With decks off the living room and master bedroom, guests staying in Ocean One 311 enjoy panoramic views of the Atlantic Ocean and its white sandy beaches. After hours in the surf, vacationers rinse under the outdoor shower located on the complex's private beach walkway and then dip into the oceanfront swimming pool. Ocean One is a five story elevator building located in South Forest Beach. Ocean One has added a brand new grilling area to the complex just beyond the pool. Among the amenities offered throughout Hilton Head Island, Ocean One is one block from the Coligny Beach Market, a quaint downtown area that offers guests a wide selection of restaurants, shopping venues, and entertainment for all ages. The contemporary kitchen has white cabinetry, stainless steel appliances, and granite countertops. Ocean One 311 also received a refresh in November 2022 which included a fresh coat of paint, new hardware on all interior doors, new mirrors and LED lighting in the bathrooms, new double beds in the 3rd guest bedroom, and a new sofa and chairs in the living room. This Oceanfront condo sleeps 8 people comfortably with a King bed in the primary bedroom, two Doubles in bedroom 2 and two Doubles in bedroom 3, and a living room sleeper sofa. The views are outstanding.
Ocean One is undergoing a pool renovation and a boardwalk renovation that will affect beach access and pool use over the 2024-2025 winter season beginning November 1, 2024.
Projected completion for boardwalk renovation is end-of-year 2024 and pool renovation will be ongoing until early March 2025.

We stayed in Ocean One 311 for a week in July 2024. We love the location of Ocean One and have stayed there many times. The good things about Room 311: location, layout of the unit and the kitchen is fully stocked with cooking items. The okay things: the refrigerator never made ice (but Seashore sent someone out to look at it - tried to repair but unable to while we were there); one of the commodes ran (again, Seashore fixed); the initial stock of items were just okay - very thin towels, tiny bars of soap, one little roll of paper towels. The bad: the unit is DIRTY! The carpet is stained, the tile floor is chipped, they have white duct tape on the cabinets. The bedding is thin and the pillows are old. When we arrived there were splatters of something on the wall in the master and the toilet paper holder in the bathroom feel off the wall after one use. A shelf above the television is barely hanging on the wall. For the amount of money paid for the week, these things are unacceptable. We will stay at Ocean One again, but unless this unit gets major renovations, it should be avoided.

The location and view can’t be beat. The condo definitely had some wear and tear, but we would definitely return for the location, view, and layout of the condo.

Although we loved having three bedrooms and three bathrooms for 5 people, the amenities need to be updated. The coffee table is grimy with dirt, the carpet is frayed, cabinets are damaged and book shelf falling. It is a great spot just needs some improvements. We were satisfied with the location and loved the tiki bar next door! Great location to Coligny shopping area. Pool was awesome and warm!

Overall the location was great. The pool and rental properties were well maintained. However, our personal space - Room 311 was disappointing. The lack of pots/pans, dirty carpet, no covers on box spings, chips in the kitchen floor - gave it a bit of a "cheesy feel". Expected a higher quality of furnishings for $5K/week. I would recommend this to a friend ONLY if the furnishings, rugs, kitchen utensils, etc. were upgraded.

There was a problem with the ice maker leaking water out of the freezer before we arrived that required a restoration effort and the replacement of the carpet padding in one of the bedrooms during our stay.This was not the unit we had initially reserved. The property management company was excellent in addressing the problems we encountered with the unit we were moved to during our stay. Stove burner knobs need to be replaced since you cannot read the markings on any of the knobs. There was no working vacuum cleaner for the carpets in the living room and bedrooms. There was a lot of construction activity going on at the property's location for the 2nd straight year. One of the 2 elevators was out of order for 8 out of 14 days during our stay. The property management company voluntarily issued a 15% credit plus tax in recognition of some of the issues we had with the rental of this unit. The property management company was excellent prior to and during our stay.

We did not have an overall pleasant experience. The unit was not clean to acceptable standards when we arrived (we purchased cleaning supplies and cleaned the bathrooms ourselves), the air conditioning did not work for the first 3 days, there is duct tape on the cabinets, the washer sounded like it was falling apart, my son got stuck in the elevator for 8 minutes, the pool is like bath water and not refreshing at all, and the cushions on the outdoor seating are mildewed and moldy.I emailed Seashore immediately with photos of these issues and I called them. They stated the owner would contact me when he got a minute. I was sent an email stating that they would refund us $666.00 for the inconvenience, which hardly covers the 3 days that we had no air conditioning or the fact that I had to clean a condo that we paid $4,500.00 to rent! This entire experience was awful and I will never rent from Seashore, or at Ocean One again. This building needs maintenance and TLC, especially considering the outrageous cost to rent these outdated units.

Our stay was great! There were issues with 311, I called on Sunday with a list of things. Your staff was prompt and called Monday morning and came that day to fix things up. We understand things happen, but your quick attention was the best.

After booking, we found out there would be potential that our balcony would be blocked due to exterior work on building. While that did not happen, exterior work did impact our stay due to noise, equipment, etc. Also found out after the fact the pool would be out of service. There was no furniture on balcony as advertized, living room carpet, furniture was heavily stained, not enough silverware, etc. to classify as “fully stocked kitchen”. Owner did discount our stay due to impact of exterior work

My family and I were a little disappointed in the lack of care for the condo. The stove needs to be replaced and set off the smoke alarm while pre heating. The paint on the wall has faded and needs to be touched up and there was a hole in the wall in one of the bathrooms. The screen door was also falling apart. With prices going up over s $1,000 from last summer I would hope the condo itself would reflect the cost, but it did not.

As always Ocean One provides clean grounds and the best views and convenience to walk or bike to many locations. The unit itself was probably the worst that we have stayed at. It is a little run down examples:
*The master faucets all leaked unless you turned them super hard
*the back door handle was backwards and was hard to even open ( I fixed with a screwdriver)
*the kitchen utensils and pans were laking to say the lease ( I bought an oven mitt and a spatula )

There are holes where pictures use to hang, some electrical covers were missing. The living room furniture all needs replacing, the chairs cushions were horrible to sit in, all the cushions are completely flat and hard. The kitchen needs a good cleaning, dirty dishes in the cabinets, there was no frying pan or spatula to cook breakfast, the toaster is all dented. The bedrooms are all depressing and the bathroom doors are all water damaged.
It’s such a shame because we have stayed in other condos at Ocean One that are really nice for the same price.
However...the grounds are beautiful and the view from the balcony is amazing! The pool was also gorgeous!

The bedroom had a black spotted stain over the ceiling and vents. The bedroom lamp shades were stained 3/4 way up. The walls were covered in numerous areas with scuff marks and stains. The bathroom shower had a large crack and wet mark stain on the ceiling. The bedroom carpets were stained and snagged. Two bathrooms had broken toilet paper holders and one with a broken towel rack. An outlet in a bedroom had no cover on it. The bedroom drapes did not fit the window and had what appeared to be a blood stain on them. The entry door had a large rusted area and the closet door wouldn’t shut. There were left over pop cans underneath the bed. There was hair in all of the bathrooms. Finally, the was sometime type of water issue in the master bedroom that would make a banging sound around 4am every night !!!!

We found this property thru VRBO but rented it from Seashore Vacation Rentals. Seashore was easy to work with and accommodating overall. We stayed in Ocean one during the pandemic in another unit….which was beautiful. The most positive thing I can say about the condo was that it was clean! I read the reviews before booking last year and really thought it would be nice…however, I read the Latest reviews and they were more accurate. This unit needs a total overhaul. The furniture is old and uncomfortable. Wall sockets in bedrooms were not covered and some of the air vents were not attached. We just slid the air vents back in the wall. With some new paint, carpet and decent furniture this place could be a true gem. When going on a vacation now with my parents in their 80’s I want accommodations a bit more comfortable…it would have been ok for teenagers. This unit needs work! But, it was clean and Seashore vacations were helpful. We will come back to Ocean One…

Oceanfront condo

Beautiful View!
The checkin process with Seashore Vacations was wonderful! They were great to work with and the checkout process was easy.
The view from the condo was fantastic- dead center ocean view. The condo is very convenient to shops and restaurants.
My main complaint is the condition of the carpets. They were very old and worn and I did not feel comfortable walking on them without shoes. When we first arrived there were pieces of food crumbs stuck in the living room carpet where the couch sits. The beds were pretty comfortable and the unit was reasonably clean aside from the living room carpet. The washer and dryer are old. The dryer has a broken piece on the inside near the lent trap that clothes would get snagged on. Two pieces of our clothing got damaged from the dryer.
Otherwise, the unit has tons of potential, just in need of some TLC. Overall it was a very pleasant stay but probably wouldn't stay at this particular unit again until some updates are made.

View of out better than inside
This condo met the criteria for which I booked it. Three bedrooms and baths for plenty of individual space, great location to food and shops, within our budget, available just a week out for our last minute plans, and an AMAZING view of the ocean from the living room. However with this being our fifth annual Christmas beach trip, we compared the condition and decor of the inside to the other places we have stayed and it was greatly lacking. As my mom said most of the furniture should be in a thrift store. The walls desperately need painted, the carpet replaced, and the furniture replaced, even with better thrift store furniture. My house is thrift, yard sale and hand me down furnished. Even with such means it can be better than what we found. The two chairs in the living room have cushions that are so saggy, really I wouldn't sit in them. The couch wasn't uncomfortable but we wouldn't sit on it without towels or blankets draped across because looked dirty. The bedrooms reminded me of Motel 6 from my childhood. So needless to say the initial entry was very disappointing. However as we settled in, it didn't seem to be important. The view was great and I wasn't worried about damaging furniture or decor. And we really did like the configuration of the kitchen. It worked really well for us. There is this great open shelf for all our snacks! My assessment is twofold. If you are coming during a time in which you plan to only use the condo for sleeping and eating, it is just fine. If you are spending most of your time inside because it is 40 degrees outside, it isn't a pleasant, attractive environment to spend your day. Positives, the rental company was great and helpful. Even called Christmas day in response to my voice message. The location was great and the view spectacular. All in all, great vacation but I would not choose to stay in 311 unless I knew it had been revamped first.
