County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

We celebrated a birthday with a group of 12 people and this property had the perfect capacity and options. Great to have hot tub, pool table and ping pong, house was beautiful and kitchen was updated since listing photos. Very comfortably fit 12 including enough privacy for multiple couples. One of the better stocked rentals I’ve stayed in with kitchen tools/utensils, spices etc.

We had such a great time using all the amenities (including a fully stocked kitchen) and were able to turn a bad-weather weekend into an incredibly fun stay at this house. Management was quick to respond, easy to communicate with, and very accommodating to our needs. Thank you!

This house had everything! And I do mean EVERYTHING you need to enjoy your stay!! Property was in the perfect location! It was clean, nicely decorated and fully stocked. Property management was excellent. Even deliberating ice melt after hours! I highly recommend!

We were a group of nine adults, two kids and a baby. The house was very comfortable with enough space and privacy for all of us. It's strategically located in Carnelian Bay, ten mins from two Safeway supermarkets and close to North Tahoe and the border with Nevada.
Comfortable beds, big Kitchen, relaxing hot tub and fun pool table, spacious driveway and garage enough for 4 cars. And, Last but not least, extremely well stuck kitchen
You will definitely enjoy the feeling of being in a mountain lodge.

Great spot for enjoying Tahoe!
Lovely property with everything you could ask for in amenities. Honestly the best stocked and most organized kitchen I've ever seen at a VRBO! Plenty of room for the 10 of us that stayed and worked remotely to fit comfortably.
Only caveat - the internet was super spotty! Many of us had to work with our phones as hot spots during the day. I'd highly recommend the property managers look into fixing this before recommending it for remote work.

The home is just as pictured - very large and great for groups. The kitchen is fully stocked for those who like to prepare large meals. Tahoe Luxury Properties were extremely helpful and pleasant. Highly recommend.

Lovely home for families
There were 9 of us originally, one couldn’t make it due to an active Covid diagnoses. The house is very lovely and well appointed. Everyone was happy with their rooms and accommodations. The pool table served us well as we were snowed in during the Xmas holiday and couldn’t leave Tahoe for two extra days. Roadways were shut down completely. Here was a slight mix up when we had to add the additional nights, but Tahoe Luxury Homes took care of it all. I wholeheartedly recommend this property to anyone looking for a family or large gathering. Location was superb and the kitchen very functional for all that needed to cook, especially the hectic holiday Roast Beef.
Thanks again for the terrific holiday, sans the blizzard!

Wonderful house with lots of space for all of us. The deck & hot tub view amazing. Gorgeous fully stocked kitchen with everything you would need & want & then some. Loved everything about the house.

Great Place for a family gathering
Very spacious and clean house. It accommodated our family exactly as expected. The location is great and not too far away from the slopes or stores. The driveway was a bit difficult to deal with due to the icy conditions but that shouldn't stop anyone from booking this house because it was everything you would need for a family getaway.

Beyond Incredible
My family and I have been renting homes in Tahoe for over 10yrs and this was by FAR the best house we’ve ever stayed in. The house design is absolutely perfect for large families or friends since there are 3 floors with 2 bedrooms and baths so there’s plenty of space to retreat in privacy and not be crawling all over each other. The kitchen was gorgeous with every high-end appliance you can think of. The utensils were immaculate and each drawer was so organized! Typically one has to rummage through drawers filled with odd, random collections of utensils that have been used for years or left behind by other renters. Not here! The great room area is cozy yet spacious and the deck with hot tub off the main floor is large and a peaceful delight under the stars. Everything was so easy—from the tv remotes to connecting to the sound system to turning on the fireplace. We truly couldn’t have been more happy to spend our Thanksgiving in this fabulous mountain home. The location is convenient to town or any resort (not that we went during this time) as well as the lake. WHICH you can see through the trees! I can’t recommend this house enough. We were sorry to leave.

Great home and a perfect fit for a family vacation .
Treetop Lodge has everything your family or friends would need on vacation with all the comforts of home plus you're in Tahoe which makes the experience even better. From the way the house is decorated to the amenities available to you i.e., the kitchen has everything, pool table, ping pong table, awesome beds, best spa setting you can imagine and BBQ is top notch to name a few. We had dinners at home every night, no need to go out as much more enjoyable eating in. You will love this home...Highly recommend to future renters.
