About this house rental
Pemberley is a beautiful, spacious, private home in the Warriors Mark West area of Breckenridge. Surrounded by million dollar+ homes, Pemberley is designed to accommodate ten+ guests comfortably with beds for fourteen. The house is professionally decorated and in pristine condition.
The Town of Breckenridge and Summit County have implemented enhanced cleaning requirements including disinfecting all surfaces. Our professional cleaning staff has implemented these changes to insure your safety.
During the Covid-19 lockdown in Colorado, we waived our 30 day cancellation policy and refunded all of our booked guests 100%, no questions asked.
Skiing is just minutes away from the front door via the Burro Trail, a ski and hiking access path. This path leads to the Peak 9 Beaver Run chair lift. Ski-in is available from Flapjack off of Peak 10. Ski-in is recommended for experienced skiers. Others may choose to take the free shuttle bus, which stops just up the street, or park at the Gondola in town.
This four bedroom home features two beautifully decorated master suites, each with a sitting area, large bath with whirlpool tub, separate shower, and dual sinks. The great room features a vaulted ceiling, moss rock wood-burning fireplace, ample seating and a warm, cozy atmosphere. (Firewood is provided in the garage.) The den also features a wood burning fireplace and a sofa that converts into a queen size bed, making for a cozy evening with a cheerful fire burning in the fireplace. The kitchen is fully stocked with all the appliances and amenities needed for your gourmet dining.
The first floor master bedroom features two queen size beds. The upper level master bedroom features a king size bed. The third bedroom has a queen size bed with a trundle bed underneath. The fourth bedroom has bunk beds with a trundle bed.
Lodge pole pine trees surround an oversize hot tub (Seats 10), outdoor seating and a barbeque gas grill located on the rear patio.

Den - 1 Sleeper Sofa (2).
Upper Level Bed Arrangement:

This was our choice VRBO for 10 of us, college sorority sisters from 35 years prior! The house accommodated us very well.
Check-in/-out: straightforward, easy. Granted early check in when my flight changed to an earlier arrival time. Appreciated that flexibility.
Ample-sized great room: a wonderful gathering place for visiting & relax with a glass of wine.
Large dining table was perfect for our group meals. Kitchen dishware was well-stocked for large groups. We even found a few unexpected spices for our cooking!
Bedrooms offered suitable space, appropriate furniture and adjacent bathrooms for each.
The driveway worked for us, despite others’ reviews here. Other than navigating its steepness with rolling luggage, we came/went with ease.
Backyard patio: while narrow & exposed to nearby homes, felt private and cozy. We were challenged to find seat cushions & blankets to ward off evening chill. We didn’t utilize the large whirlpool hot tub, but it was tempting!
Neighborhood felt safe & quiet. Seems that most these homes are rental properties. It’s tucked up into the mountainside and quite a hike from Breck’s Main Street. Walking the streets, cul-de-sacs, and short nature hikes nearby were enjoyable and afforded lovely views!
Lastly & not to be overlooked: the prompt and clear communication was appreciated. The homeowner was gracious and helpful to our pre-planning questions. While there, local Prop Mgmt was responsive to a beeping fire alarm & another replacement item request.

This is a lovely home for a family gathering. That being said, it could use a little more TLC. Bath mats need to be washed or replaced, some worn bedding, and pots/pans put away dirty.
Our biggest complaint us that while the driveway accommodates 3 cars, only one space was cleared. The rest of the driveway was covered in thick ice (not snow). I called the property manager who responded promptly even though it was afterhours, and said someone would come the next day to clear the driveway. No one came. I texted the property manager who said they would notify the owner. Bottom line: not sure who dropped the ball, but nothing was done about the ice during our 3 night stay and we had to carry an infant up and down a very slippery path.

This property is spacious, clean, well supplied, and the property manager was very responsive and helpful. We had several minor maintenance issues that were promptly attended to with friendly service.
Snow was cleared promptly each morning that we had snow, but the driveway is hard to get in & out
I spent a week with my family members of various ages, and another week with friends.
The downside is ski in/ski out, which was said to be accessible, but you have to be very capable to do this. Also, the access is from peak 10 expert trails, and almost half of the days the access trail (Cimarron) was closed for races, and we had to go through the trees to get to the ski home path, resulting in one fall with a minor injury. Only 7-8 of our group 18 skiers/boarders even attempted to ski in or out, and two of them abandoned that after the first try. Also, the Walk to the access path, or to the shuttle is over a quarter mile, which is long when you’re carrying gear.
Yes, it is possible to ski in or out but not for most people.
Still a great place to stay if you aren’t looking for skiing/ski out capabilities

We had a wonderful time in this spacious home with plenty of bedrooms, 2 living areas, nice kitchen and large dining table. The two Master bedroom suites were great. One on the main floor and one upstairs with 2 more bedrooms. The garage is difficult to get in if there is snow and the driveway gets packed down with snow and ice and can be quite slippery along with the front steps.

we loved the house/accommodations and the managers of the property were very attentive, but unfortunately they had to keep bringing us supplies that were not in the home. (paper, towels, dishwasher soap, And laundry soap, I think it was a cleaning crew issue and not stocked properly..

Great place to share with friends and family

Went with my partner and friends for a ski trip in Breck, was looking for a quiet place to rest after long days on the mountain and we found just that. The property is well maintained and very clean. The wood fireplace was stocked and ready to use which was wonderful. We also enjoyed an evening soak in the hot tub after skiing. The kitchen was well stocked with all you need, made cooking our own meals so easy.
Owners were so responsive to any questions and/or needs.

The ski in Ski Out portion of this property really only applies to very skilled skiers. We mainly took the shuttle to and from peak 9 base. If you're a beginner and are expecting to be able to ski to and from this location, it won't work out. Other than that, this property is beautiful and in a really great neighborhood. The garage and driveway are big and able to hold cars.

We came to Breckenridge for a ski trip and had such a good time. From the closeness to shuttle stops, to the ski in and out trail that brought us to the base of peak 9, we had ourselves a blast. The house was cozy and inviting for all guests. Would definitely come back and recommend to others!!

Very nice accommodations and plenty of room to sleep 10 people comfortably. My family was here between Christmas and New Year’s and Denver friends came up to ski as well. We were able to cook in well appointed kitchen and feed everyone rather than wait hours in town for restaurants
Hot tub was great after skiing, beds are comfortable and house is very nicely outfitted and decorated
Vrbo description is accurate, pictures may not even do it justice because it is beautiful
Hosts/owners were very accommodating allowing early check in and have notes around house letting you know where things are and how things work which was very helpful
Our personal small struggle, ( and it’s well described in as, so it’s not a complaint), is it’s a bit cumbersome lugging all ski equipment to shuttle stop or trail head, particularily if you have a lot of kids to manage. Easy enough to ski out to quick silver lift via trail but would not try with beginners
We did not try to ski in because that requires black run and some explicit directions we thought we would miss The shuttles at end of day during peak season can fill quickly so we waited around a lot; luckily it wasn’t cold
Once we returned to house,(short shuttle ride: 10 mins ) it was simply lovely being able to hunker down and be away from all of the hustle and bustle of very crowded Breck

This stay was as good as it gets. It was in perfect condition from top to bottom. Everything needed was there including chopped firewood for the fires; directions on where things are; how to manage other matters; and even people coming to clean off the sidewalks around the home. Absolutely great communications during the stay and far more than we expected. I can't remember ever having a better place to stay.

This property was exactly as advertised and is highly recommended. The house is very clean and spacious (the online photos do not do it justice in terms of size). Hot tub worked perfectly, love the bonus room between the garage and kitchen, and two wood burning fireplaces (with a ton of extra firewood in the garage) was the icing on the cake. Ski out (to the slopes) was doable via the walk down the street and then hitting the mostly downhill Burro trail. Ski in (back the house) was doable until you get out of the woods and have to find your way back to the Burro Trail and then uphill for a bit. Overall a great property and would highly recommend.

The place was great for six adults. Plenty of room! We decided to drive to the Gondola to go skiing. If you ask the attendant for the "word of the day" your parking will be half price.

Overall the property was a great place to stay with a very large house! The property was listed as ski-in ski-out, but realistically was not without a large amount of walking and additionally a very high ski level. When we showed up the hot tub hadn't been on for a couple of days. It was a little frustrating that after calling the owner and reaching the property manager at 3pm, I had to push the team to get someone out that night to work on the hot tub although that was a key selling point of us choosing the listing.

Lovely neighborhood and well-kept home. We had 10 adults and two children and everyone had plenty of space and sleeping areas. Highly recommend this home very close to Main Street.

The home was a good as advertised. Had everything that we needed and property manager was always responsive and helpful. The only reason for 4 stars rather than 5 on the location question above was the inclined curved driveway which complicated backing out. But overall a great stay.

We had a great time. Kitchen was well stocked. Nice big dinning room table, clean and comfortable. Everyone enjoyed the hot tub. Also seeing three moose and a fox was very exciting for the grandkids.

Just as advertised
We booked this property for my husband and I and our grown children and grandkids (ages 5, 4 and 1). There were plenty of beds for all of us and that dining room table was perfect for all 9 of us to eat together! The kitchen was well stocked with pots, utensils, plates, etc. everything we needed to cook meals. All appliances other than the ice maker) were in perfect working condition. The location was very convenient. Our son’s wedding was in Breckinridge and the reason for this trip! We would absolutely book this property again if ever in the area in the future.

Beautiful house in a great location
The house had many bedrooms and in a great location. We did not try the ski-in/ski-out because the bus service was amazing. Small airport shuttle busses every 15 minutes and never fully loaded. The house is nicely decorated and the kitchen is well equipped for cooking for a group of people.
We were surprised by the lack of cleaning supplies. We were missing hand soap for the bathrooms and dishwasher detergent. We contacted the owners, but ultimately bought our own.
All in all, it was a very nice place!

Perfect Family Ski House
This house had everything you could want. The bedrooms and baths were clean and well stocked, the kitchen had pots, pans, sharp knives as well as the other stock kitchen items. Two fireplaces allowed the football fans to watch in a cozy den while the rest of the gang was having fun in the living room. It was the right balance of casual and tidy for a family trip. And the garage was stocked with firewood! A definite plus. We couldn't figure out how to use the big screen TV and couldn't find directions for it. But there were TVs everywhere so it didn't make an impact. Otherwise everything was marked and explained.

Very nice property. Only problem we had was getting in and out of driveway. Got stuck 3 times. Airport van rental problem - did not give us 4 wheel drive

Winter Wonderland
The house was perfect for a winter getaway. Quick to town, but far out enough that we were treated to some wildlife sightings. One slight criticism: the heating in the house isn’t straightforward and we ended up with some rooms that were comfortable and others that were consistently very warm.

Great family home!
We had a great time with our family at Warrior’s Mark West! Having two master bedrooms was a bonus. The living areas are spaced so that we didn’t have to worry about waking up our granddaughter ( a toddler) after she went to bed and we played games and watched tv. The kitchen was well stocked. We enjoyed the Burro Trail access in the morning and evening walks around the neighborhood. Warrior’s Mark West is a lovely home and a great location- close to town but definitely a mountain experience!

Wonderful vacation in the mountains!
This was a great place for our mountain vacation! Plenty of room for everyone. So well equipped! The kitchen had everything from pots and pans, storage containers, spices (huge perk for those that like to cook at home!), to coffee filters, baggies, and coolers. There wasn’t anything we thought “I wish this place had _____”. We had everything we needed. Bedrooms were lovely with nice mattresses and plenty of pillows and towels. The only thing I can say negative (and it’s not a huge thing at all) is some furniture could be updated and the “ski in/ski out” is only for the very advanced skier and it’s a pretty good walk to do it. But we had a fabulous time and would definitely rent there again!! Thank you for your hospitality.
