About this villa rental
Hola! Me llamo Mateo. I am a world traveler and have visited Isla Mujeres more times than I can recall over a 20 year period. I have stayed in almost every hotel and casita on Isla but have always loved the Caribbean-side neighborhood of Meteorológico because of the breezes, the sound of the waves, the quiet eateries and the amicable people. I hope you find Isla as sublime a destination as I always do. This is not just a place to stay, but a place to escape and immerse yourself in the Isla experience.
Lets get to your digs!
Your stay will be on the 2nd floor of our villa. All suites have separate entrances and are not otherwise connected.
The 2nd Floor Suite has 2 bedrooms, 2 bathrooms & a large balcony that overlooks the Caribbean.
Upon booking, you will receive a welcome email and we will be happy to start answering your pre-trip questions. On the island, you will be greeted at the house in-person by our concierge who will walk you through the property and help get you situated. Questions during your stay can be sent to the concierge via email or What's App (highly recommend downloading What's App prior to your departure)
The villa will be freshly cleaned prior to your arrival including new linens, bath and beach towels. To give our guests privacy and to be environmentally friendly, house cleanings will occur at the end of a guest's stay or every 7 days if you are staying for longer than a week. New towels and additional cleanings can be provided upon request for a nominal fee. You will be responsible for bringing your own trash to a conveniently located bin right outside the front door. (Garbage bags provided)
You can access the secluded beach via "Mexican Stairs" for shelling & sea glass, chilling, sunning and more.
There are wonderful views of the sunrise, the sunset, the island, the Caribbean and the Yucatán Peninsula from the 3rd level rooftop observation deck.
Full kitchen includes full size refrigerator, oven, stove, microwave, dished, pots & pans, utensils and silverware - everything you need to make great family meals!
Within walking distance:
5 Restaurants
Mango Cafe is one block away
5 doors away from la Iglesia de la Virgin de Guadalupe, a stunningly simple Catholic Church overlooking the Caribbean with daily and Sunday Mass.
Chedraui Supermarket
Owners Note:
I took over the house from the former owners in Dec 2022 and have started the slow process of updating this unique, oceanside villa. I am hoping to create a laid-back, warm, simple yet inviting location that you can spend a day or twelve exploring the island, sampling the food, meeting the locals and hopefully detaching from "real life" for a while. In conjunction with our professional concierge - Mundaca Realty - I hope to assist your "off the beaten path" adventure while allowing you the privacy to experience the island on your own time. Please do not hesitate to reach out to your concierge while you are on the island for help with your stay!
Come and discovery your own hidden gems!

This was a celebration of 25 years of marriage and we it was magical. We did love where we stayed in the central part of the island and to be connected with the citizens of the island as opposed to other tourists. The balcony and the sound of the ocean and breezes into our place were simply breathtaking. The staff we worked with before arriving and during vacation were exemplary. The only think we would suggest since it is considered a luxury stay would be softer sheets/towels and better furniture/tables on balcony and to have furniture on rooftop. Thank you and we hope our resident cat that stopped by to eat is still getting fed.

We loved being in this part of town with great walks, local restaurants, nearby supermarket, and few crowds. While there's no beach or swimming here, the waves are dramatic, and the sunrise is sublime. The apartment was fine but in need of some serious upgrades. For example, we had only 1 coffee mug for 3 people. The aging chairs (no table) on the balcony were broken and uncomfortable, so we weren't able to use that space. The kitchen had the basics we needed for meal preparation, but the drawers were falling apart and one of the shelves was falling down. My understanding is that the new owner is committed to addressing these issues as soon as possible, but for the price we paid, we expected the unit to be in much better condition. Also, there is a hot tub for the first-floor unit only, so if this is important to you, you may want to take this into consideration when deciding which unit to book.

My girlfriend and i stayed here for just two nights in October. She had never stayed overnight on the island before. When we arrived the property manager greeted us at the property and explained that there was a small issue with the unit we were supposed to stay in. So they moved us to the bottom unit which only had one bathroom (instead of two), but had a plunge pool! Having the pool made our trip! We thought we would spend our days at a beach club or at playa Norte, but instead after catching the sunrise at punta sur we grabbed a quick breakfast and then went to our place and got in the pool. We loved the view and the privacy. The location is great. We had rented a golf cart so we were easily able to run to the grocery store and get some staples (read tequila and mixer) and enjoyed margaritas on the patio each evening. Definitely would stay here again!

Having never been to Isla Mujeres before, I was not sure what to expect or where to stay. I chose this place because how could one pass up an oceanfront private jacuzzi ? I was worried that it would be disappointing to be farther from the swimming beaches of the north end, but I was so glad not to be staying in the central district! The house is on a street with some vacation rentals and regular locals’ homes which allowed us to experience the rhythms of daily life there - kids playing, music and family gatherings, local dogs making the rounds. It was easy to walk to the grocery store or places for juice, tacos, and dinner. I rode a bike around the island, and took very affordable taxi to “town” when needed. Waking up and dozing off to the crashing sea outside the master bedroom window was absolutely heavenly. I am so glad I found this spot and will definitely come back next time I’m in the area. Karen and the house staff are so helpful and warm; all kinds of helpful tips and guidance are provided ahead of time. Highly recommend this home!

Simply wonderful
We really wanted to be next to the sea. The sounds of the waves and views were fantastic. The location mixed in with the local population is for us much better than being isolated in a resort. The apartment is much more spacious than it seemed in the photos. It has everything you need and more. The manager was amazing and also works as a snorkel guide. We went out on a boat and had a great adventure with him. A beautiful person. We will stay here again next trip.

Fabulous Place
This is a great place to stay on Isla Majures. It is close to lots of places where you can eat out, the views are magnificent and the property is comfortable and relaxing. Don't miss Lorenzo's seafood dinner!

We liked that it had air conditioning but the place was very dark as the walls are dark brown. I brought a flashlight which we used for the kids to do a puzzle The hot tub didn’t warm up and as there is no railing it’s not the safest getting in. I could put positives, such as there were 5 big jugs of water provided but the thing is, we only stayed a couple days, when we changed the water the night before we left the water bowel was SLIMEY and had BUGS floating in it...it was so gross. There were lots of little ants, we kept all the food in the fridge, including cereal, etc. The first dish I removed from the cupboard had butter residue on it. Inside the cupboard had ants. When the maid washed our dishes it was more of a rinse, I re-washed everything. But the water...I’m still gagging

I can't say enough good things about the location and the excellent hosting at Casa Roca Caribe. It was absolutely beautiful, private, and in a great spot. We didn't rent a car or golf cart, so we either walked to the restaurants near us (there are a few really good ones!) or took a taxi, which is really cheap. We loved being on the ocean, and slept with the windows wide open to the sound of the surf. Lorenzo met us when we arrived and was a great host. There's tons of info on the website, which is really helpful, since there are some things to coordinate to get there. But if you follow the instructions, it's all smooth and worthwhile!! We hope to come back again very soon!

Quick 2 days
Great great people.
I was traveling alone with my 3 sons and the location was very quiet and secure. It's in a dead end so no busy traffic, which was what we needed. The views were amazing from our 2nd floor. The only down fall was that due to sooo many rocks you can't swim right outside the home. To get around we needed to get a golf cart since it was impossible to get a taxi to the "centro" from where we were at. The local grocery store is super close and very accessible with golf cart. Overall we will definitely be staying here when we come back to Isla. The jacuzzi is perfect since we are on the beach it tends to get chilly out there. We also ate down the street with some AMAZING street tacos and also some really good Panuchos.

Karen and Jimbo’s Casa was a perfect winter escape. The property is located mid-Island which is a great location for Isla. The owners were excellent at communicating before and during the rental. We arranged a private snorkeling tour with the house manager, Lorenzo followed by a lobster and shrimp dinner he cooked for us at the Casa. This was a highlight of the week. Lidia the maid provides daily cleaning. Jose was available to fix any problems we found. I have never rented a VRBO with such an incredible support staff. It was fun having a golf cart but taxis are very cheap and readily available. The house is right on the water with amazing views. We felt safe staying in the neighborhood. We found some of the best restaurants on the island within walking distance. I hope to return.

Charming casa and memorizing views
Lovely home in a great location. Walking distance to a handful of eating options. Very easy to get a taxi from the main road.
The Casa Roca Caribe familia is very helpful and are extremely committed to ensure your stay is care free and relaxing.
Morning coffee listening to the symphony of the waves was the most peaceful beginning to each day.
Karen and Jimbo were wonderful in communicating throughout the booking and stay, and offer wonderful suggestions and advice for anyone who may be first time visitors to the island.
Casa Roca Caribe is a gem of a find and we would recommend this casa a thousand times over.

Great home on the water!
My friend and I really enjoyed our stay at Casa Roca. The master bedroom has a lovely view of the morning sunrise. Great jacuzzi (though we enjoyed the cool water in the summer heat) and we loved the neighborhood. Local and quieter than the north end. Lorenzo was a terrific help and answered all of our questions. He made great suggestions for dinner. A/C worked great for hot summer nights. I would definitely stay there again.

Wonderful place
The apartment/1 level of the house was absolutely wonderful. Clean, tidy and had everything you need for your stay. The team that looks after the place truly threats you like family, they were kind, helpful and respectful, true treasures. Lorenzo was amazingly helpful in arranging tours and helping with golf carts and going above and beyond. Lidia took such great care of the house and is so pleasant and helpful too. The description of the place is spot on, the place is immaculate, and the hosts kept in touch during our stay with emails about current happenings on the island such as when we experienced a Norte wind and what happens on Sundays on the island- a great personal touch. Watching the sunrise while laying in bed each morning was a highlight as was cooling off in the jacuzzi after a day spent exploring. Already I am booked there again in 6 months. Truly I would like to give an awful review just so that I can go back and have no problems renting the place out but I can't do that as it is truly heaven on earth.

Perfect
This is just what we were looking for. We rented the top level apartment. Wonderful 2 bedroom facing the ocean. Private hot tub on the balcony. The hot tub does get HOT if you leave it running. My wife and I enjoyed a nice quiet week on Isla Mujeras. The entire staff was very helpful and efficient. Apartment was clean and very comfortable. Bed was very comfortable. If waking up every morning to the sound of the ocean outside your door bothers you, this place is not for you. :) We will be back. Thanks Jimbo and Karen. You have a wonderful casa!

A wonderful property - definitely a 5 star stay!
What can we say about Casa Roca Caribe!! From the time we arrived we were treated like we were part of the family. The property is maintained perfectly and it was just a wonderful stay. We rented the bottom level which has 2 huge bedrooms. The master bedroom has 2 large windows that open so that you can go to sleep and wake up to the ocean. The view is incredible 24 hours. We loved the patio with the amazing pool. We spent most of our time there. The kitchen is well furnished so if you are into cooking it's perfect for you. The house is central to everything and close to Mango Café. There is even your own Cart Parking. Jimbo and Karen have thought of everything to make your stay incredible. We are regular visitors to Isla and this was a great property to rent. We had a wonderful time. They and their staff were attentive to everything that we needed and were on top of everything. We will definitely be staying here again and recommend it completely!! Please feel free to contact me with any questions or to get details!! Thanks Jimbo and Karen!!!
