Newly renovated in Oct. 2017! We overlook the Sea - not the details! Simply put, this is the BEST view of the Caribbean Sea and the Cancun strip that you can possibly get! There is nothing between you and the ocean except a beautiful sandy white beach! Your view is 180 degrees of pure heaven! This is the view you have always wanted but rarely get! Fall asleep to the sound of the ocean. Private! No pool or restaurant noise heard from this unit! You are SAFELY on the second floor in an infrequently travelled area -- not on a busy hallway.
Welcome to your home away from home! We are NOT a hotel; we are individually owned units and as such, each owner is responsible for their own units. Just like your home town, some people take good care of their place and others do not. We DO and we are always updating things! Here you won't find a hotel lobby, bell boys, maids putting chocolates on your pillow, or fancy soaps/shampoos in the bathroom (although I do provide some in case you forgot yours). If you need these kinds of amenities, there are other full service places in Cancun that would suit you better at a price to match! But, if you enjoy feeling like you are staying in someone's private apartment, then you have come to the right place! Once you get the key from our on-site manager, and you open the door to your unit, you are 'home!' Welcome!
Located in a very private section of Building 4, our highly rated CLEAN and SMOKE-FREE studio apartment contains two comfortable Queen size pillow-top beds (sleeps four) with plenty of pillows. Many Mexican resorts have thin mattresses - some are even on concrete slabs or have no box spring. Not ours! We have box springs and nice thick pillow-top mattresses! We also provide newer bedding (sheets/pillow cases).

Clean pots/pans/Corelle dishes/cutlery/spices/barware are all provided so you can leisurely eat in while enjoying the best view in Cancun!

Convenience store (at front gate) sells bread, eggs, butter, tortillas, snacks, soda, beer, etc., as well as water bottles (about $3 USD) to refill your in-room ELECTRIC water cooler.
Our infinity pool (newly renovated in November 2014) with divided wading section for youngsters is surrounded by chaise lounges and palapas (thatched umbrellas for those who want shade). The best spot in the pool is at the edge where you can people watch those on the beach and soak in the sight of the Sea and the sound of the waves. You could stay here all day -- and sometimes people do!
An on-site restaurant and bar (accepts pesos, USD, or credit cards) at pool level serves meals from breakfast to dinner and has a wood fired pizza oven. The restaurant also features a roof top sunning area with a small dip pool (meal/drink purchase required). You can see the dip pool from your balcony. (See photos.)
A swing set/slide on the beach is available for the little ones.
- The condo complex offers gated 24-hour security
- A public bus stop (12.5 pesos per ride or about 85 cents USD) is just outside the front gate with frequent buses running until 4 am
- Taxis readily available and can be called at the security gate. (They arrive in 30 seconds or less!)
See our calendar for daily rate and availability. Rates includes all taxes/fees. The only extra fee -- if you wish to request it -- is for Maid Service at approximately $25 USD per day you require it. Most people do not request maid service, but it is up to you and you might wish to have this service if you are staying longer than a week. Upon arrival, you can let our on-site manager, Carmen, know if you wish to have maid service and which days you require it. (I always pay your exit cleaning.)
An OXXO convenience store (similar to '7 Eleven' stores) across the street offers prepared foods, groceries, beer, snacks, etc., just like convenience stores in the USA, although we like to patronize the store on our property.
Navios restaurant across the street has excellent food and provides a romantic atmosphere with tables out on the lagoon deck or under a large thatched 'palapa.' Prices start at around $17 USD. For a more casual and inexpensive evening, 19.5 KM Burger (also across the street next to OXXO) has great Angus burgers, burritos, fajitas, fish tacos, etc., and also serves breakfast on the lagoon. It is open late. Don't miss these places for at least one 'sunset dinner!' For REALLY authentic Mexican, El Galion, also on the lagoon side, but to the right as you exit the front gates, is a lunchtime favorite of locals. Here you can eat $1 fish tacos and $1 Corona beer with your toes in the sand, right next to the lagoon under a big thatched roof. Don't be surprised if a guitar player serenades you! We can give you more recommendations! I will email you my personally created 30+ page booklet upon receipt of your deposit. In it you'll find all kinds of information about airport transportation, where to eat, what to do, etc. No one gives you this much info! We have never had problems with water or food quality in Cancun.
Nearby are some other great restaurants, shopping, and sightseeing. The Mayan ruins of El Rey are within walking distance and the new Mayan Museum is also nearby. On the beach you can find parasailing and jet skiing just 90 seconds from your unit. Other water sports and fishing can be arranged as well. Golfing can be found at the Iberostar Golf Course just down the street. (I had a guest hit a hole in one there!) Isla Mujeres is a wonderful day trip that will make you feel like you are a million miles from home (you can get to the Playa Tortuga ferry by bus).
The sea turtles (we have plenty of them!) lay their eggs from end of May to October. You'll see them swimming in the morning hours after they have laid their 100+ eggs on our beach the night before. The hatchlings start to come out of their shells around August to October (45 day gestation time) and it is great fun for young and old to release the babies into the Sea during the evening hours when they have a better chance of avoiding the pelican and sea gull predators. This miracle of nature is something everyone should see!
I hope I have convinced you to come to Cancun. All you need is a bathing suit, beach towel, sunscreen, and a few sundresses/polo shirts & shorts for evening. Even the best restaurants in Cancun allow shorts, but if in doubt, call ahead to find out.
We find this to be a very safe area and we have never had security concerns. My 80 year old parents don't hesitate to ride the bus at night here. Of course, you should not let your guard down just because you are on vacation. Lock your valuables in our electronic safe when not in the room, lock the door when gone, and use the security 'stick' in the track of the sliding door if you want to leave it open for air when not in the room. We have tried to supply you with everything to keep you feeling safe and secure. It is 'overkill' on my end, but I want you to have the perfect vacation with no worries!
Lastly, all Cancun Plaza units are privately owned, and the quality of each unit depends upon each owner. Some invest in their units (as we do) while others don't. Some owners have turned their units over to rental companies whose standards are not worthy of your hard-earned money. Some don't even provide the basics!

We stayed a week in Marien's condo with my husband and 7 month old. It was the perfect location and set up for my little one. No need to bring a stroller as you're just steps from the pool, beach & restaurants. We just brought a baby carrier and that worked for us. Condo was organized and cleaned and the kitchen was equipped to cook in. I enjoyed interacting with the staff on site and Carmen was very helpful as well! I would definitely stay here again! Thank you Marien for everything!

This was the perfect place for us to unwind, relax, and recharge for our 25th anniversary. The condo is clean, comfortable, and well equipped, and the location is stunning. We made a circuit from watching the sunrise on the balcony, to relaxing at the infinity pool, to basking on the beautiful beach, and back to the balcony in the evening to watch the stars above and the sea turtles nesting below us.
You're a short bus ride from the grocery store if you want to eat in, or walking distance or another short bus ride to all the restaurants your heart desires (we fell in love with the Galeon de Caribe and ate there 3 times).
Overall excellent experience and look forward to coming back again!

The kitchen boasts a wide range of utensils, allowing you to whip up culinary delights while enjoying the breathtaking scenery. And to top off all that, the owner is a grade A host that gladly invites questions anytime and instantly!!

This property was exactly described. The owners went above & beyond in not only creating a wonderfully useful guidebook, they also made sure it has everything a guest could possibly need. The room was comfortable and clean. We have zero negative things to say & should we come back to Cancun, we would definitely stay here again.

•a few tweaks to furniture placement + couple updates and this room would have 0 cons
The cons did not kept us from having a great time, the pros outweighed the cons.

We had a fantastic time in Cancun. We enjoyed most all of the host's recommendations that she sent in her document and enjoyed every single one of them. You cannot beat this view! The hotel was perfect with lots of shaded seating by the pool and seconds to the beach. The condo was kept clean with everything you need there for you. I do wish there was a little more space to unload your luggage, as a family of four with two small kids staying for an entire week it was a little difficult staying organized. Luckily for me, I was unbothered because we were out and about mostly. Thanks for a great stay we hope to be back next summer!

I had a short stay, I had such a great experience from the booking to the information given peor to my stay the owner was amazing on providing all details I needed for my stay. Carmen was great at checking me in and was very responsive when I had questions. This place is so cute, the kitchen is fully stocked, my family and I watched the beautiful sunrise while eating breakfast in the lovely patio.
The restaurant downstairs had very great food and drinks and the pool was great just right in front of the ocean. Loved that this beach was not crowded at all we were able to relax and enjoy the beautiful beach. Will definitely come back again. Thank you for everything

We stayed in Marien’s unit from January 8 to February 2, 2023. 3 words! WE LOVED IT! Already booked again for next year. There are so many good things to say and its hard to add to what Marien has already posted on this site but this is my part.
First of all, Marien replies within a few minutes. Carmen who is the property Manager, is also very quick to respond and will do all she can to solve any problems you may have. That is very important to us.
The location A+, the condo A+ (please note, it may be a studio but its a good size and the balcony (Oh! The Balcony!!!) is used like an additional room in the unit. We spent time on the balcony for coffee, afternoon drink, supper and after dark to watch the cruise ships and the stars! The hotel restaurant is good and convenient (good pizza), beach amazing, pool is fantastic. Always chairs available. I could go on and on. This is an older building but well maintained, safe, quiet. The condo has all the amenities you can think of, the beds are comfortable. Bus service at the door to take you to shopping, ferry to Isla Mujeres + All I can say is we are looking forward to our next visit in 2024.

The Condo had an amazing view of the turquoise water from the balcony. The first morning we saw turtle tracks in the sand where the turtles came to shore and laid their eggs. It was only a short walk to the beautiful infinity pool and the beach. Marien provided LOTS of information and answered ALL the questions we had. Easy to get around with buses right outside the property for $1 you can go most places. On-site store was so convenient. There was a great restaurant Km19.5 across the street. We ate breakfast there almost every morning. Recommend taking the bus to the ferry and visiting Isla Mujeres for a day. Rent a golf cart and be sure to drive to Punta Sur. This was our first Cancun vacation, and we can't wait to go back!

BLUF: 3 star room on the water. The owner was very friendly and communicated very well before my stay. Upon check in I noticed the pictures online did not fully match the current condition of the property. The photos seem to have been taken a while before. The view was exactly as show but the cleanliness and condition of the property could have been better. It was in line with what I paid. Essentially a 3 star hotel quality room that I wasn’t going to be in all day long. Just sleep and not much else. If your looking for a luxury room you can lay in all day and enjoy the view book a 4 or 5 star resort with a view which might the more expensive. My standards are Hilton, Embassy suites, Grand Hyatt or better so I may be a tiny bit bougie. I do not feel I overpaid. You can just tell the owner hasn’t been there in a while to see that the maids can do better (hair in shower, bed, and both ice trays in freezer) and rusted items need to be replaced or removed. Note, the air conditioner cannot be ran all day long so if you plan on staying in the room your whole stay this is not for you. The AC started to leak very badly during my stay. It was fixed the next day (I did have to sleep hot for a night, but no biggie) but this was very unexpected. Definitely not a bad stay, I just would not book this room again.

We initially rented this property because of the amazing location and great deal for the week. However, once I spoke with the owner I realized how amazing she was! She sent me TONS of information pertaining the condo and recommendations for favorites things to do/places to eat. We made a lifetime of memories this past week, all thanks to her. The beach, pool, and staff were all amazing. We are already talking about coming back next year!! If you’re wanting to go to Cancun, this is 10000% the place to stay!!

Property owner, manager and assistant very responsive!
The view is amazing in this unit with easy access to the restaurant, beach and pool. It is on the quiet end of the hotel zone, but bus is accessible on both sides of the street to get to the action. The guards will even call you a taxi. The Internet isn't the most stable in Cancun, so not ideal working location if reliable Internet is needed. Marien has provided just about everything you need in the condo, which is very helpful. This condo is definitely a home away from home and you won't be disappointed! The owner and property manager were quick to respond to questions. The property manager addressed our concerns quickly.
Pros: excellent view of the ocean, pool was nice, very good air conditioning and fans which kept the room very cool. The shower was large and there was lots of hot water
Cons: the condo was more dated than we expected and smaller. There was a mildew smell in the unit.
The safe did not work using the key pad (but there was a key to use), the sliding door to the balcony did not slide and had to be repaired. Also the lock did not work. We were given a longer stick to put in the track for security. The wifi did not work but we were given access to the adjoining unit wifi. The water cooler was not the same as in the description and we needed help to get it to work.

Amazing sea view from the apartment! The pool is also really nice. Marien - the owner and Carmen - the manager - look after the guests. The apartment is clean and equipped. I'm sure you'd receive all the important information before your arrival, incl. local transport, restaurants, facility regulations. We only had one problem. Wifi stopped working two days after arrival due to problems with the provider. We had to use public Wi-Fi which was unstable. Marien and Carmen wanted to help, but the provider didn't fix the problem until we left.

They say a picture is worth 1000 words and boy was it. This was such a great place to stay! It had everything we needed and more......The picture on the listing is 100% accurate and we LOVED the balcony. The information packet that was sent was awesome and gave us some great idea's for places to eat!! The security guards made us feel so safe and secure and they were so nice and helpful. We will definitely be back.

Location location location!!! Want on the beach? This is it! Can't describe the beauty of the view from your bed let alone from the balcony. Pool was spotless but chilly. Food options are across the street . We got breakfast tacos from the OXXO. El Galleon ...$1 us. fresh prepared fish tacos, $50mx cervesas.

Beautiful View
The location is very conveniently located on the beach. The suite overseas the ocean, a beautiful view to wake up to. There’s a laundromat, restaurant and convenience store all on the property, all the necessities are readily available. The pool is beautiful, a great view of the ocean and next to the resultant. Also, the pool is steps away from the beach. The apartment is only a flight of stairs away from the restaurant/pool/beach. The unit is quiet, has ac, kitchenette, safe and patio furniture. Comfortable beds and lots of channels to choose from should you want to watch a show. The property is about a 15 mins bus ride into the downtown of the hotel zone (clubs and restaurants). The bus stops are both in front of the property, and very convenient either 12pesos or $1usd each way. A few great restaurants nearby, Marien has provided a well informed list for your reference.

A Piece of Heaven!
I can’t say enough good things about our stay at Marien’s condo. The location of the unit (overlooking the beach) is amazing - the sound of the waves, the gorgeous turquoise water, the sea birds… we never wanted to leave. It’s also a very quiet complex, which we particularly enjoyed. If you are seeking to recharge your batteries and aren’t interested in the noise and crowds that come with a resort stay, this place is for you. We will certainly return again and again. Marien provides excellent communication and the on site property manager is excellent too. We had no issues, everything was easy and the unit has everything you could need for a peaceful and relaxing vacation on the beach. I’d give 6 stars if I could!

Excellent view
My stay was very nice, there was a little trouble with our bathroom toilet not flushing, but I call the owner and she came up with an immediate solution and we had a Nice experience. Its not the most luxurious up to date place I've stayed but the Beach front view and access 2 the Beach makes up for all of that. Over All I give it a 7 out of 10.

Room had a well done updated bathroom
but the room itself was to cluttered with unnecessary things such as a huge tv/armoire center which was positioned where the remote would not even work well.
TV should have been hung on the wall with a wall mount.Then it had a big 3 tier metal shelving rack, an extra kitchen table that’s not needed because there already is an island countertop table in the kitchenette area.Then a roll away table cart.All this if not there would have made the room way more spacious and uncluttered and would have felt more comfortable.The bed sheets and pillows also had a damp musk odor so we had to buy our own sheets,pillows and pillowcases .Overall it has much potential and reasonable priced.I rate it 3 stars If it would be decluttered and fresh bedding I would give it 5 stars

Best view of Cancun!
This was our 1st time and really wanted to stay in a quiet location and it was just that. Entire property was very welcoming and friendly. I will say that if your looking for fancy THIS IS NOT IT, seems more like home away from home then resort life so as long as that is what your looking for you will love this little gem. The unit had everything we needed. The beds were very comfortable and the AC worked great. Loved the location. Marien, the owner, was very quick to respond to any questions and was very friendly and helpful. Loved that we had drinking water in the room! The pool and beach were great and we never had an issue with finding lawn chairs to sit out and read by the pool. Plenty of security around day and night, so always felt safe. Happy that this end of the hotel strip is quieter than places closer to town. We thoroughly enjoyed our stay, eating breakfasts on the balcony, taking in the beautiful sunrises, and having awesome views from there.

The best part about this property is the amazing view, the infinity pool and the beds are very comfortable. It was maybe a bit crowded and maybe too many kitchen appliances and pots and pans, etc... it was hard to sit 4 people comfortably in the room for eating, but doable.

Paradise
As the owner has pointed out, if you are looking for a fancy all inclusive this is not for you. If you want something affordable and comfortable this is the spot. The condo project and unit are older and dated. The location is on the end of the hotel strip which is perfect. Not crowded. The unit is directly on the beach. We took bus and taxi to get around. On site tour information helped us plan excursions that were both great ( sail away and Explore). Nice restaurants within walking distance. Fun family vacation!

My wife and I booked this condo for a 5-night stay in Cancun in December 2019. We were in Cancun for the first time to run the Cancun half marathon and after much research on where to stay, we decided to stay further south in the Hotel Zone. We decided this would be better for us than the possible noisy nightlife scene further north. I’m not sure we could have been happier with our choice! This unit sits as close to the beach as you can get. No courtyard or pool outside your balcony, just unobstructed views of the beach and turquoise water of Cancun! The view is the showstopper of the unit. The unit bathroom is well done and has a large standup shower and adequate countertop space. The kitchen is well stocked to cook, even though we only ate one lunch at the unit. (The food is very good and inexpensive in Cancun, so we ate most our meals out.) I found the bed to be extremely comfortable and slept well, although the waves crashing on the beach all night probably helped my sleep also. Yes, leave the balcony door open and fall asleep and wake up to the sound of the beach. I miss it already! I used the onsite convenience store more than the OXXO store just south of Cancun Plaza. I thought the selection and price of beer at the onsite convenience store was better than OXXO. I also went snorkeling right outside the unit. I found the snorkeling between the artificial reef and the sea grass to be teaming with sea life! Okay, enough about our trip to Cancun, I’ll post my restaurant reviews and trips to Isla Mujeres on TripAdvisor, this is supposed to be a review of Cancun Plaza Unit #4203. Finally, I can’t stress this enough, the owner sent us a 35-page document before we arrived. This document was our very own travel guide for our trip. We read and re-read this document, we followed the owner’s suggestions for taking the bus, Isla Mujeres, restaurants, etc. Almost everything we did we consulted this document before making plans. We fell in love with Cancun and know we’ll be staying at Cancun Plaza Unit #4203 again!

Unlike other larger resorts we've stayed at it where it is quite a walk to get to the pool/beach here it is a 1 minute walk down to the pool/beach area.
We recommend this unit for a quiet restful stay.

Beautiful beach view but needs some tweaking
The view from the unit cannot be beat! The balcony is cramped, just enough room for the chairs and a small table. There are two
Air conditioning units that sit out there, blowing hot air on whoever is sitting next to it making it very uncomfortable.
The room has too many random pieces of furniture in it. Mount the tv on the wall and get a small cabinet for the audio equipment. Then you could have two chairs that people could actually just relax and visit in, instead of the armoire, table, metal shelf, and butcher block that is lined up along the wall.
The water cooler is a nice feature, we appreciated that.
The blow dryer kept turning off, I think the plug is bad in there. The hot water took forever to warm up, like 10 minutes!
When we checked in, Carmen was not very welcoming. She was quite abrupt.
The location is not near hardly any restaurants. There is an on-site one that was okay and a place called 19.5 across the way. That place has one million mosquitoes!!! Even after spay, I got bit over 10 times at dinner. Then, my husband threw up about an hour later... we did not go back.
If you want to take the bus, it is super easy. But the ride is pretty far to get to a restaurant. We normally like to just walk to a place but that is not possible here.
We enjoyed the pool, but there is a light in the pool that is hanging out and I have to be honest, I was scared it was going to electrocute me.
Pool access and beach access is easy, but I hated walking by the guys who are trying to sell an excursion everyday.
It is a nice quiet beach. Very clean complex.
This was our 15th trip to Mexico so we knew what to expect, it was a nice trip but as I said, it could use some upgrades. I hated having the grill stored inside the room! I also received a message everyday to remember to take out the trash, which was flat out annoying.
