About this apartment rental
Our spacious water front condo is a 1 bedroom with a den and 1 bathroom unit located on the ground floor. The unit has about 800 square feet, an open floor plan, water views, and a large screened patio. The master bedroom has a king size bed and a walk in closet There is a 50in flat screen TV in the living room and there is also an about a 42in flat screen in the master bedroom. PLEASE ENSURE YOU READ THE "ADDITIONAL INFORMATION" BELOW PRIOR TO BOOKING TO ENSURE YOU UNDERSTAND THE SLEEPING CAPACITY IN BEDS AND THE TOTAL UNIT CAPACITY.
We have several properties in the area ranging from 1 to 3 bedrooms. Should this wonderful property not be available for the dates you need or will not accommodate your needs, chances are we have another property that will be a perfect match.
ADDITIONAL INFORMATION:
1. Our standard check-in time is 4:00 p.m. EST and our standard check-out time is by 10:00 a.m. EST.
2. This property is located about 10 minutes from Downtown Tampa, 15 minutes from Busch Gardens, and about 30-40 minutes from the beaches.
3. We do accept pets at some properties. There is a non-refundable pet fee of $250 per pet. All pets must weight 35lbs or less. Dogs and cats only. WE DO NOT EXCEPT ANY EXOTIC ANIMALS.
4. We do not provide cribs or pack-in-play. There are local services that do provide those items should you desire to rent them.
5. Please note that we require a minimum payment of $500 at the time of booking and your remaining balance, if any, is due 30 days prior to your arrival. If your reservation total is less than $500 then your entire reservation amount is due at the time of booking.
6. If you pay with a credit card an additional 3% processing fee will be added to the reservation total. We only accept Visa, Discover, or MasterCard.
7. The number of people the property can sleep/accommodate may not sleep all people in beds. The total number of people unit can sleep/accommodate is the maximum number of people we allow to stay and sleep in the unit overnight.
8. MUST BE AT LEAST 21 YEARS OLD TO RENT and provide a form of identification(Drivers License, Passport, or similar) prior to checking in to confirm age and identity.
CANCELLATION POLICY:
If you cancel 30 or more days prior to your arrival date we will issue you a refund of your prepaid amount(s) less an administrative fee of $100.
If you cancel less than 30 days prior to arrival then we can only issue you a refund if we are able to get the property released. Should that occur then we will issue you a refund less an administrative fee of $100.

I do not think the listing discloses an important aspect of the property. If I had known about the presence of alligators in property I would not have selected this unit. The WC “moves”, it needs to be fixed to the floor. The complex is well illuminated at night and there are video cameras in many places so that can give you a sense of security. The unit itself is decent but if I were to go to Brandon again I would not stay in this unit.

It was the perfect quiet place to change, shower, and regroup between events and felt pretty safe. A lot of paperwork to reserve (felt like a part owner when we were done) but aside from that, it was a good space. It's clearly an older condo that's been renovated but it has all the right touches you need for a weekend getaway. I would stay again but I've found other properties they manage that are a better fit - location wise.

The place is tired outside and in.
Toilet shows rust , tub and tiles were painted and some chipping and slippery .
Advertised pool and Gazebo but it was yellow taped off and pool not heated Tennis courts yellow taped off as well . In a residential not vacation area . Sirens going off every few minutes

Nice place!
There was a "chirping" sound. Maybe a fire alarm low battery. Couldn't locate the source, maybe a neighboring unit. A couple of dead bugs in bathroom and bedroom.

Perfect for Us
This is a perfect location for us, close to family. The condo was better than expected, very nicely decorated, roomy and was well equipped. The complex is lovely, you wouldn't know you were in the middle of a city. It was quiet, clean and tons of wildlife around the lakes. The pool area was very nice, the grands loved it. All of this and a great customer service experience. Communication was frequent and very responsive. We will definitely stay here again.

Nice little condo close to a lot
Property was clean and we felt safe while there. The kitchen was not stocked as well as previous rentals with others as far as very small glasses, small coffee cups, no dish towels and limited flimsy cooking utensils. The on call maintenance person was very slow to respond to a locked bathroom door and only responded after speaking to Janice after previous attempts by us to reach them. We purchased our own tool from the hardware to get in to the bathroom after waiting an hour with a 3yr. old and 6yr old. Other than that I would say Adrian was very friendly and attentive once we made contact and upon arrival. He was very good in answering questions about the area (thanks for the Fords Garage suggestion) and about the condo itself. He was prompt in bringing pillows and blankets for the fold out bed when requested as well as preforming a minor maintenance task. We will keep this community on our list to rent from should we find ourselves in the area again.

Great Stay in Brandon
This Condo was great. From checkin to checkout. It was a bottom unit and noise level was well below what I would have expected. Location could not be more ideal for restaurants and adventures. Bed was great and the space was setup perfect. I had concerns from some of the previous post about the layout however, I found it to be great for my husband and I. Will definitely be back. Thanks to each one that made this experience so great!

A fantastic and relaxing local
This is the second time I have stayed with a Powell Property and just as before, I was extremely pleased. My only gripe was the size of the TV in the living room and it's age. But all else was perfect. Thanks for a great stay.

Great location
Really perfect location, clean, well maintained complex. Staff is very friendly & helpful. We enjoyed the wild life, the walking paths & the ability to walk to nearby restaurants & ice cream. The condo is comfortable and well stocked with essentials. Only drawback is no dresser in bedroom, there is a king size bed that doesn’t really allow for room to put a dresser. There is a good size walk in closet so things can be hung up or on shelves. The den is really wasted space & a nice dresser could be put there. The other issue is the cable function is very poor. Some channels are available, many are not. Some you can only access thru on demand & others if you wait a few minutes can start a show using start over. We notified Adrian as well as the owner but had no resolution. Beware of the speed bumps as well. All in all we enjoyed our time.

Just right for two!
Not really a water front property but you could see water from the lanai. Adrian met us at the property as we arrived and was really helpful in answering all our questions. The condo was clean and pretty well equipped. We definitely enjoyed our stay.

Very nice property!
The property is in a great location - everything is close by or a short drive away. It's a very quiet neighborhood and building. The property owners were easy to deal with and the check-in was simple.
The building isn't new but it's clean and reasonably well maintained - could use a few minor touch-ups, e.g., caulking replaced around bathtub fixture. However, this didn't detract from our satisfaction with the place.
It's interesting and disappointing that there was no provision for recycling, so we left our recyclables in the condo when we checked out in the hope that the caretaker would do the right thing.

Nice complex, clean condo but needs updating.
We live in Canada and like to get away for quick quiet vacations. Mostly to escape the cold. This is our second time coming to this complex. Both times we found that it is very well maintained. The grounds are nicely manicured and the whole area is clean and quiet.
Adrian checked us in and he was so nice and helpful. We drove down and ended up in bumper to bumper traffic, so we were unable to get here for 4:00 pm check in. I called Adrian when were about to turn into the complex and he came right over to meet us.
The unit itself was clean but could use some updates. There is a small room off the kitchen/living area without any furniture. A small sofa bed would be perfect there for extra guest sleeping. It wasn’t an issue for us because there was only the 2 of us, but it would be a thought for the owner. Also, there are no dressers or bureaus at all in the unit. We were there for a week and had to put our clothes in piles on a shelf in the closet.
The bathroom especially needs updating, particularly the bathtub. Some new fixtures, bathtub & surround, vanity, toilet and kitchen sink would greatly improve the unit.
All in all, we will be back. Nice place for a quiet get away.

Though this was advertised as a condo, it was really an apartment. It was nice and great for the price but it’s really just an apartment.
