House was built in 2013 right in town 6+ bedroom 3 full bathroom plus day bed in upstairs foyer, central air, jetted bathtubs and an outdoor shower right in town that sleeps 6 to 23 people, big open floor layout on first floor. 3 blocks from the harbor! Walk to Main Street, ferries, restaurants, bars, grocery stores, liquor stores, Chicken Box, etc. and right on Beach Bus route. Please do NOT hit the Request to Book IF renting for something other than a Sunday to Sunday week, a Friday to Sunday weekend, or a rental not ending on a Sunday. Large sectional sofa in the living room. Seating for 16-18 at meal time, 10 - 14 at dining room table, 5-6 more at kitchen bar, and seating for 12+ on living room sofas, kitchen also has an island for food prep and serving, hanging wine rack above kitchen seating bar area. Changeover days for weekly rentals are Sunday, so our weekly rentals are Sunday to Sunday.
House is ideally located to take advantage of town restaurants and bars as well as the Chicken Box, grocery store, pharmacy, and is on the bus route for the beach. Only about 3 blocks to harbor, .4 mile to Boarding House, Pearl, 21 Federal Ventuno and .4 mile in the other direction to Chicken Box, grocery store, liquor store, and .7 mile from the ferry. The Boys & Girls Club play field is a few blocks away as is the school's playground.
House just completed in 2013, all new including refinished original extra wide pumpkin pine floors from the 1800s, new hardwood flooring, carpets, stainless steel appliances including wine fridge, refrigerator with ice maker and water, professional chef extra large 6 burner gas stove, dishwasher, all the kitchenware, towels, beds, mattresses, bedding, furniture, outdoor grill, paint inside and out, outdoor shower, etc. 50' plasma TV in living room with cable and internet access, central AC / internal air conditioning - no window AC units needed :) Decorated in cute beach theme, Hammocks, nice outdoor brick patio with French door access off the dining room to open for summer breeze, private 2nd floor deck for sunbathing with French doors, clam shell driveway, two picnic tables to seat 12-14 people, kids toys in lawn box, large coolers, boogie boards, etc.
Lots of parking, there's room for parking for multiple cars in the driveway (in addition to ours that we leave there) as well as parking on the street that's about a block from the house on York St. House is located a few doors down from the area nicknamed '5 Corners'.
Terrific new house in FANTASTIC In TOWN location. House is 3 levels with the bedrooms on top and bottom floors, middle main entrace floor is spacious open floorplan layout with kitchen, bathroom, dining area, and living room on first floor.
Top floor has 2 bedrooms, master bathroom, and a hidden deck for private sunbathing with French doors from master bedroom and oversized hallway / day room. Bedroom layout is master bedroom can sleep 1-3 people with a queen bed with a slide out trundle bed under it. The other bedroom can sleep 1-4 people as it has custom bunk bed where each custom bunk bed is oversized with a full size (sleeps 2 people on the full size as it's just a few inches smaller than a queen bed) on bottom and then a twin bunk over half of it, trundle pull out bed underneath. There's also a day bed in the upstairs extra large hall way / day room with a trundle slide out bed too that can sleep 1-2 people.
Middle/Main floor is one big open area for the living room with seating for 10-12' with big plasma TV, dining area with seating for 10-12 at the grand old fashioned 108' (9' with extra leaf) dining table, plus the chefs kitchen with a pantry and wine fridge which also has an island prep station and a breakfast bar with seating for 5-6 (16-18 total seating for dinner between breakfast bar and dining table behind it), there's an enclosed laundry room and full bathroom on the main level. All bathtubs are jetted jacuzzi tubs. The outdoor shower is off of this level out the big double / French doors onto the brick patio - open the French doors for the cool island breeze.
Bottom floor has 4 bedrooms and bathroom. All bathrooms are tiled. Bedroom layouts are: 2 of the bedrooms can sleep 2-3 people as they have queen beds and each has a twin trundle pull out bed underneath it. The 3rd and 4th bedrooms can sleep 3-4 people as one bedroom has a full size bed (sleeps 2 people comfortably as it's just a few inches smaller than a queen size) and a bunk bed on the other side of the room that are twin size beds and the last bedroom has a custom bunk bed with full on the bottom (just a few inches smaller than a queen bed) and a twin bed above it, there's also a trundle twin bed that slides out from under it. Trundle and twin beds are meant for children with usual weight limits for children’s beds.

Typically takes the cleaners / staff a couple weeks to get us their check out reports, can take longer is they're swamped to catch up on paperwork of houses need extra cleaning, have damage, etc. Just depends on how things are left and how busy they are. For an average family of 6 people if renters clean the house and leave it nice usually takes the cleaners 8-10 hours to make it truly ready for the next group as it's a large home. If renters don't clean takes longer. A professional 3rd party cleaning company does the cleaning and they're meticulous to make sure our renters arrive to have a great first impression of the home. :) Please plan accordingly and pre-book/pre-pay for discounted cleaning rates in addition to the minimum charge for one hour light one person clean we start with up front and the time needed for cleaning and budget for extra time to clean it as we don't include cleaning in our rent to keep it fair to everyone. If renters clean the house well and get up to do a loads of laundry (doing laundry is part of cleaning) so last small to normal size load is drying in the dryer and clean some to leave it nice like when you arrived it usually takes the cleaners 8-10 hours to make it truly ready for the next group after a family of 6. If renters don't clean and do laundry it takes much longer given number of beds and 3 floors of living space. We usually travel during the week for work and will try to cut back a deposit return the weekend after we get their reports when we're home. Our standard lease must be signed by two co-signers and executed with 24 hours of booking (if not same day and prior to using house) with all payments processed and cleared before Tenants/Renters will be allowed on premises / in the house. Failure to do so will result in all monies paid by Tenant / Renter being forfeit as we cannot allow anyone to use the house without a lease and all payments clearing to protect ourselves and our tenants / renters. The house was beautiful, spacious, and the yard was spectacular. We were able to walk into town and enjoy the Nantucket fresh air. I went with a few family members to stay in this house and there couldn't have been better accommodations. 10 out of 10 would recommend!

We were in Nantucket for my daughter’s wedding. My siblings and their kids and cousins stayed with us. It was a great location with a well equipped kitchen and comfortable for all who stayed.

Great location
We had a wonderful time on Nantucket and the house is in a fantasist location. The house has ample parking, chairs for the.beach, a great a bbq, yard and stocked kitchen. The house manager was great and always on call if you need anything. Big washer and dryer. Tons of towels We rented bikes and had them delivered to the house which worked out great since it is an easy way to get around the island, as rental cars are hard to get after the pandemic. The tv had lots of options and the couch had aplmple space for us all.
The air condition is freezing in the basement, but worked well on the top floor and the main floor. Tons of beds. The house could use new sheets, as all the sheets were polyester and didn't stay on the bed as the elastic on the fitted sheets was worn out.
Had a bit of sticker shock on the additional cleaning price and the fees associated with the rental. Wish the house had one upfront price associated with it and not many additional fees as it made me feel awkward and nervous, as this is not how vrbo normally works. Lastly, the contract and house rules were very confusing. Could use

Great location
Good house in a central location. Less than a 10 min drive to town and 10 min to Nobadeer beach. The house has 6 good size bedrooms and 3 full bathrooms. We used the outdoor shower all the time as it is great. The living room, kitchen, dining room area where we spent a bunch of our evening time was spacious and comfortable. The house has the best (and biggest) “U” shaped couch that sits a ton of people. WiFi and cell worked great. The back yard is private and it has a wide driveway holding multiple cars. Fun family spot.

Approach with caution.
For context, this reviewer rents two or three properties a year at around the price point of this property. Overwhelmingly the experiences are positive, this one was less so.
The house itself is well located on the outskirts of the town of Nantucket. Originally a modest salt box, it has been converted to accommodate as many rental tenets as possible by digging the foundation deeper and turning the basement into four, cramped, dark, cold (<64F when upstairs 72F ) bedrooms.
Some of the downstairs bedrooms have trundle beds that are difficult to use as the size of the rooms does not allow them to be fully deployed.
Similarly, the layout of the rest of this 2200 sq ft house is unfortunate (The front door can’t be used as a couch blocks it from fully opening) and spaces are cramped.
There are some higher end touches from the renovation but the underlying build quality of the spaces is shoddy. Countertops are granite, but the cabinetry is pressboard and plastic, overhead lighting is harsh without dimmers, some towel bars are noticeably out of level, some bed frames wobble severely, some of the taping is rough. This is not the quality one expects at this price point.
However, the biggest problem is that fire alarms can trigger in the middle of the night when humidity is high. Like us you may find your group awaked at 3, 4 then 5am grabbing children and running from house. Like us the next day you might find yourself dazed, cross, and wondering if a sleeping bag on the beach might be a better choice for the coming evening.
Owner interactions were strange. The lease was e-mailed as an old Adobe file that could not be filled out digitally, and was dated 2017 for a 2019 rental. Instructions were to print the file, cross out the dates on the lease with a pen and then write in the correct dates in by hand. After that, fill out the rest of the lease by hand then make a PDF of the lease by taking pictures of it, print two copies and mail one back. Huh?
Also odd was communication with the owner prior to arrival requesting decision on the amount of cleaning time to book. This mattered because the owner charges hundred dollars/hr for cleaning but if you tell him how much cleaning you'd like in advance, he will sell you cleaning at sixty-five dollars/hr.
Finally, the rental is plagued more than the usual VRBO add on fees. Expect to ultimately pay about 35% greater than the quoted rate.

Location, location, location
This house was in the perfect location for our mixed age group of 12, with a well-equipped kitchen and beautiful living space with plenty of room to spread out. Some in the group liked to walk downtown to The Hub for coffee, while others hopped on bikes and road down the bike path to Surfside Beach, only a few miles away. We heard that Downyflake has the best breakfast (a half mile away) but we never did make it there. The caretaker was easy to contact to help with minor issues like a loose doorknob or lightbulb replacement. The weather was perfect except perhaps for the high humidity, which made the basement rooms damp, even with the humidifiers running. But all in all, a great place for a family vacation.

The house was perfect for my 30th birthday celebration on Nantucket. Friends and family had a great time and slept comfortably. The house rules are very strict so be sure to have someone responsible in the group who will read through them thoroughly and organize a proper clean/laundry run for the last day. We managed ok since everyone pitched in.

We had the best time!
We brought the entire family to Nantucket and 8 Atlantic Ave was the perfect place to land! This house offer plenty of room for a crowd of 15 to eat, sleep and play. It was so easy to prepare meals in the well-equipped modern kitchen. When we weren’t eating in, a quick walk to one of the surrounding restaurants or bakeries was always a treat! It was an easy walk into town for shopping and great restaurants. No one could pass up getting ice cream at the Juice Bar! There were plenty of bath and beach towels to go around, so skip packing those bulky items. Both Surfside Beach and Jetties Beach were within walking distance. The backyard offered a kid friendly space for playing games in addition to 2 large picnic tables that definitely came in handy. The house has an open floor plan and a massive sectional in the living room which made for a very family friendly environment. Nantucket Cribs saved the day with whatever we needed for the baby. They had both drop off and pick up service and have everything you need for a baby or toddler. I had lots of help with the final clean up, after the last load of laundry went into the dryer a quick walk over to the Surfside Bakery and Café, was all my crew needed for breakfast! This was a great place for a large group and it made for a wonderful relaxing vacation.

A Great Memorial Day Weekend!
This was our second time renting this house for Memorial Day Weekend and it exceeded expectations once again! We had a group of 20 and there was more than enough room for everyone to sleep comfortably. The house has a lovely backyard with plenty of space to sit and hold outdoor activities. One thing we all love about this rental home is the location. It is only a short walk to the town center which allowed us to check out the local restaurants and shops without the hassle of finding a ride. We all look forward to returning to the island again very soon!

Great spot, great home!
This house is a quick walk to town and was perfect for our group. 6 families all with young children (infant to 4 yrs). The common area served our group perfectly. We never once felt like we were running into each other. We hung both inside and outside with our group grilling and eating mostly at home b/c of our children's bed-time. The house is equipped with plenty of bath & beach towels, beach chairs so leave these extra items at home! Bill was very accommodating & responsive when it came to reaching out to him while we were there with questions. When it came to check out our group striped all the beds, ran loads of laundry and re-made all the beds to keep the cleaning cost down. We will be back next year!

A Memorable Two Weeks
A beautiful, accommodating, spacious house that delivered more than expected. Our group was 18 people at a peak for 3 nights and averaged 12 for another 5. The remainder was no more than 6. The entire time we never felt crushed nor cramped. Having all of use around the dining room table for dinner was special. The living room and kitchen area more than provided for our needs. We ended up eating in more than out. The location is super. Short walks into town and simple bike rides to the beach. Also great location to get out to Miacomet Golf Club for several rounds. The backyard was perfect for games, lounging and we even had a catered lobster/clam bake that provided more than enough space using both picnic tables. All bedrooms provided more than sufficient sleeping quarters and the bathrooms are spacious, clean and modern. The house is a must stay for your Nantucket vacation.

Nice House, Difficult Owner
It sounds like we had a similar experience to the renter below who gave the house 2 stars. Please notice how many of his 5 star reviews on here are from the day after a person had departed (& before they got their security back) or where he had multiple people write reviews for the same stay (5 reviews for the same Christmas Stroll in 2013). The house is really nice and it would rate a 5 however the dealings with the owner, Bill were a complete headache.
*He also asked us to draw our check out of a particular bank and overnight it.
*He gave us a discounted rate (thanksgiving time) but then requested a security deposit of more than 50% which was significant. When I questioned him about this he said it was the cost to replace the large sectional in the living area and that people often walked away from smaller security deposits. This raised a red flag for me but I hoped for the best.
*The lease had a check in time of 5pm. He said if we wanted to check in at 3pm when our ferry arrived, he would have to add another 1/2 day to our rental costs. When I indicated that we would pass he said he would allow us to checkin at 3pm if we wrote him a "glowing review" the day we checked out.
*I did a thorough cleaning of the whole house even though we did not use the whole home because the owner let us bring our dog . I appreciate that so I am obsessed with leaving homes we stay at in better condition than they were when we arrived. He stated that the cleaning people said we left the place in "nice shape" but that it took them 7 hours to clean it properly because the tubs and toilets had hair on them (I cleaned the jets of the tub even though we only showered and they appeared to have not been cleaned in awhile).
He kept asking for my glowing review before he would return my deposit. I told him that I do take the time to write reviews but only do so once the transaction is complete. He kept trying to negotiate with me over the cleaning fees as if he were giving me a break when these charges were not valid. Eventually after much back and forth he finally sent my deposit less a few hundred dollars which is his minimum cleaning fee. This guy acts like he is going you a big favor. The sad part is the place is really nice and would be great for multiple families, bigger groups and if he just gave people their deposits back and acted reasonably he would get good reviews but instead he withheld our deposit for a "glowing review" and in attempt to keep some money.

Beautiful home and yard for a great weekend in Nantucket!
We stayed at 8 Atlantic Ave for Memorial Day Weekend, 2016. The house was gorgeous, with the top of the line accommodations. The back yard was perfect for relaxing. Additionally, we were able to walk to all of the prime spots that we hoped to venture to once on the island. Bill was a pleasure to speak with, and we would return to this home in a heart beat. Thank you so much for an amazing weekend! We enjoyed ourselves immensely.

Beautiful home on Nantucket !
We stayed at 8 Atlantic Avenue for the Daffodil Festival weekend. The home is impeccable and beautiful - spacious with gorgeous hardwood floors and a kitchen meant for entertaining. Close to town for shopping and restaurants. Owners were a pleasure to work with and I would highly recommend this property! We loved every aspect of our stay and will definitely rent there again.

Nice house, would not rent again
• Difficulty with contract (needing so much information, not making note of a change, later saying he did not get a copy when he acknowledged receipt of it prior to renting)
• Unreasonable response time (asked check to be drawn from a few preferred banks, needed to overnight check for Saturday delivery 2 weeks prior to check-in)
• Unreliable check-in time (was supposed to have access at 3 p.m. but did not get in until 5 p.m.). Owner was completely indifferent.
• Issue getting security deposit returned (even though owner came in following our departure, it took several requests over 3+ weeks for a response. Questioned owner on minor/fabricated charges, which then led to series of emotional e-mails). Received approximately 50% 7+ weeks after checkout, remaining approximately 12+ weeks after checkout.
• Note that cleaner charge is highly marked up, when owner was questioned about it, he unapologetically acknowledged it was part of his business model.
• Highly suspect owner clears out when he rents house, so renters need to be very sensitive to what’s his and what renters can use (sheets, towels)
• Don’t leave anything in the fridge that is yours (accused of eating unopened cheese and crackers that I left for others to enjoy)
• Pay extra attention to trash rules.

Perfect house for Stroll weekend! 5 stars all the way!
We stayed here with a large group (14-15 people) in December 2015 for Nantucket Stroll weekend and it was everything we hoped and more! Highlights include:
- House is just as advertised... plenty of comfortable beds for each person in our large group
- Comfy/spacious living room, perfect for hanging out at the house
- Excellent communication with owner
- Walking distance to town AND the Chicken Box, Grey Lady, etc.
We loved everything about this house and couldn't have asked for a better place. I would highly recommend it to anyone for multiple occasions... perfect in the summer, for groups of 20-somethings (like us), a few families w/ children... anyone really! Lastly, Bill, the owner, was so hospitable and an excellent communicator - super responsive and made sure we had everything we needed to make it a great weekend.
Thanks again! Look forward to renting again if we can!!

Beautiful! Wedding Party LOVED It!
This review is long overdue! We were married in July 2014. We used this house for our wedding party. It was clean and very welcoming when we arrived. Everyone loved this house and we created beautiful memories here. The grounds were perfect for the bridal party's pictures in the backyard.
The homeowner is a gracious host, helpful and easy to work with. We never had to worry our entire stay. When we first arrived, the A/C upstairs was not working. Even though the weather in Nantucket is beautiful, this bride would have surely melted on her wedding day. He had it fixed within hours!
Our friends and family loved their experience on the island and their stay at this home. We would definitely stay again!

Highly Recommend!
This is a great house in an excellent location, clean, and spacious. It's a short walk to Town and a nice bike ride to Surfside beach. My family has been vacationing in Nantucket for over 20 years and this is the nicest home we've rented thus far. We were a party of 14 with a few great cooks so we had a dinner party every night. The large kitchen, dining table, and open floor plan made it very easy to entertain. It was a pleasure dealing with the owner and we look forward renting it again next year if it's available.

My 6th Year Visting the Island .....The Best House Yet !
I highly recommend this propertiety for those who seek great amenities and a great location to downtown.The best the Island has to offer is within walking distance or a short taxi ride to great golf or other outdoor activities. The house features a great open floor plan on the first floor where all guests can relax in comfort or entertain all day long. We hope this house is available again our week next year.

Wonderful home in the middle of Nantucke
This home was fantastic for our large group for a long weekend. A 10 minute walk to downtown, the home was immaculate, very spacious (especially the large U-shape sectional in the living room, the kitchen was completely new, and the driveway was large enough for our two large vehicles. The owner was also great to deal with and provided answers to all of our questions. We hope to come back and stay again next year!!!
