NOTE: You aren't required to purchase any passes if you don't want to - purchase passes only for those who'll be using the amenities at the same time.
NOTE: You Can Share Passes so it would be wise to purchase passes based on the maximum number of people in your group who'll be using the resort amenities at the same time. Also, Children under 4 years old don't need a pass - they just need to be with an adult. Passes cost between $25- $50 depending on the time of the year - the passes are good for up to 7 nights. Nice place. Rooms are nice size. Beds are Very Hard (like sleeping on a sheet of OSB). The house is pretty far from the club house with the pool and all the other amenities. You have to pay / person to do anything at the clubhouse and it is only open from 8am to 8pm. They do have a lot to at the clubhouse. The shuttle will take you to the beach but it is a minimum of 45min, so if you missed the shuttle it will be at least 45min before the one.

Nice furniture. Nice flooring and rugs. Firm beds. showers and sinks drain well. HVAC worked nicely. Entire unit was spotlessly clean. Nice porch and deck. The unit is near the dead end of the street with a large green space and zero through traffic. I especially liked the electronic lock on the door not requiring us to carry around keys or open a lock box to get a key. As for Bear trap itself, it's always nice golfing, tennis and pools.

It was a busy vacation weekend but the neighborhood was quiet and respectable. some minor things needed updated or fixed but overall we really enjoyed our stay and made great family memories

Check in and out we’re easy. Quiet part of Bear Trap. Second floor property. Rugs need a good cleaning and beds are incredibly firm. Nice high ceilings, good sized rooms for our family. Porch could use a ceiling fan. Met our needs and we stayed Monday to Sunday which helped us to avoid Saturday traffic. Great location.

Beautiful House
When we arrived the AC wasn’t working! I contacted Steve and a short time later the AC guy was there! Unfortunately it had to be replaced so the first night was super hot! The rest of our stay was amazing! The house was super clean and well stocked with kitchen utensil’s. Kids loved the loft bedroom! Would definitely stay here again!

NIce Vacation Spot but Listing Needs to be More Accurate
The property was clean, well maintained and fairly adequately supplied. Bear Dunes is a nice quiet area with adequate parking, and Therese at the Pavilion was extremely helpful. There are lots of activities available ( passes required - $50 per person per week for prime weeks). The shuttle was very convenient. The appliances were fine except that the ice and water dispensers on the refrigerator do not work and one of the trays for ices cubes was in pieces. We ended up buying and leaving a large mixing bowl and a large pair of tongs for cooking since we could not find any. WiFi and entertainment systems worked great. The porch was very nice too.
We enjoyed our stay, but we have a few issues, primarily in reference to the way the property is described on the listing. Most importantly, THIS IS A 2nd AND 3RD STORY PROPERTY. That information is NOT in the listing. We learned that from a review several months after we had already booked it. The third bedroom is a loft with no door and an opening into the living room (no closet either). That was not clear on the listing either, despite the 17 steps up. That is probably fine for kids but not so great for an adult couple expecting privacy. It is really a nice place to rent as long as you understand what you are getting.

Not the best experience
We booked the trip in April for a stay in June. I received a call from the realtor a couple of weeks out from the trip to find out that the homeowners were actually staying until the day after our scheduled first day. An email was missed on the realtors part which caused the confusion. We decided to keep the booking and received a refund for the lost night.
I asked if we could check in earlier the day we arrived. Steve told he to call his admin Sue the week before I was to arrive so she could arrange for the condo to be cleaned first that day. She relayed that request to the cleaning company.
While driving to Delaware on Wednesday I called Sue around 12:30 to get the status on the cleaning. She called me back to say they were behind schedule and the place would not be ready until 3:30 or 4pm. I wasn’t happy but the weather was good. We made the best of it and went to the pool for the afternoon.
We arrived at the condo around 5pm. THE PLACE WAS NEVER CLEANED AT ALL!!! Plus the bathroom sink was backed up. Sue responded to my message right away. The cleaning company said they were turned away. It makes absolutely no sense. The sink was fixed that evening. Nice guy. We cleaned ourselves. But there was an offer for someone to come to clean the next day.
Bear Trap Dunes is a really nice place. People are so helpful and friendly. BUT I would never book to stay in that condo again. A lot of unnecessary frustration. No one should be stressed on vacation. Sue is a very nice lady. She did her best to work with me.
I’ll never understand the cleaning situation. It’s not adding up. Especially when Sue called them specifically about that location earlier that afternoon.

a map of the neighborhood would have been helpful in planning. the book of the property left at the property was lacking alot of information. the property was lacking as far as cleaning was concerned. sticky floors, flatware and dishes put away but not clean, snack remnants on the carpet in the livingroom.

Brief stay in Ocean View
Easy to check in, very nice community, info binder for area was informative. Unfortunately, as soon as you are in the door, you must use set of steps to main unit. I did not realize this was a second floor unit. Nice cathedral ceilings, kitchen had everything we needed. If you like your beds really firm, then this is the place. We took turns on the couch!

Great property near Bethany
Not sure when this was built, but it looks like the whole community was built fairly recently and the home is in great condition. The community itself is very quiet and well maintained, and while it's a short drive to the beach and boardwalk, it's less than 10 minutes away. The rooms are good sized, the washer/dryer is a great help, and the screened porch/deck were a hit with our family. Love that it's pet friendly, and our two littlest loved the upstairs loft-style bedroom. If anything, the only downside was the bed in the master bedroom is very firm, but overall it was a great spot for a weekend away.

We bought our own detergent for the washing machine but somehow when we washed our clothes we got bleach spots on them, after that we did a full cycle with no clothes and we poured some water in the bleach reservoir, to clean out any leftover bleach from previous cycles. Washed more clothes and and got more bleach stains on our clothes.Overall this was a good vacation house, with plenty of parking, that was a 10 minute drive to the beach.

Okay vacation
The house is nice and the neighborhood is quiet and great for taking walks. Getting into the house was simple with the key code; it was nice not having to mess with keys/cards. We arrived at the house after check-in time and it was obvious that it hadn't been cleaned (dirty table, counters, kitchen sink, bathrooms, etc.) Needless to say, I was very annoyed and started to clean. Fortunately, someone did show up shortly thereafter and did some cleaning. I'm not sure how good she cleaned since she wasn't there super long and I'm sure it was more difficult for her with all of our stuff in the way. Then, after spending over $200 for recreational passes, we found out they were pretty much useless to us since the shuttle - the main reason we purchased the passes - wasn't operating. I understand that services have been negatively impacted by the pandemic and that's no one's fault. However, the lack of a shuttle should have been noted on the house site or, at the very least, mentioned when we were purchasing the passes. We used them to take our grandson to the pool twice and that was it. Our main objective was to enjoy the beach. We had to load up 7 people plus a car seat in two vehicles and try to find, and pay for, non-resident parking -- no easy task. Also, the kitchen is not real well stocked (pots/pans and ovenware wise) if you plan to do much cooking. The house is dog friendly, which I appreciated greatly, and they do provide pet beds and dishes, which is a nice touch. We also enjoyed the screened in porch. All in all, we did enjoy our vacation. I guess I've been spoiled because we normally stay at a beachfront location and this confirmed that's what we'll do in the future. Overall, I'd say this is a great place if you plan to golf and take advantage of the other resort amenities. It just wasn't a great match for us.

Quiet and Friendly Neighborhood
We had a great time staying in Bear Trap Dunes. I especially enjoyed the king bed, and screened in porch. The kids loved the upstairs bedroom with the window into the living room. The living room furniture is extremely comfortable. We all loved the peaceful and beautiful neighborhood. Thank you for letting us bring our little guy. (doggie) That made our trip so much better!

Great Family Vacation
This property is large and roomy. Plenty of places to lounge and dine. It was very clean and well maintained. It was well appointed with kitchen supplies for a rental home. Location to beach and other area attractions was perfect for our needs. The amenity fee for pool and shuttle use was more than I had expected, but it was a nice option to have the beach shuttle to take us and our gear to the beach. Steve was responsive to our questions. Would stay here again.

We enjoyed the property overall. Steve was terrific and timely with his communication.
However, we have a few issues to share and appreciate your willingness to review them.
1. Unless we missed it in the property description, we were disappointed to have to climb 17 steps to get onto the main floor of the property. If it’s not described in the property overview, it should be in the event the renter has some type of health / disability issue that could be exacerbated by entering and exiting the property.
2. Both bathtubs on the main floor had remnants of sand in them, likely from the previous renter. It didn’t appear that the tubs were completely cleaned and my wife needed clean the bathtub in the bathroom next to the laundry room.
3. The carpeting on the main floor had black dog hair in it. Our dog has all white fur. It didn’t appear to have been vacuumed. We did vacuum prior to vacating the property.
4. The cable box in the living room was disconnected perhaps by the previous renter in their use of the tv for games or other personal entertainment? If this was the case, please remind renters to leave things as they found them, assuming everything was put to place initially.

Weekend Retreat
We stayed for a weekend and really liked this home. Very clean, nice deck, and a easy drive to Bethany beach. We would definitely book again.
