30 acres of wonder, surrounded by reality. Listing includes 2 separate suites that together include 5 bedrooms and 4 bathrooms.
Private Lake access with beach, dock, camp sites, etc. Three bedrooms, 3 bathrooms on the lower level of the home and a 1 to 2 bedroom efficiency with full bath on the upper level with a king-sized bed and a queen-sized bed.
It features a convenient galley kitchen with a comfortable living room/dining room with a queen-sized sleeper couch.
The master bedroom has a private bathroom with a California king-sized bed. The second bedroom has a queen-sized bed with a private shower. The third bedroom is a queen-sized bed. There are beautiful views of Camels Hump and the Ricker Mountain Basin and access to a private beach on the Waterbury Lake, an 800+ acre lake, that abuts to 1000's of acres of State Forest. Rental cars and taxis available in the area if you would rather arrive by train or airplane.
We are located within 30 minutes of 4 major ski areas in Vermont, Stowe Mountain Resort, Bolton Valley, Sugarbush, and Mad River. There is a great sledding hill just outside the door, a wood-burning fire pit to gather around (also outside), high-speed internet, cable, and wi-fi.
Guests have exclusive access to the hot tub, pool table, sauna, kitchen, washer/dryer, cable tv. There are also available sleds and snowshoes to use. During the summer the lake is a popular go to place with access to sand beach, canoes, and kayak. Walking paths, horseshoes, and an assortment of outside games.
We live in a separate part of the home and are available to answer questions about the home, the areas, where to go for great food, hiking, biking, breweries, wineries, museums, farmers' markets and special events. If a group doesn't need assistance, after check-in, we disappear but are available by phone for assistance.
We love the privacy, the natural beauty, the great swimming, boating, skiing, biking, hiking that is available at our fingertips. Award winning breweries, wineries, restaurants are within a few miles of this property.
In the winter, in this region, we recommend that our guests have 4-wheel drive vehicles. There is limited public transportation. Taxis are available.

This property hit the highest marks during our family's stay. Absolutely beautiful setting, that is matched by the extremely comfortable and well appointed accommodations. The hosts provide everything you might want for a lovely getaway, and they add their own touch of warm hospitality. Highly recommend this property

We drove up to VT to be greeted by 10 inches of snow on Friday, which quickly melted allowing us to sit on the sunny lawn and enjoy the cloudless eclipse on Monday.
The property is great, and Francine and Eric make the experience fabulous. They are available to answer any ques or give vacation suggestions. They know the area!!
Bedrooms and bathrooms were very nice and comfortable and clean!! We used the desk in loft bedroom as a work space during the day as several of our family were working remotely during our visit. Although I do think it works as an addn bedroom.
We did most of our cooking in the bottom level, but it was nice to have addn fridge room upstairs. The kitchen was very well stocked with pots, pans, plates etc. My husband and I stayed upstairs and it wasn't a prob moving between spaces. The walkways were covered and the deck upstairs had a beautiful view of the mountains. In warmer weather that's where I'd be dining.
The pool table was fun, and the sauna and hot tub were used several times.
We only had one car so it was nice to be able to walk down to the cider mill and grab a bite, or shop. Additionally there are several restaurants nearby and a large grocery store on the way.
The property sits on a beautiful reservoir and they have several canoes to help you enjoy it.
The Chittendens are excellent hosts, know Vermont, and make your stay very enjoyable. I would recommend this vacation spot without hesitation!

We arrived at the property and saw half a dozen deer as we drove down the driveway. The view from the property looks down across a lake with mountains in the distance. There were 10 of us and the 5 bedrooms and 4 bathrooms gave us plenty of room. We made great use of the BBQ, hot tub and pool table. Eric and Francine were amazing hosts who were available when needed but otherwise you wouldn't know they were around at all.

Property is secluded and QUIET, but yet still close to both Stow and Waterbury, minutes away. Property has plenty of activities you would not have to leave. A wonderful and peaceful place.
Owners were very pleasant and helpful! They meet you at check-in and give tour of the house and details on the property--Different than any other VRBO, we kept waiting on a door lock code..lol
Very nice exterior lighting, we came in at night and the lighting was most helpful. Upper deck is larger than the photo on the posting, and what an amazing added surprise! There is a very nice extra wide and long steps going from the parking area to the lower lawn, but there is no walkway from those steps to the lower entrance, making it a bit of a struggle for our heavy suitcases.
There are 5 beds with a 6th being the Hide-A-Bed but not true 5 bedrooms. The posting communicates there are 5 bedrooms, but the upper space, has 2 beds but no privacy, one bed is up a spiral staircase and no door, one in the main area along with kitchenette and bathroom.
Lower level dining/living is a 10 seat table and a single couch. There is no area to just "lounge" all together to watch a movie or chitchat.
Privacy--The owners live on property, and this is an active property so the owners were out in the yard doing maintenance, it was unfortunate for us some garden work took place by way of a tractor at 8am, and no notice was given.
We would stay again, this place is a gem!!!

This is our third year staying here. It's the perfect place for us. We spend 90 percent of our time just hanging out. No need to go to town. We plan to continue coming every year.

Most enjoyable. The house was perfect and there was a lot to do to keep ourselves occupied. There were tons of games and the short walk to the lake was perfect to keep cool. Eric and Francine were the perfect Host and Hostess. They were very attentive and saw to our every need.

Eric and Francine's property is beautiful. The house is situated on 30 private acres and looks out over a magical lake. We were lucky enough to receive heavy snowfall on our first night and the grounds became a winter wonderland. Throughout our stay I communicated with Eric who was extremely helpful, kind, and lovely to chat with. It was always easy to reach him by phone or text, though his and Francine's presence weren't known to us unless we needed something. We were encouraged to enjoy ourselves to the fullest and to make use of everything they had to offer: Pool Table, Sauna, Hot Tub, Sledding, Snowshoes, Board Games, etc etc etc., we even built a ski jump on the long hill in the yard and skied down to the lake! Everyone in our group of 9 loved the place and we can't wait to come back! Thanks again and see you soon.

We had a family wedding in Waterbury. This place was a few miles from the venue. Wonderful place, beautiful property, friendly and welcoming people! Would definitely stay here again!😊

As stated in rental description, there are 2 suites independent of each other accessible to one another via outside stairs. The rental is clean and the owners are helpful and pleasant. Interior photos may be older, and the interior is actually a bit better than shown.
Mattresses are comfy.
The downstairs suite (Camels Hump?) has 3 private bedrooms. Two of these bedrooms did not have air conditioning. One, the Lemira room, is a small, interior room, no windows. Few hangers available. Lemira's bathroom is just outside the bedroom door which is not a problem. Water pressure in that bathroom was a bit weak, can't speak for the other bathrooms. The living room isn't super spacious; it has a pool table in it, and a sofa plus a large park bench for seating. Our suggestion would be to replace the park bench with a sofa. Additionally, it is a bit tight to play pool. Nice to have a pool table, but it definitely crowds/overpowers the room.
This listing states 5 bathrooms at one point, and just to be clear it is 4 full baths in total, and an outside shower.

The separate suite upstairs (Mansfield suite?) is an efficiency with 2 NOT-private sleeping areas. The first is a bed in the kitchen. This one did not have AC. There is a full bath and laundry on this level. There is a 2nd bedroom in this apartment, but it is UP A SPIRAL STAIRCASE and does not allow for privacy from the bed in the kitchen. With no door up there, it cannot be closed off from the bed in the kitchen. In addition, the couple staying in the upper bedroom/up the spiral stairs would need to walk through the sleeping area in the kitchen to use the bathroom, so neither area is private for couples. This is where we were quite disappointed that that had not been better spelled out in the description. I hope my review will better prepare future renters. Perhaps the description could be tweaked to help future potential renters, as this was a problem for us. We needed a rental with 5 bedrooms for 5 couples with a door to close.
Providing equipment and toys at the lake is a nice touch. The lake is not visible from the retreat when the leaves are on the trees. We went in early Sept. The lake is a short walk away.
This Stowe retreat is a peaceful setting located close to many key places to visit.

My family stayed here while planning and having our daughters wedding nearby. We had four children under 6 and one was a newborn plus all our adult children and their spouses. Accommodations were more than adequate and my daughter and her family had the studio apartment all to herself and everyone else was in the main stay. There was something for everyone whether it was canoeing, swings, sandbox, hot tub, sauna or swimming at our own private beach. Eric and Francine could not have been better hosts. They were attentive to all our needs and were just really wonderful people. What a great place to bring your family, nothing like it. Highly recommend!

The house was fully equipped and quite comfortable and the owners are lovely people who have put so much labor and love into their beautiful property. It's a great location for exploring all of what Vermont has to offer but also has so much to do on the property itself. Can't beat a morning swim in the lake, an afternoon canoe, and then an outside shower or relaxation in the jacuzzi.

Great 50th Wedding Anniversary celebration!
Beautiful house and property. So much to do on site and nearby. Enjoyed the canoeing and kayaking, horse shoes, pool table- and the wildlife visits- turkeys, woodchucks and even a bear.

Couldn’t Have Asked for a Better Place!
We were in VT for our sons college graduation and Navy commissioning. In addition to our immediate family we had 2 sets of grandparents with us the first two nights and a rowdy group of new college grads and commissioned military officers spending their last night together on our final night of the stay. Eric met us upon our arrival and gave us a thorough tour of the property. Additionally he checked in via text throughout our stay making sure everything was great. On the last night he came with some of his cider in a customized bottle for my son- everyone loved this and it was a hit! We will fondly remember this night and our stay whenever we look at this bottle which is now displayed at home.
The property itself is immaculate with stunning views all around. This was the perfect place for our diverse group- felt like hosting at our own home and we lacked for nothing. Kitchen and daily necessities well stocked and Eric always a text or call away.
We were busy and didn’t have too much free time to enjoy all the amenities but there were lots of recreational items for all seasons at our disposal- sleds, snowshoes, canoes, bikes and more!
The hosts have truly anticipated anything you might want or need leaving nothing for you to do but relax and enjoy your stay!

Misrepresented property
This is a basement! There is also a studio with a loft above which does not connect to the basement so guests need to go outside to join the group. One bedroom has no egress which made us very uneasy. The owners are nice but footsteps above us were noisy in the morning. The photos of the property show a very large bright home while the reality of the experience is a dark basement. Another helpful bit of information would have been that in lieu of a living space there is a pool table which does not allow for a comfortable gathering space. Thankfully my elderly father was unable to come as he would not have been comfortable with any of this layout. It would be helpful for the owner to redline the area available in photos so guests don't feel duped.

Stowe ski trip
Home was great for our ski trip. Eric and Francine are welcoming and proactive. The home was very well maintained and we enjoyed the pool table, hot tub and sauna during the stay. One tidbit that might not be apparent was that the lodging is divided into two separate areas- the main home has 3 bedrooms and the second living area has a king and queen bed There is no direct connection between the two unit except through an outdoor walkway. Overall, the main unit was well-equipped and maintained. We really enjoyed our stay.

We were warmly welcomed Friday night by Eric after a long drive with snow and ice. Saturday morning we were delighted to see the sun and fresh snow- perfect for a weekend of sledding, snowshoeing, XC skiing followed by soaks in the hot tub with the Mountain View.! We enjoyed the large table for our meals and games (there were 9 of us). Francine and Eric share stories about the property and made us feel like family…even requesting a text when we arrived home safely:) We hope to stay again!!!!

If I could give Eric and Francine 10 stars I would. Their property is absolutely amazing, they Eric and Francine are so hospitable and easy to communicate with. We thoroughly enjoyed using the sauna and spa after a long day of skiing. You can see how much love Eric and Francine have put into their property - thank you for such a brilliant weekend!

Great Location for Skiing
We had nine family members all together in this Waterbury Home for Christmas 2022. Our goal was to ski and just be together. Sugarbush and Stowe are only 30 minutes away and a very easy drive. We lucked out with the weather and days were full on the slopes. Afterward, we all enjoyed the hot tub and sauna. The Kitchen and kitchen table easily accommodated the 9 of us for meals and games around the table. There were three bedrooms in the downstairs dwelling where we were - three queen beds and three bathrooms (2 were private to their respective bedrooms). There were enough doors between the main room and bedrooms to drown out late-night noise from the main room. Our college kids were in the suite which is located off the main deck upstairs. It has a queen bed in the main room and then a king up a spiral staircase. Back to the main dwelling of the rental - just note that it is located below the main house where the owners live. At first, I was a bit disappointed but it really met all our needs. Eric and Francine were super hosts and checked in to make sure we had everything we needed - even to fill the hot tub and light the outdoor fire. The main "living room" of the rental consists of a pool table, bench, and small loveseat. The kids loved playing pool, but we did have to bring in an outdoor chair for seating. Not a big deal but just know that there isn't a formal seating lounge area.
You really cannot go wrong with this rental. It is in a great location and the hosts are wonderful, I would like to go back in the summer to really get a good look at the lake and be able to explore more of their property.

The hills are alive in Waterbury Center at this Property!
Francine and Eric are excellent hosts. Their communication is A+ and they provide suggestions and are always available whether in person or by text. 3 couples stayed in the lower level of the home which also has the large kitchen area, with table seating for our group of 10, pool table, sauna, tv and opens out to the lower deck area with grill, jacuzzi, outdoor picnic table, outdoor seating and a chimenea with an abundant supply of wood. The other 2 couples stayed in the suite upstairs with another kitchen area and private porch overlooking the 30 acre property. The areas are thoughtfully decorated and reflect the passions and fruits of labor of Eric and Francine. We thoroughly enjoyed our walks to the private beachfront, and to the 3 family lakefront cabins and 1.5 mile trail by the stream. We can’t speak enough about the wonderful time we had because the house and property gave us the opportunity to relax and spend time with our friends. Thank you for providing us an amazing weekend getaway!

Great place to gather
The property and rooms were comfortable and inviting. My son’s wedding was nearby and this home offered my family a place to gather throughout the wedding weekend. Eric was a delightful host. We will be back!

Great time
Large house, with accommodations on two levels each w fridge and kitchen. Large porch. Hot tub, awesome night sky. Owners live on other side of the building, but unobtrusively. Direct access down hill to Waterbury Reservoir. Canoe and kayak provided. Life vests on site.
Hosts Francine and Eric are extremely nice, friendly, down to earth and interesting people.
We went in August but would also be sweet for ski season. 5 minutes south of Stowe historic village. Easy access to Montpelier. Thumbs up!

Best week ever - surpasses last time
This property is ideal for my family. Granddaughters are competitive swimmers. They spend a 60 % of the day in the water - the other free time is spend playing pool. We only leave for town three times (Ben & Jerry, book store, and Al's Fries in Burlington) - you can spend your whole time here without leaving too. Wildlife (turkeys, deer, baby bear, beavers, etc.) and scenic views to help one relax. Hot tub and sauna for relaxing as well. Francine and Eric are friendly and helpful . We used one of the cabins this year - a delight to my adventuresome cousin. We are booking already for future visits.

Excellent Long weekend
This property and its owners are excellent. From the time we arrived to the time we checked out, the property was in excellent condition and the owners where available if any issues arouse. The place was clean and fully functional and stocked with paper supplies and linens/towels. The lake was beautiful with a dock, tubes, and water craft to enjoy in the water. The hot tub was immaculate and the fire pit enjoyable with as much dry wood as we needed, not to mention that the owner laid a fire each day so we just had to light it. would recommend this to any family and group.

Incredible Property
This place was fantastic. The hosts were extremely nice and were ready right when we arrived. Everything was very clean. The property is also a joy to explore and utilize: multiple maintained paths and relaxing spots, a private beach and dock, and a massive yard for any number of activities.

Wonderful home, location and hosts!
Everything is perfect with this home. Our hosts Eric and Francine were just wonderful - responsive, accommodating and very friendly. The home is great and we enjoyed it with our 20 something children. Great yard right on the reservoir for swimming and kayaking, love the fire pit for evening drinks, stargazing, very quiet location. Home is very clean and has everything you need including a hot tub and pool table. Simply wonderful and is even nicer than the pics online.

Wonderful Weekend Getaway
Just returned from a wonderful weekend with friends and family on this beautiful property. We lucked out with 70 degree weather in April and though we had originally planned on leaving to go biking/hiking during the day, we decided not to because there was so much to do without getting in the car. Eric and Francine were fantastic hosts and made sure we had everything we needed (and more!). Hope to return again next year!
