Overall the property was large with plenty of bedrooms. We liked the tennis court, patio, and firepit which was close to the property. But we were very disappointed in many things that really could be fixed. We have stayed many times throughout the years at VRBO but never have given a negative review like this one which I hate to do. We have ALWAYS had the managers text us the first day we arrive and check up on us to see if we need anything. We NEVER had ANY communication with the managers on this property until the last day which WE had to call after finally getting their number concerning instructions on checking out. The biggest complaint was the supplies. No trash bags, no hair dryers (which was promised in the amenities, soap in some of the bathrooms were almost gone and had to buy more. Simple things like salt and pepper were missing. The air conditioners upstairs were boxes on the floor and wasn't enough to supply cool air for the large master bedroom. Another bedroom had a hole in the ceiling where the air-conditioner was connected. No hangers in the closets...so dumb. Two of the smoke alarms in the kitchen area were disconnected. The carpet on the stairs was really dirty. My grandkids said there were crumbs in their sheets when they went to bed. No wash cloths in the master bedroom. We have usually 30 people each time over many years we stay with VRBO and are not that hard to please, but we were all very disappointed especially when we pay so much to stay there!

Great home!! We had so much fun! Close to the lake, trails, golf, stores and so much more. There weren’t any garbage bags or cloths to clean the kitchen with. However, it was a blast!!!

The place was great! Loved the pickleball/basketball court and the large grass area. Loved that we were all by ourselves. The home was large enough to fit all 48 of us. Everyone had a place to sit and eat at a table. The large deck with lots of seating and the hot tub was great. Management responded quickly when we needed more towels. Liked that we didn’t have to strip beds and wash towels when we left. We just packed up and left. Thanks!

Filthy: walls, floors, stairs, rugs, garages, ceiling fan, vents, food cart, & fireplace.
Not clean: toilets, mirrors/glass, dried food, splattered milk, crumbs in cupboards and in couch, balloon pieces, porch.
Swept clean like a guest would do, but vacuums broken. Tried to clean shower- no hot water.
Key code only-many doors unlocked. Where are the fire extinguishers? Microphone? How to turn off hot tub? Where cleaning supplies? Doors left open that should be locked.
Unsafe: road through middle of yard, river, fire alarms/ carbon monoxide detectors gone, unstable bench injured guest, splintered table injured guests, grill can’t move. guest “dumped off” a warped stair. Open outlet on floor, mouse trap in bunk room, small screws on floor. No child gates. NO it’s really not: 10 bed, sleeps 40, luxury, ranch, in the mountains, 40 acres, private/secluded, comfortable, newly furnished, maintained, hiking/biking trails, office, garden, playground, family friendly, carbon monoxide detectors, ice. No indication the firepit is gas. Yes, expenses spared, beds, couches and seating awfully uncomfortable, unkept yard, too many stairs for elderly and infants. doorknob missing, holes in walls, missing plugs. Unusable garages, 8 bedrooms, sleeps 24, furniture cheap, broken, worn out. Host left questions unanswered, can’t trust a straight answer, too many problems to deal with. PM helpful to show the house months ago, but didn’t return call with answers. Didn’t have their number.

When searching first the right spot for our 20 person trip we landed at Cobble Creek Ranch. We weren’t looking for fanciest spot in the area, just a large enough house that was well maintained enough for us to BBQ and spend lots of time outside playing yard games (included at property: basketball hoop, pickle ball court, cornhole set, small soccer nets, various balls) This was important to our group and we brought a ball pump and few other yard games with us as well. The yard and deck space was perfect for our group and the two door garage was also a great space to bring any indoor games in and play. The inside of the house was great as well. A large living room and dining room/open kitchen equipped with pots and pans and even some spices we were able to utilize. The rooms were solid and beds were comfortable. Bathrooms were stocked with shampoo, conditioner, and soap. For anything else we needed there was a Walmart 2 miles away that made it easy to pick up groceries or extra items.
Additionally the location was great. We schedule a rafting trip on the Provo River that was just a 20 min drive away. We also visited Sundance Mountain Resort that was also about a 20 min drive away. The house was secluded enough to where we were not disturbed and felt safe the entire trip. The house is in good shape but there were few windows/doors that may need some work. Overall it was amazing place and would definitely stay there again!

First of all, when we arrived I texted the property manager and he said not to text him anymore and he was going on a trip and text in the Vrbo app! Well I did and I received no answer!
1) There was a 2x2 room with a twin bunkbed that was counted as a bed room! That was more like a prison than a room! One of the families that had counted on that room had to leave the group and stay at a hotel!
There was no pictures of that room and some other rooms, that's why we were surprised when we arrived!
2) There was no hangers in any closets and we were told that we should have brought our own hangers! Well we flew and there was no way to bring hangers with us!
3) The heating system has definitely a problem! One room upstairs in particular was freezing cold and the bunkbed room upstairs was super hot! There was no way to adjust the thermostat to cool that room off or heat up the other one!
4) One of the garage doors was not working, so our car got stuck in the snow because we couldn't go in the garage or get out of the garage from the gate that didn't have snow in front of it! We had to get in and out through piles of snow, which was the reason for getting stuck in it and work more than 40 minutes to get out of it! One of our kids missed her private class for that reason!
5) Some windows and doors weren't functioning! So we had to take all our valuables with us every time we were leaving the cabin!
6) Cabin needs a lot of work before it can be rented out again! Too Expensive too

Overall, I really enjoyed my stay. The property and location are beautiful, the house is very big and can fit a big crowd. The patio was my favorite spot on the property with excellent views, although it is not heated as it said in the description. There are a few items that should be addressed, such as missing a smoke detector in the kitchen, small messes here and there upon check-in, and one of the steps on the main staircase to the front door is severely bent which caused a few people to stumble going up or down. I would definitely get that last one fixed. Lastly, communication was poor. The owner was responsive at first, but stopped responding starting a month out from my trip when I would try to get last minute details, ask questions, or adjust the amount of people who were staying. Despite those, I still really enjoyed my stay.

This house was my favorite rental. We were in Heber for my mothers funeral. All my adult kids, gramdkids, my brother and all his kids and grandkids, cousins, aunt and uncle stayed. The house had so much room. The kitchen was great with a huge refrigerator and freezer. The outdoor space was wonderful. We played tennis and basketball. The huge outdoor roof top patio was the main hangout. We played cornhole, soaked in the hot tub and ate meals out enjoying the beautiful views. It is quiet and private!

If was a really good property! Lots of beds and good cooling systems and lots of games around. It didn’t come with enough towels, paper towels, toilet paper trash bags. and we had to purchase more. I asked a few questions and never got a response from the owner. The inside fridge didn’t keep our stuff cold. But other than that everything else was perfect! Great place

We had 40 members of our family from ages 1 to 83 gather for 3 nights. The home is large and spacious with lots of bedrooms and bathrooms. It is located up against the mountains with lots of privacy. Everything was as was explained in the details of the property. We enjoyed the experience and would definitely stay there again!

Good property if you need lots of individual beds. We had 24 men for a fraternity reunion sleeping one person per bed and there was plenty of room and plenty of parking. The kitchen only had one Kuerig coffee machine and only 8 coffee mugs. Could also use more glassware. The tennis/pickle ball court was in bad shape and needs attention. The host never responded to my inquires so don't count on any help with your event.

Overall, we had a wonderful time, but it wasn’t without disappointment. Clearly the property description isn’t what it says it is. For instance, the 40 acres listed are not accessible for the recreation opportunities advertised. Inside amenities were very insufficient, including kitchen towels, dish detergent, and hand towels and soap for the bathrooms. We had to purchase and supply our own towels and soap. The floors and carpet were not clean prior to our stay. The kitchen small appliances were scarce and/or broken. We inquired about the black mold reported in previous reviews and neither the HOST nor VRBO were willing to acknowledge or do anything about it. Needless to say, the black mold is still there.
The neighbors were very friendly and even let us borrow an iron. In the end, we were happy with the size of the home and sleeping accommodations for our large family.

All doors were unlocked when we arrived, no garage bags, dish soap, and minimal towels around the house (we went and bought extra towels). While the water and plumbing issues were not your control, the house wasn't able to hold any heat and has foundational structure issues, where in rooms were open holes to the outside. There is water damage in the ceiling and mold in the garage. Many other issues. Do not recommend renting this location

This property is tucked up in a beautiful place in Heber. There is plenty of room on the property and fun to be had by all. Our family loved the bunk rooms and the private rooms. Great floor plan. This place has great potential, but lacks overall care, maintenance and upkeep. We arrived and the cleaners had not been there yet. The owner was quick to respond and cleaners came right away. Luckily we were able to rearrange plans to be away for the evening, coming back after 9p. The home was clean and ready then. The house is spacious with fun amenities. There was only one bathroom with soap and one roll of toilet paper in each bathroom. There were not nearly enough towels for the stated number of guests that the home can accomodate. There was no dish soap and only one kitchen towel. We bought Drano for the downstairs shower that is very slow to drain. We also bought dish cloths, hand soap, dish soap, TP, and paper towels. The carpets and walls need to be cleaned and there were a couple of holes in walls. Overall, this place has great potential, just needs some deep cleaning and fixing up.

We had a grand family reunion the first week of August, 2022. Cobble Creek Ranch slept 50 comfortably, plus 3 babies under 1 year, in 9 bedrooms, 7 bathroom areas, 2 washers and dryers and plenty of parking.
The kitchen, dining and deck areas were not crowded for either eating or meal prep. It was great!
Downstairs there was a game room with arcade games, ping pong and a second full kitchen and roomy table. The younger kids really loved this.
The outdoor space was beautiful and roomy for yard games, a slip and slide, a fire pit for smores and lots of parking. There was a tennis court, but as I don't play tennis I cannot say what condition it was in.
A Super Walmart close by was handy for picking up more food items as we found need.
There were many activities close by--rafting, reservoir, Lake Jordanelle, golfing, etc.
Like most homes, there were items that should have been repaired. The downstairs bathtub did not drain well at all, so we did not use that shower. The spa needed to be cleaned--the water was murky and a little smelly.
The Bathrooms were not stocked with toilet paper and hand soap. Just consider you might need to take care of a few basics like that yourself until some get delivered to you. Also, some of the beds did not have blankets--only sheets. Fortunately, we had some blankets of our own.
All in all, our week there was wonderful! Would we repeat the experience? YES!

The space was a great fit for our reunion. Plenty of room for 50 people to hang out - not all stayed overnight. Too many bunk beds though. It would have been nice to have more bedrooms for couples.

Family Reunion
This is a great house for fitting a large family reunion. It's a little run down and could use some upgrading, organizing, and a little more care. The outside string lights were all falling off and we bought some zip ties and fixed them so they wouldn't be a danger.
There is zero communication with the property manager. We tried several times to contact him by messenger, text and calling and never heard back from him.

Good property, terrible maintenance
The property is fine. But the maintenance was terrible. Hot tub was filthy-people got skin infections. Deck lights didn't work. Bathrooms were not well prepared. The promised swing set was not installed. House audio system didn't work. Rugs looked old and dirty. Carpets not vacuumed. Showers drains were slow. Kitchen floor has never been mopped. The grill was filthy. Wifi was spotty. The gas firepit was pathetic. Grass was dry. Cabinets/closets were poorly supplied, and messy. The owner was extremely hard to contact. Many other minor issues. It feels like the owners don't really care about the property. We will never go there again, and cannot recommend it unless major improvements are made.

Perfect for our family reunion!
The property is gorgeous! There was so much room for all the children to play. The home itself was so spacious. We had 42 people, half of which were children and we never felt crowded. The kitchen was perfect for preparing food for a lot of people. We did have the first day with no air conditioner working on half of the house but the host had someone come right away and fix it. We were extremely happy with our stay and would recommend it to anyone!

Great gathering house
We really enjoyed our weekend at this house! We had a large gathering for a family reunion. There was plenty of space for everyone! The yard was amazing to play volleyball, soccer, tennis. And we loved the big fire pit!

Big group central
Huge property I quiet area of Heber. Great access to lots of activities. We used it as home base for our team camp. Great cooking and meeting spaces. Tons of parking. Lots of indoor and outdoor games/activities available.

front entry door code doesn't work because of broken lock. Whole house thermostat does not work all rooms were freezing cold.

Big home for Family Reunions
We enjoyed our thanksgiving stay at this property, because the house was large enough to house our extended family, and we enjoyed the outdoor space.
Inside the house many things were very dirty or broken when we arrived, which was very disappointing. It also got very cold in the bunk rooms at night.
However, once we had checked in, we had good communication with the owner of the property. He fixed some bathtubs that were working funny while we were there, and he had cleaners come and slightly freshen the house up during our stay.
We ended up using our own plates and cutlery, as the ones provided on the property were not clean.
We really enjoyed the house itself, the space, and the amazing outdoor area. If we were to stay again, we would hope it would be extra clean before our arrival next time.

nothing short of perfect!
Cobble Creek Ranch exceeded all of our expectations. The property was perfect and stunning - the perfect place to host our wedding weekend! Drew was especially accommodating and went above and beyond. Rent some side-by-sides and book this place for a wonderful mountain valley getaway.

Overall positive experience
The grounds and space were amazing. Lots of fun things to do for all ages. Storage and kitchen space were very functional. We would consider staying here again, however the paint and carpeting were a bit of detractors. Management seems to be a bit indifferent on the communication front, leaving us in the dark a bit at times. Overall though, our family really enjoyed our time here.

Great set up but gross carpet
The amenities and layout were marvelous but the dirty carpets were a big drawback. There was plenty of room in and out for us to enjoy ourselves and to relax in an isolated environment. With some deeper cleaning it would be great.

Enjoyed our stay
The home and property are nice enough, some deferred maintenance needs to be done to bring the property back to the very lovely home it could be. Had some challenges after we made the initial reservation regarding a lack of communication with the owner/manager. Ultimately it turned out to be a fine venue for our family reunion! Thanks for the flexibility in rescheduling after the pandemic necessitated cancelling our 2020 reunion plans.

Great for family reunion
This was a fantastic place for a family reunion. The house is spacious and comfortable. Plenty of room to be together and to spread out. The owners provided a helpful list of instructions and tips just before check-in. The area offers a lot of fun places to explore and enjoy the outdoors.

Gorgeous house, had an incredible time!
This property was beautiful! More than I could have hoped for and better than the pictures showed. We had an amazing weekend after our wedding!
