About this apartment rental
This 3-bedroom, 2-bath upper-level unit is full of original Folly Beach charm. The house was built in the 1930s, but has been renovated to add all of the modern conveniences while at the same time restoring the classic look of a Folly Beach cottage.
The home is ideally located for visitors who want to walk to all of the local attractions. The beach, the pier, and BLU, the only ocean front restaurant and bar in the Charleston area, are within easy walking distance (2 blocks). Center Street's restaurants and shops are just a block away. Downtown Charleston, with its historic architecture, carriage rides, museums, and fine dinning is less than 15 minutes away as well.

Hock Homes Vacation Rental Guest Agreement
Guests agree to the following rules and understand that possible termination of occupancy may occur if the rules are not adhered to.
1.Guest responsible for renting the property must be at least 25 years old and must be staying at the property for the duration of the rental period.
2. Cancellation Policies:
A. Cancelation Policy: Reservations that are cancelled at least 60 days prior to arrival will receive a full refund of the deposit. Guests who cancel within 60 days of check-in will not receive any refund.
B. Hurricane Cancellation Policy: Cancellation due to impending storms, inclement weather or other acts of God are not eligible for refunds. Only if a mandatory evacuation order is given by the Governor of South Carolina, will any refund be given, and the refund will be only for the unused days of the reservation.
C. Pandemic Cancellation Policy: If your dates are affected by any town closings or travel restrictions due to a pandemic, we will offer to reschedule your vacation for different dates for up to a year from your original check-in date. If your new dates fall during a higher-priced season, we will offer a 20% discount on the difference between the two quotes. We strongly suggest that you get "Cancel for any Reason" travel insurance as we will not be offering refunds for cancelations due to the pandemic.
3. A deposit of 50% of the total rental cost is due to book the property. Final payment is due 21 days prior to arrival (where applicable).
4.Guests understand that no refunds or adjustments will be made due to any equipment or appliance malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible.
5.Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6.Check-in is a 4:00. Check-out is at 10:00.
7.Guests must adhere to the parking policy: There are two off-street parking spots for the unit. Any additional cars, golf-carts, bikes, etc. must be parked on the street.
8.Guests may not move furniture and must use coasters for all drinks.
9.Guests may not have pets in the house.
10.Guests may not have parties. Parties of any kind will result in immediate termination of rental agreement with no refund issued. Parties include dinner parties, family reunions, or any other gathering that includes more than the maximum number of occupants that the house sleeps. Loud music, screaming, yelling, dancing, or any other noise violations are also prohibited. Our house has two units and we expect our guests to be respectful of the guests staying in the other unit.
11.Guests must adhere to the maximum occupancy of the property. (Downstairs = 6, Upstairs = 8, Cottage = 4)
12.Guests must follow Folly Beach guidelines for trash and recycling pick-up.
a.Garbage pick up is Mondays and Thursdays mornings by 7:00 a.m.
b.Recycling is every other Monday by 7:00 a.m.
c.All garbage and recycling containers must be placed on the street the evening prior to pick-up and removed from the street by 6:00 p.m. on trash day.
13.Guests may not smoke anywhere on the property including the porches.
14.Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the kitchen, bathroom, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing, etc). It also covers the washing and drying of the bed and bath linen. It does not cover the following:
A. Remove all items from the refrigerator and freezer; wipe up any
spills.
B. Take out trash and recycling to the large green and blue cans in back.
C. Roll cans to the curb ONLY if checking out on or the day before trash day.
D. Remove any clutter and/or trash from the porches and/or yard. (You may leave beach accessories if they are in working order. Damaged chairs, floats, and toys should be removed.)
E. Run the dishwasher.
F. Put all used towels in front of the washing machine.
G. Do not remove bed linen. The housekeepers will strip the beds.
H. Make sure that the thermostat is set to 78 in summer and 65 in winter.
15.Guests understand that the credit card on file will be charged for any damage done to the unit or any of the contents of the unit. Additional charges may apply for the following reasons:.
a.Failure to follow the check-out day cleaning instructions.
b.Failure to check-out by the specified check-out time (10:00 a.m.)
c.Failure to follow the trash/recycling instructions.
d.Having an unapproved pet on the premises.
e.Disturbing other guests by not following the policies listed in # 10.

Perfect apartment for our family. It was spotless & had all the essentials for a comfortable stay. Loved the floor plan, it worked perfectly for a toddler who went to bed earlier than adults! Really close to beach as the listing said.

This authentic beach getaway is located within two blocks from the beach and one block of Center St where all the restaurants, stores and action are located. Yet, when you return “home” it is quiet, peaceful and private.

Wonderful property located just a few blocks from the beach. Easily walkable. Newly updated and spacious three bedroom getaway - was great for our family of four. Everyone had their own space and lots of gathering space for movie watching and games. Tara made check-in/out so easy. Everything was as listed and in working condition. Wifi was great too with two parents working and two tweens wanting to remain connected! Fell in love with Folly Beach - everything is walkable. Talk a walk out to the lighthouse at the end of the island - very special. Thank you for a wonderful and relaxing stay!

Like location, stairs were a bit of issue, needs more lighting at feet. Also in small bath didn’t like shower / bath, was tough for someone older with it being hard to enter and if someone slipped nothing to hold to. Could be a safety issue. Overall enjoyed the space and was surprised to how quite it was. Liked that all switches we labeled.

The home was clean and bright! The decor was coastal without being tacky. We loved the hardwood floors. They gave the home an elegant feel and they were a blessing for our allergies. This home is about as perfect of a location as you can ask for. Getting to the beach was easy...just a straight path about two blocks from the house. Bringing a beach buggy makes it effortless. We like to eat our meals at the local restaurants and many are just a block away. Yet it didn't feel noisy at the house. Highly recommend this rental!

We were there as a family for a week in August. We liked it very much! The house has 2 separate units. We rented the upper unit. The apartment offers a lot of space thanks to 3 bedrooms and 2 bathrooms. There is also a private parking space, which is very convenient. the apartment is very tastefully and functionally furnished. We lacked absolutely nothing. Also the location is perfect. To the beach it is actually only a few steps. Restaurants are also just around the corner. Tara is a very friendly host and very responsive.

We loved staying here, very clean and loved the modern updates while the more historic features including gorgeous hardwoods. Two porches including one very large one, perfect for taking in all of the sights and sounds of Folly. The house is close to everything and you can hear the sounds of live music and hustle and bustle of Folly but it's surrounded by many trees which gives it a quieter feel. Really loved this place!

We had an amazing time staying at this property for an extra-long weekend. This was probably the cleanest vacation rental I’ve ever stayed at, and you couldn’t ask for a better location and I could live on that porch full-time! It’s in the middle of everything but somehow most noise stayed out. One thing to be aware of- if you have a larger vehicle, you’ll have to park on the street, but the owner is good about communicating that beforehand.

Location was great however stark and missing basic items such as sofa blankets and other items that are typically at every vacation rental we have been at including paper products, tinfoil or Saran Wrap, coffee (late night arrivals), laundry detergent (even one pod would be nice). Nearest store sold big jugs of laundry detergent which we bought for one load of laundry which was fine but obviously had to leave it there because of flying. Received multiple messages throughout our stay from the owner about the Sunday night street garbage process.. we only needed one instruction for this as most rentals do. In addition, as we left the cleaner or owner (not sure who it was) expressed irritation about us not bringing the inside garbage out.. Even though one of the messages said please don’t leave garbage in the garbage cans overnight because of animals. So we brought the garbage out to the street on Sunday but didn’t want to leave new garbage in the cans when we left (animals). Thought we were following the multiple instructions. Owners are hyper focused on the garbage and not much else. This place was more like a hotel than a vacation rental as far as amenities.

My three 20-something kids and I had a wonderful time here! Everything was immaculate and beautifully decorated (Pottery Barn furniture and decor, I believe), and we had everything we needed for the week we were here. Loved the washer and dryer as well as the central air (naturally a must for August!), though we thoroughly enjoyed eating our breakfasts and reading after dinner on the front porch. It was great to cool off on the beach while still only 20 minutes or so from downtown historic Charleston, where we went nearly every day after or before the beach! Will definitely come back!

My daughter suggested this property for vacation 2022. She had been to Folly Beach and thought it was a good family/ quiet area.
First I'll mention the negatives for our family. To preface my comments - all things that were clearly outlined when we booked this rental - nothing we weren't aware of from the description. This is just to add to their information. We were about two blocks from the beach. We ended up paying for a parking space at the beach because of everything that was needed to enjoy the beach. It was difficult to transport/carry everything for two blocks for 4 adults and twin 2 year old boys Daily parking charges added up. We asked about a discount for a weekly parking pass (instead of a daily parking pass), but that was not an option. This unit would have been top notch if it had a pool as an option in lieu of going down to the beach . We did take the time to drive the Folly Beach corrider and absolutely did not see any vacation rental with a pool. The positives of this vacation rental far outweigh any of our negatives. The unit is just as it was in their pictures. Very very very clean ! Very ! The beds were comfortable with top notch nautical bedding and lots of pillows. Loved the decor with the hardwood floors and the hardwood on the walls and ceiling. Plenty of sleeping space for the 6 of us with 3 bedrooms- including enough room for the 2 "Pak and Plays" my daughter brought for the boys. The kitchen had everything you would need to prepare and enjoy meals -which we did several nights. I was so surprised to see a Crock-Pot in the unit! There were supplies for us to use - including dish detergent ,laundry detergent, toilet tissue, trash bags, hand soap , and all linens were provided. So many places do not supply any of these items. A washer and dryer in unit were a big plus as well. Restaurants were literally within walking distance - right outside our doors. So convenient! They were all very busy in the evenings - so if you're doing take out - place your orders early ! There was also a market/ deli across the parking lot from us which was convenient when we didn't want to drive all the way to a grocery store.
Lastly, our host was easily available and always prompt for all of my questions.
Loved the week with family. The weather was perfect beach weather everyday - absolutely no rain or thunderstorms all week - which is hard to believe.
Would definitely want to visit again and would consider a stay during off season

This property was very clean and just blocks from the beach and the center of town. Nice short drive into Charleston as well. Tara was quick to respond to any communication.

House was great(small issues) staff not so much
The house was charming but there were a few issues. Some of the deck furniture in the back was broken (chair slats were missing and chair couldn’t be used) and iron worked improperly(hot water exploded on one of the bridesmaids), and showers were small with no place for soap or shampoo causing you to have to soap up before getting in the shower-it was very awkward. The neighboring house has a security light that went off and on all night and kept us awake as well as parties on the patio(no big deal, most people are there to relax-we ignored it). The staff was okay at first but very uninviting as our stay continued. The housekeeping staff was quite rude and when we were pushed enough to take up for ourselves the housekeeper complained about us(The housekeeper actually told my husband that we weren’t due out until 10am on the last day of our stay but she would be waiting in the parking lot at nine and she was and she glared nastily from her car as we packed up our belongings and took out our trash). There is a small parking issue that was revealed to us after booking and the air conditioner can only be set at or above 72°. All of these were slight enough for me to overlook until the property manager emailed me accusing me of lying, wrecking the place, and having more people than the intended stay and or having a party. All in all the stay was good until the property manager and housekeeper became rude and accused me of misinformation and trashing the unit. I was also accused of being noisy and making other tenants leave, that is completely untrue I actually spoke with the tenants below us and asked if we could unload and load some things in their parking spot. The tenant below replied that she didn’t mind and told us she was only using one spot and happily agreed to let us use that spot, we spoke a little longer and then she congratulated us on the upcoming wedding but never said we were too loud(property manager claimed this was a problem in email). Again, the house is OK and has a few minor issues but the staff is completely rude and unprofessional. I have never in my life been accused of damaging other peoples property or lying, I found the rudeness of the housekeeper and emails(after we left) from management company crude and as a customer I have never been treated in such a poor manor. I would recommend the house if it were under different management, but definitely won’t use them again if visiting the area in the future!

Spacious, clean, lovely home in fantastic location
The rental is just as described and in an ideal location - close to everything but still quiet and private. This pretty home had everything we needed and everyone in our family enjoyed a terrific vacation. If you are looking for a great rental in Folly Beach, definitely stay here!

Perfect location, right next to the beach and restaurants and everything you want and need.
However, the vrbo only has 1 roll of toilet paper, no shower wash or shampoo. This was a first for me, ive never been to a stay and been told we only get starter supply of toilet paper and have to buy our own. Would be ok being charged more and having that supplied!
Otherwise it was a perfect stay!!!

Great location to our favorite places
This location was an easy walk to beach as well as all the amazing food and drink places in Folly. Berts is also close so we were able to go there multiple times during the day and night. The house was very clean and worked great for our group of 3 couples.

Perfect home in the middle of everything
This property is perfectly located on Folly Beach. It is a short direct walk to the beach beside the Tides and tons of great restaurants within a block or two. The house is roomy and has a nice kitchen. I plan to rent it again soon.

Clean, cute place in great location!
We were very happy with our selection for a last minute stay in Folly Beach. This 2nd floor unit was very charming, super clean and looked even better (and bigger) in person than in the pictures. Bed and pillows were very comfortable. Communication from the manager was very good and all directions were clear for check-in, check-out, etc. Location was excellent - just a quick walk to the beach, Center St and a local mart (Bert’s). This place could easily be 5 stars - but the lack of bathroom shampoo/soap was a surprise for me (not even a tiny travel size to start), also I agree with a prior review that the claw foot tub was less than ideal (I understand that’s not a cheap fix but would add a ton of value as the all around shower curtain was a little yucky). Overall, a great choice and we would stay again!

This property was wonderful. Great location, beds were comfortable, AC, overhead fans in every room, well supplied kitchen. Clean and well maintained. Only suggestion would be to provide a few more rolls of TP and paper towels at check in, until you're able to get to a store.
