Beautiful and very clean. Comfortable feeling in the property. Lots of communal space and we felt very at home rather than creeping around a stuffy posh place. But the decor and appearance was very high end.
The establishment is a little out of the town which was very clear. We used the bus from the beach a couple of days and also really good bus connection into Palermo centre.

Owner Antonio has thoughtfully and lovingly restored his grandparents’ property into a quiet, inviting oasis away from the noise, lights and traffic of Palermo itself. Mondello Beach is a nice, 15-minute walk. Impeccable breakfasts served on quiet veranda near a small but charming pool. Antonio had helpful recommendations for navigating Palermo sights—and even gave us a ride to and from a nearby grocery for us to stock up on food items and wonderful Sicilian wines. great star-gazing from our top-floor terrace and view of nearby Mount Pellegrino.
Be sure to coordinate arrival time w management as owner not onsite 24/7 and you cannot otherwise access the Secured, gated property.

Breakfast was nice and everything we requested was on the table each morning, there was only 1 morning where not all food requested was available. croissants, fruit and coffee were all delicious. Owner was lovely and on hand every day to make sure all was good.
It was super quiet and at times a bit boring as there was no music playing at all, some light local Sicilian music would have been nice.
The rooms were fine but it was very hard to sleep with a bright green motion sensor light on in the corner. every time we moved during sleep we would be woken up by the sensor light coming on. not sure why it was in the room? Also we had dirty glasses in the room that was never changed, we had to find more toilet paper as it wasn't replenished , ashtrays weren't cleaned, our towels were not changed even once during our 7 day stay and the floors were sandy all week. a bit more thorough cleaning at least once during our week stay would have been nice.

I liked the family who own the house. They were friendly and accommodating. The breakfast was great - I was asked to decide the day before but then I was offered more if I wanted it on the day. Ercolo made dinner for us one evening which was lovely and he had recommendations for other places to eat. Bus stops are nearby - it was really easy to get into Palermo and about a 15 minute walk to the beach.
The only downside about the property is the location - it's on quite a busy road without pavements at some points. People seem to drive everywhere in Mondello but I didn't have a car. It wasn't very nice walking back in the evening.

Amazing property! It’s a small, cozy and secluded B&B. The owner and his team made our stay just amazing. The room was quite spacious and we had a private patio.
Folding sofa wasn’t comfortable. It would have been better if instead of sofa there was a normal bed.
It’s a bit far from the seaside, restaurants and shops.

My clients two woman were very dissapointed. After arriving they have met unfriendly hosts. He wasn't helping. They were almost kicked out. The offered room was, dark and repulsive and smelly with moisture. Pool is small as pond. The foto is not accord to reality. The guest have to be pressed to looking for new accomodation. on the gound of this opinion I can't suggested one more time. The poor breakfast was offered

About a 15 minute walk to the beach/center of Mondello along a big road with traffic, alternatively smaller roads with little traffic but quite dark at night. Not so comfortable for walking at night because of the distance but not a problem during the day.

The owner and the housekeeper were really friendly. They wanted to help with everything and cooked an amazong diner for us. It was an amazing hotel to just relax and enjoy your vacation

We loved staying here! The villa and its garden are beautiful, quiet. The staff is very friendly. There are a few good restaurants nearby.
The Mondello Beach is only 15 min away by walking. You can reach Palermo and Sferracavallo by bus, but don’t count on the schedule, the last bus sometimes doesn’t come. :)

This property is absolutely amazing, it is on a private road with security gates so it is very quiet at night. Everything about the B&B is quality, the interior is open plan with beautiful antique furniture. The gardens are beautiful and the swimming pool is clean and a good size. We stayed in a deluxe room with a terrace. It was very clean and a really good size with a mini bar, a kettle with a selection of teas and coffee and a lovely shower. The bed is one of the most comfortable beds I have ever slept in. There is a large wall mounted TV with Netflix which was is great if you fancy a movie. The terrace was a lovely place to enjoy a morning mug of tea as it got the sun first thing. You are given a list on arrival and you tick off what you want for breakfast, you can order as much as you like and it was good. It's about a 10 minute walk to the beach and restaurants. A really lovely B&B which exceeded our expectations. We will definitely stay here again when we visit Mondello.

The villa has a stunning view of the hills around Mondello, which one can enjoy while hanging out around the pool. The place is secluded and private and feels very special. It is very close to the beach by foot as well as cafes and restaurants.
The staff is very friendly and welcoming, again while respecting one's privacy. My husband and I particularly loved the breakfast where one can try out a Sicilian variety of cheese, seasonal fruits and fresh bakery goods, it can be adjusted every day too!
Overall the stay was very pleasant and would recommend it for at least 3 days or more to fully appreciate the stay.

Breakfast was perfect, we got bikes free to use that we mainly took to get to the beach (and left our rental car for most of the time), the room offered plenty of space and a top notch air conditioning, which is definitely necessary. The host and all the personnel were really proactive and super friendly all the time.
The price is upper limit for a private house that is used as a hotel. On the other side, that gives the hotel its own unique flair.

It was a great place, beautiful and guiet.
The owner and his staff took so good care of us. It was important for them that we had a great time there. Food was excellent. We loved our visit in that beautiful place!

The room was really big, it had a minibar and air con. The garden was beautiful and so was the swimming pool. The staff was attentive and could speak English well. In the evening we walked to the center of town and had dinner at a restaurant that they recommended to us. We also had an excellent breakfast. Dolce vita 100%.

The property was absolutely beautiful. The breakfast every morning was delicious and filled with local flavors. The owner took care of us as if we were part of his family. My partner and I were blown away by the attention to detail. The common areas all have high speed wifi so were were able to take video calls by the pool.
Not a single negative thing to say about our stay. It was exceptional.

Looks more like a semi private villa than a hotel. No more than 20 people roughly can stay over. Very secure place (gates, cctv,...) very quiet, very clean. Private free parking, Netflix in the room. All the equipement is brand new. Good breakfast (do not hesitate to ask for something if it's not on the table, maybe they'll have it in the kitchen !)
It wasn't advertised that most of the room are in a basement. Very dark. If you want an upstairs room, it is a room with 3 bed and more.
The landlord is always around, feels like he watches you a bit too much.
