About this villa rental
Hola! Me llamo Mateo. I am a world traveler and have visited Isla Mujeres more times than I can recall over a 20 year period. I have stayed in almost every hotel and casita on Isla but have always loved the Caribbean-side neighborhood of Meteorológico because of the breezes, the sound of the waves, the quiet eateries and the amicable people. I hope you find Isla as sublime a destination as I always do. This is not just a place to stay, but a place to escape and immerse yourself in the Isla experience.
Lets get to your digs!
Your stay will be on the 1st floor of our villa. All suites have separate entrances and are not otherwise connected.
The 1st Floor Suite has 2 bedrooms, 1 bathroom & a heated pool that overlooks the Caribbean.
Upon booking, you will receive a welcome email and we will be happy to start answering your pre-trip questions. On the island, you will be greeted at the house in-person by our concierge who will walk you through the property and help get you situated. Questions during your stay can be sent to the concierge via email or What's App (highly recommend downloading What's App prior to your departure)
The villa will be freshly cleaned prior to your arrival including new linens, bath and beach towels. To give our guests privacy and to be environmentally friendly, house cleanings will occur at the end of a guest's stay or every 7 days if you are staying for longer than a week. New towels and additional cleanings can be provided upon request for a nominal fee. You will be responsible for bringing your own trash to a conveniently located bin right outside the front door. (Garbage bags provided)
You can access the secluded beach via "Mexican Stairs" for shelling & sea glass, chilling, sunning and more.
There are wonderful views of the sunrise, the sunset, the island, the Caribbean and the Yucatán Peninsula from the 3rd level rooftop observation deck.
Full kitchen includes full size refrigerator, oven, stove, microwave, dished, pots & pans, utensils and silverware - everything you need to make great family meals!
Within walking distance:
5 Restaurants
Mango Cafe is one block away
5 doors away from la Iglesia de la Virgin de Guadalupe, a stunningly simple Catholic Church overlooking the Caribbean with daily and Sunday Mass.
Chedraui Supermarket
Owners Note:
I took over the house from the former owners in Dec 2022 and have started the slow process of updating this unique, oceanside villa. I am hoping to create a laid-back, warm, simple yet inviting location that you can spend a day or twelve exploring the island, sampling the food, meeting the locals and hopefully detaching from "real life" for a while. In conjunction with our professional concierge - Mundaca Realty - I hope to assist your "off the beaten path" adventure while allowing you the privacy to experience the island on your own time. Please do not hesitate to reach out to your concierge while you are on the island for help with your stay.
Come and discovery your own hidden gems!

A great central location about 15 minutes to north beach (perfect if you’re renting a golf cart) with 2 mini grocery stores and 4-5 great restaurants within a 3-5 minute walk and lots of choices in the area.
Concierge provides any information and friendly advice anytime you ask. There’s an adorable neighborhood cat that acts like he’s never eaten a day in his life. 😂 We fed him daily with food from the grocery store (which is less than 10 minutes away)
Quiet street with a great ocean view. Pool only has direct sun until about 1pm (in April) so the patio is shady and breezy for the afternoon. Can get quite windy on the west side of the island, the sound of the waves crashing is loud but it’s so relaxing. A great size condo for 4 adults or a family. Strong reliable wifi. 2 beach chairs, 2 coolers, towels & inflatable floaties for the beach. We would definitely book again if we’re back on the island.

The view is unparalleled and the staff very nice. The unit could use some TLC (tender loving care). The 2nd bedroom has minimal natural light.

Great Escape
This was a great experience from the start to finish. The home is cozy and the mgmt are all wonderful. The views are breathtaking & location perfect. The photos don't show you the real beauty of this place.

Comfortable and friendly
Such a great trip! Lorenzo was so accommodating, helpful and friendly. He made everything so easy for my son and I. Even fresh orange juice was delivered one morning! We didn’t see the others but the room was clean and comfortable. We loved having the pool there too! The place is within walking distance to a small grocery store, bars and restaurants. A golf cart was delivered and Lorenzo took it back downtown for us before check out. The bed was super comfortable!
Take advantage of Lorenzos snorkel trip! We had a fantastic time and it was perfect for my 10 year old who was nervous about going. He said it was the best part of the trip!
We will stay here again if we make it back to the Isla.

Enjoyed Isla Mujeres
The property was very nice. I was a little disappointed that the listing did not explain the results of the damage from the recent storms. It did not allow a chance to enjoy the full offerings of the property.

Perfect place for a beach holiday
My stay at Jimbo and Karen's was wonderful. Beginning and ending each day on the patio with the sounds of waves crashing and the fresh air was just what I needed. The house was stocked with everything I needed for a long-term stay. The neighborhood is great and has a bunch of restaurants and shops within very close walking distance. It's an easy drive to playa norte but also to the southern areas of the island. I would recommend.

Wonderful location and property management
Lorenzo is a saint!! Best snorkeling tour guide and helped with any and all questions during our stay. I can’t say enough how greatly we appreciated all his efforts.

Ocean View and amazing people
This property was exceptional and the entire stay went off amazingly well. It is located oceanside and we woke with the sunrise each morning. Lorenzo was a lifesaver and always prompt when we had questions. We had our golf cart taken from the front of the property on the last day we were there but he assisted us in dealing with the rental company and they were able to handle things and get us on our way with no issues. The pool made a refreshing escape after a long day in the humid weather and it is the perfect temperature for an evening dip! The neighborhood was safe and there were locals that all were very friendly. We walked to eat and Mangos, Brisas and Mikes pizza from Casa Roca. Mikes has a special for 2 slices of pizza and small coke for only 50 pesos so make sure to check that out! We would highly reccoemnd this casa.

Wonderful home if you are looking to relax
The owners of this property were excellent with communication. The home was spotless. If we needed anything communication was fabulous. Lorenzo met us at the door. Lidia was always asking if we needed anything. It was so relaxing to have are private pool right outside our door. The view was outstanding. Unfortunately, there isn't really a beach to walk on but it didn't make any difference to us. There are a few walkable restaurants and the grocery store is walkable. They do take credit cards. We did not rent a golf cart. Lorenzo assisted us with a snorkeling trip. Great place to kick back and relax. Thank you Karen and Jimbo!

Fabuloso!
Great, quiet location with a private pool overlooking the ocean. Loved it! Lorenzo was tremendously helpful, from check in to taking us snorkeling, and he made an outstanding seafood dinner for us on our last night. Beautiful home, nicely furnished with everything anyone could ask for. Outstanding communication. Definitely, definitely will stay here again!

Views that can't be beat + top-notch communication
This was a little slice of heaven for us. The most beautiful views that can't be adequately portrayed in pictures! The porch area was our private sanctuary, where we sat with our morning coffee and book and watched the waves crash, birds flying above, iguanas perched on the rocks, and tons of beautiful fish, hermit crabs and snails in the waters below. It was the perfect place to relax and recharge. I truly hope we have the opportunity to stay here again when we next visit this magical island! Karen and Jimbo were probably the best communicators we've ever had when planning a trip. Though they unfortunately aren't currently on the island, they are extremely responsive before, during and after your trip and make it known that their goal is to make sure you enjoy every aspect of your stay.

Can't be beat
Fantastic oceanside casa; just right with plenty of space, amenities & modest furnishing. Spectacular sunrises & refreshing plunge-pool make the back patio THE SPOT! The little street (Emiliano Zapata) is perfect, charming & authentic.
The location is ideal, away from the congested north end, a short walk to the Chedraui supermarket to investigate all varieties of Mexicana, and of course the top-rated Mango Cafe & Caribbean Brisas restaurants close by.
Staff are friendly & reliable but unobtrusive and make you feel immediately at home.
Here's a tip: the café attached to the nearby Guadalupe Church seems much less frequented, also overlooking the ocean. Wonderful quiet spot with good food & attentive service, presumably with blessings!
Highly recomend Casa Roca Caribe!

Casa Roca Caribe will leave you with a feeling of fondness long after you have returned home!!
My daughter and I had the absolute BEST time at Casa Roca Caribe. I made a last minute decision to forego a timeshare booking at a major "compound" in Cancun, for the peace and freedom of Isla. What a payoff! The n'hood is the the REAL Mexico with the loveliest people! Each time we came home we thought "it's so good to be home" . It is a terrific central location. Restaurants, groceries, all right there, short walks away. And YES the Mango Cafe lives up to the hype! We loved sitting on the patio watching the waves crashing, the morning sunrises, feeding the resident iguanas, dipping in the private pool, and resting in the hammock! The unit had all the comforts of home! We even did a puzzle together! You will meet Lorenzo and Lidia and will fall in love with them, like we did! Jimbo and Karen will keep in contact so be assured you will be well taken care of on a daily basis. Just the greatest customer service and care for their guests! Wonderful! We rented a Moped for the week which is ultimate freedom! It's a busy island these days so be careful! I walked/jogged 5 to 6 miles each day. 25 minute walk into "downtown" and 35 minutes the other way (southern tip). The views are outstanding! I always felt safe. We did a yoga class overlooking the ocean at a hotel just down the street. We went to the Bead Co-op and took a class where we made beaded earrings! Such talented artists! I do recognize that "private" villas/condos/apartments are not for everyone. Some people like the anonymity of a big hotel, the comfort of fellow tourists, the hotel amenities etc. But if you like to get off the beaten path and immerse yourself in new cultures, you could not do better than Casa Roca. For my daughter and I (she is about to finish nursing school) it was the PERFECT week in paradise together! We will return because I know that Casa Roca Caribe will be tugging at my heart! Thanks Karen and Jimbo.

Wonderful place!
We recently rented the first floor of Karen and Jimbo’s festive and comfortable home on Isla Mujeres. It’s clear that Karen and Jimbo have tried to think of everything one would need during a stay at their home...there are plenty of towels, games, dvds, beach towels, purified water, and the kitchen is well-stocked. There are a couple of beach chairs and a couple of bikes. They have absolutely the most comprehensive website you can imagine, with answers to most any question one might have, and with all kinds of helpful tips and advice. Lorenzo and Lidia are both super helpful, and very nice folks. We really like the neighborhood, and this part of the island in general. It’s quieter and less touristy than the Playa Norte area, yet there are plenty of restaurants within walking distance, (we treated ourselves to meals at the Mango Cafe three times!) and the large Chedrau store is also within easy walking distance. The view of the ocean from the house if spectacular. We opted not to rent a golf cart during our eight day stay because it’s very easy to hail a cab to take you anywhere you want to go on the island. I appreciated the way Karen kept in touch during our stay with weather updates and helpful suggestions for places to go and things to do. Karen and Jimbo obviously care a great deal about making sure visitors to their special island home have a wonderful stay, and we sure did! Can’t wait to return! 😊

Lorenzo caretaker was in contact with until we arrived at the house. Very clean and spacious. Absolute bliss!
We just returned yesterday from having spent a week at Casa Roca Caribe and it was absolutely wonderful. We stayed in the upstairs jacuzzi suite. The staff of Lorenzo, Lidia, Jose and Ricardo are a treasure of kind and caring people who will do anything to ensure your stay is memorable. Karen's attentive emails before, during and after our visit was a nice personable touch as well. Their Casa is located on a quiet, residential street with lots of character. The views from the balcony, the bedroom and the hot tub are amazing. You will not want to miss the sunrise from here, believe me! We enjoyed watching a pod of dolphins frolicking their way along the coast. The crashing of the waves will lull you into tranquility and the whirl of the blender making margaritas only heightens the experience. The close proximity of a large grocery store and some of the best restaurants on the island make this the complete package. We will be back!

Caribbean breezes, fantastic views, hospitality in heaps
We stayed for a week mid-April on the upper Jacuzzi level. The entire house has good light, great breezes blowing through and a location that is easy to use as a navigation point for the island. The bed in the master bedroom was very comfortable, we didn't use the other bedroom but I'd imagine it was the same. The master bathroom tub didn't have water, but no worries because the other bathroom had lots of hot water and good pressure. Eliot was a huge help to us, making us feel at home and answering any questions we might have about the island or the house. Lorenzo is your go to guy for doing a snorkel trip, sight seeing trip, really anything. He came and cooked some chilies on our gas stove and showed us how he made salsa verde. Everyday there was house keeping service which was unobtrusive and she did a wonderful job. Jimbo and Karen have found the perfect mix of people to care for their home.
The customer care and fast response from Karen and Jimbo was terrific. Every question you could think of (and many you never thought to ask) were answered quickly and efficiently. We rented a golf cart for the week and that was one of the ways we were able to do all our adventuring. We both strongly suggest splurging and renting a golf cart for your stay. We ate several times at Mango but Rolandi's was our favorite place to eat. We stopped at many places north, south, east and west on the island and never had a bad meal. The turtle farm was a fun visit. We never made it to the ice bar, but drove past it many times. We saw small paisley colored sting rays in the water and a huge group of clown fish off of the back patio.

Relaxing Isla Getaway!
We stayed here for one week the last three years, and thoroughly enjoyed the house and staff. We stayed on the lower pool level for the first time this trip, and we loved the views, especially the "front row" patio spot to watch the sunrise. We even saw a few turtles making their way back to the water early in the morning this year! Enjoyed the local food and the church down the street. Overall, very relaxing and a great location. We'll be back ASAP, likely next summer :-)

Everything you could ask for!
The view is incredible! And we really liked the location, just far enough out of the hustle and bustle of downtown to escape it but close enough to head in on a whim. Everything was in its place and was easy to find and use. We always felt safe and the neighbourhood was friendly. We brought our own snorkel gear and used it almost everyday. If you are a good swimmer you can snorkel straight from the Casa Roca Caribe beach. There is also awesome snorkelling just up the road to the south. We also think that a golf cart is a must. It gives you the freedom you want on vacation without having to rely and have change for taxi's; however, there are always taxi's 1 block away in front of Mango Cafe. The recommended taxi company gave us a bit of a runaround, we wouldn't use them again, but it all worked out in the end.
Jimbo was always available by email and the staff at Casa Roca Caribe are awesome and always around.
We will be back! Had a blast!

Such a beautiful house with a beautiful view! As soon as we stepped in I was taken away by the view, way different to experience after seeing the pictures. Waking up every morning in bed to the sunrise and then enjoying our breakfast on the patio was heavenly. We wished we had stayed longer then a week. The people who help run the house were all so kind and welcoming. Lorenzo was always making sure that we were having a great time.
Spent most of our mornings in the nice heated pool then beach for afternoon - the house is very easy to get to, we even walked from town to the house in less then an hour.
So beautiful, thank you Jimbo and Karen for everything we will be back for sure!

Amazing Place
Our stay at Casa Roca Caribe was perfect! The house was very clean, well maintained and had everything we needed for a great vacation. The location was very convenient. Situated in a quiet neighborhood right on the ocean. The sunrise was spectacular and the ocean seemed to go on forever. Restaurants and shops are within walking distance. A dip in the pool was wonderful after a day at the beach. I would recommend this property to anyone and hope to go back soon. The Owners attention to detail was really impressive. Thanks for the memories!

Home away from home!
Casa Roca Caribe is a comfortable, well equipped, and excellently staffed home. The views are amazing from the porch. It is a perfect place to sit and watch the ocean. The sunrises were beautiful. It is on a quiet street with friendly neighbors and a short walk from great restaurants. Quiet walks on the secluded beach were a nice bonus for this home. We had everything we needed to be comfortable and there was staff ready and waiting for us if we needed anything! I would recommend Casa Roca Caribe to anyone! We loved it!

Loved our stay at Casa Roca Caribe!
We loved our stay at Casa Roca Caribe. The staff was wonderful and very attentive. The house was roomy and had everything we needed. We really enjoyed having the coolers and beach chairs so we could hit the beach and not have to pay for lounge chairs and drinks everyday. Then there's the view, we're early risers so watching the sun come up from the patio was spectacular. The location was just the right distance from Centro (not too close and not too far). It was nice to have restaurants nearby as well. We really enjoyed Bahama Mama and went there several times. Rosie is so sweet. I would definitely recommend Casa Roca Caribe. In fact some of our friends stopped by a couple times and told us it was the best place they've seen us stay at on the island! Oh, and I almost forgot the cold 6 pack of cerveza that was waiting for us at the house when we arrived was a great way to start our trip!
