The 200sqm villa boasts an open plan layout with the principal living and dining area located to the lake view first floor. Here guests can relax and entertain in style, with a fully fitted contemporary kitchen with gas hob, oven, microwave and breakfast bar situated in an inviting and relaxed living area which is furnished with L-shaped sofa, a sleek gas fireplace for added ambience and a flat screen TV for your entertainment. Perfect for dinner parties, the French doors lead directly out to an alfresco lake view covered terrace with access beyond to the sunny private garden which boasts a private outdoor swimming pool overlooking Bellagio.
A modern cloakroom WC is also conveniently situated to the first floor of the villa and a staircase leads to the two principal bedroom suites located to the spacious second floor.
These two luxury bedroom suites both enjoy plenty of light, space and comfort with a stylish double bedroom with luxury en-suite shower room and a private lake view terrace to each.
Additional accommodation for a further 5 guests is situated to the ground floor of the villa. A double bedroom with flat screen TV is the perfect choice for a third couple staying in the villa and a further bedroom furnished with a set of two single beds and flat screen TV is ideal for children. An additional guest can also be accommodated on the single sofa bed to the third bedroom-come-sitting room. A spacious contemporary shower room is also situated besides the bedrooms on this floor.
Guests can easily access the private garage which conveniently features a laundry are with washing machine and tumble dryer.
The villa is perfectly placed to enjoy the surrounding breath taking mountainside scenery, by hiking or taking a bike ride. The prestigious Menaggio & Cadenabbia Golf Club and Loveno Tennis Club are also an easy drive away and the famous resort town of Menaggio can easily be reached by car in just 10 minutes.

Our family of 9 stayed in Plesio, but the accommodations were sparse and lacking. First know that 3 of the 5 bedrooms are located below ground in what our family began referring to as “the dungeon” due to how cold and damp it was, WiFi was unreachable there. I missed on the listing that one of those bedrooms doesn’t have a bed, but a pull out couch which was a problem for our party’s size. The 2 bedrooms upstairs on the third level were quite warm and the AC units were unreliable at best. We had no hot water one morning, were provided with sheets but half of the beds had no blankets and those that had comforters were stained. Extra pillows were given but no linens to dress them with. And while they have a pool, there are no towels provided. If you want them for pool use, you have to pay extra. Broken anti gravity lawn chairs that when my sister went to lean back she went straight to the ground on her head. Thankfully, she wasn’t hurt. Moldy dirty showers. While communication with the rental company was efficient, often times I felt like I was asking for too much. The repair man, who was very nice, was needed 3 of our 5 days there. Overall the property has potential, but needs some TLC. Not sure if this is on the owner or the rental company, but it really doesn’t take much to provide extra linens, towels, and blankets. Creature comforts go a long way in making people feel at home. A reason we choose home rental over hotels. This one misses the mark for us.

We had an amazing time staying at Villa Lumbini. The team provided detail directions to reach the property, and the views are as amazing as the pictures show. You definitely need a car here though, not much to walk to. The host provided a baby cot for our 6th month old and the house ended up the perfect place for our family trip. Would certainly stay here again!

The house was very clean and well set up. The main issue we had was the quality of soft furnishings - linens and towels were very low quality and not what we’d expect for a property like this. It’s unfortunate because small improvements would make this property great but unfortunately it’s a bit average and overpriced for what it is

We stayed there with another couple. Luckily we rented a car because you can’t really walk comfortably or safely to and from town.
I’ll begin with the positives.
The views are spectacular. Garage was big and easy to access. The two master suites upstairs were perfect for two couples. A nice welcome basket with snacks and drinks was waiting for us.
Now the negatives. We were informed that they could not heat the pool for us, but they didn’t tell us that it would be covered by a dirty pool cover the entire time. So we could never enjoy time by the pool. While the instructions for the villa and for directions to get there were quite detailed, they were out of date…ie: wifi code, washer and dryer setup. We spent much of our first 24 hours there trying to figure out how things worked, and could not get a hold of anybody to help us. We left messages for the rental company, but never heard back from them. But one afternoon a repairman showed up with replacement batteries for for the TV remotes.
After sorting out all these issues, we did end up enjoying our stay there immensely. We recommend that they supply paper towels for the next renters.

Es fehlte an der Vorbereitung ihrerseits
Generel sind wir sehr zufrieden. DANKE dass sie den Pool für uns früher bereit gemacht haben. Die Ausstattung des Hauses war sehr gut.
Leider war nicht sauber gereinigt. Es gab Spinnennetze in der Dusche, der Schlüsselcode war falsch in den Unterlagen, die Heizung und das Warmwasser haben nicht funktioniert.
Das Garagentor war defekt.
Auch wäre es gut, wenn wir genauer gewusst hätten was wir selber mitbringen sollen (Cafetiera, Küchentücher, Holz für den Grill, usw.)
Es bleiben uns aber sehr schöne Erinnerungen.

My family of 3 couples and 2 young children recently stayed at Villa Lumbini. We think it is a hidden treasure. This was our first trip to the Lake Como area and we were glad we chose the Menaggio area.
Elisa and the Happy Holiday Homes team were great to work with. They were very responsive to any questions that we had and made sure the house was in great shape before we checked in. The views were amazing and we loved the pool and the layout of the house. We cooked out and ate by the pool several nights and enjoyed the restaurants in the area the other nights we were there. I think our best find was a nearby restaurant called Trattoria La Vecchia Magnolia. Villa Lumbini is about 10 minutes up the mountain from the city center, so pretty high up (which makes for the great views). Unlike other restaurants in town, Trattoria was only a few minutes from our house. Amazing food, service and views !!
We also rented our own boat on Lake Como. That gave us a lot of flexibility to check out many of the villages and towns around the lake. We also had our own car transportation which you really need if you want to be able to get around easily.
Thanks again to the team at Happy Holiday Homes for a great vacation at Lake Como. We will gladly stay at other homes they manage on future vacations. Sometimes you never know what you are going to get when renting a house or villa. We now know we can trust them to deliver as advertised.

Immaculate Villa
We stayed at Villa Lumbini from 3rd April to 9th April. Our party included ourselves (husband and wife in 30s), our 2 year old toddler, my 76 year old mother and my 84 year old Aunt, both of whom are fit and mobile.
The Villa itself is pristine and immaculately presented. We were delighted with the standard of cleanliness and the overall presentation of the Villa - beautiful! The grounds are well kept and the pool is lovely (although we were not able to use it due to the time of year).
On arrival we were met by an extrememly well stocked food basket including tea, coffee, various cereals, croissants, juice, wine and much, much more. This was a very pleasant surprise!
The villa was everything we had hoped for and more. Everyone in the party was equally delighted and we enjoyed a very comfortable stay.
We have no criticisms as such, however, when standing on the veranda, to the right there is a small builders yard which slightly spoiled the view. However, this had no impact on our holiday, caused no disruption, and you only had to turn your head a fraction to be met with the most stunning mountain and lake views. There is also a new Villa being built directly behind Villa Lumbini, however, again, this had no impact on our holiday or enjoyment. The Villa is near to completion.
The only other point I would raise about the villa is the fact that the internal stairs are solid granite. My 2 year old spent the entire time trying to scale the stairs which was a constant worry. This is not a criticism, merely something that potential guests should be aware of if children are involved in the holiday.
Danilo at Happy Holiday homes was extremely friendly and helpful, as were everyone we met on our stay. We would highly recommend Villa Lumbini.

We are back home from our glorious vacation in Como and Spain. Our family had a fabulous time together and we all agreed that our stay in the Lake Como area was the best of all!
We loved the whole place - the mountains, the lake, the many tiny towns hugging the mountainside, the beautiful weather, the interesting and thrilling driving on your narrow, twisty roads, the lovely people, and of course, the fantastic food and cafes everywhere! We spent 4 lovely days exploring the little towns of Menaggio, Tremezzo, Cernobbio (which we loved), Como and also took the ferry to Bellagio and Varenna. We saw the M&C golf course and had our dad's 80th birthday meal at La Baita, all ideas I got from the book I was reading by Harold's friend, Roland Merullo, called the Italian Summer. It was hilarious and I enjoyed my stay all the more because of it. We also drove to Milan one day just to see the Duomo and do some sight seeing and it wasn't difficult at all.
The Villa Lumbini was perfect. There were 9 of us and we had room to spare. The open layout, bright and spacious with the central kitchen and the large balcony and garden were ideal for our large meals at breakfast and for lounging and relaxing at the end of the day. We were slightly worried one night when our neighbor threatened to call the carabinieri as we were probably getting a little too excited with our game of black jack in the balcony, fortified by some of your fine wines. So we moved inside and it was fine.
The house is so new and spotless and we felt pampered by the space, the cavernous bathrooms, the fabulous views. We had only one glitch, our hot water supply was intermittent but George got his technicians to come in the middle of the night to help us out. Your people are lovely and helpful and very attentive to our needs. Harold, a big thank you for the EXTRA case of wines you sent to us. Congratulations on a fantastic operation you run.
All in all, I would recommend the Villa Lumbini wholeheartedly to all. Enjoy!

Thank you very much for a wonderful stay on Lake Como! We all enjoyed a super week in Villa Lumbini on the Menaggio hillside. The views towards Bellagio were just spectacular and the interior was all fully-equipped and super slick inside. It really felt like a 5* stay with the contemporary bedrooms and swimming pool. We have just had one of the BEST family holidays, on Lake Como! Our villa was so beautiful. The interior was so luxurious throughout and my husban loved the modernist-Milanese style. The outside was so romantic, with its fabulous views of the Bellagio peninuslar and the central lake! The villa's hillside location was within easy driving distance of the Golf club, tennis courts and Menaggio resort town centre. We had a great time renting a yacht charter, trying windsurfing and also exploring the lake's heritage attractions. All the family had a great time - thank you!
