About this villa rental
A view from the top of the world. The living room — with its soaring ceilings — is delightfully open-air. The refreshing ocean air sweeps in from the bay because the ceilings are LOFTY! The crisp air is its own constantly recirculating purifier.
Bedrooms can be closed off for AC, but we always sleep with the windows wide open.
Every moment of your day at The Zihua Penthouse at Casa que Ve al Mar can be spent taking in the sweeping view of Zihuatanejo Bay with the Pacific Ocean just beyond, the surrounding Sierra Madre mountains and downtown Zihuatanejo.
In the quiet misty mornings, the calm water is a crystal clear Santorini blue that is almost indistinguishable from the dazzling blue sky. As the sun comes up, track the fun below on Playa la Ropa, with families staking out their spot in the sand or at one of many popular beachfront restaurants.
Watch the sailboats bob in the water while small panga boats dash back and forth across the bay. Parasailers will glide in front of the expansive living room and common area and you’ll be tempted to pop down to the beach to join in the fun… or you might just choose to settle down with a cold cocktail in the private pool and enjoy your perch on high.
The golden hour of sunset is truly magical, dusting the entire penthouse with a rosy glow, adding romance and whimsy to those last few moments of the day. At night, you’ll still hear the roar of the waves as you look out to see the lights twinkle from the boats on the bay and beyond in Zihuatanejo Centro.
The Zihua Penthouse at Casa Que Ve Al Mar is not just a stunning panoramic view, though!
It is a luxurious 2-bedroom & den condominium that is the perfect rental for your private getaway. The condo sleeps 4 with 2 bedrooms that have king-size beds and en suite bathrooms PLUS a den with twin daybeds and an additional full bath.
The spacious layout of over 2500 square feet, fully stocked gourmet kitchen and open-plan common areas makes The Penthouse ideal for friends or family to share and enjoy this unique space comfortably.
Casa Que Ve Al Mar is one of the premier condominium developments in Zihuatanejo. Located above Playa la Ropa, it was designed by acclaimed Mexican architect, Enrique Zozaya.
The common areas at the front of the complex include 2 large infinity pools overlooking the bay, a bar and lounge area as well as lush gardens heavy with bougainvillea and other Mexican flowers.
The onsite administrative and 24-hour security staff are excellent, ensuring a quiet and safe stay while also providing concierge services to make your vacation unique and memorable.

Beautiful view!
The open air living made for a beautiful and relaxing vacation.
Ended each and every day with a glass of wine enjoying amazing the soaking tub in the main room.
Everything was clean and the unit is well appointed with everything you need yo make you feel at home.
The only suggestion is to bring cards or games for entertainment. We did not find any there and could only find Mexican cards at the store.

Back to Zihua
After a two-year hiatus from travel due to covid, we were so glad to be back in Zihuatanejo for several weeks. This unit was the best ever that we've experienced in Zihuatanejo - beautiful architecture, gorgeous view of Zihuatanejo bay. We loved the open air of the living/dining/kitchen area. The on-site manager Erika was very helpful, and of course Harriet was very accommodating which made our stay so enjoyable. We are already booked and looking forward to returning to this property in 2023.

That view!!!
This property was exactly as described and exactly what we expected. It was well equipped, convenient and comfortable. As it is open air, we did experience the various things others described but the view far offset any small inconveniences. We would definitely visit again!

The description really over-sells this property. It is aging condo and calling it "luxurious" in the description is a stretch. Our biggest issue was fact that we couldn't close off the living room, dining room, and kitchen from outside (it is completely open-air). As a consequence we dealt with a lot of wildlife INSIDE the unit. Every other day we discovered sizeable scorpions that we nearly stepped on that had to be killed...each night we had bats in the unit that we had to shoo out...and the kitchen was infested with a variety of ants, gnats, and mites. The unit really needs to be fumigated/exterminated on a more frequent basis. We were four adults staying there but we wouldn't dare bring children to this unit. Just too risky. We would return to this condo complex but not this unit. We would prefer a unit that can be completely closed off and would pay extra if necessary. We traveled with friends that chose this option. We would do the same in the future.

PARADISE!
Harriet's place was absolutely beautiful. My wife and I visited for our honeymoon and were totally blown away. The view was unbeatable and the location was great. Just a few minutes walk to Playa Ropa and very easy to walk and take a taxi to Centro and beyond. The amenities in and around the property were great and Erica was available to help us with anything we needed. We will be back for sure!

Great location beautiful view
The penthouse was the perfect property for myself, my husband and our friend. Enough space for 2 couples to have their privacy but also a fantastic common area for us all to lounge is. Loved the open air living room! Furniture is comfy and the private elevator into the apartment is really quite impressive. The WiFi is DSL so if you’re trying to make video calls for work, it probably won’t work, but maybe that’s for the best. Put the work down and grab a book from the bookshelf to read instead. Erica was fantastic, she helped us organize massages in the penthouse (fantastic masseuse we had come back 3 days in a row)! We will definitely be returning. Even though having security call you a taxi was a breeze, next time though we will rent a car so we can explore more parts of Zihuat and the coastline. Thank you to everyone, loved our stay!

Spectacular week in the penthouse!
I don't even know where to start! This place was just magnificent.
When we first arrived, Erika was there to meet us with margaritas on the bar! She gave us a tour of the house and showed us where to find things and how everything worked. She was just delightful and made us feel right at home-although it was hard to focus on the tour as we couldn't take our eyes off the view!
We started most days slowly, with coffee and a book on the big couch. Then we would head down to the beach on foot (usually took a cab back-it's so easy to get a cab everywhere here). We loved the beach and playing in the waves. Uncrowded and beautiful.
We took excursions to Las Gatas and Playa Ixtapa. Loved the snorkeling at Playa Ixtapa. The water isn't crystal clear but SO many fish. Would recommend both of those excursions.
Refer to Harriet's Guide (that she will send you when you book and there is a hard copy in the PH) for instructions how to get there-super easy and affordable and FUN!
We liked Arena, Paty's Mar y Mar and Dona Prudencia on La Ropa and Las Vieja's in Zihua. Our favorite was Las Adelitas, just off the beach, you can easily walk there. We went there three times in one week!
For our airport shuttle, we couldn't more highly recommend Zihua Ixtapa Transportation. Excellent communication, they were right on time, friendly and the van was very comfortable.
A beautiful condo with an incredible view was made even more special by the fantastic communication and service from the Property Manager, Harriet, the Concierge, Erika and the housekeeper, Sonia. They put the week over the top! They are so accommodation and thoughtful. We had a little fluke issue with some electrical problem and they had 3 electricians there the next day, which was a holiday! Amazing! We were very impressed with the service we received from start to finish.
Thank you so much for one of the best vacations ever!

Amazing View
When we first walked into the condo everyone's mouth dropped open....the view is INCREDIBLE. The rooms were comfortable and the dipping pool being right there was always a great way to relax and cool down. Erica, Sonia, and Yesi were on top of any request we made and the rest of the staff at CVM were fantastic. The only thing that was troubling was the family of 6 bats that lived with us the entire time. One morning one almost flew into my sons chest coming from under the hood over the stove. On another night one got into the master bedroom and bathroom as we were getting ready to go to bed. We were very diligent about keeping bedroom doors closed. I realized we are on the top floor and this is very hard to control but we had bat poop on the kitchen counters and all over the floors each morning. We kept the lights on all the time throughout the condo especially at night. I do not blame the staff but there has to be a better way to control this. Possibly more lights around the beams in front of the elevator which is where they seemed to hover the most.
Other than the bats this is a fantastic place to stay and a view that can't be beaten each morning and night!!!

Stunning views - treehouse living!
You cannot beat the views of this place. The pool is also one of its best features - awesome. We have stayed at this complex before so we know it is a great location and staying in this penthouse was a real treat! You are in an open air jungle atmosphere (which I knew) so you need to be comfortable with the residents of that jungle to stay here.
Erika the property manager was awesome. Any issue we had she was very responsive to so she is a real gem - thank you Erika!
Beds are comfortable - maid service was great!

Wow!
Wow, beautiful, amazing! These are just a few words to describe this property! It's just an absolutely amazing place to stay. Plenty of room, beautifully set up and laid out, and the dipping pool! We loved it all and can't wait to go back. My husband and i traveled to Zihuatanejo for the first time to celebrate his birthday. We have always stayed at AI and wanted to try something different. We couldn't have picked a better property and location. As others have said Harriet, Erica and Sonjia make this a wonderful place to stay. All of their help and services are amazing. Harriet was great to work with prior to arriving, sending helpful emails and information. Erica greeted us on arrival and showed us everything we needed to know about the condo. She also checked in with us regularly which I really appreciated. We didn't meet Sonia but used her services every other day and she left everything fresh and clean for us. Having never been to Zihua I found the location of this condo to be perfect. It's an easy walk to the beach or to town or the Marina, we even walked to Mega. We walked everywhere and loved it, we saw so much more that way! We did use taxis on occasion at night and for a ride back up the hill when it was hot :) and that worked out perfectly too and very inexpensive. And we met some wonderful taxi drivers and learned a lot about the area that way - it was perfect! Their are many amazing restaurants and shops nearby. We never had a bad meal, a few of our favorites were Espuma for breakfast, La Perla a few times, El Manglar and don't miss Jungle Pizza, Rueben is the best! Harriet's guide is invaluable and we referenced it frequently. Don't leave home without it! There were many things contained in that guide that were very helpful once we arrived, I'm go glad I brought it with me! The property is on a hill, which makes for a magnificent view, the walking was good and didn't make us feel so guilty about all of the wonderful food we ate! Also we chatted with the front security guards and got to know them as we were leaving for the day, a great bunch to talk with and learn about the area, and their services are great as well for calling taxis and waving as you come back to the property. Just all in all an amazing experience, and I would highly recommend this property!

Luxury Stay in Perfect Location
The Penthouse was the perfect choice for our annual family rendezvous in Zihua. The three bedroom suites and private entrance were ideal for our needs. The unit is very spacious with fantastic views of Playa la Ropa and the dipping pool off the terrace was a great place to relax and cool off. The kitchen was very well equipped and we especially appreciated two coffee makers, an electric tea kettle and the dishwasher. Sonia, the housekeeper, was available on a daily basis, though we had her come every other day. Erica, the local hostess, met us on arrival and showed us around. Erica also made useful suggestions and arranged local transportation, when needed. Both Erica & Sonia helped make the experience even nicer for us. The location of this unit was ideal for walking to the beach or to town and the mercados and restaurants. All-in-all, we had had a perfect stay in the perfect town.

What a view ! We have been to Zihua over 10 times in past 15 years and have stayed in many different condos and hotels. This penthouse has one of the best views out there. Condo was clean, comfy beds, nice to have washer dryer and plunge pool in the condo. Erica the manager was great and always available if needed. A great place to stay with big family or friends.

Perfect Getaway!
This condo is even more beautiful than the pictures. It’s super inviting and it faces the water with views of La Ropa and Las Gatos beach.
In addition to the views, this condo has all the
amenities of a high end resort. Daily maid service, 2 infinity resort pools, private dipping pool and security.
Another bonus of staying at this unit is the service from both the property manager and the onsite manager. The property manager, Harriet reached out to me before the trip and answered all my questions . She’ll also send you info outlining what do do as soon as your plane lands in Zihua! The on-site manger Erica will greet you at the condo and make sure that everything is A-ok. She’s very pleasant and is a great source for excursions, drivers, etc..
I definitely recommend this place!

Vista to behold anytime of day / Well maintained* / Exceeded our expectations
A review written at Harriet's behest. Selfishly, we ponder the value in making a future booking more difficult to obtain?
That aside, the PH condo at CVM was an awesome base for a very relaxing latter half of January in Zihuatanejo. The location is very peaceful: no disruptive neighbours; the sound of surf does not keep you awake; just contemplate the view. We appreciated the spacious layout. Based on experience with previous rentals of this nature, the kitchen is well equipped. We slept well, and found that after a few days, we acclimatized; air conditioning was not necessary.
*For those who have read the previous comment stream, bats do appreciate the condo too...not many...and rarely seen. We drew the blinds down each evening before bed - I believe this helped. In the morning a quick sweep got rid of any evidence, mostly localized in the entry area. We opted not to have Sonia visit us daily, she would attend to this otherwise.
Our preferred winter destination is Barbados, north of Bridgetown. This was a last minute booking for which we have absolutely no regret. Weather-wise it is on par with Barbados: preponderantly sunny, not too humid, and not too hot, daytime highs of around 31 degrees Celsius. The very enjoyable beach (Playa la Ropa), about a seven minute walk, downhill; many restaurants offered beach chairs for a 100 pesos each, and would serve you chair-side should you not want to enjoy lunch at a sheltered table. Vendors were not too intrusive (we had forgotten about this aspect of Mexican beach life). We rented SUP boards (not too far to the left once you hit the beach) early one morning and spent a few hours on the water - we'll repeat in the future. This is not a walking beach. We did spend a day at Playa Larga which more than met our expectations in this regard.
Market shopping at the Mercado, and the shops in downtown Zihua was fun...the Mercado's fresh seafood vendors offer fantastic product. The walk, once you orient yourself is fairly easy, and offers another view of life's slice in Zihuatanejo.
If you are independent travellers who do not get off on all-inclusive pampering and excess, and want primarily to look after your own meal planning, the PH at CVM should meet your needs. Surrounding restaurants are great! The pictures posted on the site Harriet manages speak the truth. This is not a tourist-trap location.

Fabulous view and great location!
We loved the open air living space! Great views especially during the evening when the sun was setting. There were bats that did come into that area at night. We were not bothered by this but did leave a light on in the kitchen area which kept the bats out of that area overnight! Bedrooms were very clean, roomy and comfortable! The cleaning staff were awesome as well. We thought the location was great. Just above La Ropa beach. The walk down was easy enough but the walk up was a pretty steep incline! Older people or anyone with physical issues would have to cab it back up. Cabs were easily accessible from the condo and cheap to go anywhere in Zihuatanejo! We had fabulous food the whole time in Zihua! From the street vendors to the beach restaurants or restaurants in town. The pools at the condo were also very nice with great views. The wifi router was changed a couple days into our stay which drastically improved the wifi strength!! This was our first trip to Zihua and it won’t be our last! The weather was fantastic and the relaxed, casual atmosphere of Zihuatanejo was great! We would definitely consider renting this condo again!

Incredible Views
We spent 9 days in this fabulous penthouse with it's amazing views. It is in a good location and well maintained. The only downfall was dealing with the resident bats that would appear at night which prevented us from fully enjoying the open living room area. Also, I didn't like having to clean up bat droppings in the morning which had to be swept daily. On site management sent in exterminators, however, nothing changed. Despite the bats we did have an awesome stay.

Great view!
Nicely appointed penthouse apartment. The location was perfect for walking to the beach or into town. The staff from the pool guy to our housekeeper were wonderful. The only complaint we had was the late afternoon heat. Because the living area is open we all ended up sitting in our bedrooms to escape the heat. Beds were very comfortable, the kitchen well appointed, laundry handy.
Bats at night took a bit of getting used to but we did. Overall a lovely complex that I would like to come back to.

Wonderful view and much more!
Spent 12 days in this property with family (all adults) in Zihuatanejo over Christmas and New Years. The condo is very well laid out and is in a great location in the La Ropa area with an amazing view. It was extremely well equipped and everything was top notch. Approximately 5-10 minute walk to the beach and many great restaurants (steep downhill to get anywhere, and obviously steep uphill to get back). In our view it was too far to walk to the central area of the town; luckily we had a car which we used to get to town, the Mega grocery store, Ixtapa for workouts and a yacht rental, and other further away beach areas such as Playa Linda, Troncones and Soliditas (the most charming and uncrowded of all!). The grounds and pool area are well maintained and lovely. The staff on the complex were pleasant and helpful and the cleaning people were friendly and efficient. Our only complaints were with respect to the resident bats and the ants in the kitchen. Someone came by to measure for bat nets but they weren't installed during our stay. Even when we left the lights on overnight, we still had to sweep up the droppings every morning. We also had to keep spraying Raid in the kitchen to keep the ants away - it appeared they were coming down the walls from the roof, which is, I suppose, what you should expect in an open-air condo. It was a bit annoying but certainly didn't spoil our holiday. We had perfect weather and enjoyed the condo and the area immensely.

Fresh Air, Amazing View, Relaxing Retreat
The condo was beautiful. As two younger couples without children we thoroughly enjoyed our stay and appreciated it as the best place I've ever stayed at on vacation. We loved the open air-living room; being from the Pacific Northwest, I was a little worried about it beforehand; but it ended up being my favorite thing. It provided a lovely way to experience Zihua and gaze at the view while still be protected from the sun after being burned - it wasn't even a bummer to have to stay out of the sun. We enjoyed the private infinity dipping pool from dawn til after dusk. The AC at night in the bedroom made it easy for us to sleep, we enjoyed using the kitchen, the Wi-Fi and just kicking back. I would recommend it to any adult couples looking for a place to stay.

Tan, Rested and Ready
The penthouse is very large, well laid out and perfectly located for easy walks to La Ropa beach and into Zihuatanejo. Our family of four appreciated the three bedrooms and bathrooms, which provided great privacy, as well as the large common areas. Harriet's guide to the area is filled with invaluable information, which we followed to the letter and found to be 100% accurate. We used the dipping pool in the unit as well as the complex pools everyday. Everything was clean and kept in good working order. The road into town is currently under construction so bring good walking shoes with decent soles to traverse the perilous sidewalks.

Relaxing in Mexico
What a fantastic unit, great views, spacious, clean and perfect for sunset watching. Awesome location, close to the beach and fine dining. Everything works, hot showers, clean water, Wi-Fi, good housekeeping. We highly recommend this unit for anyone looking for a special experience in Mexico! Harriet is very helpfull and organised. This is our 5th time at Casa Que Ve Al Mar and we love the complex.

Zihua Magic
This Penthouse exceeded expectations. It was beautiful, artsy, clean and serene. We were two couples and each bedroom was charming and comfortable. The view to the bay and beyond was mesmerizing and ever-changing. Loved the dipping pool and the other pools on the premises as well. The owner provided a very thorough and informative guide to the area's activities, restaurants and tips. There was a helpful Concierge and cleaning service provided. Very well equipped in every way. The pictures don't do it justice. Location was a short walk from the 2 best area beaches and you could walk into Zihua as well. We took a recommended snorkeling trip to Manzanillo Bay. It was as good as Hawaii and Belize in many ways for variety of fish and coral.

Retirees with young family
Lovely unit, well-equipped, great view of a beautiful harbor and town. Maid Service and other support employees very helpful.
Plenty to do and many places to eat within walking distance so much so that we missed out on some excellent touristic opportunities out of walking distance.

Amazing!
We just returned from 5 nights, it was really hard to leave. The home has everything you need to relax and enjoy your stay. Our 9 year old son loved the dipping pool. The view is spectacular and we enjoyed watching the sunset from the open air living room each night. The kitchen is well equipped and the added bonus of the laundry was great. La Ropa is a quiet lovely beach, we enjoyed the charm of this sleepy little town. If you are after an authentic Mexican experience then Zihua is for you. It was our first trip to Zihuatanejo and I can easily say we will never return to Cabo or Puerta Vallarta after discovering this little slice of paradise!

Halloween in Paradise.
This was our third trip during the Halloween & Dia de muertos celebrations and I must give Zihuatanejo 5 stars for the sweetness of the people and the charm of the downtown area. While in Zihuatanejo we always stay at Casa que ve al mar and have always been very happy. The staff are super and the condos are lovely. Please come.
