About this house rental
In 1998 I purchased this house located in the oldest part of Orvieto. It took 13 years and the help of two architects to restore the house to its current condition. The extensive restoration was done respecting the original character of its medieval neighborhood, as well as integrating all modern amenities inside. My house is located half a block away from San Giovenale, the oldest Orvieto Church, which was built in 1004. Orvieto is divided in four quarters (Quartieri) and San Giovenale is one of them.
Rental is available with a minimum of three nights stay. Upon your arrival you will be greeted by Paolo Luciani, the manager, who will meet you in the square in front of the train station below the rock.
Please look at the video and pictures, which are important as an introduction to an unforgettable experience for your stay in Orvieto.

The daily rental price includes mandatory city occupancy tax.

This place was magical -
A brilliant renovation - great location and with the best possible view
Everything you could want for a holiday vacation home . I was taking an art course and was able to come home for lunch daily - on route was a local butcher - a fruit and vegetable shop and a hardware store - the morning walk along the cliff with the extraordinary views of the valley was an added bonus

Orvieto is simply stunning and staying at this property was equally good! The veiws from the windows are magnificent. Bed was very comfortable and we would definitely recommend this property.

A 10 out of 10 isn't sufficient for this place...that's what you give a normal place that does everything right. But, this was an out-of-this-world place that does everything right.
The property is in one of the most amazing places in the world, with a tremendous view, great history, and perfect amenities. I don't know what to tell you other than "Go rent this place!"

The house has been thoughtfully designed and was very comfortable. Views were tremendous and we loved that the upper town of Orvieto is a walking town. Farmer’s markets on Wednesday and Saturday mornings. San Giovenale church was built in 1000 and is still in use every day. Beautiful mass on Christmas Day. If you’re looking for quiet and serene with great views, this is your place.

It started off a little rough, but we enjoyed the house a lot. The location is fantastic and the views are incredible. It is pretty inside on all the levels and it felt cozy. We would recommend this place to anyone!

The property is extraordinary! We would stay here again in a heartbeat. Perfect location to explore Umbria and what an incredibly historical and beautiful building it is. It’s in a lovely quiet part of town with beautiful views of the countryside. If you do drive, the parking lot is a good distance from the property - easy walk with the wonderful escalators.

House on the rock was wonderful. The home is in the oldest part of town and overlooks the stunning valley below. Owner and manager were great to work with and very accommodating. House has unique layout with multiple floors and looking into original Etruscan cave. The setting gives you a true experience. This house is ideal for 2 couples or family with older children. Orvieto is beautiful with great restaurants, lots of history, and as a base to explore Umbria and Tuscany. We hope to return again!

This is a difficult review as it will not apply to all types of travelers equally. We were four over 65 seniors with significant overseas traveling experiences. We understand the difficulties of renting within a Medieval City and types of issues that you might have - i.e. stairs.
The property is in terrific condition, but it is still not for everyone. There are two full flights of stairs between the upstairs and the second bathroom. In our case, we had two couples and one occupied the upstairs and one the downstairs. As the downstairs tenant, it was very difficult at our ages to constantly add two flights of stairs to nearly everything that you did - bathroom, changing clothes, etc.
If you are young group - no issues at all. If you are traveling alone as a couple, no issues. But I could not recommend it for older travelers or a younger family with young children.
That is the only real negative that I have. There is a washer/dryer in the basement (rare in Italy) with a dishwasher in the kitchen (even rarer). The facility was beautiful, and the view was to die for each morning.
Giovanni and Paolo were gems to deal with and there were absolutely no real surprises. We knew that Paolo spoke very little if any English and were ready to deal with it. He was patient and helpful. Giovanni stepped in when we needed more complicated communication.
All in all, it was a wonderful place. Just be aware of the potential traveling companions that are ill suited for this location.

I can’t believe we were able to stay in this amazing property! The house is beautiful, and beautifully decorated. The excavated underground is so incredible, we went down there often. In fact, we found the bed in the lower floor more comfortable, so we slept down there too. The location is next to the best view in town and yet close to the parking lot elevator and escalator, and great restaurants. We highly recommend Mezza Luna for dinner, but definitely make a reservation. In short, if you will be staying in Orvieto, rent this property.

Interesting apartment in tufa block with outstanding views over Umbrian hills. Real sense of ancient history while being comfortable. Plenty of towels and pillows - a plus. Walking distance to everything and great sunsets. Only thing to improve it would be a small outside deck for coffee in morning and wine in evening. Maybe off the office/third bedroom? We encountered no fantasmi (ghosts)!

This was our first time in Orvieto, just two couples. That is all I would recommend. Access is hard everywhere on this hilltop but Paulo made that simple to check-in. Parking is not near the property, it is a parking lot down below. Expect a 15-minute walk to get to the car. We also had to leave early and the area that is the best access was closed at 6:00 am. This is not a negative as every property has the same problem, just good to know. Make sure to rent that smallest/narrowest car possible. The villa has incredible bones. The decor is dated but suits the needs you will have there. Either bring shower/hand towels or request additional. We only had one small bath towel and the other three were small hand towels. There is one very small hairdryer in the upper bathroom. Bring your own soap/shampoo. There were a few leftover bottles of what others have left but I would not rely on those having much in them or of quality. The upper bedroom is very tight with space, I would recommend putting suitcases in the "office" at the entry to make it easier to move around. There is a big bed though and a very firm mattress. The pillows were good as well. The walking town is AWESOME! We found incredible food and friendly locals. What a great three days in Orvieto!

Beautiful Place
Historically fascinating, gorgeous place. Everything was perfect from check-in to check-out. Orvieto is a wonderful place to visit. Staying here made it extra special.

House with a view!!
Renting this property was smooth. It was easy to work with the owner and property manager. It was easy to take off a day at the end of our trip. The view is to die for!!! You can see the hills and mountains on 3 sides of Orvieto. We did wish we had a place to sit outside with patio furniture to eat and have wine out there because it was breathtaking. The walk into the piazzas was nice. Wouldn’t recommend for folks who can’t get around too well but we enjoyed the short walk. The house is charming with the caves below. Quiet unique and unlike any place we’ve ever stayed. Just a few things that we struggled with: beds were not comfortable, a loud dehumidifier went off every 6 min in the downstairs bedroom so it was hard to sleep and linens/towels were old.

The house is beautiful, and well maintained. The location is superb, and found the neighbors friendly. We had an almost immediate response to any questions we had concerning the house. Overall. We had a great experience.

Spectacular location for the right visitor
The views from the living room window and outside this apartment are (no exaggeration) spectacular. It would be lovely if there was an outdoor area to sit to enjoy the view. We loved Orvieto and staying in the old hilltop town was very fun. The apartment was a challenge for us, due primarily to the fact that it is not just one flight of stairs down to the second bedroom, it is another flight of stairs down from the second bedroom to the second bath. That bath always felt somewhat dark and damp but everything worked okay, including the washer and dryer located there. The upstairs bedroom and bath are just fine, and the kitchen is very small but adequate for preparing simple meals or snacks.

❤️🇮🇹Fabulous home built on Etruscan caves in old town Orvieto with Umbrian views! Unbeatable!
My sister and I rented Giovanni's home in Umbria for our first trip to Italy. We could not have had a better home base to explore the Umbrian countryside 😍! The house is in the old historic center (trust me, it’s totally worth staying in old town), right on the edge of town with incredible cliff views. From your bedrooms, the kitchen/ living rooms the house looks down into a charming valley, picture farm houses framed with cypress, freshly bailed round hay bales drying in the fields, rolling hills rising up behind them.
This home is the perfect home base! We picked up freshly ground espresso at a cafe to make at home in the stove top Moka, picked up our bounty of fresh fruits, cheeses, and cured meats from market day.
Do not miss the humble church steps from your door, multó veccio y bella (old & beautiful). The duomo is stunning, pro tip: go 30 minutes before closing for a near personal experience. Do not miss the underground caves or the well of St. Patrizio, true feats of engineering!
Come be a part if Etruscan history, sleep in the cave bedroom, such a unique amazing experience.
Trust your host’s taste in restaurants, we LIVE to EAT!! You’re in truffle country, game hen heaven, and home made pasta with boar stew 🍷❤️🍷

I read some people complain about Paolos lack of English… have they forgotten he’s Italian and you are in Italy?? We had no trouble writing on what’s app (he translated the English and wrote back).
Paulo was our saving Angel. My data stopped working just as we were supposed to meet him, we took a wrong turn and got completely lost. We must have delayed him 45 minutes. My data came back on, we had wound up way outside town, sent him our location and he came and rescued us!! He could not have been more patient or any kinder.
Thank you both to our host and Paulo for giving us an experience of a lifetime!

Wonderful Holiday Rest
We had just finished a strenuous Rick Steves Tour of Sicily, and wanted to spend some days rewinding, relaxing, and getting a feel for a different part of Italy. This place was perfect, the history of the house is amazing, and the decor and fine workmanship of the cabinetry was outstanding and it carried throughout the entire house. We were close to town and enjoyed the people, the food, and the scenery. I would recommend this house to anyone who wants a unique experience in a hilltop city.

Amazing views!!!
House was so interesting and the views!!! The location was charming and close to shops and restaurants. I will say that you must download the Whattsapp app before you go since Paulo the house manager only speaks Italian, they was my mistake but we made the best if it and had a great time.

Amazing location in Orvieto!
This house in Orvieto was PERFECTION! My husband and I took his sister and her husband there for their 15th wedding anniversary, and we had an amazing time! The views cannot be beat, the accomodations are literally perfect, the beds are comfortable, and the A/C was cold (it was warm during our visit). We stayed a week and we saw everything Orvieto had to offer - it will forever hold a special place in our hearts. We really enjoyed dinners at Carlo's, and the meat served by Pippo at Antica Bottega Al Duomo, and wine tastings at Custodi & Tenuta. It was the perfect/ most relaxing location for our trip!

A unique home with beautiful views in Orvieto
Staying at Giovanni’s home in Orvieto was one of the highlights of our trip in Italy. The house sits at the edge of town atop of Orvieto’s tuff cliffs. This location provides picture-perfect views of the surrounding landscape. In addition to the great views outside, the house is built above its own Etruscan & middle-age, man-made cave system that was carved out of the volcanic rock. The cave has been renovated to accommodate modern amenities (bathroom, bedroom, etc.), and was so unique to us, we had fun just wandering around.
As for getting to Orvieto, we arrived by train, and were greeted by the house manager Paolo. Paolo then drove us from the station to the house. This service was very helpful and talking with Paolo was a great way to to be introduced to Orvieto.
Orvieto is a great town to visit, and staying at this house will provide a unique experience. If we are able to visit again, I would definitely try to seek this place out—it would be exciting to see the changes and improvements Giovanni has in mind.

Beautiful property and great location. A few details overlooked.
Architectural restoration was beautiful. Wasn’t informed that local manager wasn’t available until we arrived and called the owner. Manager initially fixed the internet and water tap that was loose. Water heater was not fixed. Ignored communications to again fix the internet - so were without internet for 80% of the trip. Not to mention no hot water in master bath and kitchen for most of the trip.
We would stay again if convinced these issues are addressed.

This place is truly amazing - all the creature comforts of the 21st century meets intertwined with 2500 years of history under one roof. If you are looking for a place to stay in Orvieto, look no further. My teenage children (and wife) can't stop talking about this place. Xmas vacation in Orvieto
My wife and I met Gianfranco in Orvieto a couple years ago when he was there checking on the house remodel. We called him in the beginning on 2014 to see if the house was done and we told him we were going to Orvieto in Dec.and he said it would be done and we could be the first to rent it. We did not hesitate and told him we would love to as we knew the location of the house in town and how great that is. When we got to town, Sylvia and Julio met us at the square and took us to the house to show us and answer any questions we may have about the house. Everything was perfect and we felt right at home, you could not ask for anything more and Sylvia and Julio are only a phone call away plus they have a family business rite in town. Orvieto is a wonderful town to spend time in as this was our 4th time there, it is also a wonderful place to base yourself and do day trips to many other towns and villages. We were there for 3 weeks with a car, but you have the option of using the train as the station is at the lower part of town or renting a car next to the train station. Gianfranco was wonderful to deal with, was always easy to reach by phone or e-mail. I would have no problem telling people to rent this house because you will feel right at home while being in Italy. I love to cook, so I cooked about half the time and we went out the other times. Friends of ours came and spent a week with us and loved the house and time in town. I would highly recommend this house to anyone.
