Silver Dawn is a prestigious, detached, riverside holiday property and has been completely rebuilt offering contemporary waterside accommodation. It is located on the River Bure in the Norfolk Broads and has a large decked area and a lawned area leading to the waterside, perfect for relaxing and enjoying the boating activity. Mooring is available to the front and rear of the property, and having your own water frontage means fishing is literally on your doorstep (seasonal and licence required). This is an ideal location to explore the popular villages and broads of Wroxham, Potter Heigham, Coltishall, Salhouse and Ranworth, which are all easily accessible with the 8-seater, private motor launch available free of charge and on request directly with the owner. Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is just a couple of minutes away. BeWILDerwood, an outdoor tree top adventure park makes a great day out for children, or there is Wroxham Barns just a short drive away. Wroxham is known as the "Capital of the Broads", with its selection of waterside cafés, restaurants and pubs. Sandy beaches can be reached within 11 miles where you can experience the delights of the coastal villages. Alternatively, spend a day in the city of Norwich, 9 miles, with its cathedral, museums, theatres and a vast array of cafés and shops. National Trust properties including Felbrigg Hall, Blickling Hall and Horsey Windpump are all well worth a visit. Sailing, cycle hire, fishing and bird watching are all available locally. Shop, pub and restaurant ¾ mile.

There is a boat mooring to the front of the property and an 8 seater launch and fuel is available on request from the owner in advance of arrival, a £100 security deposit is payable for use of the boat. Please advise 14 days prior to arrival if you require use of the boat.

We had a lovely long weekend with our son and daughter in law and granny. The property was spacious and had a perfect layout for accomodating granny on the ground floor. She had her own bathroom right next door to her bedroom which was all separate to the living room and kitchen area. The location is beautiful and we can only imagine how spectacular it is in the summer. All the bedding and towels were nice quality and fresh. All the bathrooms were very nice. We would just like to say that after reading some of the other reviews, we were slightly concerned about what we were going to find but there was really nothing to worry about.

The position cannot be faulted, other than that if you visit out of season and want to walk into Horning for an evening meal it can be a bit tricky walking home in the dark. In general the house is pretty comfortable if a little tired in places. From the point of view of equipment, there were little things which could be improved upon, for instance, there were only 6 mugs for a property that sleeps 8 and there were no chopping boards or large beer glasses which sounds a minor issue but when you are paying a premium price you expect things to be perfect. The one major fault as far as we were concerned was that every night some kind of pump/machinery kicked into action in the early hours right outside the double bedroom facing the road. It only stayed on for a few minutes but was enough to wake those sleeping in that room. We enjoyed having the boat and used it quite a bit, but it is pretty ancient/scruffy and difficult to steer (particularly in reverse) so if you aren't used to boats it might be best avoided!

Beautiful house and we had an amazing holiday. Location was perfect and such a lovely view out over the river. Only downside was the boat was a bit temperamental to steer and probably hasn’t got long left! Would definitely go back though.

Stayed a week in July as a family of 7 and absolutely loved it!!! Wonderful property right on the waters edge with the use of a day boat thrown in. Great being able to poodle down to Horning or Wroxham, grab a pint and something to eat, then poodle back again. Really relaxing. Son fished and was pulling plenty out to keep him happy. Nick the owner was easy and pleasant to talk to and when we did have a small issue with the boat he resolved straight away with no fuss. Highly recommended and certainly a property I will be returning to.

This cottage looks fantastic on the website, but having read some of the other reviews, I was a bit concerned. However, the owners were very helpful and dealt with my concerns.
Just a word of warning (not a complaint), Silver Dawn is in a lovely location right on the river's edge, but please note it is quite a walk back up an unlit lane to the village. The lane when we went in October was flooded in parts and it would be difficult to walk down. However, there is a local taxis service which happily took us back.
Although it is a bonus to get a boat for your use, another word of warning is that the boat is very difficult to steer and therefore mooring up is very difficult. We did not use it much as with only two of us it would have been impossible to moor up. It also would have been nice when having the roof closed to be able to open the windows, but they where so old and covered in moss that they could not open.
It would have been nice to have had a coat rack and boot rack. Coats were draped over dining room chairs and boots left in the hallway which was untidy and inconvenient.
As mentioned in other comments, the main bin in the kitchen is too small for a large party and had to be emptied regularly. A large free-standing bin would be a solution.
As also mentioned in previous comments, the double bed in the rear bedroom had been supported on wooden blocks and a broken leg, but this didn't stop the bed from collapsing when one of our party got in. We could not use it.
Overall, this is a lovely and well-appointed house, it is just in need of some care and attention to rectify these issues. Dispute all of the above we did have a lovely holiday.

Really nice property and owners are lovely. Could have a bit more attention paid to cleanliness but nothing too bad, linen and towels always fresh. Great to have a boat, but it feels a bit of a bone shaker so your first journey you think it may break down but after that it is fine.
15 minute easy walk into Horning and within walking distance of Bewilderwood, other than that you need a car to do food shopping.
