GENERAL (Please note for the remaining weeks in September and October 2024 there will only be 4 rooms available for up to 7 people - bedroom 5 is not available).
This sprawling gated home is nestled in the 11th century village of Fornalutx, just minutes drive from Soller and the beach town of Puerto de Soller. It is located on one of the very few and rare drivable and quiet streets in Fornalutx, and is also just a 3 minute walk to the town's center. You can often see children playing on the street because there is hardly any traffic. The home was converted from an historic Olive Mill by our grandmother in the late 50s and since the late 90's has been lovingly updated by our mother. Antique ceramic tiles accent the bathroom and kitchen walls, and all metal work including the gates, fixtures and lamps were hand-crafted by the town blacksmith. Once you enter the gate, you are welcomed by cascading bougainvilleas, climbing roses, lavender, orange trees, and rosemary, and the soothing flow of the creek nearby. There are 3 parking spots - 2 cars (or 3 small cars) can fit within the gates, and 1 just outside the gate off the street.
INTERIOR
The home has 5 bedrooms, - 3 bedrooms have King size beds, 1 bedroom has 2 twin beds and one bedroom has a queen size bed (can sleep two children or one adult). There are 4 1/2 newly remodeled/updated baths and a newly remodeled/updated kitchen. The kitchen has a dishwasher, microwave, a gas stove and oven, and of course, a refrigerator. The dining room is remodeled and adjacent to the kitchen and then flows into the living room that leads out to the outdoor eating area, the pool and the very large garden. The living room has a fireplace and TV (no cable). The view from the living room and terrace is vast, looking over roof tops, bougainvilleas, majestic mountains and the magnificent valley below.
GARDEN
The pool is flanked by climbing roses, bougainvilleas, hibiscus plants and the orange grove. Sitting by the pool is one of the world’s greatest treats, with the gentle flow of the creek; the distant sound of the goats’ bells as they climb the hills; the lingering scent of jasmine and orange blossoms; and the spectacular view. Just beyond the pool and orange grove is the petanc court (bocce ball). We’ve had some great tournaments there!
BEDROOMS AND BATHS
The two upstairs bedrooms in the main house share a beautifully remodeled bathroom with antique mallorcan tiles. The larger bedroom, with king size bed, has a terrace overlooking the garden and valley. The second bedroom has two twin beds and a view of the dramatic mountains. Both rooms have A/C. The third bedroom is off the foyer of the main house, and has a double bed and A/C. This bedroom is steps from the second full bathroom with shower and tub. The fourth and fifth bedrooms suites have king beds. These bedrooms have separate entrances and are accessed through the inner terraces off the main foyer and kitchen. These suites have full bathrooms, walk in closets, A/C and have their own indoor and outdoor seating.
VILLAGE
The home is very private, despite being just a 3 minute walk to the village plaza. As you walk along the cobblestone streets, you pass the carefully tended stone homes, all of which contribute to the beauty of the village. The plaza is the center of this ancient Moorish town with a quaint, fully equipped convenient store, a bank, post office, natural and traditional pharmacy, bakery, and several wonderful restaurants and cafes, and a magnificent church. The cafes at the plaza are open from the early morning until 1 or 2 at night (depending on how much fun you are having - the owners tend to stay open as long as you are ordering). There is also great hiking trails just steps from the house.
Unlike many new homes in Fornalutx, we are located on a quiet street that you can both drive and safely walk on all the way to the plaza - in other words we are not on a walking-only street (or on one of the many streets with steps) where you can't drive or park your car, and, as importantly, we are not on the main road leading into town, with fast driving cars and buses and no dedicated sidewalk to stroll into the village. Notably, our home is located in town, not on the outskirts of town or on the other side of the creek up in the hills.

The charms of this house cannot be over-stated. Too bad that the owners don't provide more pictures because it is a very photogenic property. And the view is killer.
Two of the larger bedrooms are very comfortable, but the large bedroom on the lower outside level does not get as cool as the others do. There are two smaller bedroom that might be good for kids, but not for adults.
The shared areas are beautifully appointed and the house is spotlessly clean.

We came with another family to stay here. In total there was 4 adults and 3 kids. The property is large and there was plenty of room for us all.
Last year we stayed in Port de Sóller. Fornalutx was a much more relaxed place. The location of the property is within minutes of some great restaurants.
We had a fantastic week and hope to return again in the future.

We had the most amazing stay at this property. From the property itself, to the location and proximity to town but balanced by privacy, it was everything we could have asked for and more! The entire time my kids kept asking “can we stay here forever!?!” and we wish we could have said yes! Out of the 3 locations we visited in Mallorca, this was hands down our favorite!

From the first to the last minute of our stay we were delighted with this fantastic house and property. The furnishings are very high quality and lovely. We were there as a family and everyone had plenty of space to enjoy peace and quiet or have fun all together. We were very excited and it was even more beautiful on site than in the pictures. A mix of friends joined me at various stages at this house in Fornaltux and we all agreed that the pool was the highlight. The peace and quiet sitting out there during the day and in the evening was amazing, one would hardly know you were just a few minutes walk from a busy village square.
The house is old and atmospheric, a converted mill, but some areas need work! there was a great deal of damp in the lower studio room, a fair bit of woodworm in ceiling beams that showered down here and there onto beds and floors, the upper bathroom had a few issues and could do with an update. Unfortunately, the local lady who manages the house had family troubles during our stay and was rarely available to help with a few problems we had. Perhaps someone in reserve would be a good idea?
Despite this, we had a lovely 12 days, the village is wonderful, great bakeries, bars and little shops and the main store had everything you could need, including excellent fresh meat.
The street down to the house is really narrow and only suitable for small cars - perhaps this should be included in the spec for the house. The car hire 'upgraded me' (always a mistake!) and I had to swap back to something smaller on day 2 before I had a nervous breakdown.
On the whole a nice stay though

Our family gathered to celebrate our 50 Wedding Anniversary. The house was lovely and the setting breath-taking! The village of Fornalutz is the prettiest in Spain…and so convenient. We walked everywhere! The host was very attentive to our every need.

A slice of heaven
The owners are lovely and so accommodating, the property is amazing located practically in the forest with only the sounds of the river and the birds all day long. The location is perfect as it is in the village yet peaceful all the time. Local restaurants are amazing as are all the local people. So much to do and see within a few miles, we will be back!

Magical and completely wonderful
S’aubareta is the most beautiful house situated in its own extensive grounds just a stones throw away from the amazing village of Fornalutx. It really is a magical old Majorcan property with so much character and a large swimming pool with views to die for! It was immaculate when we arrived and had all the equipment you could need for the perfect holiday We went for a family celebration and we’re a mix of ages and generations from a young toddler to 25-30 year olds and my husband and I both in our 60s I cannot recommend this magical house enough!! We loved every minute of it Thankyou Alicia, Lucia and Marga for everything We will be back in the future I’m sure of it

Amazing Residence in the Middle of an Incredible Village
My wife and I stayed at this house and it's incredibly beautiful, comfortable, convenient and easy.
First, the indoor living space is big, airy and comfortable. There is a great couch / sitting area for reading or work. There's also an indoor dining area where we had breakfast and responded to emails. The kitchen is a little small but very user friendly and functional. The bedrooms are super comfortable. The outdoor area at this house is nirvana. Looking over orange groves through an incredibly colorful garden while listening to doves coo is pure magic.
Finally, this house is a 3 minute walk from the village center. Having a chocolate croissant and a coffee in the morning or a beer later in the day at one of the best preserved villages in Spain can not be beat.
I also have to say that all communications with the owner and local manager were fast, easy, clear and efficient. Thank you for an incredible stay - we will be back!!

Extraording Vacation Home
This property makes dreams come true. Situated on property where oranges grow the charming house provides comfort for families of all sizes. Being able to walk to the bakery for morning pastries, buy delicious essentials at the small store and use Fornalutx as a base to explore the Island made for precious memories during our recent stay with 3 generations of our family. The grandchildren were delighted with the 'secret" garden corners. Perfect is so many ways!

A beautiful house in an enviable location. Within walking distance to many good restaurants, bakery and grocery shop. Fornalutx is a picturesque mountain village with views to die for! Plenty of room inside the house and gorgeous shady pool area. Lots of great walking trails from the house.

Beautiful well loved home
We stayed S'Aubereta in August 18, we were a family of 10 & were delighted with the house. It was clean, well equipped & so large that everyone had plenty of space. The garden was well tended & the views amazing, there was an issue with the pool while we were there but this was promptly dealt with by a maintenance man who spoke English. The property is in a really good situation as it feels very private but the village with its 2 little grocery shops & restaurants is within an easy walk. We would thoroughly recommend a holiday at S'Aubereta!

Heaven on earth
We loved our stay at S'Aubereta and, after checking out all of the other locations we considered staying, concluded that Fornalutx was by far the best choice for us. We are a family of 5, with kids ages 16, 8 and 3. With all of us comfortable, we had two beautiful bedrooms suites to spare.
In planning our trip, we also researched Pollenca, Valdemossa and Deia, and chose Fornalutx primarily because of the fabulous reviews of this home. Fornalutx is a beautiful, authentic village that gets a moderate surge of tourists mid-day, but feels like a small town in the mornings and evenings. There are a number of good restaurants, and the ability to walk 100 meters to pick up delicious wood-fired pizzas was wonderfully convenient for our family.
My husband started each morning with a short walk to the square to pick up capuccinos, pastries, and whatever groceries we needed for the day. We juiced oranges picked from the abundant trees on the property to have with breakfast. Some days, we walked from straight from the house to start our adventures. The hike to Binariaix and then Soller that starts at the end of the road is truly spectacular! Other days, we drove to explore other parts of the island, always glad to be coming back to this beautiful spot. We swam in the gorgeous pool every afternoon before enjoying either a quiet dinner at home, a walk to the square to join the communal viewing of the World Cup while eating at the bar, or having a relaxing dinner at one of the local restaurants.
This home is exceptional and obviously well-loved. The mountain views with flowers in the foreground are stunning, and everywhere there is attention to the details that make a home truly comfortable. The master bedroom opens to a patio overlooking the pool, with the same mountain view, and has a table, dining chairs, and two lounge chairs for private relaxation. There are guidebooks, hiking maps, cook books, novels, and anything else you could want to read lining shelves inside.
I do have a couple of notes for families with young children. The pool is about 5 feet deep at its shallowest, so kids need flotation. There are also quite a lot of stairs, the stove must be lit with a match, and there is a washing machine, but no dryer. Laundry needs to dry on the lines, so don't expect fast turn-around. If you can manage those minor issues, this is the best place you could ever find. We would absolutely come back .

Beautiful, quiet and comfortable
Thank you to the great hosts for sharing a wonderful authentic villa. Great living room opening up to pool area. Three beautifully appointed large double bedrooms (2 off the terrace) were great for adults, while the younger guests were in the other smaller rooms inside. The pool area offered lots of lounging space in both sun and shade and we just loved being surrounded by flowers. The lemons, oranges and figs from the garden were delicious. We would have enjoyed more cooking for dinners at home but struggled a bit with bbq and oven however have made a few suggestions for bbq tools, oven racks,, etc which would help. Things we enjoyed in the area - Mirador views/bar a few minutes drive up the hill on the way to Pollenca, walk to Soller, special restaurants in area were Salvia and C'a Bouquet in Soller (booking needed) but we missed Cafe Med in FOrnalutx because advance booking was needed. Lemon meringue dessert at c''a Atuna soooo good.

Amazing large family friendly home in walking distance to beautiful village
To anyone thinking about renting S’Auberata,
We just returned from two wonderful weeks in Mallorca, I am pretty sure that our home had much to do with our amazing experience.
The house was rustic but very comfortable with a true Mallorqui style, it was large and comfortable for our family and all our guests. There are two completely independent suites from the rest of the house with 3-bedrooms.
The pool area and the gardens were absolutely stunning with the breath taking back drop of the Tramontana Sierra. I liked the privacy we had even though we were along a little road the passerby could not see into the property.
One of my favorite things was the proximity to the most beautiful village of Fornalutx, my 10-year old daughter could safely and easily go to the store to purchase something. There is also a variety of restaurants to choose from for lunch or dinner so we didn’t have to take the car all the time.
The close beach/port town of Soller is perfect for a swim, a nice lunch or a stroll. You are also close to Deia and Valledemossa which are must see towns.
I would say the only down fall was the distance to the beaches on the other side of the island (Es Trenc for example) but we braved the 1 hour and 15 minute drive because the island is so beautiful and with all the little stone walls along the roads, the olive trees, the sheep roaming around and all the farmland it was a pleasure to drive around. I was also surprised to find very little traffic the roads during the month of August! The tunnel is a true life saver!
The roads around Fornalutx are not for the faint of heart, you will have to manage very tight quarters but it’s all very well worth it!
I highly recommend this home, we feel very lucky to have found it. I thank Dafne for all her help before hand and even when we were there, you can tell how much this home is loved!

Perfect vacation among orange trees

Gorgeous Villa
We had a wonderful time at the villa. The mountain location was gorgeous and the villa was even nicer than the pictures. We loved picking oranges for breakfast - and throughout the day - and the pool was beautiful. The village was exquisite. A highlight of the morning was walking to the bakery to get our fresh croissants. We highly recommend this holiday vacation.

If you are looking for the Real Mallorca then this is the house & the town.
Dafne has retained the old Mallorcan feel to the house but also provided everything the modern traveller desires.
It is easy to feel at home straight away in this house and the small town of Fornalutx. Dafne & her team of Christian & Pepe take care of this house to a high standard. Both clean & well maintained.

Beautiful home, fantastic location
We have just arrived home from our wonderful vacation in Mallorca and we are wishing that we were back in the beautiful and peaceful village of Fornalutx!
S'Aubereta is a beautiful home - calm, comfortable, and definitely a place where you can relax and enjoy the beautiful surroundings. The gardens were lovely, the pool perfect, and we enjoyed our morning stroll to pick up bread and pastries from the local patisserie. We hiked several trails - a great trail up the mountain and down to the nearby village of Binaraix, a spectacular 4 1/2 hour trail to the port of Soller - winding up through olive groves and terraces (we recommend using a trail/map guide to find your way off the main tracks...)
We would highly recommend this home and also the location (requires some deft maneuvering when you drive on the little narrow streets). We rarely go back to places we have visited - preferring to find new locales - but this is the rare spot that deserves a return visit.

Breathtaking!
My husband, myself and 2 other couples were fortunate enough to spend 10 very special days at S'Auberata in Fornalutx. This beautiful home is located in the most beautiful setting, in a very special town. We used every opportunity to sit by the magnificent pool, a piece of heaven on earth, peaceful, secluded and one with all the beauty and sounds of nature.
Our stay absolutely exceeded all of our expectations. I must also share that the location was fabulous, easy access to the surrounding towns from which we did some of the best cycling, sailing on the Mediterranean Sea and enjoyed art walks in Deia. A very special place....which we definitely hope to return to very soon!

A week we'll always remember
My wife and I, along with one other couple, we're lucky enough to enjoy a wonderful week in Fornalutx at this marvelous house. The setting, the home and the surrounding village were just what we had hoped for to decompress. The owner and property manager were extremely helpful. Although we happily could have stayed there all day, it proved to be a good base from which to explore other parts of this lovely island. it's a quiet village, which is what we wanted, that we highly recommend to others looking for the same. The house is large enough to easily handle a much, much larger group. The love and care by the family is evident throughout.

Just perfect
This house is just perfect for a holiday in the beutiful City Fornalutx. Living around the swimmingpool, take ride on bike in the mountain, make dinner at the terrasse, eating at one of the good restaurants. We have nok been in the house twice and we come back.

A beautiful place in a beautiful village
We had a fantastic week in a fantastic house! We, two families with kids, have enjoyed our visit so much. Thank you Dafne!! The garden, the swimmingpool pool, the house, the village, just everything with this place is perfect!! Last night we went to restaurant Antuna ( on Dafnes recommendation) and had a great time with great food and view.

Three couples from Sweden and Finland
We loved this very charmful and well equipped house with so many nice terrasses, the wonderful garden full of roses, oranges, lemons and flowers of all kinds. The pool area is better looking than any other we have seen. You can feel this house has been a very loved spot for many years by people with good taste.
We also spent some time on the boule range when the gambling devil hit us. Some good walkings are also close by. There are few better places to rent in our opinion. Maybee not with small children or for disabled people.

Our party of 8 adults with age range of 18 to 50 something, were all delighted with the property at first sight. So many different areas offered to relax in and the pool was superb. Attention to detail was spot on and the minute walk to the small village centre a bonus. Such a beautiful house with a real feel good factor. Owner very helpful with lots of local support. Couldn't have asked for more.

I fell in love with his house, the village and enjoyed chatting and shopping with Lucia at her lovely boutique in town....check it out.....she has some fun things to wear. The three of us... elderly mother, son and wife arrived here begin of May in the evening. What a lovely surprise when we saw the house and the village by daylight. This villa is charming....books, lovely pottery, and I loved the pictures done by Dafne's mother. I loved it all. The house is well stocked in the kitchen and bathrooms. The breakfast area is nice and cozy with an electric heater warming it up on a cool day .The WiFi connection worked well and to keep in touch with friends was no problem. It is a special place and, please, where can you go into the garden to pick your fresh orange juice? The pool is lovely and the white and black striped lounges look great with the décor. We enjoyed the sun, tried the water but the temperature was still a bit cool.....though my son and wife said "perfect for biking in the mountains." The grocer store is only a short walk and is a great source for the local wines, bread, fresh vegetable and cheese.. All three of us highly recommend this place for a lovely vacation.

We feel so happy here! Is it the air, the view, the beauty of nature, the quiet, the cultural experience or the deep, dark sleeps? March is cool in Majorca, but with the portable heaters, the cosy fire in the fireplace, a delicious home cooked meal and local wines, we were most content and mellow. This home is exactly as the photos suggest - lots of private, get-away space for whoever wants to rest, read or suntan. The off street parking is a real gift. Pepe is a Godsend. How will I ever be able to enjoy a morning when I cannot go out and pick oranges for my juice? What an absolute treat! Dafne answered all our questions before we arrived and everything worked out perfectly. It is like being a a rustic cottage with all the freedom and conveniences. The only thing missing were some cards or games to play; but we had books, TV and the internet connections were perfect and very important. My husband cycled every morning - I never knew a mountain could be so challenging.Club Med was a lovely nearby restaurant as was the pizzeria (The best pizza any of us have ever had!). I certainly will recommend this wonderful home, near such a variety of things to explore. I would love to come back. Ahhh so relaxing.
