About this bed and breakfast
The Sebastopol Guest House is an eco-friendly, modern, stand-alone building with a high beamed ceiling, operable skylights, many windows and polished concrete floors. We LOVE sanitary. We use medical grade disinfectants, and always have. The bed and bedding is scrumptious, Guests have said it's a "sleep magnet". We do not use toxic air fresheners, cleaning products, fabric softeners or scented detergents. There is heat and air conditioning, a full kitchen, strong wifi, SMART T.V. and a docking station for music. French doors open to a private patio covered by an arbor of grape vines.
The Guest House is downtown, yet located on a quiet country road which is walking distance to the Barlow, Zagat rated restaurants, The farmers market, breweries, tasting rooms, galleries and boutiques. Gorgeous wineries are within a 10 minute drive. We are fluent in Sonoma county. You'll find our extensive guide book we've created with insider lists of eats, drinks, adventures, spa services and more. For a multitude of reasons this private residence is not suitable for children, or anyone with mobility issues. It's a space for up to 2 adults who will sleep in the same bed. If it's your first time with us, tell us about yourself (and anyone who will be joining you) where you'll be coming from and what brings you to the area.

My wife and I booked a stay for three nights at this beautiful cottage. The discrimination was spot on and the host was very pleasant and welcoming upon our arrival. Wendy and Lisa have a beautiful property and were very helpful with suggestions on places to visit and information on restraints in the area. We will definitely consider staying here on our next visit to Sonoma county.

We had a wonderful stay at the Guest House. It was just perfect for us as we were attending a weekend wedding in Bodega. The privacy, gardens, cleanliness, unfussy tasteful decor, wonderful bedding, and quiet neighborhood were much appreciated!!

It was an absolute joy to stay in Wendy & Lisa's gorgeous guest house! We found the space exactly as described and shown in the photos, if not even more beautiful.
It was lovely to actually meet our hosts, who even shared some homemade garden tea and fresh yogurt--such a treat!
We slept so well in this space and wouldn't hesitate to return. Absolutely recommend this place for a couple visiting Sebastopol and the surrounding area :)

What a great guest house! The flower gardens and path leading to the gate and front door were perfect, and provided delightful views, scents, and a sense of privacy. We really felt like we were able to ‘get away from it all’ in these accommodations. At the same time, the location could not have been more perfect for our outings. We were able to walk into town for morning coffee and late evening meals. The recommendations provided by the hosts proved to be some of the best meals we have ever had! And the location also gave us the opportunity to drive for day trips to hike Bodega Bay, drive along the Russian River, and see and hike in the Redwoods. Close enough also to spend a day on a guided winery tour, and a late afternoon getting massages. It was perfect for what we were looking to do. One issue did arise, but that was addressed promptly and fairly by the hosts. We would definitely stay here again – there is way more to see and do in Sebastopol and the surrounding areas than we were able to accomplish, and we loved this little hideaway!

The property is very nice and quiet. It was very clean and spacious. The host was always available for us. She had a manual with all her favorite places to visit, and having that really helped us. All her recommendations were excellent. Thank you Wendy and Lisa.

The Guest House was amazing. Absolutely everything needed for a relaxing stay. The hosts are very conscientious, and we really appreciated the attention to detail. The location is perfect. Easy walk to The Barlow in town. Short drive to Bodega Bay as well as many wineries. We can’t wait to return!

Came in over the weekend for a gathering in Santa Rosa, but we have always loved Sebastopol. This place is so close to everything and yet felt very private. Great communication with the host and provided everything we needed. Easy! Highly recommend this place for any couple looking for convenience, location, and privacy.

The guesthouse was located in a quiet community great as a central location to access the coast and wine country. Landscaping around the property was beautiful and well maintained. The furnishings were just right for two people. We’d highly recommend staying here.

There were so many good things about our stay. It was quaint and close to the city.The owner took her time to explain the places to go. She brought freshly laid eggs. Communication was good, mostly by text. She gave us an early check in. But there were a few things that caused me to rate it lower than a 5. The list of rules is a book long, and they require a picture of you before you can rent the place and require that you pay an extra $65 for insurance in case you damage the property. Maybe that's normal. But, most places don't require you to squeegee the shower every time you shower or ask you not to cook bacon on your last morning. We followed the rules. But the worst part is that the day that I returned, I noticed a $150 cleaning fee on VRBO. I texted Wendy to see what that was about. She said that they spent 3.5 hours extra to clean the kitchen. The kitchen is a small strip and we only used it to cook breakfast and I filled the dishwasher and didn't start it like she asked, cleaned the pans and wine glasses and left them on the drip board. Left a loaf of bread on the counter for her chickens.I left a pile of dirty towels on the ground for her in the bathroom to be helpful.(she complained about that.) My advise to you, if you stay here don't use the kitchen. I spoke with VRBO and they said that I am not responsible, because it doesn't say in the rules that they will charge extra for cleaning. Still, it was just regular clean up. I was unpleasantly surprised.

Loved staying here. Wendy gave us great suggestions and our 10th anniversary was low key and relaxing. If I had one complaint it’s that I never knew how much I needed skylights!! :) Don’t know how I’ll ever go back to a place with no skylights. But seriously it was great and I have no complaints at all. Sebastopol is a great town and I hope we can make our way back in the future.

The property is beautiful and clean. As you walk in, you are surrounded by a lovely garden. The patio area has a small table to sit and enjoy your morning coffee. Inside the cottage is spacious, with wood beamed, high ceilings. The owner anticipated all of our needs, right down to offering fresh eggs from her very own chickens. Would highly recommend!

We spent a week here last week and everything about it was perfect! This property was exactly as listed. Communication with the hosts was excellent. Home away from home is an understatement, truly an oasis. The attention to details, cleanliness and the welcoming hospitality of the hosts was unparalleled. This location was perfect to visiting wine country or just enjoying the beautiful area. We will definitely stay here again and highly recommend.

We loved our stay here. Wendy was super helpful and gave us great tips for what to do and explore. The guest house is lovely and filled with wonderful amenities. The private patio is perfect for morning coffee or afternoon wine-sipping watching the occasional hummingbird fly by listening to the fountain under the grapevine arbor. The decor is lovely and has a relaxed feel. You can walk to a nearby park and to “the Barlow” - which was a fun adventure. Lots of great restaurants, cafes and shops nearby. This rental is a gem.

My husband and I celebrated Autumn for a few days and stayed at Wendy and Lisa's wonderful little cottage.It was an easy walk or drive to downtown. The bed was very comfortable, the towels were lovely and the kitchen complete. Everything was spotless when we arrived, and as an extra bonus there were fresh eggs from their hens on the counter!!
The place was filled with countless little details that made us feel like very special guests! We look forward to a return visit soon

We had a wonderful experience staying at this property for a few days in mid August 2022. I have family living in town and we drove up to visit from SoCal. This guest house had everything we needed plus lots of personal touches by the owners. Hummingbirds come to visit outside the bedroom window and on the private patio. You are surrounded by trees and vegetation and gardens. The bed is very comfortable and there is a full kitchen if you need it. The owners have a helpful manual with lots of suggestions on where to eat and drink. Great communication. Yes, there are a lot of instructions, but go with it, they are there to help answer anticipated questions and keep the property functional for you. We definitely hope to return!

Serenity in Sebastopol
Everything about this property was wonderful, from the lovely garden path leading in, to the peaceful courtyard, to the well-appointed and extremely clean interior of the guesthouse. It is located in a quiet neighborhood with a country feel, and yet within walking distance of downtown. Our host, Wendy, communicated clearly and in a timely manner leading up to our trip, and was so helpful when we arrived.

Fantastic cottage in a quiet location
My husband and I spent a lovely weekend in Sebastapol. This cottage was perfect for the two of us. It's clean and surprisingly spacious. Wendy was such a gracious host and made sure we had everything we needed. Once we got there it was an easy walk to downtown and the Barlow. We will definitely be back.

Lots of Instruction.
The house has all the things that make a visit pleasant. It is spacious, nicely furnished, has a great kitchen and is in a quiet neighborhood. There is also a wonderful patio. The host (Wendy) was cordial and communicated with us extensively prior to our arrival then let us alone after we arrived which we appreciated. All that said, there were some minor negatives. If you stay here, be prepared for many instructional notes in addition to a notebook with several pages of do's and don'ts. Some of the notes were helpful. Others were irritating. For instance, among others, there were notes instructing us how to open both the entrance door and the bathroom door (don't let the bell on the entrance ring too loudly. Solution - either get rid of the bell or get a different bell). There were notes that told us what not to touch and how to use some of the things we could touch. A tip for visitors, bring slippers when staying here. The apartment has a cement floor that was cold even though there were a few rugs. Perhaps during the summer the floor is not as cold but in the winter you'll want something on you're feet. Another issue, the television is small and a bit hard to see from the couch. When traveling, my wife and I enjoy watching foreign films. Reading subtitles required sitting on the cold cement floor.
These are minor irritations but detracted from our stay. Overall, this is a very desirable place to stay and Wendy is a cordial, helpful host.

Everything was great at this property, which is a good fit for couples. There are lots of small touches inside and outside that show the care and attention paid by the hosts. The wine tasting referrals were a great touch, too. The house is located within walking distance of downtown Sebastopol.

We had a wonderful stay. Wendy and Lisa are amazing hosts with special welcoming touches like fresh persimmons and limes, homemade iced tea, and refreshing herb infused water. Great tips on local eateries and adventures! Loved our time here!

Long weekend getaway
A lovely property nestled in a quiet residential neighborhood within walking distance to dining and entertainment options.
There is a peacefulness here, both inside and on the patio. Wendy and Lisa have taken care to create an environment that has been thoughtfully appointed, and warm and welcoming.
I really enjoyed watching the hummingbird wars as chasing one another to get to the feeder.
