Attractive traditional Lakeland slate family home on the fringes of Ambleside, the perfect base for walkers and families.. 8 steps to entrance.

This beautiful, spacious slate-built house, is just a short stroll from the bustling village of Ambleside. The house enjoys superb views and is located above Ambleside reached by a hill. Stylishly finished to a very good standard it is ideal for families or groups of friends wanting a comfortable base close to attractions and the village centre but on a peaceful street. Set over four floors with a large kitchen, dining room, generous bedrooms, two with an en-suite and a separate living room. The house has been laid out to maximise views over the large, fully enclosed garden and on towards the fells and lake. It is a wonderful base for walking up Fairfield and the surrounding fells.
Ambleside provides a wonderful opportunity to escape and experience Lake District life at the northern end of Lake Windermere. The popular village has a great range of independent shops, galleries, pubs and eateries for every taste. Take a trip to Windermere or Bowness and enjoy a leisurely cruise on the lake surrounded by the spectacular backdrop. Tranquil Rydal Water, Grasmere, Derwentwater and Keswick are all close by. Shop ½ mile, pub and restaurant 500 yards.

Family weekend spent at this first class property.
Location perfect for access to Ambleside and surrounding area. Parking available for a couple of cars outside.
Plenty of space for 4 adults and 2 children to spread out. Have stayed in rather tired properties in the Lake District in the past but the quality of fixtures and fittings here are very good. Lovely open fire available in lounge and dining room although property very warmed cosy without!
I cannot understand why previous guests have left negative reviews.This property ticks every box! Would definitely stay again!

We had originally booked to stay with extended family but due to Covid restrictions we had to split the week up and stay separately. However on arrival we noted how big the house was and had we all been there together it was a perfect set up for bigger groups with 3 large bedrooms and bathrooms.
A fabulous garden with wonderful views and no trouble at all parking right outside the house.
The house was very clean on arrival with just the exception a couple of areas - mainly inside cupboards in the kitchen and bathrooms (maybe they just forgot to check these areas though as the rest of the house was spotless!!).
Lovely fresh clean bedding and towels too.
Would definitely return and hopefully all together next time so we can all stay for a full week!

Spent a lovely week at Ellerview as a party of 6. This is a well-equipped, light, and airy property with amazing views.
Especially like that there is a decent space to offload muddy boots and coats, which has been lacking in other properties we’ve stayed in.
It’s a pleasant downhill 5 minute stroll to the very centre of Ambleside, so a perfect location.
I would definitely like to stay again!

The property was very clean when we arrived which we were so pleased with.
The property was very clean when we arrived which we were so pleased with. Plenty of space for 6 adults. Some parking issues with people parking in front of the cottage but not a real problem. This was our second visit to Ellerview, but will be trying Keswick next year as we have been to Ambleside a few time now.

A lovely family home. Ellerview is very spacious and comfortable, with amazing views. We felt very much at home.

Positives first: very spacious, a bathroom for each bedroom, 5 minutes walk into Ambleside, kitchen well equipped, nice rear garden and views.
Negatives: decor tired and needs some investment, 3 storey living with lounge on middle floor, not very clean and even though a short walk into town it is quite a steep hill back to the house. Also parking is on the street outside which is very narrow.
All in all we had a great time in the house and Ambleside is a lovely place with great walks and lots of nice places to eat and drink.

The kitchen is wonderful, well equipped and it was wonderful to have the separate dining room.
We struggled with the heating a little bit but having the log fire on most evenings made it very nice and cosy. The bedrooms and bathrooms are great, nicely space out and the garden is gorgeous.
It’s a five minute walk in to Ambleside and at the foot of brilliant walk (High Sweden Bridge).
I would highly recommend this property.

We stayed at Ellerview House during a week in August. We loved the house and everything about it. Great position, 5 minutes into Ambleside, slightly more back as it’s up a steep hill but it is the Lakes! Such a great house with everything in it you could imagine. Lots of lovely walks near by and a in a great central location. So can’t wait until we book again.

This is a wonderful house in a great situation above Ambleside.
This is a wonderful house in a great situation above Ambleside. The property is spacious and comfortable with a great kitchen and the garden lovely. The walk up the hill is quite sharp so be prepared for that - but the views are worth it! The ensuite room on the lower ground floor is a little less light and airy than the others, but still spotlessly clean.

Couldn't fault it really. If I was being really picky, I'd say that the mattress in the master bedroom was a bit worn, as it was quite soft.

Nice house on 4 floors worked for our group of one couple & 2 singles as bedroom & bathroom on 3 floors. Clean warm and well equipped kitchen. Quiet, relaxing location although at the top of a very steep hill. Consideration if u plan to walk to and from town but we enjoyed the stroll up after a drink & bite to eat. 10min walk. Various Shops & cafes & restaurants & pubs all close by. To sum this place up....home from home.
