Waterfront Water's Edge luxury suite, Suite C-204 accommodates up to 6 guests (see below) with two bedrooms and two bathrooms located on the North Fork of Long Island at The Cliffside Resort Condominiums in Greenport, New York.
The property is owned and operated by Tocaro Realty LLC. since 2007.
THE SPACE
As the owners of Suite C-204, my wife and I take pride in welcoming you to our personal getaway retreat, which is truly la crème de la crème within the preferred Water's Edge category offering you one of the best all season panoramic waterfront views in the entire complex.
The resort is well maintained and feels like it is brand new. Each of the 68 condominium suites are individually owned, decorated and maintained. Similar units my not be similar at all.
Our Water’s Edge suite is in the waterfront Captain's Roost Building on the second floor. The unobstructed views of the Long Island Sound and Connecticut from the master bedroom and its balcony as well as from the living room and its separate private covered deck are breathtaking. The stairs to the beach are located just yards away from the suite’s rear stairway. At approximately twenty feet above sea level, the bluff is just the right height to offer both fabulous panoramic views and access to the beach below.
The master bedroom has two sliding glass doors, one leading to a balcony and one leading to the private covered deck. Only a limited number of units have a master bedroom with two screened sliding glass doors that let the light and sea breeze pour in and a balcony that faces the water. If you love romantic sunsets, the balcony off of the master bedroom offers one of the best all season waterfront views to the west in the entire resort.
Suite C-204 is in the Captain's Roost Building and offers a panoramic view that feels surprisingly secluded. The feeling of romance and privacy is enhanced by the separation of the Captain's Roost from the reception building, pool area and the other waterfront building.
The master bedroom has a queen sized bed. The second bedroom has two extra length twin beds. The couch has a pull out full sized bed.
Although the unit can theoretically sleep 6 people, think carefully if you are considering six adults for more than a long weekend. The indoor and outdoor dining tables accommodate 4 people each. Make your own decision as to whether the space is adequate for six based on how you intend to use it and the personalities in your party. For some groups that is part of the fun, for others, not so much.

Full access to condominium property, private beach, pool (through Labor Day), and coin operated washers and dryers in the basement ($1.00 per machine cycle, bring quarters).

Some people prefer the rural North Fork of Long Island during the spring and fall seasons. Don't miss the strawberry festival in the spring and pick your own pumpkins and apples in the fall before attempting to navigate a corn maze.

Some websites beyond my control describe the property being "in the city center". The property is approximately 2 miles from downtown Greenport Village. While the terrain is relatively level making for a leisurely bike ride, it is a fairly long walk, so I strongly advise you to look at the map and make your own assessment of the property's location.

The resort condominium has quite times beginning at 9:00 pm to 8 am. Call the resort's managing agent using the after hours emergency option if loud guests are an issue.

From start to finish the experience was wonderful. Although my husband and I have stayed at these condominiums often, this was by far the best appointed unit we have stayed in! The owner was responsive and attentive to all details! The condo is perfect for a family or two couples, and is close to everything. We will be visiting again very soon!!

The condo was perfect for us. We liked how the 2 bedrooms and bathrooms were situated. We loved having the patio where we could sit outside & enjoy the ocean breeze and it was lovely to be able to watch the beautiful sunsets. Tom did a great job with communications and the information provided by him and in the condo were very thorough.

The Cliffside Resort Condo was a perfect home base for our son’s wedding weekend. It was close proximity to the Peconic Bay Yacht Club and could not have been more beautiful. The views of sunset from the bedroom balcony, living room and covered porch were amazing. The family enjoyed the lounge chairs at the private beach as well as the resort pool. The kitchenette was well stocked. This was our perfect home away from home, and we hope to return again!

Had a wonderful stay here in Greenport. Condo resort is very well kept, lots of families stayed during the same time we did. Pool was open which was great for the kids, short drive down the road and 2 turns to all the main shops and places to eat. Tom is great for any needs before/during your stay, he covers all bases!

Very nice!
This was a great find! Away from the crowds and quiet with lovely views of the sound! But also close enough to shops and restaurants! Pool and beachfront are a rare find here, and we will definitely return!

Wonderful location and view
The beds were very comfortable, towels so soft, plenty of kitchenware.
The stairway down to the beach was a pleasant surprise. Lovely private beach. Laundry was easy to use

Perfect for a short getaway
The unit was immaculate and well appointed. Great location and the water and sunset views are beautiful.
Only caveat is that the mattress on the sleep sofa needs to be upgraded. Owing to a snoring issue we had to banish one person to sleep in the living room and it was not comfortable.

Overall a great stay. Minor items. The main sliding door was hard to move. The thermostat was a little off. 71 degree was chilly. Needed to put it up to 76.

Nice condo, property, and location on the beach.
This condo complex of 4 large buildings was well kept; pool was nice but towels were not available most days. The older, irritable, blonde lady in the club house was very resistant to giving out towels. The unit we rented was C204; nice for 4 adults. Beware: rentals in this area of Long Island are expensive.

rough start, but overall a fun girls getaway
When we arrived around 4:30 (check-in time was after 4pm), the condo was not cleaned from the prior renters - dirty towels on the bathroom floor, unmade beds, and dirty floors. Tom was apologetic, but did not remedy the issue for a couple hours. The cleaning team arrived with a full crew, but none of us had the opportunity to shower before our dinner reservation.
It was a rough start to the trip, so our experience was tainted because the cleaning felt rushed. The balcony is nice, and the common room felt larger than the photos. Bathrooms and bedrooms were spacious enough. We didn't have a problem finding a parking spot. Parking pass and pool passes were provided.
The complex is a great location - close to wineries, restaurants, and downtown Greenport. The grounds are well-maintained. The pool was crowded during certain times of the day, so it was difficult to find a seat. The beach is rocky; it's nice for lounging, but not ideal for swimming.

We had an awesome weekend in Greenport weekend and the condo is in a perfect location. Unobstructed views of the LI sound are a bonus from this property. Would definitely stay there again.

North Shore Getaway
I was looking for a spot where my sister and I could stay while bike riding the North Fork. The Condo was clean and very nice. The waterfront bedroom was great and sleeping with the sliding doors open you can hear the waves on the beach. Bring some bar soap for showers as only liquid hand soap is provided.

Great location for the North Fork
This was our abode for our beginning of summer '21. Property owner was great with communication (text message, very detailed and thorough). Property was easy to find/get to, ample parking (this property has 2 parking passes). Check-in process was smooth (door code received via text). Property location is the best!! Steps away from the LI Sound, with a little private beach - which has lounge chairs. The pebble beach is perfect for some sun and relaxing, and good for walks. The location is also perfect for trips up-down the North Fork (winery visits, Greenport, Southold, etc.). The North ferry to Shelter Island (and thereon to the Hamptons) is a 5 min ride away. Cannot beat the location on this side of the pond. The house was neat and well kept. Ample supply of towels (but, get your own toiletries). Balconies off the family room (which has a door down to the beach-steps), and the main bedroom - both of which have a lovely view of the water. Perfect to enjoy a morning breakfast, or the sunset! We didn't get to use other amenities (pool, BBQ pits, etc.) - but they are an option.
Overall - highly recommend, if you are looking for a nice, clean place for a few days on the North Fork of LI.

This rental was ideal. The condo was in great condition and quite comfortable. The view from the balcony was fantastic, and since the balcony is covered, it was a great spot to sit and enjoy meals, watch the sun set, or just read. The owner was friendly and responsive. We plan on returning.

Fantastic greenport getaway!
Condo extremely clean and well kept. Just as pictured if not better!! The views are stunning and we loved the outside deck area for breakfast. Plenty of room to relax. Went with two other adults and my 18 month old daughter. Condo complex was perfect for all ages. Family friendly. Tom was a pleasure to deal with and extremely organized. Will definitely be returning! Highly recommend!

The condo was very clean when we arrived. Lovely patio to watch the sunset or enjoy breakfast. The cabinets had everything we needed. The beds were comfortable. This is a nice place to come back to after a day exploring what this area has to offer.

Wonderful Birthday Weekend
My family and I visited for a long weekend to celebrate my daughter's 3rd birthday. Condo was beautiful and the perfect setting for a relaxing weekend. Photos are accurate and the apartment was very clean. There were plenty of signs on the resort to maintain social distancing and masks were required in the pool area. Location and amenities (beach and pool) were great. Would definitely visit again.

My wife and I had a great long weekend at this condo. The waterfront view is amazing, and the sunset was especially spectactular. The complex is very well kept with a beautiful lawn and adirondack chair to relax in, stairs down to the beach, and a nice pool
The unit itself was immaculate and offered everything we could have wanted. Tom was a great host and impressively organized. We would definitely stay here again.
