Good house for a family to come together for some time to together.
4.3
House was beautiful and so was the view! Only bummed the hot tub was out of commission and i didnt have more time to get to use the awesome kitchen!
4.3
House was great clean and well put together. The French doors in dining room wouldn’t lock and kept flying open during the wind and rainstorm. The other issue was that the carpets were a real trip hazard. Over all house was great
4.3
the house was wonderful.

Our stay was short and sweet! We all loved this house and the spacious room it came with
4.3
Beautiful view, plenty of space. There are some things that are dated. There were two cracks in the counters and heat damaged backsplash. Overall we would stay here again and had a great time with the family. Allows pets which was a big plus!
4.3
Location and view were amazing! Size of the house was perfect for the 10 of us.
There were no dressers or closets in main level bedrooms, for a long stay we would prefer to have.
Extra fridge in kitchen doesn’t work and is moldy.
Hot tub was very foamy, not really enjoyable.
All and all this was an amazing house for us!!! We loved it, and would stay again! Just think owners should take a little time updating a bit more

We had a great time at King Neptune, would definitely stay again!

The biggest issues we had with the house:
1. Cleanliness - massive stains on the carpets, dog hair on all the furniture, vent covers look like they've never been touched, moldy looking window frames, we found a pill on the floor of one of the bedrooms, and a discarded pistachio shell under the couch (one of the kids in the house has a major nut allergy).
2. Safety - a random metal object at head level in a bathroom, the rugs in the living room have massive curls in the corners causing trips, there's a barely noticeable step into the laundry room and the only warning is a paper bag taped to the outside of the door saying "Don't Die". Deck has loose boards everywhere, no railing on a side with a 3 foot drop, and what railing there is is either loose, or missing supports, one of the benches by the table is missing a leg, and broken light covers.
3 Security - Most of the doors and windows don't have screens, making it easy for people to either go in or out when you have to leave them open to try to cool off the house. None of the locks seemed to work correctly, front door had to be jiggled so that the automatic lock would open, door to the deck would automatically lock when closed so you'd be stuck outside, lock on sliding door in upstairs bedroom barely held, and door in dining room literally needed 3 hands in order to lock.
We had more issues, but I'm out of space and they are more nitpicky than serious. I have pictures of most issues stated above if landlord wants to see.

The property was great. A few of the pictures were deceiving as I thought the main floor with the kitchen was downstairs. Overall the cleanliness was good. The only complaint we had was how hot the upstairs would get. Some ceiling fans or air conditioning would have helped with that.
4.3
Overall the stay was decent there were a few things I felt did not go right, I hope it is not the norm. The first thing we noticed was a distinct smell upstairs. Obviously pets are allowed but it was so distinct that we had to open the doors & windows on the top floor,
& constantly had to have a window open during our whole stay. There was no control for cooling so heat was the only option however the windows that you wanted to have open did not have a mesh so this left feeling a little less unsafe & worry for bugs such. The window in the bedroom off the deck could use a screen behind the bed**We could hear the ocean & keep the room cool as the morning sun def heats up the space nicely!
Next the internet would disconnect reconnect, this was mostly annoying but fully wouldn't connect our last day. I was bummed to not have the telescope in the pictures shown. I was looking forward to whale watching?
Lastly the washing machine! I kept all our dirty things to wash the last day since we were going to be relaxing. I would say yes a M/L load but not crammed full and the heaviest item was a pair of jeans. But it would not wash or spin out!! Kept getting an error thought maybe it was unbalanced, rearranged the clothes tried lessening the load nothing worked so since it wouldn't spin out clothes were drinched i had to constantly dry our clothes took 3 dry cycles each once i split them up. I will note i texted a # and was not responded to? Couldn't find a manager # on tablet.

This home has the best view. There was plenty of room for our whole family. We had an issue with the washer and the way the property manager dealt with the situation was top notch. We would stay here again if we were in that area.

The 3 things I look for in a beach house is a 1)great view of the ocean
2)hot tub
3) jacuzzi bathtub
The view was INCREDIBLE
The Hot tub was green, murky (so not usable)
The jacuzzi tub inside was gorgeous but it was raining and there is a leak above the tub so cold water was dripping on me as I tried to relax.
This place could have been great. But 2/3 of my personal requirements in a beach house were promised and very disappointing.
4.3
This is a beautiful property with incredible views. We wish we could have checked in earlier but we will definitely be back. Perfect place for a coastal escape!
4.3
Awesome house with incredible view of the ocean!
Loved the welcoming atmosphere when we first arrived.
The hot tub was clean and hot. Great place to sit and watch the waves.
Beds were super comfortable, even the pull out couch was, which can be rare.
Loved the gas stove and gas fireplaces.
They have a new couch which wasn't in the pictures, but is a great addition, comfy and big!
Perfect for our group of friends!

Also liked the prompt responses from the property management folks.

Second time staying at the Neptune property and overall it works very well for our group and the location is great. Would recommend, especially at this price point, that a few updates be made throughout the house.
- Need newer kitchen utensils, knives specifically
- Basic spices like salt and pepper could be supplied
- Ice maker would be a major benefit
- More than 2 garbage bags should be supplied for a 5 day stay with a larger group like that
- Would be nice to have the fireplace working or if it does have instructions for use
- More towels

Wonderful home, great view.
There was everything we needed at King Neptune. Beautiful home and great view of the ocean. Had our pic taken on the deck overlooking the ocean. Short walk to the beach.

I booked this house to spend with friends because I was drawn in by the sexy Neptune statue. The week before we left, I caught covid. I reached out to the rental company to see if I could reschedule, or get a credit or refund. I didn't want to travel while being on the tail end of covid nor did I want to possibly spread it to anyone else after me. I wanted to be a responsible renter, however, both this company and VRBO wouldn't do anything to help me. I was disappointed and shocked to hear that this rental company doesn't have a policy for cancellations due to covid, especially because we are still very much in the middle of a pandemic. Most of my friends ended up cancelling (which I don't blame them), but when you were splitting costs between 10 people, and then you have to then eat that cost, it sucks. I would've rather rescheduled so we could all go to this place together. Upon check in, I let them know we only had one dog instead of two, and they never refunded me for the extra dog fee I paid. Overall, my negative experience with this company means I'm not going to rent from them again. Which is a shame, because the house was really fun!
I will say the check in/out was great! I loved checking in and out on a tablet, and it had fun recommendations for the area. It was simple and low stress. And unlike other rentals, the check out chores were reasonable & easy (No cleaning the entire house here).
The house itself is a little outdated. Lots of the furniture have that 90s, early 2000s vibes to it (and some of the couches/chairs had staining on them), which isn't bad, as many Coast rentals are like this. The carpet needs to be updated/removed. There were a lot of stains on the carpet, mostly due to it being a pet friendly house. And even though the carpet appeared to be clean, it doesn't feel great to see so many stains all over the place.
The place where this house shines is the deck and the endless windows and views. I spent most of my time on that deck looking at the ocean and, of course, Neptune. We took so many fun pics with him! The house is very close to beach access, but being on the deck felt like I was already there without getting sand everywhere. :)
The front yard is amazing! A cute zen garden. There should be pics of it!
The kitchen, bedrooms, living areas are spacious and nice to hang out in. I really enjoyed that they had a great array of kitchen equipment, so you can cook anything!
Overall, the house was a fun adventure!

Beautiful View!
Property management communications were easy and their email response time was very short.
The view from the living room was amazing! The house is very spacious and the fusball table was fun for the kids and adults. The fenced in front yard was convenient for the dogs.
The house needs some attention. The carpets are stained (probably from allowing dogs), one of the downstairs toilet handles was loose and on the verge of coming off, there's no barrier in the back yard from the cliff, there was sand in the hot tub... so things like that.
Overall it's a big house with an awesome view. With some attention fixing the little things it would be a 5 star stay!

View wins
A little disappointed in the up keep of the property. Had trouble with water heater but property manager told us how to fix fairly quickly. The stove racks need some help. Directions for the convection oven are recommended especially if you can't adjust the racks. The view was incredible however it gets really warm in the house so you have to shut the blinds to be comfortable. Again the view was every thing. The property managers overall were good.

Pros: Absolutely beautiful house on a beautiful lot overlooking the ocean. Easy beach access, hot tub and well equipped kitchen.
Cons: It's hard to believe the management company has been in this house for some time. Two non-functioning, broken door knobs, two missing shades, two broken shades, carpet had not been vacuumed (they did say they'd refund the cleaning fee) and carpet was badly stained, broken vacuum and broken blender. Lastly, the hot tub water was cloudy, completely unappealing. If you are considering staying here, make sure the management company visits the property first.
With just a little maintenance, this property would be top notch.

The views are to die for - beach and ocean out back and a beautifully landscaped garden up front. The house is incredibly spacious, too. Unfortunately, neither fireplace was operational while we were there, but the hot tub was lovely. The dishwasher was missing a top rack, but that was a minor inconvenience.

Amazing view
Views are amazing, pictures a little misleading. There are two large "master bedrooms" but not a master suite, bathroom is not attached. This was not a problem for our family. House is a split level with two bedrooms and a family room down stairs which worked well for our family with teens. The only complaint that we had was there was obvious pet stains in one of the master bedrooms. We did mention this to the management so hopefully this will be addressed. Access to the beach is easy but sort of steep, just a couple of houses down the street. We would stay here again with the hope that the carpets had been cleaned.

Can't express just how much we loved this house! Beautiful, comfortable, the view! Great appliances, excellent mattresses, plenty of towels. There were no coffee filters, but there was a coffee maker. We left the pkg of filters so that doesn't happen to anyone else.

Beautiful view from the front living room and patio! Enjoyed listening to the waves crashing at night and it was a short walk down to the beach to play in the sand with the kiddos. We enjoyed our stay!

The view and hot tub were the only things worth the price.
I am not sure where to start on this review, the only thing that made me not immediately call and ask for a refund was the view and the hot tub. The house was in desperate need of a good clearning, cob webs and dust and crumbs. The rooms are set up very oddly, and we soon found that the upsairs bathroom and bedroom, were completely visible form the outside hot tub, which required dressing in the closet and showering with a bathing suit on, which is not ideal.
The most disappointing part was we ran out of everything! The only left us a 9 towels for 7 people for 5 days! When I requested more towels my request was denied which required multiple emails and calls as we continued to have to wash towels every night so our party could use the hot tub and shower. Finally we learned they had forgotten most of our towels. The garbage's were so full we could not throw anything away and I was basically told they should have been a different spot, which I corrected the property management that I was not the owner and did not know the garbage schedule.
We ran out of paper towels, toilet paper, dishwashing soap and laundry soap. I want to remind the rental company we are in a pandemic! people are cooking at home, which is hwat we did we just wnated a different view. I had to go buy these things as they did not leave us enough and after the incident with the towels and garbage I was not about to deal with them again.
Overall, the house would have worked if it was only our family, but it not very comfortable, the couches are not ideal for relaxing, the set up is funky with no privacy, the carpets are visibly stained and run down. For the price it was not worth it at all! The homeowner fees are very high and I wish we would have stayed elsewhere.
