There was no problem in dropping off our bags early. Due to traffic and road works, our arrival time was slightly later than planned but Matteo waited patiently until we turned up. We were able tando easily communicate with him at all stages of our journey. His English is good but we were able to chat to him on WhatsApp, and in person, in Italian, which seemed to make things a lot easier.
As the apartment is on the third floor, he kindly carried our bags up the stairs. The third floor location is the main reason for a 9 rating and needs to be considered before staying here.
Matteo recommended having our evening meal at Ristorante Alfredo alla Scaletta. We ate there on both evenings and considered it an excellent choice and well worth a visit, or two. Easy walking distance.
The place is well equipped and has a lovely terrace but using it was out of the question due to the extraordinary, extreme heat in Tivoli during our stay (41c). because of this we only stayed two nights. The A/C was brilliant and made the place a haven of cool, but we were basically apartment bound during the bulk of each day as walking around the gardens etc. was just not realistic. Matteo was very understanding about our early departure.
There was nothing that we did not like.

Superb location, very comfortable and cool rooms to siesta in the full heat of the day, and a gorgeous balcony to watch the hustle and bustle of the street in the evenings. Our host Matteo provided us with some excellent recommendations for food and activities for during our stay, and was incredibly responsive and considerate to any messages or request.

I loved staying in this apartment! Matteo was an exceptional host - from the beginning of my stay through to the end nothing was too much trouble for him. As I was having difficulty locating the apartment on my arrival, he offered to meet me on my way from the railway station - and helped me with my suitcase which had malfunctioning wheels. He also helped me with my case when I was leaving Tivoli, which was completely unexpected but very much appreciated.
Matteo was very helpful with hints on what to do whilst staying in Tivoli, and showed obvious pride in both his apartment and his city.
This apartment was the perfect base for exploring beautiful Tivoli and its awe-inspiring sites (particularly the Villa d'Este and the Villa Adriana). I enjoyed sitting out on the balcony, watching the world go by (when it was warm enough to do so, unfortunately the weather was particularly inclement during my stay).

Matteo supplied breakfast vouchers for a nearby Cafe which consisted of a pastry & coffee. It was good.
The location was great... just near Piazza Palatina.
Matteo is on WhatsApp & that was great as you had contact if needed. We did need help for the TV & Matteo was there promptly.
We were happy with everything.

This is really a special place: the location with the balcony overlooking the pedestrian area; the breakfast at the cafe (which had gluten-free sandwiches and cake available for my husband) down the street; the communication with the hosts; the town itself, with such friendly people and ambience; we enjoyed it all!
Everything was as expected. The stairs might be a problem for some people, but they are doable.

The location is superb, right in the centre of Tivoli. There is a few of Rome in the distance from one bedroom, and the people-watching balcony is an asset.
There are a lot of stairs but that didn't bother us.

Lots of stairs in the property, but that’s what you get when you choose a beautiful top floor view! Plus the hosts carried my increasingly heavy luggage for me!

Exceptionally friendly, helpful, and communicative hosts who reached out during our stay to see if we needed anything. The apartment is charming, quiet, and in a lovely location overlooking a lively pedestrian street with many bars/restaurants nearby. Breakfast at the nearby Castorani Bar, a nice family run spot that added to our enjoyment, was much appreciated!
Bed soft for my taste, but didn't leave me with a sore back.

The apartment is located in the heart of Tivoli and we were met by our hosts who were very friendly and had great English. We were celebrating our 25th wedding anniversary on this trip and they made us feel very special. Breakfast was served at a local cafe and was a great start to our day. One day we will return to Tivoli and will ensure we stay here again.
Everything was perfect but older people may find the 3 flights of stairs a bit of a challenge with luggage as there is no lift. Take your time as the climb is worth the effort.

Excellent location. We stayed 4 nights at Tivoli. We have stayed at Rome twice before, so opted to head directly to Tivoli. This was such a welcome relief after our long flight from Australia. The peace and slower pace than that of a city, was a great start to our holiday. The thing that struck us most with Tivoli, was the warmth and welcoming vibe that we felt from the time we arrived. And We were assisted without asking, on several occasions by a local when we needed help with directions.
The host greeted us and showed us where everything was, and followed up during our stay to check if everything was ok.
Plus there was sufficient information and maps to get us on our way. Our accommodation had everything we needed, with a great balcony/terrace. The bed was comfortable and the shower very good. It was on the third floor with stairs, but after the first time it got easier, and we are nearly 70. Also great inclusion was washing machine.
There were complimentary breakfasts at a cafe/bar nearby, which was a really thoughtful and welcome addition.
We had the evening spritz at Bar Foresi, which was excellent value, and 2 meals at Grana and Bottega restaurant, where they serve predominately homemade pasta, but plenty of other choices. It was really really good.

This is a very attractive apartment on the third floor with a comfortable covered balcony overlooking a passeggiata street. It is well equipped and spacious enough for a family of four. The hosts were very kind, helpful and available to answer questions. We would be very happy to stay there again.
Just be aware that It is 54 steps up to the apartment, but that is normal in these charming old buildings. The host did help us carry our bags up which was really appreciated.

The Hosts! They didn't lack for anything, from collecting us from car park through organising meals and visits to making sure we got away safely - Also, although there were only 2 of us, and we eat out, the property is plenty big enough for 4, including if wanting to cook own meals and eat indoors with all the facilities you could need and in plenty of comfort

First time in Tivoli and it couldn't have gone better! Very welcoming house, helpful owners and fantastic location. The apartment is in a very central position and, thanks to the indications given by Matteo, getting to the main attractions of the city was very easy. I highly recommend it to anyone who wants to discover the beauty and charm of a city so ancient and rich in history.
