The Sage Road duplex is a perfect place for extended family reunions, ski clubs, or wedding parties who want lots of space, views, and proximity to skiing. This 5-bedroom/5-bath condo offers inviting, pleasing accommodations with moderate furnishings and some updated features. It offers 3,500 square feet and room for up to 14 guests. This property has a 30-night minimum stay during ski season.
There is a second level entry leading into the living room which has 25-foot ceilings with floor-to-ceiling windows facing Bald Mountain. There is a river rock wood-burning fireplace for those chilly nights, two comfy leather sofas, and an overstuffed chair for relaxing. There is also a 46-inch flat-screen Streaming TV with a Blu-Ray DVD player in the living area and wireless internet access. From sliding doors in the living room and dining room, there is access to the large deck with a private hot tub and a gas BBQ grill. The fully equipped kitchen has granite countertops, a five-burner gas cooktop, and a double oven. Off the kitchen, there is a stacked washer/dryer. The dining room table is picnic style and seats 10; there are also two bar stools at the breakfast bar for additional seating. Also on this level is the first guest bedroom with two twin beds and access to a full bath off the hallway.
The second guest bedroom is located on the top floor and has a queen bed. There is another full-size bath off the hall. The loft landing area looks down over the living area. The third bedroom on the second level is the master and has a queen bed, en suite bath, a 32-inch flat screen streaming TV, a walk-in closet, and a small deck with views of the mountain.
The great room located on the lower level has another 50-inch flat-screen streaming TV. Adjacent to the great room, there is a kitchenette with a sink, microwave, mini-dishwasher, mini-refrigerator, and a table with seats for four, plus cooking utensils, cookware, and tableware. From the lower level, there is access to bedrooms four and five off the great room. Bedroom four offers a queen bed and an en-suite bath with tub and shower. The fifth bedroom has a queen bed and en-suite bath with shower only. Off of the great room is an alcove that has 2 sets of twin bunk beds. This unit also offers a dry sauna. The lower level has a separate entrance and heating.
Complex Features: The Sage Road Home #320A is half of a duplex home located one-half mile from the Warm Springs base of Bald Mountain. There is a free shuttle that picks up about 2 blocks away from the home which can transport you to the ski lifts, downtown Ketchum, and the Sun Valley Resort. PLEASE NOTE: PARKING AT THE HOME IS LIMITED TO 2 VEHICLES. This unit does not have A/C.

Rental was as described in terms of location, number of bedrooms, hot tub, etc. Shock was that everywhere you turned the unit needed repairs. Sliding glass doors wouldn't open, screens were the same, carpet in bathrooms went out decades ago, counters needed refinishing, 3 way bulbs with only 1 filament remaining, worn out wall plugs, drapes that wouldn't open, etc. A 2 week stay by a handyman would do wonders for this unit.

Service and rental location was very good as well as ability to accommodate a large group. Kitchen was adequately equipped and overall the unit was clean. However, the online pictures and description is deceptive in that it does not reflect the poor and dated condition of the unit. All the flooring and interior surfaces need to be upgraded as evident in the brown shag carpet, dated tiling and paint color in what appears to be vintage 80s interior. Additionally the concrete decking tiling was crumbling making for a potential hazardous condition and water leaked inside the unit. If this unit were available for roughly a third less the cost we paid, I would say it would be a great value. Given all of above, our expectations of our visit were not met and could not recommend recommend this unit to friends and family.

First the good… This house is very large, and can certainly accommodate a party of 10 to 15 people easily. The location is fantastic and the flow of the house is great. The kitchen is well stocked with all different types of cooking utensils appliances. Literally a five minute walk to the warm Springs base area. And although we didn’t use it, the bus is about 100 yards down the road if you want to take the bus into town. The Alpine lodging management company was very good and communication was excellent. They even allowed us to check in a little early because we arrived early. The house was very clean.
The unfortunate… as has been mentioned on previous posts, the furnishings are definitely dated. That was OK because there was plenty of comfy sofa seating, even if it was 15 to 20 years old. But honestly, this home definitely needs a little bit of maintenance. Most of the outlets will not hold a plug-in without it falling out. Some of the outlets didn’t work or were on bizarre switches far away. Wi-Fi was very weak and spotty but then again we had nine people using it but for a house this size, it needs stronger Wi-Fi to handle the large groups that likely rent here. Cabinet doors were loose in the kitchen and it was very loud in the kitchen because the furnace and washing machine and dryer are in an attached closet without a door of the bathrooms had a crack in the shower a couple of the bathrooms even had carpeted floors!!! That was a telltale sign of when the last remodel happened. I’m guessing late 70s early 80s. One of the more annoying things is that the windows are extremely drafty when fully closed. one of the sliding doors in the living room would not close all the way so in the morning the quarter inch gap in the trim would make the living room cold until it warmed up later. We ended up stuffing a thin towel to seal up the gap. Several of the blinds either were missing draw cords or would not stay up. Finally, although there are queen-size pull out beds, they, too, are from a different era, where they probably were not meant to actually be slept on. You know, the ones with the hard metal bar through the middle of the bed mechanism. The one that slept on the pullout just took the mattress and put it on the floor.
I’m pretty sure a maintenance man for about $5000, could replace all the outlets and fix the out of alignment doors and windows. The home has really good potential with some repairs and maintenance! Just be aware!

Great location, listing was pretty accurate. Pros: Location, Hot tub was great, fits a big party, sauna was a bonus. Cons: Wi-Fi is spotty, space is a bit outdated. Overall the price is reasonable for what you get. Our group head a great time and would stay there again!
Also ice/snow removal could be a bit better. Stair landing was very icy. Luckily they had salt outside the unit that we utilized.

We brought thirteen people together from four states. Ages 7 to 74.
The three levels allowed people to gather or be alone as they saw fit.
The main level deck was great for visiting into the evening.
Location was on a dead end street, so the kids were able to play football in the street.
The Alpine office was very helpful.
The property is showing a little wear that does not yet interfere with having a great time, great location, great view.

This property was very clean and the location was perfect - very close (maybe 3 minutes) from the ski resort. We had the max number of guests (18) and so having 5 bathrooms was very helpful. We also loved having a hot tub right there at the property! The downside was the parking (only 2 spots available). When you have 18 guests, you will definitely have more than just 2 cars. The management company did allow us to park the extra cars at their office which was about 10 minutes away. This wasn’t ideal, but at least we had somewhere to put the cars. The furniture is very worn and tired. The hide-a-beds were pretty bad - one was broken and not usable. The kitchen and eating area is a bit small - it is helpful though that the chairs for the kitchen table are long benches to allow more seating. All in all, we had a fabulous time and the positives greatly outweighed the few negatives.

Needs some upgrades
Property handled our group of 13 very well. Beds comfortable, bathrooms clean and well stocked with quality towels.
Common area rooms appeared in site photos to be significantly larger than in reality.
Kitchen tight but well stocked with supplies for any type of cooking.
Living room well furnished but sofas becoming shopworn. Same for lower level family room.
Exterior was biggest disappointment. Chairs were cheap and old and many of the surface tiles having disintegrated. Also, sliding doors to and from deck areas in need of significant repairs or replacement.
Fire escape from third level does not appear that it could hold any significant weight.
Finally, too many steps. Thirty two steps just to reach the front door.
We did enjoy our stay and no one left disgruntled.

Family Ski Trip
Property was in a good location, clean, and had plenty of room. Beautiful view of the Warm Springs side of the mountain. Property is a little dated for the price but this didn't affect our stay.

Great for a group
This is a great condo for families- lots of beds and bathrooms. The kids loved the jacuzzi and sauna. It’s an easy 10 minute walk to lifts. The kitchen is well stocked for cooking in.

Great for large family events
My experience with the rental process was smooth and the property was as described on the website. The unit was dusty when we arrived and worn. A maintenance person came to assist with doors that were off track, screens/windows that were stuck, cabinet doors that were broken. This unit has been roughly used and needs some additional maintenance, however the number of bedrooms and baths make it a good choice for families with children.

Reunion spot
We had 5 families with children ranging from 1-13 yr old. We all fit nicely. The kitchen was a bit small but we made it work. It would have been nice to have a yard but we made good excursions. We did not note the 2 car limit for parking but we made it work as the other unit was full also. All in all great trip and nice to have everyone under one roof.

Great house for multiple families
This house fit our four small families with tons of room to spare. Some rental homes have 5 bedrooms, but not enough beds for couples. This fit four couples with private bathrooms for each, with room for 6 kids easily. The kitchen was very well stocked, the hot tub fit everyone, it was very clean, and there was even firewood! It was convenient to downtown and had a trail system within walking distance. Great house!!!

Nice home for a large family gathering
This house was a great place for a large family gathering. We had 14 people (9 adults and 5 children). Space and facilities for 5 families was very accommodating for all of us. We all had a great time. Unit was a little dated and could use some updating and remodeling. Location was close enough to be able to go into Sun Valley and Ketchum.

Good home for a large group.
We had a family reunion of 10, including several cooks. We enjoyed our stay through the eclipse of 2017. By and large everything went well. The only issue was intermittent and rather low bandwidth internet access. The kitchen-dining area was also a little tight for a big group.

Fits a large group, but it's tired
It's a nice house with a lovely view of the ski slope. Good location and close to everything.
There weren't suppose to be pets, but the easy chair in living room caused severe allergies to those who sat in it. The hot tub was suppose to have a lock on it, but it didn't. We kept having trouble with all 3 screen doors coming off their track. That was annoying. The kitchen had no empty cupboards so our food had to be placed on the counters. Downstairs bath had mold and peeling paint. I didn't realize our granddaughter was using markers on a white comforter on the bunk bed. She accidentally put a couple of marks on the comforter when it slipped off the paper. Housecleaning charged us $50. to clean it in their in house laundry facility. Originally they told us they took it to the dry cleaners and they charged the $50. We felt the charge was excessive and it took 3 weeks to get a receipt for the random charge. The manager told us we should have called about the problems and they would have come and fixed them We were there only 3 nights and with 10 people, we didn't need workers traipsing through the house. We have been using VRBO for years and have never had any problems like this.

Perfect for large groups!
We had three families (6 adults and 4 kids, ages 3-10) in this house for three days. The upstairs loft was the perfect space for the 3 year old to spread out his toys. The three older kids loved being downstairs with the bunk beds and their own tv (the bunk beds aren't in a bedroom but rather are off the downstairs sitting area separated by a curtain; worked great for our kiddos). And the adults were able to enjoy the main level. The hot tub was very much appreciated to help warm up after sledding. The kitchen was VERY well stocked (two coffee pots in the main kitchen was so helpful to keep the caffeine flowing for the six grown ups!). We were there over Thanksgiving and had everything we needed in terms of pots, pans, serving dishes, etc. to put our feast together. There was plenty of space at the dining table for all of us to eat together. The beds were comfortable and there are plenty of towels. Each bedroom has a bathroom which is fantastic. We all really enjoyed this home!
