KINGS COURT is a charming and urban 2 BEDROOM/2 BATH second-floor luxury apartment ideally located on King Street, just steps from Marion Square, and many of Charleston's top restaurants and shops. Some of our favorites include Halls Chophouse, The Darling Oyster Bar, The Ordinary, Felix, O-Ku, and Kudu Coffee & Craft Beer. With parking directly behind the building, you can leave your car and walk everywhere in the heart of downtown Charleston.
The open living room and eat-in kitchen are full of natural light from the wall of windows looking out to King Street. Decorative fireplaces in each room deliver all the charm of historic Charleston, highlighted by exposed brick and high ceilings. With 2 BEDROOMS (each with KING BED dressed in luxury linens), two QUEEN SLEEPER SOFAS, and two full bathrooms, there's room to SLEEP 8 GUESTS. The full bathrooms include tub and shower (one with a steam shower). The primary suite includes a full walk-in closet, with ironing board and extra linens should you need them!
Throughout the summer, enjoy the farmer's market around the corner in Marion Square with local artists, vendors & farmers. All year long, Second Sunday on King Street (happening on the second Sunday of each month) shuts down Lower King for a “shop & stroll” featuring street vendors and performers, live music, dining and shopping.
As a second story apartment, there is a set of stairs to access the rental (no elevator available). One off-street parking spot is included.
Access
Each of our luxury vacation rentals is accessed by a keyless door code for ease of entry, and allows for a zero-interaction check-in/check-out process. A door code specific to each guests' stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. In addition, for properties with gate or garage access, you will be given this access code on the day of your arrival as well.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure with these codes. Additionally, requests can be made for your Concierge to meet you at the property upon check-in. We are here to make the check-in process a seamless one!

With each stay you'll enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through CSA Travel Insurance. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
Minimum rental age is 25.

The location and amenities are amazing. There is some water intrusion damage on the ceiling that is mildewing the drywall repair needs bleached recoated kilzed and painted to keep it from turning into black mold. If it doesnt get painted the whole repair will need redone

The location is walkable to everything we wanted to do. The beds are beyond comfortable. We had everything we needed in the kitchen to eat breakfast every morning which was nice. Great for 2 couples to hang out and catch up. Highly recommend this condo. The brickwork was beautiful and it was decorated so cute.

Very nice condo in a great location, within easy walking distance of shopping and restaurants. There are steps to get up to the unit so potential guests should be aware of that in case it's an issue. Overall a great experience.

Radcliffeborough Is ideally located on King Street. The apartment was clean, nicely furnished, roomy and comfortable. The concierge team responsive and a pleasure to work with. I absolutely recommend this spot.

Fantastic location for a long weekend to Charleston. Quick access to endless restaurants and scenic areas around the city. Hosts were always a short text away. However!! If you are a medium to light sleeper this rental is not for you. In both bedrooms you can hear every conversation from King's street, every car going down the street, literally anything and everything all hours of the night and morning. Also, for the cost of the rental we were expecting a higher quality of mattresses. All that said- the rental was great and a perfect hangout, yet nobody got a decent night's sleep the 4 nights we were there. Definitely planning on returning to Charleston, but a different location hopefully by Luxury Simplified Retreats.

The management company of this particular location was one of the best we have ever worked with. They are very quick to respond and extremely helpful. We used the grocery delivery service which was a lifesaver and so convenient. We stayed for a wedding and the location was ideal. The apartment was very clean and well appointed with fresh white linens.

This is a great 2 bedroom apt. It is a bit loud at night due to the old windows and the revelers enjoying themselves but that was to be expected for King St. Only one parking spot but there is a parking garage close by.

Charleston is a walking city, and the proximity to restaurants and shopping is ideal. When our sons were sleeping in the morning, my husband and I stepped outside the door and walked to one of many coffee shops and breakfast spots. Two bedrooms was ideal for our party of four, and the kitchen/family room provided a nice additional space. The history of the building was evident from the earthquake rods to the old fireplaces and wood floors. Certainly made you feel the spirit of Charleston. Hannah at Luxury Simplified made the check-in easy….great communication from the beginning. We would return.

We stay 3 nights while visiting Charleston and having our daughter visit The College Of Charleston. The location is awesome for shopping, food, and cocktails. Easily walkable to all areas. The house was adorable and very clean. The beds were comfortable and despite previous reviewers saying it was loud at night, we didn’t have any issues at all and were light sleepers. We stayed early in the week so maybe that’s was why. We’d definitely stay again when we’re in town again!

The property was really nice and close to everything. King Street is really lively and fun but the flip side of that is that it doesn’t settle down until late. We were fine with that but if you like to go to bed early this may not be the property for you.

The apartment and amenities were very nice, however, they were missing a couple of common kitchen items such as a spatula and stirring bowls. We went to make some scrambled eggs only to find that there was no spatula or bowl to beat the eggs in! These are common items and their absence should have been noted on a previous inventory.There was a cute "welcome" gift bag waiting for us upon our arrival which we thought was a nice touch, but were a bit disappointed to find only 2 small 8oz bottles of water and a small bag of cookies and one small pod of coffee when our reservation clearly stated that there would be 4 guests arriving.The apartment is in a great location as far as being downtown and many sites were within walking distance, however, we were NOT prepared for all the sounds of the loud souped up cars racing down King Street along with the rowdy noises of the college kids well into the early mornings or the annoying sounds of the garbage trucks beeping as they backed up in the morning hours! We even used earplugs and sleeping pills, but this did very little to combat the loud noise!

The apartment was located right on King street and had an awesome parking space! We were able to walk everywhere. The apartment was well appointed and the beds were very comfortable. The management left us a lovely welcome gift bag with some yummy snacks and anti bacterial wipes and hand sanitizer. However, be aware that the apartment is located right on King Street so it stays pretty busy and can be noisy throughout the night from the "party crew" on the sidewalks. The washer and dryer are not located in the apartment, so when we tried to use them they were busy the majority of the time. Who ever shares the washer and dryer just left their clothes in there. When we were there the microwave did not work, but the manager was trying to get it fixed/replaced. Our concierge was in touch and very helpful! I would stay again!

This place is not recommended for 60+. The 19 steps are narrow treads and almost straight up. Carry your luggage and groceries is a major accomplishment. Two adults in our part tripped going up the stairs. Location was great. It is an old building which added to the charm. It did have all the eminities.
