1. WELCOME TO OUR HOME! It brings us great joy to share our home with you.
Orchard Hill is set on over 5.25 ACRES, Close enough to be convenient but far enough to gaze at countless stars in the darkened night sky. BREATHTAKING VIEWS of OPEN SKIES & sounds of nature. Privacy inside & out. Did we mention we are PET-FRIENDLY?
There is plenty of space to relax in style with your friends & family for the holidays or a getaway. Events & weddings are allowed with prior approval (see section on events). We welcome all people. #LGBTQ-Friendly.
2. ABOUT THE HOME: Inside our farmhouse mansion, you will enjoy old & new. The home features an intimate living room with original hand-carved moldings & wide-board floors, a formal dining room with plenty of seating as well as a large gatherings room perfect for a small wedding/party with an attached sunroom & wrap-around balconies. Our living room has a 100 year old BABY GRAND PIANO. Feel free to relax & play some music.
There are THREE FIREPLACES including a WOOD BURNING STOVE for winter ambiance & extra warmth. Great place to get cozy with friends & a bottle of wine.
Our farmhouse has FOUR BALCONIES & TWO ENCLOSED PORCHES. Great for enjoying your early morning coffee while watching the sunrise or for an evening cup of tea while watching the sunsets.
Like to COOK?, Orchard Hill is the perfect place to dine with your friends. Our kitchen is FULLY STOCKED with cookware, utensils, linens, towels, spices & condiments for your use, though you are welcome to bring your own. Love to BBQ? We have two propane GRILLS. Enjoy BBQing at the 45'x25' pool, it is one of our favorite things to do in the summer. If you like to BBQ in the winter, do not fear! We have a grill close to the house.
3: BEDROOMS: Our 3-story home can SLEEP up to 25 adults. There are 7 very comfortable bedrooms with plush beds & unique sleep-enhancing toppers. 5 full bathrooms. Our sunkissed room converts to an 8th bedroom. The first-floor bedroom is WHEELCHAIR ACCESSIBLE with a wheelchair-accessible bathroom & roll-in shower. This area of the home is perfect for older relatives who may not be able to climb one of our four staircases leading to the bedrooms on the second & third floors. Guests love our third-floor bedrooms.
4. THE GROUNDS: Our POOL is fenced & VERY PRIVATE: located in the back of the house: a pool house with games & pool toys. Here, you will also find our YEAR ROUND HOT TUB. Next to the pool area, we have a small ORCHARD of apple, pear, peach & walnut trees. At the far rear of the backyard, is our FIRE PIT. The seating was built with repurposed treated wood (yes, this wood is from the 1800s).
The front of the house also has a lot to offer. You will enjoy walking down the steps of the front of the house to sit by our STONE FOUNTAIN (fountain colors change at night). Our fountain is teeming with flowering water lilies and lotus plants. The bluestone steps are a theme throughout the property.
5. PERKS FOR PARENTS: Our home is perfect for a large family, family reunions, or a trip with grandparents. Our family room opens into a small patio area, which is also connected to the front entrance, in case anyone has a hard time with steps! The kitchen, dining room, living room & our two covered porches are also wheelchair accessible so no one has to feel left out.
Another great feature is that our house is so large & there is plenty of privacy for parents. Our dormitory-style bedroom is the perfect room for siblings, cousins, or friends. We have 6 other more private bedrooms for parents who would like some space from the children. Our entertainment room can be set up for arts & crafts or games, just let us know & we would be happy to accommodate you & your family no matter what your needs are.
6. Summertime: We have a very large 25' x 45' inground pool (gated). Enjoy during the day & swim at night under the stars (the pool is lit with colorful lights). We have all kinds of floats, tables, chairs, recliners, umbrellas & of course the HOT TUB (everyone loves the hot tub). We have 2 BBQ Grills.
Make S'mores in our firepit (try using a peanut butter cup instead of regular chocolate...it's a favorite! We have Badminton, Corn Hole, Basketball and more all there for your use.
7. CORPORATE RETREATS: Corporations LOVE Orchard Hill. Many come back year after year. Our Gatherings room, 900 sq ft of completely open space with an attached 300 sq ft room, can be tailored with tables & chairs to your business needs. We have a GIG-SPEED WiFi MESH NETWORK that extends to the large pool, hot tub & grounds. HBO, Showtime, Starz, Sports packages can be watched on all of our TV's: 75" Smart TV in living room w/surround sound, 75" TV with Chromecast & HDMI ports w/ Surround Sound in Entertainment room (great for presentations & breakout sessions) & main BR. We can provide you recommendations for personal & private chefs, catering, yoga, masseuse, etc.
8. PETS: ($100 per pet). Pets must be pre-approved by the host.
9. POOL & FOUNTAIN: The pool, pool house & fountain are open seasonally. We open the pool around Memorial Day & close it shortly after Labor Day. The pool may be open earlier or later depending on the season. The fountain is closed during the late fall & winter months.
10. GUEST POLICY: No one but booked guests are allowed on the property without prior approval. The 1st (5) overnight guests are included in the base price. Each additional guest is $100 per/night. Day guests are subject to a fee of $75/person with prior approval. We must have a contact number for you in case of an emergency. Changes to guest fees are subject to the same terms of the entire reservation cancellation policy.
11. ARRIVAL & DEPARTURE: 4pm check in, 11am check out. Early check-in & late check-out fee starts at $300+ or 50% of the nightly rate. Alterations to check in & check out are not available during the summer season.
12. ADD ON’s: Firewood: for Fire Pit $30/night for up to use of a 3-4 hour fire, Daily housekeeping, Personal Chef services, Masseuse, Caterers, etc.
13. EVENTS & WEDDINGS: You may hold events (weddings, bachelorette parties, corporate & yoga retreats, etc.) at the house for an additional event fee & prior approval. Holding an event at the house is subject to different pricing & rules/regulations. We have referrals for everything you might need for your event. Weddings are a 3 night minimum unless prior discussion and approval. Security deposit for weddings is $5,000, Housekeeping starts at $550.
14. MISC & Cancellation Policies:
• As Premier Hosts, we strive to ensure that your stay will be extra special. Let us know if there is anything that we can do to help make your stay memorable & if there are any special needs.
• There are 8 fire extinguishers, a first aid kit on 1st floor & a buoy at the pool.
• Though at times we may have a strict or no-cancellation policy, we understand situations can change & will consider each case individually as well as allow a credit or postponement.
• The area is wooded & we are very close to 47,000 acres of forever-green Harriman State Park. We have wildlife. To keep our furry, feathered & flying outdoor friends from joining the fun inside, our doors have self-closing hinges. Please do not prop the doors open.
•Security Deposit: Bookings have a $2,000 security deposit. Security deposits will be added to your reservation after you book. All security deposits will be refunded back to you through VRBO (minus if/any VRBO fees).

Abbe and Jeff were the best hosts for my brother’s bachelor party weekend. The house itself is perfectly vintage, with lots of charming character, absolutely tons of space, everything you could imagine for a chill summer weekend.
The pool was clean, spacious, and the pool area + grill were a perfect setup for making your own food. The yard was a sunny place to chill, lounge, enjoy the sun, and enjoy lawn games, and the house itself was stocked with all the amenities you need. I was thoroughly impressed!
The amount of beds was crucial to housing everyone under the same roof – and the indoor rec room was the perfect place to cheer on the Olympic Games.
The location is situated just south of Newburgh, adjacent to Storm King and Harriman State Park. You are both completely in a rural feeling, even though you are in the accessible suburbs, only an hour and a half away from New York City. We golfed at a beautiful course only 5 minutes from the house!
Abbe and Jeff were wonderfully communicative. We got along fantastically, and I was so grateful to them for a very thorough explanation of what to expect from the house, including a personal tour around the property. We didn’t use the barn, but the barn looks absolutely stunning for any other type of event.
Overall, this was the perfect weekend to relax just outside of New York with a bunch of my favorite people. Many thanks to Abbe and Jeff for being such gracious and communicative hosts throughout the entire process.

Our extended family (15 people and 2 dogs) stayed at this property for the fourth of July 2023 week. We all had a great time. From the beginning, all went well. The house was spotless. The kids spend much of the time in the pool, which they cleaned daily. Abbe and Jeff stopped by to see if we needed anything, and left useful notes (eg what switches turned on which lights; good place to eat in the neighborhood).
We would highly recommend this for a relaxing stay.

We had 17 for Thanksgiving and this was the perfect place. Everything was as advertised and Abbe and Jeff are the best hosts we’ve had in over 15 rentals. Game room was fantastic for our ping pong tournament!

My family and I had a wonderful stay at Orchard Hill Estate this July. We were a group of 14, ages 10-75. There was something for everyone. The pool was great- we sat by it day and when it was lit up at night it was a nice place to hangout. The kids game room was awesome- tons of space for board games, ping pong and video games- so spacious! Fun for all of the cousins to share one big room! Really nice to be somewhere where the whole family can sit and share a meal together, the dining room fit us all. Nice neighborhood for a walk. The house and hosts were welcoming- nicely decorated. The AC was fantastic on the more hot/humid days. Would be nice to visit again anytime of year. Thank you to the hosts, Jeff and Abbe- you were both very responsive.

Jeff and Abbie are superb host. The house is amazing and comfortable and very large to host our family of 25. We had a great time there celebrating my sons graduation. Jeff and Abbie went above and beyond answering all my calls and text with every question or concern we had. We were able to enjoy my sons graduation party at the house with so much room to play cornhole, and hangout. The Pool Room was great for those family members that wanted to stay out a little later without disturbing everyone else asleep. We took advantage of the pool and hot tub. I cannot thank you enough Jeff and Abbie for being amazing host. Also, having the fire and doing s’mores at night was great. Great stay for our sons West Point Graduation and such a memorable time.

Abbe made it easy to stay here. She was super accommodating and answered all of our questions. The house is well stocked for entertaining: serving trays, large bowls, bar cart. Check in and check out was a breeze.

I had a dream weekend celebrating my 30th birthday with a group of my closest friends. Abbe and Jeff were lovely to communicate with and made sure things went smoothly. They were quick to answer questions, provided many details about the property and surrounding area, and even helped suggest restaurants and private chefs in the area. When we arrived, they made sure everything was set up in the house, including ensuring we knew where things were and that we had adequate internet (since many of us worked remotely on Friday from the house). We were also able to bring our pups with us, which made the experience even better and more convenient. The house is even better in person, especially the piano room. The hot tub was nice and big, the rooms were spacious, and the house was the perfect size overall for our group. I would suggest this house for any large family or group gathering, and would love to return again in the summer to make use of the massive outdoor space with the fountain. Thanks for a great weekend!

Great home for our West Point visit. The teens had a blast with the ping pong table. We enjoyed the outdoor fire pit for smores. The Kitchen was incredibly stocked for our home cooking. Lots of bedrooms and bathroom combinations to accommodate our group. Abbe and Jeff are prompt with all communication and the town of Monroe has multiple places that offer discounts if you are staying in the house!

Abbe and her husband were incredibly welcoming to myself and my group. Their home is incredibly well located - an easy 1.5 hr drive from the city (shorter without traffic) and just an hour by bus or train. I highly recommend visiting in fall. The trees are beautiful and the house is incredibly cozy with a wood burning stove and hot tub outside. My friends and I spent the weekend going on hikes (a short drive from the house), playing games in the living room and those who like shopping had time to take a pit stop at the nearby Woodbury Commons.
Abbe is well connected within the town and gave us an incredibly comprehensive list of restaurants and activities to check out during our stay.
Orange Hill Estate is a rare find - if you have a large group this home will be perfect for you.

Abby and Jeff where absolutely amazing to work with. They helped me with a 40th birthday event that was everything we wanted it to be. Their event room was the perfect size and location within the house and was easy to separate the rest of the house where our family and I stayed. The grounds are absolutely gorgeous and so is the home. Abby and Jeff pay attention to all the details you could possibly thing of, they went over the house and all the features beforehand and during check in. They really just made this memorable for all involved and I'm so thankful for all their help and support. Can't wait to visit their home in the future.

A beautiful property in the splendor of New York's Hudson Valley. Our wonderful hosts were minuets away if we needed them & had suggestions for chefs, bartenders or caterers in the area. The initial meeting & overview of the home was welcoming & informative. The 200 year old home & property were everything promised and more. Art work, plants and antique furniture make it a splendid yet homey and comfortable space. We were a party of 18 lifelong friends celebrating a milestone birthday over a long fall weekend. The kitchen is spacious & was a joy to use. (A lot of great food came out of there!) Dining room fit everyone without crowding or a "kids table" required. The group of us had such an amazing time we are talking about making it an annual event. Truly a lovely old home on a hill!

Abbe was very communicative and made the whole experience easy. We were a group of 7 and had LOTS of space to spread out, with a nice kitchen where we easily made meals and common rooms where we congregated. The house is lovely with perfectly sized rooms, comfortable beds, lots of bathrooms, etc. and a great hot tub for this chilly October weather. Honestly, everything was so EASY here, and we spent our weekend having fun with our friends. Harriman State Park is so close too so again, easy to go for a hike.
Highly recommend Abbe, Jeff, and Shana's wonderful house and would absolutely stay there again given the opportunity.

House is fine and accommodates over 20 people but hosts will charge you for everything to the point that the final bill is much more expensive than you planned for. Checking out is also stressful. Hosts will check the entire house and it takes at least one hour before you’re able to leave. They made a good amount of money on me. Not worth it.

Our extended family of 16 had plenty of room to relax and enjoy our time together. There are many wonderful activities to do in the area, and the large pool was enjoyed by all. Abbe and Jeff were very helpful and accommodating to our needs.

Magical family reunion
It was a dream to be able to stay together at Abbe and Jeff’s gorgeous home. The house was pristine, yet cozy and comfortable. It lended itself perfectly to our large multigenerational family. The pool was spectacular. We enjoyed large family style meals together. There are so many great spaces throughout the house to be able to come together and spend time together. The bedrooms were perfect. Abbe and Jeff were incredibly gracious, helpful, and accommodating. It couldn’t have been a more wonderful stay in a gorgeous setting.

My family and I had the pleasure of staying at this beautiful home for our Thanksgiving this year. Abbe and Jeff were extremely accommodating from the minute we booked our stay and all throughout. A home away from home!
We had the weekend of our lives at the Estate! Abbe and Jeff are so helpful, communicative, and very involved with the planning process. We had our rehearsal dinner for our wedding here. Both of our bridal parties spent the day getting ready for our wedding including myself and the groom. Abbe and Jeff went out of their way to make sure everything was beyond PERFECT for us! We’re already making plans about a renewal of vows at the estate!!!! When we arrived the house was SPOTLESS and even more beautiful in person. We felt as if we were “home.” Abbe was always available to answer any questions we had and readily available to make recommendations to help us with the process. We have created such beautiful memories here and we have Abbe and Jeff to thank for that. We have nothing but amazing things to say and can not wait for another stay here!!!

I have never left a review before, but they threaten us not to leave one so I felt this was necessary. They took our “event deposit” in cash for doing absolutely nothing. We cleaned their infested barn for 6 hours, filled with rat droppings and dead termites, 2 days before our wedding. When we brought the infestation to their attention, they went out of their way to make our entire experience a living hell. They threatened to give us our money back and cancel our booking the day before the event. They called up all the vendors she requested from me to cause extra unnecessary tension. They live in the other half of the barn on the property, so they turned off the fans we had running to push in fresh cool air during the night and locked the barn the morning of the wedding to prevent us from entering. It ended up being the hottest day of September, reaching almost 90 degrees with absolutely no wind. It takes a particular kind of person to intentionally burden a bride with so much unnecessary stress on her wedding day.

Beautiful mansion, gorgeous rooms, and many common area spaces to gather together.
I stayed there for my wedding. My family and guests had great experience. Rooms were tastefully decorated and beautiful and the outdoor pool was great for the kids. Would stay there if I were to do it all over again.

I stayed there for my wedding. My family and guests had great experience. Rooms were tastefully decorated and beautiful and the outdoor pool was great for the kids. Would stay there if I were to do it all over again.

Great venue for large group retreat
This was the perfect setting for our group retreat. Easily accessible from NYC, comfortable space with enough beds and dining space for a large group, great amenities, everything as described. There are a lot of instructions for check-in, maintenance, and check-out, which were a little overwhelming to read through, but actually very simple and straightforward in practice. Abbe and Jeff are very involved hosts. Please take care of their home, so we can all continue to enjoy it!

The estate has everything you need and Abbe and Jeff are so accommodating ! The house is great for warm weekends by the pool or cold weekends using the fire and hot tub. We definitely want to book again!

Great large house
If you have a large family or group for the area this is the place. We traveled with a large group for West Point graduation. Perfect house for access to West Point and shopping. Great friendly hosts. We’ll be back. Historic farm and home well worth a visit. Pool, hot tub, peaceful grounds. Harriman village 2 minutes away for deli, ice cream. House was best stocked and amenities we’ve ever stayed. Even if we had a small group, we’d stay.
