YELLOWSTONE RIVER HOUSE:
Relax in our wonderful home on the banks of the Yellowstone River, made even more comfortable in 2023 with new central heating and air conditioning! Our house is the perfect home base for hiking and day trips to magnificent Yellowstone National Park (40 min), Livingston, Bozeman and surrounding areas! Other popular things to do include visiting nearby Chico Hot Springs resort for a soak and swim, horseback riding, and award-winning restaurant meals in both the saloon and fine dining restaurant (8 miles away). It's also a perfect fishing retreat, with our own shore of the "wild and scenic" Yellowstone River only steps away. [Note that the river level varies according to the season: highest during the Spring as it swells with mountain snow-melt and lowest (but still great for fishing) in the late summer and early autumn when the beach area is broader and you can walk along it beside the river.] After the Spring run off and silt subsides (usually around mid June to July), the fishing is great right behind the house! You can walk out the door and down the small hill in the back yard to the water's edge. There are several boat launches nearby as well. (You can book guided rafting or guided fishing excursions or just rent watercraft locally to explore on your own.)
Inside the air-conditioned main home, we have everything you could need for an amazing home away from home experience including an extremely well-equipped kitchen, high quality bedding and high speed internet. Make this home yours for family reunions, hunting trips, fishing adventures or quiet wildlife viewing any time of year.

This property consists of an air-conditioned main house and a close-by detached guest studio apartment with a kitchenette. (The guest house is not air-conditioned, but has screened windows to let in the cool evening air.) (Both houses are provided to every group at no extra charge.) This guest house is a wonderful amenity for a bit more privacy for two people.
The main house has three bedrooms. The two main floor bedrooms have queen sized beds with luxury bedding. The third bedroom is a large loft with two twin beds and one queen bed.
There are two bathrooms within the main house, and both were beautifully remodeled and reconfigured in 2022. Both the main house and the guest house have their own washer/dryer. The kitchen is well stocked with herbs, spices, olive oil, baking supplies and condiments. We even have a few cookbooks in case you need a bit more inspiration! We know how challenging new environments can be with kids, so we have a pack 'n play, high chair and kid friendly cups, plates, bowls and cutlery. The house is complete with paper products for your stay as well as body wash in the showers and laundry detergent. In case you forgot your hairdryer, we have that too!

Enjoy the peace and quiet of the nearby guest house with its King sized bed, kitchenette, private bath and second washer and dryer. All with a river view as well.
There is a wonderful lawn for yard games, relaxing after a long day or playing with the kids. You might also like to make s'mores as you sit around the fire pit in the back yard, just a short walk downhill closer to the river. We do provide some seasonal firewood, but we also recommend grabbing some at a convenience store on your way since it can run out during busy seasons.
In Gardiner, about 40 minutes south, you can book and depart on group rafting trips on the Yellowstone River. Both whitewater and gentle water options are available. Large and scenic Daley Lake (15 miles away) has sandy beaches and is great for boating, fishing and swimming! Or take the gorgeous 5 mile hike to Pine Creek Lake from the nearby trailhead (starts easy, becomes moderate, and then moderate-strenuous, but the path is a good one and well marked.) Views along the trail are breathtaking and the lake itself is a gorgeous idyllic jewel ringed by peaks, and flows into a waterfall below. Pine Creek Cafe is a great spot for breakfast and they also have an evening music venue.
We are located just 40 minutes north of the iconic original stone archway that is the north entrance to Yellowstone National Park, in Gardiner, MT. The drive there itself is an experience where you will see bald eagles, elk, deer, and even a bison or two along the banks of the Yellowstone. And that's all before you get to the park! This north entrance takes you up to Mammoth Hot Springs where you can explore the boardwalks through the famous expansive travertine-limestone terraces created over thousands of years, as geothermal water has gently flowed over the hillside leaving ever-changing colorful mineral deposits. From there head east to Tower Falls and the wildlife of the Lamar Valley, or south toward a series of geyer basins that include Old Faithful, Yellowstone's most famous geyser (erupting several times per day) plus hundreds of other amazing geysers, mud pots, and colorful pools, viewable from extensive boardwalks. Or walk the rim of the deep and beautiful Grand Canyon of the Yellowstone and view its majestic waterfalls from the Inpiration Point and Artist's Point viewing platforms. Take a boat ride or swim on the sandy beaches of huge Yellowstone Lake, the source of the mighty untamed Yellowstone River. View the bison and elk herds in Lamar Valley, along the Madison River and throughout the park in this huge natural preserved ecosystem that is unique in the world.

The Old Saloon is open for business in Emigrant across the river. This landmark in the town of Emigrant has been serving up cocktails since 1902. Locals and visitors alike are welcome and find it a great place to celebrate the heritage of the old west. Its a great place for live music all summer long. Serves breakfast, lunch and dinner.
Sage Lodge is also roughly 15 minutes away. This is another luxury wedding venue with a full restaurant that is open year round.
All this is just an hour drive from the Big Sky/Bozeman International Airport. The drive is straightforward and easy to navigate. Just follow the river up stream to this piece of heaven in Paradise Valley. Remember, this is Montana and you are in the Rocky Mountains, so while roads are maintained year round, choose an appropriate all wheel drive vehicle for fall and winter travel. It can snow here at just about any time of year!

It was spacious and rustic! The views and being on the river were priceless!
Check in was easy and we had no issues.
Not complaining at all, but maybe some large stepping stones for a walkway to the front door. Loved staying here for the week and having the extra guesthouse was great for a couple that needed their privacy!

This was a terrific rental. We rented the main house and the adjoining casita. Everything you could want was provided. It has a beautiful location, and the house is wonderful. We took advantage of Chico Hot Springs being close and went several times. It was a short trip into Livingston which we also enjoyed. Our family of 9 had plenty of room to gather. We used some of the games and puzzles that were provided. The kitchen was well - equipped and communication was excellent. All in all, I'd say a perfect visit!

This cabin and guest house were perfect. Our group of 6 adults and two teenagers had plenty of room. This is the best equipped house we’ve ever rented and the location was perfect, very central to all of our plans. Communication with the manager, as well as the owner, was very prompt. We are from Florida but love this area and will definitely stay again.

The house was a great location for our Yellowstone Adventure. We enjoyed Chico's spa and hot springs and all the places to eat around Pray, Montana. It was a beautiful time with family.

My family and friends enjoyed staying here while exploring Yellowstone and the Paradise Valley area.
We loved socializing in the open kitchen/great room/dining room area.
Another favorite was the porch overlooking the Yellowstone River. We enjoyed sitting on the porch with our coffee at sunrise while watching bald eagles fly by searching for fish on the river. Deer were also seen along the river bank on the far side along with Pronghorn antelope on the hills beyond.
It was very relaxing watching the fishermen launch their boats and rafts from the ramp on the opposite side of the river and start fly fishing downstream..

We had previously booked another property that did not meet our standards so we frantically were looking to change places and came across Caroline and Jaspers. We were sooo glad we switched! Their property is about 45 minutes from the North Entrance, but being right on the Yellowstone River made it all worth it! The home was clean and easy to find and check-in. The AC wasn't working and Jasper was there within 2 hours and had it back up and running. Would definitely recommend this property!

We loved our stay at this beautiful home. We spent hours on the large back deck overlooking the river and the mountains. The home was very well equipped, and the property owners were very responsive to any questions or concerns we had. The guest cottage is adorable. Just a heads up that you should stay with close friends! The bathrooms share a door and there is only one small shower in the house, so there is not a lot of privacy. That was our only drawback, but we would definitely go back again!

Wonderful getaway
Our family really enjoyed our stay at this house on the river. The house was so clean and had some nice extras like spices and coffee and condiments in the refrigerator. The manager and owner were very quick to respond to my messages.
The property does not have access to the river because of the river bank but if you walk a few feet you can use the public access next door. The firepit with firewood was a nice touch but we didn't get to use it because it rained the second half of the trip.
The house is about an hour drive to the north entrance of Yellowstone. There is an Albertsons half an hour north in Livingston. There is a Walmart about an hour away in Bozeman. There's also a small and expensive grocery store near the north entrance of Yellowstone.
I didn't find the check out instructions to be overly difficult as some have mentioned. I just put a load of towels in the washer the night before check out then in the morning I put those in the dryer and threw another load in the washer.
My only complaint was that the 2 bathrooms have a door between them that only locks on one side. It would be perfect if that door was made into a wall. But we'd definitely like to stay here again! Thanks for sharing your home with us!

EARLY springtime in the Rockies
Despite a broken heater and directions for doing bed laundry, we enjoyed the accommodations immensely. The exterior belies the comfortable interior and the prime location between Chico and the Yellowstone Hot Springs! Would have loved building a fire by the river but weather was discouraging.

This home was a great stay! Well equipped kitchen that was exceptional for all the family meals we made. Lots of beautiful memories made here with our kids with a beautiful view! Cant wait to return in the future!

Spring Break 2022
The property is absolutely beautiful! Loved sitting outside to watch the Yellowstone River flow in the back yard and waiting to catch a glimpse of wildlife. The house was great, very well stocked and plenty of room for 9 of us along with the guest house. It is in a great location to Yellowstone and to Livingston.

50th Birthday Yellowstone adventure!
What a great spot to stay with my twin sister and friends on our 50th birthday! The living room and kitchen area are nice and open. We had 6 women staying and all were able to have their own beds. especially important with COVID. There were lots of pans and pots for cooking and brining your own food. Wish we had more time to make a fire outside! We will come back!!!!

Family getaway
This was good for our summer vacation for our family. Great little house with tons of stuff to do around in Gardener, Livingston or Chico hot springs. There’s a community pool in Livingston at the Sacajawea park that’s perfect on a hot summer day. A few things that could be improved is getting a mini split AC for the upstairs. Heat rises and the kids were pretty miserable upstairs at night. We followed instructions as directed for cooling but the upstairs got way too hot even with a fan. Thankfully it was only 2 days of a heat wave. The shower in the main house is also pretty small so if you or your spouse are very tall or heavy, it’s tight. Thankfully the owners were kind enough to allow us to use the guest house bathroom. Owners are very nice and quick to respond. The refrigerator wasn’t cooling and they came the same day with a new one. Would definitely stay here again. .

Very beautiful
Beautiful location, property well maintained and well stocked and great location to Chico and Yellowstone. Only one issue... we think the cleaning person may have missed cleaning the toilet seat- we had to wash it off which sort of gross and in all honesty the cleaning was felt a little high considering what we had to do before leaving and then be out by 10:30... maybe is we stayed more nights it would be worth it plus we are a bunch of moms so we didn’t make too much of a mess! Overall the view and coziness far outweighed a few slight negatives. Thank you for a wonderful stay!

Family wedding
It met our needs. The loft ceiling was very low for grown men, the 2nd bathroom was a bit hodgepodge, and there was a lot of washing requested at checkout. But it was a beautiful view and a great location and VERY comfortable beds!!

We did remove our trash and cleaned up after ourselves. What annoyed us severely is that the owner requested that we do laundry as we were leaving. We had such an amazing time at this beautiful rental! The views from the porch were perfect for morning coffee and family dinners in the evening. We loved being right next to the river. Close enough to Yellowstone but far enough away to avoid the busy tourist areas. Just a great vacation for our family.

Beautiful location and a great house!
We stayed at The River house while visiting Yellowstone. The house was a great place to end our long days in the park. The house was very well stocked and we wanted for nothing in terms of kitchen items. The shower is a little small with no where to put your stuff while you’re in there but it’s manageable. The deck and views were amazing! The river was great. The WiFi, along with the TV and selection of movies was great for the evenings we stayed in. Would definitely recommend and stay again, we were very comfortable while we here.
