Absolutely perfect for our large crew.

Seven friends spent 3 nights here to celebrate a birthday. The property is well-located and has amazing views. It is owner-managed. He is pleasant and responsive. It is perfect for adults. The furnishings might make parents of little kids a bit concerned about breaking something (art). It was not as well- furnished from a practical standpoint as others I’ve rented in the area (e.g no starting dishwasher or laundry soap; no spices; little extra paper goods) so pack a bit. We could not get the hot tub to heat despite a couple of tries with the owner talking us through so if that is important to you confirm it is working before you book. Would definitely return!

Our family loves vacationing on 38. This property is in the perfect location. Waking up to oceanfront views and sunsets doesn’t get any better!

The property was beautiful and immaculate. Billy called the day we booked and gave us his direct number. Communicated with us thru the entire trip along with helpful numbers for beach service and bike rentals. Shopping was 1st class in Santa Rosa. What an incredible week thank you Billy and family for sharing your vacation home with us!!

Check-in was straightforward. Once we arrived, I called the owner, and he gave me the gate and elevator codes. Parking was tricky if you have a big vehicle, as I did. Parking slots are tight. Elevator access was terrific, with all the luggage. This unit is on the 3rd floor with your own gate code to enter. Once we enter, It's a beautiful property. Had the best view since it's on the 3rd floor. It's right on the beach, with only a few wooden steps to go down. The pool was nice. Hottub was not hot or we couldn't figure it out. We did not use it. The property was clean and well-decorated—full kitchen with all utensils and everything you need in a kitchen other than dishwasher pods. Three trash bags were only provided, so we stuffed and stuffed them. Big dining room table that sits 10. Bar stools at the countertop that seats another 5. We couldn't figure out how to use any TV's in the bedrooms. We finally figured out how to use the main room TV to watch March Madness. It wasn't easy. The bathrooms were made up nicely—lots of bath towels to accommodate. They only provided one toilet paper per bathroom, so had to buy more. The bedrooms were nice, but all the mattresses were hard and uncomfortable. Maybe I'm just used to a softer mattress. Overall this is a great property, and the view was worth it. Rosemary Beach is just a mile away—seaside about 5 miles. But with traffic, it takes 20 minutes. Very busy during Spring Break time.

It was a great place with great views and easy access to everything

This is a fabulous condo directly on the beach with a shared pool. The view from the 3rd floor is spectacular, lots of stairs, but the view is worth it. The kitchen is fully equipped and not lacking anything. Great times were had by all!

We loved our stay here! Take note that this is the third floor only and not the entire building. The third floor is plenty spacious and I was impressed with the size of the property. The only think that I was worried about was the steps to the beach. These steps were sketchy and need to be replaced immediately before some one gets seriously injured. Aside from that, everything else was great.

The location is nice. We had a very rough start. We booked through VRBO and when I contacted the owner for access codes he said he was not aware we rented the property but he would take care of us. We thought we had the entire property but we only had one level of the 3 story condo. He initially told us to go to the first floor. It was dirty and not prepared for us but we made it work and unpacked and went to rest only to be contacted and told we needed to move to the 3rd floor! Talking about upset!!!! My entire family was there, kids and senior citizens. This was a real headache. I am hoping that they reimburse us some of our rental, being that we paid over $10,000 for a week and they were not even prepared for us and caused us suck inconvenience. I requested it from the owner through VRBO but I have not heard anything back from either of them. Just disappointing to start you vacation off this way.

Beautiful overall. Few things need attention: Dryer takes forever to dry clothes, mold visible around vents, stairs down to the beach need to be repaired or replaced as they sway slightly and are bulking up in places, and although condo sleeps 12 there isn't enough seating in the main den area (only seats 5). Overall, condo is beautiful but just needs some upgrades and TLC given the cost.

Our family of 10 had an absolutely wonderful time staying in this beautiful condo! The amenities, the location, the cleanliness and quality were all just beyond compare. We would definitely look to return to this same rental in the future!
