Good location with interesting collection of horse carriages and vintage cars that the owner was only too willing to show us. Excellent views of Kerikeri inlet and the owners Clydesdale horses were very friendly.

A truly unique stay! You are accommodated in the loft above the carriage house itself (located on farmland only 5 minutes from the town centre). You arrive down a long driveway passing the carriage horses' paddocks as you enter. Sometimes you will be greeted by some (very relaxed) ducks or flashing rabbit tails (in the evening). Aside from the carriage house there are two other structures nearby - one of which is the host's residence and the other contains a mind-boggling selection of vintage cars and carriages. The host, Adrian, is a font of stories (from wartime Britain and the States through his travels by vintage car to how the property came to be) and information. You will be missing a tremendous experience if you fail to set aside a generous amount of time with him. The accommodations are very comfortable with decent sized living/kitchen area and the property is perched on the top of the slopes overlooking the Kerikeri inlet, just lovely. As enjoyable as the house/location/comfort is, we got the most pleasure from our interaction with the host - experiencing some old world charm, boys-own adventure stories, and exceptional knowledge of things mechanical particularly with relation to the original Rolls Royce Silver Ghost!

Very pleasant accommodation in a handy location. The living areas were very spacious, comfortable and relaxing.
Some curtains/blinds in both bathrooms and in the living areas would be great at night time.

The property was clean, the bathroom and kitchen have been updated, and the property is located a reasonable distance from the centre of Kerikeri.
This review was written in June 2022. It wasn't easy to write given our recognition of the impact of negative reviews on small, family run businesses. However, the comments here are offered to spur improvements in what is available to guests who are thinking about staying at this property. Our party of three departed after one night to alternative accommodation despite a longer booking because of the following factors.
The property is a steel-clad and framed structure with likely no or very little insulation. There are two skylights made of Novalite in the living areas, both without any sealing. The heating is two wall mounted electric Dimplex heaters with no active fans. The net effect of this in winter in a large open building such as this, with an east-west orientation in the main living room, is freezing at night beyond the half metre area of each heater. A likely lack of insulation as the difficulty accords with the comments of another reviewer on this site, who noted 33C temperatures in summer. While it may not be possible to retrofit insulation, the addition of a couple of small, mobile oil-filled column heaters and electric blankets on the beds would at least improve heating to the point where sleeping is a possibility.
The property is advertised as having wifi. The wifi is located in the manager's residence next door and a 'fair', mostly changing to 'poor', signal strength can be accessed by standing at the easternmost window in the main living space only. The absence of window coverings in this area, which overlooks the manager's property, may be an attempt to bolster wifi access. A booster needs to be installed on the property.
The bulbs in one of the bedrooms may have blown as there was no lighting in one bedroom. We did not get an opportunity to address this with the manager prior to departure.

Was unhappy that a king bed was not provided in 2nd bedroom as advertised.
Felt it may have been time for sofas and bedding to be upgraded - esp as accommodation advertised as 'luxury'

Very spacious and comfortable with views of countryside and inlet. Host, Adrian was very friendly and showed us his collection of horse drawn carriages and told us about the different horses that he breeds. A very enjoyable stay.

You can choose to be down in Paihia with the bustling crowd or stay off the beaten track but only a small drive from town. Walking distance to the Mission House/Restaurant thru cottage lanes. Amazing views of the Milky Way. And we got a horse ride in to the city on the back of one of the carriages! Loved the place. Felt real homely. And then there are the horses, sheep, antique cars and carriages dating back to the early 20th century…
Don’t expect a fast internet connection.

Location was lovely, out of town, quiet countryside. Accommodation was spacious and very comfortable. Our host was lovely and we loved talking with him, listening to his life stories and the history of his collection of carriages. My teenage girls and myself enjoyed going out in one of the carriages into the main township, such a special treat and a special experience They won’t forget. A lovely stay and would recommend it.
There was nothing not to like.

Location is very good: surrounded by paddocks with friendly horses. Views are superb. River at bottom of property so if you have kayaks( unfortunately not provided by hosts), you could lunch them.
Driving distance to Kerikeri is 5 to 10 min, nearest beach at 30min. Good place to explore the surrounding area. Host, Adrian, us an amazing person: his life should be written on a book! The collection of carriages from different times, vintage cars are a beautiful step back in time!
Very very hot in the house: 33C outside, as summers up North are hotter, no Air conditioner: I would strongly advise for one to be installed asap. The heat was unbearable especially afternoon.
Some pillows need replacing.
