Part of the Complex Aqualina, this luxury 2 bedrooms condo is right on Simpson Bay Beach. Location which is residential is safe and quiet. The 2nd floor nice balcony offers an impressive view of the bay as well as a sunset view. The spacious kitchen will allow you to cook delicious meals, the living room with an great ocean view is composed of a confortable convertible sofa, a 6 seats dining table and a 4K Smaart tv. The Master bedroom with ocean view gets a King size bed and the other bedroom is composed of 2 single beds that can be put together to form a king size bed. All bedrooms provides a tv. Bathrooms are spacious and convenient.

The property is large with two full bedrooms and 2 1/2 bath. Overall, we found a number of items in need of repair (wine fridge, microwave) throughout our stay. Nothing major and it did not affect the overall enjoyment of our trip. The condo is in need of a minor facelift. Cabinets are peeling and furniture is worn. The beds were decent as far as comfort goes. The beach in front of the property is not usable with rocks and seaweed. Stacy, the concierge was easy to communicate with and responded quickly. We noticed lots of ants throughout our stay. Stacy did offer to have an We noticed lots of and throughout our stay. Stacy did offer to have a pest control company come out. Overall a nice place that just needs some attention.

We loved the property! At first we weren't sure about the location but it was so convenient and lots of good restaurants nearby just more residential. It's a quiet beach which was nice as well. The housekeeper went above and beyond to make sure everything was perfect.

My husband, mom, a family friend and I spent 5 days in St. Maarten. This condo was great for what we needed. Spacious kitchen for four people. Commercial grade appliances. Two comfortable bedrooms with 2.5 bathrooms. Great balcony overlooking Simpson Bay. Great vacation. The property manager was very accommodating. My brother, who lives in St. Maarten, was able to gain access to the condo before we got there to shop and deliver groceries so we wouldn't have to after we arrived. We would certainly stay there again!

This could be a very nice condo, but there is a serious lack of maintenance. In the kitchen, the garbage disposal was not working, the main sink could not be used because it wouldn’t drain, the ice maker was broken, and the ceiling drywall was peeling. The primary bathroom had mold and delaminated cabinets and the living room ceiling fan blades were failing. The beach chairs and umbrella that were provided in the unit were completely rusted and unusable. It is a shame that the owners have not performed basic maintenance on a unit that could be beautiful if cared for.

The place is amazing and we are so happy with our stay. There are a few issues withe apt itself but it didn't hinder our stay. The kitchen was missing some of the essentials. Ex. Lots, sponge, good knife. The AC is loud at night as it turns on and off. The code to get to the beach was changed on our 2nd last day but we were not informed of the new code.
John was very responsive and Stacey was nice at check in. Overall great place but some tweaks would make this place a must stay.

Views are awesome, especially sunsets.
Simpson Bay is wonderful and full of boats to watch.
We ate out every night and there are over 20 restaurants within 1 mile of this unit.
We had a car but probably could have gone without one.
Covered secured parking space was great to have.
A few small grocery stores are within walking distance, but we ended up driving to the larger store on the French side.
Was nice being on the airport side of the Simpson Bay bridge, as it would go up frequently during the day for 15 minutes or more and really mess up traffic for anyone on the other side trying to get to the airport.
The unit was very clean and the kitchen was pretty large.
Living area single couch was average at best.
Beds were comfortable. Pillows were just OK.
Bathrooms were great, and we enjoyed having the 1/2 bath as well.
We struggled getting hot water in the showers.
So why not 5 stars?
The AC for the kitchen and living area really didn't work well for us. The balcony faces west for the sunsets, but lets full sun come in all afternoon and can really heat up the unit. Only storm shutters (no curtains) for shade relief.
Property Manager was easy to reach, but the AC unit never really got the job done. Maintenance tried with no success. The AC in both bedrooms was strong so we survived, but they ran almost continuously to compensate for the living area heat and dried us out as we slept.

Nothing compares to being right on and over the beach listening to the waves come in and watching the boat traffic. No complaints about the location, complex security or the upper end appliances and nicely appointed bathrooms. But for all of the above, many things were lacking. The kitchen is extremely under furnished with everything from dishes, glassware, baking dishes (there was only one), lack of adequate bed pillows, only two, which never were replaced during our month’s stay. Beds were low with only a mattress and were fairly comfortable. Any complex maintenance staff encountered were all very friendly. Internet signal was super compared to other sections of the island but TV was NETFLIX, U TUBE or Jazz (with commercials no less).
The living room hurricane shutter didn’t work causing the afternoons to become extremely warm from the westerly sun. No comfort relaxing in the living area on such sparse furnishings, marginal at best ( two low back plastic chairs). One garbage disposal didn’t work, although we were able to get it to drain better and there wasn’t a disposal wrench to free it up as that may have been the only problem. Very good washer and dryer. Lots of natural light and rooms are large and one doesn’t feel cramped.

Nice property but front bathroom was leaking, AC issues and fridge issues. could not get in contact with property manager before I left. No answer. If you can live with a few inconveniences its a great property for the price.

Clean property. Well equipped kitchen. Walking distance to some of our favorite places. Palm restaurant and Dingy Dock bar
Also walk to Cafe Alantico for breakfast items and adjacent convenience store for newspapers and essentials. our 2nd stay here and plan to return. Quiet property with excellent air conditioning in tough hot summer month. June of 2022. Beautiful pool and beautiful view. Could use more furniture for a larger group but sufficient for 3 adults

Week in Paradise
My family of four really enjoyed our stay at this Simpson Bay condo for the week we were in St Maarten. The location as well as the views from the balcony were unbelievable. We were met by the property manager, Stacy, at the unit upon arrival to get the keys and gate opener. The complex is gated with underground parking and an elevator. We rarely saw anyone while we were there. The grounds were cleaned daily. Pool was nice to get in after a day at the beach.
The views of Simpson Bay from the balcony were spectacular. The beach is feet from the back gate of the complex. Unit was clean and comfortable. Kitchen was great to cook in and was stocked with paper towels, trash bags etc. There is a Nespresso latte machine that made my life easy instead of having to leave and get coffee for my wife everyday. There were beach chairs, an umbrella, and a cooler that we used. Also floats in the garage. Simpson Bay is an ideal location being close to all the restaurants and bars on the Dutch side of the island as well as being close to the airport and the best beaches on the island. Overall a great place to spend a week in paradise.

Why Can't I Live Here?
Each day we have been home, we remember our trip to Sint Maarten and this lovely condo in Aqualina and wish we were back. The unit is STUNNING with a gorgeous view of the bay right out back. I could sit here forever in the evenings and watch the sunset, or in the mornings and have my coffee (we LOVED the Mielle coffee machine) and pastries from La Sucriere. We found the unit to be large, comfortable and had everything we could need. The beds were comfortable and the bathrooms really nice. Jonathan went over and beyond for staying in touch and being helpful—even helping us get our luggage to the condo from the car rental place. Simpson Bay is convenient to the airport and numerous restaurants and little shops. We rented a Jeep and drove all over the island (driving there is NOT for the faint of heart..but my husband is adventurous;). While Aqualina is in a neighborhood that may not be the best, I never once felt unsafe or gave it a second's thought. It is a gem and inside its gates, perfect in every way. We drove around to the area beaches (don't miss Grand Case or Mullet Bay). We also did a super fun catamaran tour on the Boomerang which was a great way to spend a day. Will we be back??? YES. If you're toying with the idea of this condo, trust me—it's wonderful. The Dutch side is the friendlier side and we just really enjoyed our trip and can't wait to return someday. Beautiful property in Simpson Bay
Property is just as described, beautiful and spacious property in Simpson Bay. High end fixtures all throughout the condo. We had a few issues the first night, Gwen and John had it taken of by mid morning. Only criticism was it would have been awesome to have another chaise lounger out on the balcony, amazing views of the sunset in the evenings.

Regatta Week
Very nice property with fantastic views. We always get a car when we are here, but without one, you can still walk to all the great restaurants that Simpson Bay has to offer. Kitchen is well equipped so we did most of our breakfasts there. Private gated parking. And a nice beach for taking a walk or just hanging out on. Would definitely rent the property again.

What a view!
The condo is one of the best in the neighborhood for sure. It's location is close to the airport in the heart of Simpson Bay which is walkable to many restaurants, bars which is nice so you don't have to cab/drive any where. The condo is modern and pictures are accurate. The beach and view from the living room and master bedroom is what you are paying for. It's gorgeous. The beach to the right of the condo all the way to the end of the airport runway is very nice, and quite empty. It's a gorgeous beach. I would walk to Maho bay down the beach which is very cool to see the airport runway and how close you are to the planes etc. Everything worked well in the condo: Hot water, good water pressure, coffee maker, enough cooking utensils etc. The washer /dryer was great and they even had detergent. The condo had great central air and worked well. A couple things to improve: The condo is a 'rental" so the furniture is older /cheaper than the condo itself. TV's are old and small. (they work fine) For being on the beach, I wish they had better beach chairs and maybe some beach items. I didn't use the TV's ROKU very much, but I WISH they had a soundock/Bose to play my spotify music. I had to just use my iPhone which was ok, but not ideal. Also, I had a late flight at 4pm, so they allowed me to check out late at 1:30pm which was very nice. All and all it was a great condo and I would return.

Stunning Views
I’ve been visiting this island for 15 years and believe this was the best place yet! Location is perfect. The apartment is actually larger than it looks like in pictures and super clean! Waking up to that view every day was tough to leave!

First time in St Maarten
The property was just as described. The ocean view was amazing! Easy access to the beach. Very nice pool. The surrounding neighborhood was still suffering from the effects of hurricane Irma, but I felt safe in the gated community.

Wonderful vacation but...
The condo and our stay were wonderful.The view was amazing and the sounds of the ocean at night were just what we wanted.The kitchen was great and we saved money by cooking at home.
However, there were some things that would’ve made the visit more enjoyable/accommodating.
The elevator was broken and has been since before March per previous reviews.Being broken for more than 6 months after that review is disappointing.We were on the second floor and there wasn’t much walking but it was inconvenient when we came with luggage and when we got back from grocery shopping.However,this would pose a problem for disabled or elderly guests.This wasn't communicated ahead of time nor were we asked if we had any physical limitations.Had my husband or I not been able to walk steps,we wouldn’t have been able to stay.
The WiFi was spotty and would go in and out.
There’s a vacant lot next door where locals gathered for afternoon/late night smoking/partying which was disturbing to the peacefulness we wanted.The lot also attracted A LOT of mosquitos and my husband and I woke up after our first morning covered in bites.Gwen, the unit concierge,did come by and provided bug spray and an electric swatter.I ended up sleeping every night covered in bug spray to prevent more bites.
The locked gate to get to the beach was tricky-the key had to be jiggled and in the right position for the lock to open. Sometimes we’d be standing there for minutes trying to get it open-a worker even came over at one point to see what was going on.Once you opened the door,you stepped onto a wooden staircase with no handrail that didn’t even reach the sand-the end of the stairway was probably 1-2 feet above the sand so we had to jump off the staircase to get down and hop up to get back on the steps-another issue that would not bode well for disabled or elderly guests.The little shower at the gate to the beach to clean your feet was disconnected as was the shower by the pool so there was nowhere for us to clean our feet before we walked back in to the condo.
Construction at the building was happening everyday which provided an unpleasant soundtrack-drilling, sanding, nailing, etc.Again, something that took away from the peace we were seeking while being on vacation.
I can’t express how much we enjoyed our vacation. I think that if there was a little more love and attention given to the building and the unit itself,it would be a wonderful and accommodating place for anyone to stay.

The place was awesome and John and Gwen were great to work with. My only recommendation is to get better/more dishes and get 1 more lounger for the balcony. Otherwise, it was in a great location and we could walk to a lot of the local shops and restaurants. The pool area was nice and you could not beat the views and the constant sound of the ocean. This place served my family of 5 just fine.
