The only thing that was nice about this house was its location. Dirty, with uncomfortable springy beds, awful furniture that was stained and falling apart, ants in the kitchen, stains on the carpet. After one night here and finding a bug on a dirty bath towel we cut our stay short. It’s as if the owners figure if you have a dog you don’t care about staying in a nice place. So disappointing and gross. Thankfully our spring break was saved by Vacasa moving us to a different home that was so much better.

The many stairs leading up to the house were unsafe and steep! Along one side of the stirs there was only a single thin rope for a handhold! The outside of the property was unkempt with long grass. The outside of the house was dirty, not a place for anyone! We did not stay!

I could not imagine a better place to stay to enjoy Newport. The views are amazing, the location/ access to key attractions is outstanding, and beach access is just walking out the door. My dog appreciated the cute grassy wildflower area off the patio. The decor is charming and so beachy themed. It’s eye candy throughout the house. There’s gift shops, restaurants, a bar, and coffee shops on the street. Lots of stairs, but the views are totally worth it! We would definitely stay here again.

The ocean views from this home are wonderful, and the location to downtown Newport is very convenient. However, the overall home (inside and out) really needs updating. It's not unclean, but just things are worn and old.
We also had a large ant outbreak while there, that, overall, could have been handled better. And, looking at past reviews, it does seem others have also had to deal with ant problems during their stay. We likely won't be back, which is a shame, since the ocean views and location of home to downtown are great.

Loved this house so much. Nye Beach is such a great area and everything the ir has to offer is just steps away. The house was comfortable and decorated perfectly. Anything we needed was provided. We would definitely stay here again.

A little trouble checking in due to directions for lockbox and code were a little out of date. Eventually figured out new door lock with the code.
I agree with previous guests about lack of adequate curtains to block out lights. The furniture and artwork - also a little eclectic and somewhat cluttered. locks on br door don't work and TV and roku remote- are non-functional.
Aside from that-the place is cozy. the kitchen is well appointed and the little deck off the front is great! You can't beat the location and view. We enjoyed ourselves a lot.

the listing did not mention 50 steps from parking to front door - very hard for 2 senior (1 with both knees replaced & 1 with osteoarthritis) Ant bait was out in upstairs and they were on the kitchen counters. night time lighting for the steps was not working. Never found the queen size bed listed. View was beautiful and we were comfortable for the most part. Would not use this location again.

This little house is the absolutely perfect location to enjoy everything Nye Beach has to offer and is just a short drive from the rest of Newport's great activities. The view of the sunset over the ocean was the best show every night and I will cherish those moments (and amazing photos) for years.

The house was not clean when we arrived at the designated time…dirty linen piled on beds, full trash can, old coffee in coffee maker, nor was there any cleaning staff present upon our arrival. Property manager apologized, said house would be ready soon, hour after designated checkin.
It was such a weird experience that my sister-in-law and I left and found alternative accommodations. I want a full refund. We did not stay there and I will be reluctant to use Vrbo again.

What amazing views from this house! Waking up and seeing Nye Beach every morning was incredible. We enjoyed sitting in front of the large windows in the morning and seeing Yaquina Head Lighthouse on a clear day, or even stepping outside and getting the breeze from the ocean.
Also, it was great that we were so close to so many things on Nye Beach like coffee shops (Ultralife), restaurants (Chowder Bowl, Pacific Kitchen, Taphouse). It was also great that we had dedicated parking, so we could grab stuff for the beach before we went down and put things away when we came up. But be aware, this home comes with some cost/compromise:
STAIRS:
The other reviews are not lying, 47 steps to get up to this home. My 8yo counted 48. Regardless, it is a lot of steps to get up here so be aware, it is not for those who have limitations in climbing up and down stairs.
Cleanliness:
We had less than stellar experience on arrival. Due to COVID, we took extra precaution and wiped down counters with wipes we brought. But were surprised to find the wipes turning brown due to lack of any cleaning on some of the surfaces like the kitchen counters and the dining table.
The worst issue was that the shower liner was very dirty (had pink stuff and smelled moldy). We didn't even want to use the shower with that there. We immediately contacted Vacasa to have it replaced. The local management who finally contacted us was very nice and got us a new shower liner, but we only got it on our second day. The person who came told us how they are very short staffed, and he was actually covering for the usual maintenance person who was in a bad accident. So understandable, but I still wonder why it wasn't replaced as part of the usual cleaning.
NOISE:
Being so close to the public beach access was great, but also not great. The first night itself, around 10pm someone set off fireworks on the beach and startled us. And almost every night we could hear either people or cars going in and out of the parking lot. Also there is a LOT of light that comes in through the windows at night because of the streetlights from the stairs nearby that go down to the public beach access.
Pros:
* Great views of the beach
* Very close walk to get to beach
* Very close to shops/coffee, restaurants in Nye Beach
* Strong water pressure in shower (this could be a con for some)
Cons:
* LOTS OF STAIRS
* Lots of noise at night due to public beach parking lot. Interesting characters at times
* Very dirty shower liner (pink and mildewy, gross), that we contacted the local management for to have replaced
* Wiping things down on arrival (to disinfect out of caution), the wipes were almost brown (kitchen counters, dining table), so showed lack of thorough cleaning
* No washer/drying as they are out of service
* Some blackberry vines growing near stairs, we had to kick away, so we don't get pricked by them. It would be good to cut those back
Overall, this house was the right size for our tiny family of 3, and we didn't have to lug a ton of things up the stairs (just one cooler, and one crate for food, plus 2 luggage). But we probably will reconsider booking here again given what we know now about the noise/light and the cleanliness.

The house was comfy and perfect for a small family, but there were A LOT of ants and 50 steps from the car to the door, so I recommend packing light and storing food in the fridge.

We had a great stay at the Pearl. When it was rainy and foggy there weee great views out the windows, and it was so close to the beach when the weather was nice. We also visited some neighborhood restaurants and shops that were super convenient. My one recommendation would be to replace some of the living room furniture that was super saggy.

house needs major safety updates - access is unsafe - stairs are over run with weeds & there is no usable handrail - the windows have no screens - boards are rotten on the deck. The coffee pot is broken - the washer & dryer are not working - the heater in the bathroom is not working. The view and location are great but the house is a mess.

House smelled horrible. Grass was over grown. Steps to the property was over grown. Washer and dryer was broken. Sofa was horrible. We had to put a blanket over it to even sit on it. Won't go back EVER!

I will start by saying the location of this property is 5 star, it is close to everything, food, bay front, site seeing. The interior is at best a 3 star they really need to update a few items, the furniture is becoming run down and the beds need new mattress, the windows need locks and one fell out of the frame when we tried to open it in the upstairs loft. The cleaning we gave a 2 star but to there credit they did refund us back our cleaning fee. Would I stay here again, yes. One plus I didn't mention was the small patio area, it was nice to sit out there and listen to the ocean and have a drink. Parking is great and easy to access, be prepared for the steps not a big deal for us but there are 2 flights of stairs.

My family of 6 very much enjoyed our stay! The location could not be beat - walking distance to shops & food, right on the beach, and Newport is close to lots of fun adventures. Although we would stay there again, we noticed several things that could have made our stay better:
1. KITCHEN: It was hard to cook for 6 people with the pots/pans at the house. The largest frying pan fit 1 piece of bread. I brought groceries to make quesadillas and French Toast, which I had to make in a pot. Only a small baking dish, again, not big enough for 6 people. Rusty cookie sheet. Not sure why anyone needs 7 nutcrackers? Plenty of plates, bowls, & silverware but the cups were kinda strange (like metal goblets?)
2. SUPPLIES: We were only supplied one garbage bag for the kitchen, the paper towels were the 50 cent kind that are not worth using so I bought others, 2 rolls of toilet paper is not enough for 6 people for 4 days. For as much as we paid to stay there, these are pretty easy & cheap things for the owner to provide well.
3. SMELL: The house did have a musty smell that took a minute to get used to. They have some freshener things around to help but all of them needed to be replaced. Having a bottle of air freshener or frebreeze available for us to spray would be nice.
4. CLEANLINESS: The house was surface clean and not so gross that I wouldn't stay there but it needs a good deep cleaning, especially the kitchen. Vacuum around the edges, steam clean the front roomfurniture. One yucky chair just needs to go. The couch was questionable so we covered it with blankets (plenty of extras) before sitting on it, but it was comfy.
5. COMFORT: The futon is fabric on wood and should not be counted as a bed, we had to sleep one on the couch. There are lots of street lights outside that area so blinds or closable curtains would be nice. Blinds would also stop the glare on the TV, we had to hang a sheet to watch a movie. Too much clutter/personal items. Some usable stuff for guests is great but the desk in the bedroom was full like a junk drawer, there were unused decor items just piled in a corner.
6. DECOR: kinda strange, some beach themed like expected but so many random things that made you scratch your chin. An old framed photo of a baby and a large canvas of a donkey with a microphone, among others. Too many throw pillows that didn't look clean and were just in the way.
7. OTHER: My kids were driving RC cars at dusk and got egged in the beach parking lot

Property desperately needs new furniture. Couch is disgusting- beds are old- no window coverings with a day flow public parking lot across the street. Windows were so dirty you couldn’t see the beautiful view. Property manager was unhelpful. But…… you can’t beat the location. It’s the only saving grace of this house.

Such a fun little house! Upstairs windows need screens for safety,and one window is not openable. One of the double pane windows looking out to the ocean had condensation trapped in it, which really obscures the view. Wonderful overall.

It's a cute little home in a great location! It's over 100 years old, so quirks and mild inconveniences are to be expected, but the cleainess of the property was poor... thick dust everywhere.. cobwebs and dust in vents.. again old home we could overlook it. But we had a terrible ant 🐜 infestation in the upstairs loft area. They were everywhere! The carpet looked like it was moving.. we got in really late the first night and didn't notice anything ,but after being gone all day and again returning late the following night we saw them. Both beds upstairs were covered with ants. The futon couch (click clack) wasn't working and covered in hair/ looked dirty. There wasn't enough room or sleeping spaces downstairs so we had to pack up and go to a hotel for the night. Again were not precious and would have overlooked it if it was a few.. but they really were everywhere! Overall a bit more attention to cleaning/dusting/vacuuming and better pest control and it would be great. Working with them now requesting at least a partial refund for the night we had to find beds elsewhere.

Breathtaking views of the ocean. Fun for the entire family.
We loved staying at the Pearl of Nye Beach. The view of the beach was truly breathtaking - you can seriously see everything from this high-up spot. Not only are you on the beach, there are a ton of good restaurants and shops directly below you. The beds were clean and the shower pressure was amazing. Plus, our kiddos loved having their own space upstairs. We didn't want to leave. Note: the top room did not have a door and had steep stairs leading down so not suitable for young toddlers.

Great house, the view is unbelievable. You’re right in the Center of Nye beach. Be aware of the stairs up. We counted 47. I’m 70 and made it alright. Well worth the climb. Would definitely come back.

Beautiful view. Definitely priced well. In the heart of the activity, shops, and restaurants, but up and out of the way of all the foot traffic and people. Very cozy.

The response time and customer service were amazing. Outstanding. This was my first time in a vacation rental. It wasn’t as spic and span as the pictures but it was close enough to live in. During the stay we complained about trash bags being left on the deck and mold on the curtain and both were taken away and replaced with a new curtain very quickly. So service was 5 stars. I’d rate the actual place itself as 3 because of clensliness And there were some weird books and pictures that made me feel like I was invading someone’s house instead of being on vacation.
The location is near a beach with a very variable and high tide. A boat sank while we were there and we had people warn us about the high tide and sneaker waves when walking. Maybe not the best for kids. Definitely NO SWIMMING OR WADING HERE too dangerous!
Wi- Fi was perfect for work from home. Four cafes within a half block. The best by far is Nye Beach Cafe for breakfast but ultralife isn’t bad for an alternative / vegan/ whatever menu.
