With its private garden leading directly to the waterside, this delightful holiday home is situated in the heart of Wroxham.. Ground Floor:
Living/dining room: Freeview TV, DVD Player, French Doors Leading To Garden
Kitchen: Electric Cooker, Microwave, Fridge/Freezer, Dishwasher
Separate Toilet.
First Floor:
Bedroom 1: Double (4ft 6in) Bed Ensuite: Cubicle Shower, Toilet
Bedroom 2: Double (4ft 6in) Bed
Bedroom 3: 2 x Single (3ft) Beds
Bathroom: Bath With Shower Over, Toilet. Gas central heating, electricity, bed linen and Wi-Fi included. Payphone (honesty box). Garden with garden furniture and barbecue. Mooring dyke (12m x 4.5m) for guests’ own boat. Rowing boat. Private parking for 1 car. No smoking. Please note: Couples and family bookings only. The garden leads directly to the waterside. . Lovely waterside views. Set in a quiet, private lane, this delightful, well equipped holiday home is situated in the heart of Wroxham with lovely views from the living room and kitchen across its private, lawned garden, leading directly to the waterside, ideal for fishing enthusiasts. Cycle hire and day launches may be hired locally and moored in our quay heading. The coastline for excellent sandy beaches is only 12 miles away and the city of Norwich with its cathedrals, museums, theatres, cafes and shops is 8 miles. BeWILDerwood in Horning offers an outdoor tree house adventure with zip wires, jungle bridges and marsh walks. Sprowston golf course is 5 miles away. Shops and pubs 200 metres.

A spacious well equipped house in an excellent location.
A spacious well equipped house in an excellent location. It is 2 minutes to walk to all the amenities in Wroxham and there are also 2 good boat yards at the end of the road for day boat hire.
The house is very quiet as it is on a cup de sac and has the river to the back.
Unfortunately, as mentioned in previous reviews it could be cleaner. Given the Covid situation and earlier check-out/later check-in to allow for cleaning I thought this would have been addressed. However, we had to clean the shower before we could use it and some areas needed a good dust.
There was plenty of hand soap provided.
If we stay in the area again we will consider this cottage.

Cottage was lovely location was brilliant only problem we had was shower in main bathroom was broken and a few cobwebs up the stairs but overall we all had a lovely holiday and will book same cottage if we stay in Wroxham again

A beautiful setting for a holiday.
A beautiful setting for a holiday. Garden at Heron’s quay is fantastic and we enjoyed fishing there every day. The boat is an added bonus.
Great location as shops and bars are only a short walk away.
Bathrooms were very clean but this cottage could really do with a deep clean ie skirtings and cupboards wiped down as these were quite dirty. This was a bit worrying in these Covid times so I did spend part of my holiday wiping down door frames.
Could benefit from new bed linen and crockery as this is quite dated.
Having said all that we had a great time in a lovely cottage and there was great communication with the owners. I would certainly recommend this cottage and would love to return one day.

.main bathroom shower head holder not working...apart from these we had a very peaceful stay,fishing was good from the mooring,we were very comfortable and location is fantastic..we would definitely return to herons quay.

Excellent property,in good condition. Well equipped. Only problem is that water pressure on the upper floor is very weak

This is a nice house in a fabulous location, however with a little more care and attention the property could be fabulous. We couldn't go into the property until 3pm and had to vacate by 10am. This leaves ample time to clean the property, however the windows, window sills, shower screen, tiles and cooker extractor canopy looked like they hadn't been cleaned for some time. There was a customer comment book in the property and several other people had also commented on the standard of cleaning, this seems to be an issue that has been going on for several years. The facilities in this property and location are fabulous.

Excellent week in a well appointed property on the river. We have been there beforeand like the fact the property is known to us, we dont have to work out where everything is, or how it works. Area is great for amenities but worth spending a bit more to eatin better places, check out Liberty but avoid the usual suspects like the Kings Head unless it is run of the mill eating your into.

We really enjoyed our summer break here.
We really enjoyed our summer break here. We used the rowing boat and explored the local area. We hired a day boat from Richardson's which is about a two minute walk away. We had geese and swans in the back garden which the children fed. Five minute walk to the shops (Wroxham). Loved it.

We have stayed in many houses / cottages over the last several years, this one is our favourite one
We have stayed in many houses / cottages over the last several years, this one is our favourite one yet. Lovely house, garden right to the waters edge, every thing we needed and a lovely welcome pack. We would definitely try to come back.
enjoyed the local wildlife, feeding Henry the heron sardines for breakfast, and a family of geese would come up every day for their treat.

Couldn’t give top marks because of a few things that weren’t necessarily within the owners capability of changing but overall would highly recommend.
The negatives were
1) Building work on neighbouring site so perhaps more noise than normal
2) Many of the mugs had obviously been rinsed or hand washed and needed a turn in the dishwasher to clean.
3) No towels provided but we were aware of that
4) No washing machine
5) Not aware of any recycling of waste

1) Good communication with owner
2) Quick response to our forgetting the key
3) Welcome pack of wine, biscuits, milk and tea & coffee
4) Spacious and we’ll presented
5) every additional ‘device’ provided hairdryer, iron, airer, bbq, row boat, life jackets, umbrellas, torches etc.
Gave us the opportunity of exploring the west of the broads, near to shops and very good for family holiday.
