked and we used it. The beds were all comfortable.
We will be back.

Overall a great place, great owner and great property manager
If you want a bit of seclusion away from the river crowd, this is the place. One can get dropped in at KP Hole and enjoy the river and kayak to this house where it's a bit out of the way. And then explore all the water in the area with very few other boats.
This house is immaculate, spacious and very well appointed and equipped. The manager was great to deal with and very helpful. And so was the owner.
The only major issue is dealing with VRBO and the fact they subcontracted this to Evolve which was an equal PITA. Hard to communicate and deal with, and quite confusing. And hard to get information until they finally gave me the owners email. They screwed up the fees, and took a while to fix. No one was responsible. Without VRBO and Evolve this would clearly be a 10 on 10.
